Home care tips to add to your list

crossing off a paper list. Then a friend introduced me to an app (Any.DO) that allowed me to create lists and cross off tasks as I go. I began typing up tasks I knew I would do anyway just so I could cross them off: go grocery shopping, unload the dishwasher, do laundry. It was then that I realized it takes me way too long to do laundry. Each load took two cycles to fully dry. I decided to look into probable causes. It turned out there were many things I could do to help alleviate the problem. Now I have a new checklist for washer and dryer maintenance. • Check and clean the lint trap before and after every load. Better yet, with the lint trap pulled out, use your vacuum attachment to suck up any stray lint not caught by the trap.

Pacific Islands Construction

Be an informed buyer when switching to solar

n addition to being a solar company, Pacific Islands Construction is a general and roofing contractor, which makes it better able to install and maintain your solar system. Pacific Islands Solar is a division of the company that takes the approach that doing what is right for the customer is what is best for the company. Pacific Islands Solar looks at the products that can be used and only uses what is determined to be the best. It keeps abreast of the latest issues and is prepared to provide prospective buyers with information that makes them informed buyers. There are many issues regarding the solar industry that the consumer should understand before he or she makes an investment in a photovoltaic (PV) system. As a customer or prospective buyer, having a company that provides the greatest value and service is important when there are so many options. The following information is provided to help educate you to know if you’re getting a great deal or not. Product bankability is a new buzz word in the solar industry that customers consider because of the large expenditure and/or potential risk these projects expose investors or buyers to. Initially the evaluation focused on the financial strength of the manufacturer and the long-term value there is for warranties, etc. Bankability has taken on another value, as product quality is being considered because of a rising number of product defects. Since longterm service life is considered in the valuation and product defects need to be avoided, bankability considers both the financial strength of the manufacturer and also its ability to provide proven product quality. The industry has become enamored with “cost per watt” and the downward spiral in prices. Solar modules are being sold as if they are all equal or just a commodity. Experts are warning that the fallout from the price-per-watt mentality has manufacturers using inferior components to get to these price points and the consumer will have purchased equipment with a short life expectancy in the long run. The consolidation of the PV module manufacturing industry continues with

I

bankruptcies of manufacturer’s factories such as Suntech, once the largest solar companies in the world, and a warning by the Chinese government advising banks not to loan money to Chinese solar manufacturers because of the credit risk. The crisis in the solar manufacturing business affects consumers when the long term warranties they believe in are no longer valid, and when quality issues arise as manufacturers who are losing money place more value on trying to stay in business and less on the quality of their products. The financial health of the manufacturer of the solar equipment is a major concern for Pacific

Islands Solar and it believes that its customers should only be provided with solutions from financially sound sources. Pacific Islands Solar believes that a company like Kyocera, a Japanese company that has been manufacturing solar modules for more than 37 years and is diversified in its industries, is the best choices for solar modules. Kyocera is among the select few solar manufactures that are profitable. These modules are not known to fail and aren’t returned because of failure. Modules that were manufactured more than 25 years ago are still producing more than 90 percent of their original rated output. No

other company in the industry can match Kyocera’s performance, and new testing standards confirm that Kyocera’s quality excels in the stringent testing others are failing in. There is a lot to consider when purchasing a PV system. Price is often a reflection of poor installation practices and using lower quality manufacturers who will not be in business in the future. Pacific Islands Solar feels that it is our responsibility to provide what is right for its customers, not what is the cheapest thing that can be installed. Pacific Islands Solar can be reached by calling 841-7756 if you are interested in discussing your PV needs. You can also visit www.pacificislandsconstruc tion.net or email pic05@hawaii.com.

4 MAY 5 • 2013 DISCOUNT WINDOWS & DOORS

Enjoy windows made for island environment P rior to 2008, all windows sold in Hawaii were designed and built on the Mainland and were less than ideal for use in the Islands. The Makai range of windows, developed by Discount Windows & Doors, is the only window specifically designed for Hawaii. Existing vinyl frames frequently would yellow or become brittle with age, the thickness of glass used was woefully inadequate for use in a hurricane zone, not one company utilized 100 percent stainless steel hardware in their windows, the screens used were of poor design and did not last and thermal efficiency was something used on a freezer — not a window.

In 2008, all of that changed — using state of the art technology, Discount Windows & Doors developed a window system designed for the 21st century and beyond — its Makai series of windows and doors. The company not only improved every facet of existing windows, but also developed a window system never used in Hawaii before. Hawaii has some of the most extreme UV exposure on earth, capable of destroying all but the very best vinyl. Pure virgin vinyl, with its high percentage of titanium dioxide, is the only vinyl able to stand up to the harsh exposure of Hawaiian sunshine. Hawaii is in a hurricane zone — meaning it is likely to experience a direct hit from a hurricane in the near future. Most existing vinyl windows will be all but destroyed when that happens. The vinyl frame of the Makai window series has a high-impact profile able to withstand considerable impact without failing. To complement the strong frame, double strength glass is used, which is twice as thick as the common glass used in the vast

DISCOUNT WINDOWS & DOORS contact // 673-6656 web // www.discountwindowshawaii.com majority of replacement windows. A combination of these sturdy frames and doublestrength glass enables these windows to endure winds of up to 180 mph. In fact, all of the Makai range of windows are so strong that they are commercially rated and are frequently used in high-rise condos. The majority of homes in Hawaii experience varying degrees of salt exposure. The combination of high humidity and salinity in the air combined with tropical temperatures creates an extremely corrosive environment, which most people can attest to. The Makai range of windows and doors addresses this issue by utilizing the highest grade of stainless steel hardware available. Salt can also be problematic on glass, causing etching and constant staining. It also attracts moisture and

dirt. By using Cardinal NEAT Self Cleaning Glass, the problem is eliminated. Virtually all homes in Hawaii experience an area of their home that is hot at some time of the day.The solution is to use Cardinal 366 Low E, one of the most energy efficient glass types available in North America. By using a combination of Cardinal 366 Low E with argon and NEAT Self Cleaning Glass, well over 90 percent of heat can be reflected out of the home. Finally, screens are the first item to deteriorate in most windows because of their poor design. Discount Windows & Doors has developed a strong screen system that can be removed from inside the home and, in most cases, with one hand. To learn more, contact Discount Windows and Doors at 673-6656.

Sunny-side up in Ewa or many Ewa residents staying comfortable from the constant heat requires air conditioning units that run for hours and hours throughout the day. While homeowners benefit from the instant relief of a cool and comfortable home, they end up even more hot around the collar when they receive their electric bill at the end of the month. RevoluSun has a solution with affordable residential PV systems. “We have been working with Ewa homeowners for years and installed hundreds of PV systems in the Ewa Beach community,” said Eric Carlson of RevoluSun. “Many of our customers tell their neighbors about their experience with us and we end up installing a number of systems on one street.” William Wright of Ewa Beach has experienced the benefits of solar in his sunny region of Oahu. “We have been up and running since April,” he says. “It’s such a

nician’s skills: “He removed a bird’s nest that we did not know about. It's very impressive to know that they go over and beyond to

look out for their customers.” Because of the high amount of sun exposure on the Ewa side, it can mean fewer panels are needed for optimum energy generation, according to Puna Apio, RevoluSun project developer. “Less panels means a lot lower installation cost. I believe many homeowners would be surprised at how affordable solar PV with RevoluSun is.”

Refinishing surfaces for a shiny, new bathroom R efinishing a bathtub instead of replacing it is a relatively cost-effective bathroom makeover alternative that can save up to 75 percent of the replacement cost. Al’s Bathtub Refinishing provides a durable, economic service to homeowners, property managers and hotel operators. Refinishing a bathtub only takes a few hours and imparts a brand new surface on the original tub. The result is a beautiful bathtub that has a brand new, shiny, clean, durable and high-gloss surface in any color. According to a remodeling magazine, buyers love spacious, bright, up-to-date bathrooms. Real estate agents throughout the nation have said that updating the bathroom is one of the greatest investments an owner can make in a house. In fact, owners generally get back $6 for each $5 they invest in remodeling. Therefore, your investment return can be much higher with a refinished bathroom, and your house may sell more quickly. Tips to upgrade the outdoor living space for deck DIYers F rom grilling and dining to simply relaxing, your home’s deck is frequently the center of family life during warm weather months. That’s why there’s no better time to give your outdoor living space the upgrade it deserves. Whether you’re building a dream deck from scratch or sprucing up an existing space, here are five tips for do-ityourselfers who want to start turning their outdoor living aspirations into reality this weekend.

Discover your inspiration Your deck is a natural extension of your home and your style. Think about the type of design elements that will best fit your family’s activities and complement both outdoor views and the layout of your yard. Flip through favorite magazines to find photos that jumpstart your inner designer, go online to experiment with virtual planners that allow you to try out different colors and configurations or use mobile apps to create outdoor living space designs anywhere at any time.

Look for easy-to-install solutions Installing a new deck may seem daunting at first, but with the proper tools and resources, you’ll not only save money on labor costs, but you’ll also take pride in knowing you completed a home improvement project with your own two hands. As you create a list of essential materials for your project, think about incorporating a hidden fastener system rather than traditional nails or screws. Choose materials manufactured to last If you’re investing in a brand new deck, select materials that will stand up to years of wear and tear from kids, pets, dropped grilling tools and heavy outdoor furniture. Give your new home, rebuild the ‘wow factor’ hether constructing a residence from scratch or creating an addition to an existing structure, homeowners desire the “wow factor that comes from seeing their dwelling exceed expectations. For those clients that have trusted their homes to S Tanaka Construction, the “wow factor stems from the exceptional professionalism provided by the experienced building firm through every step of the process. The home builder has long aimed to please its clients, taking immense pride in the referrals it receives from satisfied customers who are delighted with its constant communication, quality work and ability to finish on time and at or under budget. “Our main forte is brand-new homes or additions, said S Tanaka’s owner Ryan Tanaka, who also noted that the company is well-suited to handle specific renovations as well as kitchens and bathrooms. “We’re a design-build operation, so we work with the customer as far as coming up with the layout of the house and executing its design.

W

The company got its start 28 years ago when Shinya Tanaka began the process of helping Oahu’s residents out of a humble office/warehouse space on Ward Avenue. While the company has grown, and now occupies a more functional locale in Kalihi, S Tanaka Construction still makes it a priority to provide stellar customer service, including flexible appointment schedules for its clients. Customers can plan consultations during evening hours and on weekends — schedules are created to accommodate the needs of clients. When planning an addition to a current structure, Tanaka reminds customers that the cost per square foot can actually outweigh that of a new building because of the additional costs involved with retrofitting or tapping into existing infrastructure and linking it to a brand-new project area. S Tanaka Construction provides free estimates that aren’t necessarily based on a per-square-foot basis, as different amenities and other desires will create inaccuracies within the quote. For example, when a homeowner chooses to add options such as air condi-

As another example, a 2,000-squarefoot home that costs $300,000 would come out to $150 per square foot. Now, add photovoltaics, which would cost $30,000, and increase the contract price to

$330,000, which would equal $165 per square foot. “We don’t charge by the square foot. Some companies do, but we don’t because there are too many variables. Every lot condition is different and the conditions vary regardless of the home’s square footage, Tanaka explained. “With additions, we have to deal with the existing structure, everything from walls to windows and concrete needs to be factored in, and that affects the cost — and a lot of people don’t realize the extra work involved as opposed to starting from scratch.

The Power of ‘No’ Do you have trouble putting your own needs first? Drawing from your inner strength and sense of self can reveal a solution that’s fair to you and others

presenting the opportunity for the other person to broaden his or her horizons by thinking of alternatives.

with

Alice Inoue QUESTION OF THE WEEK: I want to start saying “no” to others because I am beginning to tire of doing things for everyone else all the time and putting myself last. You always talk about using the home to support our new endeavors. Is there anything I can do to support this change in what I want to say? I feel like a doormat of sorts, yet I just can’t say “no” because I feel guilty if I do. I don’t know where to start. Can you help?

es, I can help. What a great question, and I’m sure you are not the only one who feels this way. Many of us face this challenge, and when you reach the point where you are feeling drained, it’s time to seriously address it. The greatest gifts you can give yourself are to recognize who you are and the value of your time. In my daily work with clients, I have noticed a trend toward becoming more focused on our own needs and looking for ways to make changes without feeling selfish or offending others along the way.

Practice saying no Your time is yours to spend the way you want, and no one has a claim on it, unless you allow it. William Ury wrote a wonderful book entitled, “The Power of a Positive No.” In it, he reminds us that the first “yes” should be to ourselves. It shows respect for your own time and space, allows you to embrace your own personal interests, and sets the stage for a positive no. The second “yes” is designed to keep the relationship mutually beneficial. That means showing the other person respect by treating him or her as you would want to be treated when someone says no. Finally, saying no should be a positive experience for you and the other person. A positive no means you encourage the other person’s strengths and ability to handle the situation, speaking from the heart, rather than reacting, building your own confidence in the process.

Y

Engage your environment for support Once you are intent on a new course of action, start the process of change by engaging your environment for support. Subconsciously, we respond to the messages of our environment on an energetic level. The key here is to ensure that your environment supports the change you want.

Drawing stronger boundaries In order to support yourself in drawing stronger boundaries with others, look around your home or office and implement the following:

• Group any scattered or miscellaneous items in plain view. Put them in a decorative basket or pretty container, creating

constant visual support that you are “containing” your energy, not dispersing it all over the place. • Stack random magazines or papers in an orderly fashion, showing symbolic alignment, or balance, between what you are doing and what you are feeling. • Group like items, such as a collection of dog figurines, or decorative items that have the same color, for power, symbolically focusing your energy and ability to act from a strong sense of self. • Place images of strength—artwork of a bamboo forest, a strong tree or a shining sun—on your walls to remind you of your own inner fortitude and power. • Get a new doormat, one that is “healthy” and not worn down. People step on doormats before they enter the home, and a new doormat sets the intent to change the past. Dealing with feelings of guilt As for feelings of guilt, saying no is difficult because we feel responsible for others’ challenges, especially if they have come to depend on us, but if we look deeper, we may discover the positive side of saying no, not just for you, but for the person on the receiving end.

To get over some of the guilt, take the time to consider what you truly want. When you introspect to discover the benefits of saying no, you might discover that they far outweigh the negatives. Balancing Perceptions Consider the bigger picture. Balance your perception of the situation by making a list of the benefits of saying no. For example, ask yourself if it could possibly be an opportunity for someone who actually wants to help to step in for a change? Will it foster more openness in your relationship and diminish any resentment that could erode it? When you fail to even consider the benefits of saying no, you are probably focusing on the negatives: the disservice to the other person or the fact that you are being selfish. But the benefits can be far more inspiring: freeing yourself up to do the things you really want to do and

Saying no Creating the right energetic support and learning to say “no” clearly but fairly will help you heal the “disease to please” in a healthy and positive way. The more you know who you are and what you want, the easier it becomes to say no. It really is okay to choose yourself when you need to! Just remember to do it so that everyone feels better in the end.

Fast and fabulous fixes to banish a boring bath T Amazing, affordable bathroom accents

I

f you’re bored by your bathroom, you might think a total room remodel is the only way to make a difference. And, if you’re like most homeowners, you might not have the time, expertise or budget to tackle highprofile projects like replacing your flooring, vanity, tub or shower. Luckily, in a small space like a bathroom, making tiny tweaks can make a big impact. Here are a few simple ideas to refresh your bathroom that can be completed in just a few hours (or even minutes). • A curved shower rod: Gain up to 5 inches of valuable elbow room by replacing your straight shower rod with a curved model. Every shower will be a little more comfortable, and you’ll easily accentuate your shower curtain.

• Add a glass shelf: Another way to keep bathroom necessities close at hand is by installing a decorative glass shelf near your sink and vanity. Not only will it help to clear the clutter from your countertop, but it can also be a place to display small decorative touches. For more information, visit moen.com. very once in a while, a project comes along that’s extra special. Recently I completed a project for a sweet local couple who asked me to design the interior of their family beach house. It was their reason for undertaking this project, and their reaction when we revealed their new home away from home, that made this one so memorable. In the next few weeks, I’ll be sharing with you photos from this project, along with tips not on how to create your own beach house, but how you can take some of the ideas and translate them into your own space. Let’s start with my one tip for this column: how to turn a negative into a positive, and then personalize it. This was a house that had been in the family for over 40 years. My clients had decided to tear it down and build anew, which took a few years. My job was to select all the finishes and furnish the interior and exterior. When I met with them, the first question I asked was why they were doing this. Why

house. It’s their special time and place. That’s how I got my inspiration for a problem space in the house. The pantry cabinets in the kitchen are very tall, as are the ceilings. That left an empty stretch about 10 feet long and five feet deep to fill between ceiling and cabinets. I kept looking at the gaping space and thinking, what in the world am I going to do with that? I thought about going with a beachy theme and displaying a surfboard or a little outrigger canoe. But I wanted something that was more meaningful. And there was so much white in the cabinets, I needed something in a deeper, richer color to bring

depth to that side of the room. Then it came to me. On one of my buying trips, I saw these large letters that are three feet in height and instantly knew what I was going to do. I was going to turn that negative into a positive and personalize it. I bought some letters, had them painted in bronze and mounted above the cabinets to spell “ohana.” After all, that’s what this beach house is all about. Then, reinforcing the theme, I arranged the word “family” with their family picture on a nearby console, painting those letters white to tie in with the kitchen cabinets. Now every time the homeowners are in the kitchen with the ohana gathered around, whether they’re eating, playing or just hanging out, they’ll always remember why this home was built. When the construction phase was complete, I asked them to stay away and give me a few weeks to finish the house. We worked furiously in those weeks to perfect the house, then had them come back with their family for the reveal. The couple walked through the doors into their new beach home and saw the love and attention that had gone into creating something special for their family. Tearfully, the wife said, “You thought of everything, I can’t believe this is our home.” So take a look at your space. Is there a spot that’s a décor problem? Is there a way to turn that negative into something positive? Sometimes these challenges can turn into unexpected triumphs.

LANAISCAPES MAY 5 • 2013 15

Last but not least, finish a renovation with a flourish E ven though landscaping is the last step after the rest of your home renovation has been completed, don’t sell short the importance of planning ahead to make sure you have saved money to redo your yard. More than any room in your house, your outdoor aesthetics will bring you satisfaction and tranquility as you connect back to nature in your own private corner of the world. The time to start thinking about landscaping is when you begin planning the budget for your home renovation. Talk to your landscaper early on about your ideas and your vision for your yard. Be realistic about how much you can afford, but don’t limit yourself in fantasizing about what your ideal landscaping would look like. By knowing what it will cost to create your dream projects, you can start planning your landscaping budget and find out early on if you will be able to afford your goal all at once or if you will better off building it incrementally. Think of it as dressing your yard: buy the outfit first, then accessorize as funds permit.

Another reason to start planning for your landscaping early on is that there are many decisions to be made. Should you plant stolon grass or sod, and what are the differences? Do you need a high tech sprinkler system or do you live in a part of the island that receives higher than normal rainfall? If you can wait for your plants to grow, you will save money by buying smaller plants. If you can’t afford to landscape your yard all at once, you can consider doing it in sections. Depending on where you live, a well-landscaped yard can even minimize flood damage to your home by incorporating proper drainage. The experts at LanaiScapes pride themselves in working with budgets of all sizes. They can help you make the best decisions by showing you the cost and practicality of each of the many options. They provide drawings, specs and cost estimates. They can bring down your budget by giving you expert advice that may help you take more advantage of the natural features of your environment, such as rainfall amounts or what grows best in your soil. They can help you plan out your landscaping so that items that may be beyond your current budget could be integrated at a later date. They will help you stay on budget once you have made your decisions. Whether you landscape your yard all at once or in stages, you will want to have the whole picture before you start. LanaiScapes will work with you from the outset to make sure that you have the full benefit of a realistic budget. The colors, the form, the texture and the focal points are all part of the artistry you will eventually want to achieve so that your yard is not only an art piece, it is also a reflection of you.

Selling your home? Make it more appealing to buyers Y ou’ve made the decision to sell your home — now you want to position yourself for a quick and successful sale. What’s the most important thing you can do to entice buyers? “Make your home look welcoming when people drive by,” said Kimber Powell, Realtor and sales manager for Coldwell Banker Mid-America Group in Altoona, Iowa. “You want to invite them in. Make sure your front door looks nice. Trim and landscape your yard. Accent your entryway with a new door mat and pots of flowers that contrast with the color of your home,” she said. A well-maintained house appeals to more buyers and can sell faster and may sell for a higher price, according to Realtor.com. Follow these tips to position your house for a successful sale:

Enhance curb appeal Maximize your home’s exterior appearance. Keep the lawn and landscaping edged, cut and watered.

Builder, owner work to transform older home Part one of a two-part series ebuilding a 70-year-old Waikiki single family home was a challenging project for the Homeworks design/build team — the objective, to make the unique vision of the owner a reality in a difficult location with limited space. Owner Stafford Lau worked with Homeworks architect Mario Tadeo AIA, project manager James Mitchell and selections specialist Sarah VanDeVanter toward a successful conclusion — transformation of a single wall, board and batten cottage into an elegant stucco “Hawaiian/Tuscan revival” two story home. “I grew up in Waikiki when there were a number of single family homes with a Mediterranean look ... white stucco exterior, tile roof, wrought iron gates, arched windows and brick courtyards,” Lau said. “To get ideas for authentic detailing, we took a trip to Italy. Capri was particularly inspirational. The Homeworks designers and builders were able to interpret exactly what we wanted.” The 1,100 square foot home with 550 square feet upstairs and downstairs is

amazingly roomy and functional. A master suite and luxurious bath occupy the entire second floor, which offers views over the Ala Wai to the mountains. An office and reading space is being added. The ground floor opens to an interior walled courtyard and is designed as a great room with living room, dining area and open kitchen with dining counter. The design theme is established at the

main entrance to the home in a courtyard landscaped with Hawaiian and Mediterranean plants — olive and cypress are side by side with ti and bird of paradise. Above the portico style entry is a wrought iron step-out balcony; the doorway is framed by a modified Tuscan arch.

Interior detailing also carries out the Hawaiian/Mediterranean theme. Homeworks selection specialist Sarah VanDeVanter will elaborate on how compatible materials were chosen both for thematic features and easy maintenance in part two in a June issue of Hawaii Renovation.

18 MAY 5 • 2013 RON D ELECTRICAL SERVICE LLC

A company that’s wired into your home’s electrical needs E specially when dealing with something as potentially dangerous as electricity, you want a contractor that puts safety at the forefront and is reliable and professional. That describes Ron D Electrical Service LLC in Waipahu to a “T.” “A lot of houses in Hawaii were built around the 1950s or before and during those days, the average electrical load was much smaller,” explained owner and Kapolei resident Ron D. “We didn’t have all the electronic devices we have nowadays — computers, microwaves, photovoltaic systems, etc. — so the average home was

designed for only around 70 to 100 amps. “Now, with all the extra electrical appliances we use, basic houses should be designed to carry a 100- to 200-amp load. You should check that your home can carry that sort of load or whether it needs to be upgraded.” Common symptoms of a home exceeding its load are that your circuit breaker constantly trips or that it won’t re-engage or that it won’t break at all (which is the worst, because then the wires will just burn through). Another hazard Ron said to watch for is electrical arcing from your wall outlet.

“Arcing usually means there’s a bad connection in the switch someplace, that the outlet is aging. It’s a fire hazard because the outlet usually is near a source of combustion (the wall). “Surge protectors don’t protect an appliance from arcing; they’re designed to protect against a single surge of power.” However, many newer homes already have arc-fault protectors installed that are very sensitive to any sort of problem with the circuit. Also, with Hawaii’s warm climate playing host to a variety of rodents and insects, it’s important for homeowners to inspect the electrical wiring in their attics or basements at least twice a year for wear or exposure. “We had to re-wire one house in Central Oahu due to rats eating right through the wires,” recalled Ron. “We call it the ‘cheese grater effect’ because the damage looks like a piece of cheese. “It’s important for residents to keep

their wiring in good shape because rewiring a house can be costly — anywhere from $8,000 to $15,000.” Ron is dedicated to providing the best service possible, even when it means correcting another contractor’s mistakes to help the customer out. “At one house we were re-wiring in Hawaii Kai, the previous firm had put in too many ’90s (wires bent at 90-degree angles), so we had to fix that. “Then another problem we saw was that the earlier contractor had incorrectly connected the line for the solar system, which could’ve caused an overload. My crew is trained to correct these small things so we provide the most professional service possible to the customer.” RE-ROOFING REPAIR INSPECTIONS

AKAMAI PEST SOLUTIONS MAY 5 • 2013 21

‘Orange’ you glad it’s organic? kamai Pest Solutions uses an organic process of treating drywood termites without tenting that is catching on fast. Each situation with termites is different, so the experts at Akamai try to develop a treatment plan for each individual customer. The great thing about not having to tent, other than the obvious inconveniences, is that a one-size-fits-all approach does not have to be used. Why gas an entire house when most of the time very little infestation is present? Since it’s swarm season, keep watch and remember that swarming termites may or may not be coming from inside your house. Oftentimes swarmers are subterranean termites. Here are frequently asked questions Akamai can answer:

are three proven effective methods of treatment used for drywood termite treatment: fumigation, heat and orange oil.

A

Q: If a building only has a few units with termite activity, do I need to treat the entire building? A: No, we can target and treat individual units, and still inspect other units and warranty the entire complex. Q: Does Akamai check and treat attics? A: Yes, attics often have drywood termite infestations. Q: Can I keep the termites from coming back?

Q: So what can I do to protect against infestations? A: Akamai can do preventative treatments in attics and crawl spaces with a residual material that is not orange oil, which is organic and will biodegrade over time. Homeowners also can make sure cracks around walls and windows, as well as attic vent areas, are sealed. During swarm season, keep lamps and lights to a minimum and put a pan of water under a light to attract and drown termites.

AKAMAI PEST SOLUTIONS contact // Oahu: 754-3393 web // www.akamaipestsolution.com A: No. With our process, as well as fumigation or heat treatment, there is no residual chemical left to treat future swarmers. Q: Is there a treatment that is 100 percent guaranteed to work all the time? A: No method is 100 percent effective all the time, but there VISIT ENERGYPROHAWAII.COM FOR MORE INFO

How to speak remodeling lingo

• Cost-plus contract. A contract between a contractor and home owner that is based on the accrued cost of labor and materials plus a percentage for profit and overhead — also known as a time-and-materials contract.

Checking washer, dryer maintenance off the list >>FROM PAGE 2

possible to do yourself. Make sure your dryer is unplugged before you start. • While you are at it, check the vent hose. Can it be shortened? The shorter the hose, the more efficient your dryer will be. The hose exhausts moist air from your wash, and the longer the distance the air has to travel, the longer it will take for your items to dry. • Leave the washing-machine door open. These machines were made to hold in water. If the door is closed between cycles, the machine will

maintain the moisture from the previous wash and create a desirable environment for mold growth. This is especially true for front loaders. • Clean the washing-machine tub. Set it for the largest and dirtiest load you can, and use hot water. Add a quart of vinegar and a cup of baking soda while it fills. Let it mix up then open the top and leave it for one hour. Finish the cycle then run a cold one with a quart of vinegar to clean up any debris left behind. Do this every two to three months. For front loaders, run one large, hot cycle with 2 cups of vinegar, immediately followed by another with 2 cups of bleach.

KAHALA PACIFIC FLOORS

Have your cake and eat it too with these wood floors I magine that you are a fine pastry chef who is asked to bake a fantastic threelayer cake for a very important person (VIP) who likes your baking. You mix a batter from scratch with only the finest ingredients, you make homemade frosting from fresh butter and you decorate it with handmade candied flowers. You have created a masterpiece set atop a crystal cake plate. Your work is done and you hand it over to the staff members that will be serving it. What happens next? Do they take a nice sharp knife, dipped in warm water to make beautiful, clean cuts and serve it delicately on a fine china plate to your VIP? Or do they carelessly chop it with the side of a fork, cutting messy wedges that are hoisted onto a plate with the help of one of their fingers? Unfortunately, the latter situation of butchering a cake is comparable to what Shirley Pai Hilton of Kahala Pacific Floors has found to be the case too often with her beautiful Kahala Floors products. This motivated her and her family to enter into the flooring installation business. As with any quality product that will become a permanent part of your home, quality installa24 • MAY 5, 2013

tion is the other half of the story. For the homeowner to realize maximum enjoyment from the product (with minimum headaches), it must be installed properly by a knowledgeable and experienced professional.

KAHALA PACIFIC FLOORS contact // 847-7711 address // 926 Kohou St.

The Kahala Floors line of engineered and solid hardwoods is made from the highest grade materials with strict production quality control. If not properly installed, however, all of that doesn’t matter. Even the best materials cannot overcome problems such

as inadequate moisture protection, improper subfloor preparation, aesthetic errors in layout and finishing, squeaking or crackling sounds and sometimes even a lack of glue or nails! “Kahala Floors is our baby and time and again we saw the absolutely crazy things done to our floors and we decided that we had no choice but to try and do it ourselves,” said Hilton. About a year ago, Hilton decided to partner with industry veteran Allen Canter to form Pacific Flooring Contractors LLC (PFC), and together they offer their customers a combined 55 years of experience in flooring products and installation. Canter is also one of only 200-plus NWFA Certified Flooring Inspectors in the country. This certification enables him to perform official investigations on flooring problems and produce reports which are often used for mediation or litigation. PFC is licensed in wood, stone and carpeting and can handle both residential and commercial projects. PFC is located at 926 Kohou St. (with Kahala Pacific Floors).
