OPTING FOR A MODERN DESIGN THAT FITS YOUR PERSONALITY AN ADVERTISING SUPPLEMENT PUBLISHED BY OAHU PUBLICATIONS, INC.

Designing with Art B
eautiful artwork injects visual impact and brings excitement into a room. But “designing with art” is itself an art form, and if you’re not careful, things can get messy. This was very apparent during a recent project for my clients, Sandi and Rob, who live in a colorful home sporting several vibrant hues. The couple are not only crazy for colorful rooms, they’re also wild about colorful art, but they’re the first to admit that the two don’t always work together very well. Their real problem area is the long, narrow living and dining space that had been left unadorned, rather like a blank canvas. Sandi and Rob wanted to turn this uninspiring room into a fun, playful “parlor” and a place to showcase some of their paintings. With that in mind I gathered my
own team of artistes and geared up to create a vibrant, adult lounge that would unite the couple’s love of color and art. Some of their most colorful paintings were works created by artist Jeremy Bortz. I decided to visit Bortz’s home studio to see how he prefers to display his work for optimal impact. Not surprisingly, all of the walls in his studio were painted in light, neutral shades. Bortz says leaving the walls white allows his art to really “speak for itself.” While visiting, I also noticed a series of 12-by-12-inch colorful, floral paintings. Immediately I imagined how gorgeous a largescale arrangement of these tiles would look in my clients’ space, and before I knew it I was heading back to Sandi and Rob’s with 15 of these beauties in my car. I kicked off the redesign by
installing beautiful new plaster crown moldings. These inject a sense of character and elegance to the space. Then we freshened up the walls of the entire space with a bright neutral cream color. I divided up space into two functional areas: a large, comfortable lounge, and a smaller games area. I used floral linen drapery panels with accents in red, teal, gold and green to define and separate the two areas. I decided the new floral-art installation should go in the lounge, where it can be seen the moment you walk in. One rule of
thumb when hanging artwork is to first position your furniture. So in came a red velvet chair, a funky patterned chair and ottoman, along with a mirrored coffee table. But the real wow factor was the 8-foot, tufted-back teal sofa that I placed below the floral tiles, which I hung in a rectangular configuration. In the games area I put up a fluted fan-shaped plaster ceiling medallion inside two larger ceiling rings to anchor a stunning chandelier. Next, I painted the back wall a rich teal (inspired by the sofa) and placed a mirrored-
back shelving unit against it. There was still a lot of art that I had to work into the space. Some we hung up on the walls, while others we just casually leaned here and there. After including several final accents, the space was complete. By blending bold colors, bright artwork and a super-fun style, I created the ultimate party parlor. It’s a real work of art, if I do say so myself! Interior decorator Candice Olson is host of HGTV’s “Candice Tells All.”

.K. Construction Corp has built an empire as one of the island’s most recognized residential construction contractors, with more than 35 years of experience building homes and providing residential services to Hawaii families. Today, the familyowned and -operated business is preparing to transition into its fourth generation of leadership, and is turning to Alan Twu, son of owners Harry and Angie Kim, to carry on the company legacy. “I feel very excited to be following in my family’s footsteps, as well as honored to be vice president of such a well-established company,” said Twu. “Although I may have a lot to live up to, I am fully ready and prepared.” As vice president, the 25-year-old is charged with taking care of the marketing and design planning for clients; communicating with both vendors and subcontractors; and making sure the HK sales team is doing its absolute best for “any and all clients, regardless of

size and project.” “One of the lessons my father taught me was to look out for the clients’ best interests — making sure that the work being performed stays within the quality and standards that we have set,” Twu said. H.K. Construction operates under the mission to build superior quality homes that fit the lifestyle and budget of customers.

In fact, one of Twu’s favorite projects to date involved completing what seemed impossible: building an addition onto a 10,000-square-foot, splitlevel property in Aiea and to come within the clients’ budget. “It was an older home from the 1970s, and the way the home was designed, it was really broken up with a lot of different levels, and the
house itself was sort of tucked away to the right side of the property,” Twu said. “The challenge was trying to minimize the different elevations within the house, and to also try to use a lot of the wasted space around the property to make the house seem a little more grand.” The solution was to utilize some of the unused space on the left side of the lot and build an exten-
sion that would not only modernize the home but would also seamlessly blend with the existing structure. “A well planned addition should be noticeable once it’s complete. If you were to drive past this house today, you would not be able to tell there was work done on this house,” Twu said. “We were able to achieve what the clients were looking for, but for half of the cost of what their original plans were drawn up to be,” he added. “That was a plus for me, knowing that I could design something that they wanted that was within their budget.” As a member of BIAHawaii and the National Association of Home Builders (NAHB), as well as an accredited business under the Better Business Bureau, H.K. Construction has a long history of working experience with development, civil engineering, design services, permitting and construction,
along with an extensive network of subcontractors. In order to provide the best service possible, HK Construction provides clients their own customer service representative who acts as a liaison between the client and the company and who will be on-call to answer questions, address concerns and explain any unknowns the client may have. All clients also are presented with a “Your New Home” binder upon the project’s completion, complete with plans, warranties, schedules and photos taken during the build. “Our company is structured for the clients,” Twu stated. “It is our top priority to make sure they’re happy.” To find out more about H.K. Construction, the public is invited to attend one of the company’s free Hawaii Home Building/Remodeling Seminars; call its Factory Street offices at (808) 8411800 or visit www.hkc hawaii.net.

he housing market has many homeowners embracing the “don’t move, improve” mentality with small improvements and smart upgrades to increase a home’s style, comfort and functionality. One room always topping renovation wish lists: The bathroom — especially
master baths and high-traffic powder rooms, as homeowners are interested in introducing the latest design elements into these spaces. Whether you’re planning for a few small upgrades or a major overhaul, these tips can help you transform your bathroom into a serene space that’s full of style and function.

When homeownership is threatened BIA-HAWAII REMODELERS
BY KAREN NAKAMURA
oday, both Hawaii and the nation face unprecedented assaults on homeownership. The mortgage interest deduction, a cornerstone of the “American Dream of Homeownership,” has been in place since the inception of the tax code in 1913 and supports the aspirations of families at all income levels to become homeowners. Specific proposals have
emerged in Congress to eliminate or curtail the mortgage interest deduction in order to reduce the federal deficit. Such a move would result in a huge tax hike for millions of middle-class homeowners and further depress home values, leaving more homeowners with “underwater” mortgages that would fuel even more foreclosures. In Hawaii, losing the mortgage interest deduction is an unprecedented tax increase that would devastate our families.
Six federal agencies are proposing a national Qualified Residential Mortgage standard that would require a minimum 20 percent downpayment and other stricter qualifications, which would keep homeownership out of reach for most first-time home buyers and middle-class households. The National Association of Home Builders estimates that it would take 12 years for a typical family to save enough money for a 20 percent downpayment on a median-priced single-family home on the mainland. In Hawaii, our median-priced single family home is $585,000 and it would take even longer. Some members of Congress are actively pushing to abolish Fannie Mae and Freddie Mac and end the federal backstop for housing.
Absent a federal role to help absorb market risk, private lenders would increase interest rates and fees on all types of available financing options. The 30year, fixed-rate mortgage — the major housing finance tool for most Americans — would become increasingly scarce and much more costly, pricing many credit-worthy borrowers out of the marketplace. Complicating the situation, the federal government is looking to trim back the Federal Housing Administration’s participation in the market, which would further limit the availability of low downpayment mortgages. The federal proposals now under consideration would reverse national housing policies that have helped generations of American households to own
their homes, enter the ranks of the middle-class, build strong and stable neighborhoods and communities, and provide a steppingstone to greater long-term financial security. Call, write or email U.S. Sens. Daniel Inouye and Daniel Akaka, state Reps. Mazie Hirono and Colleen Hanabusa to tell them how important the mortgage interest deduction is to you. Ask them to support home ownership and the mortgage interest deduction, and remind them why owning a home continues to be a strong core value for the people of Hawaii.

Turning to the pros at Murakami Roofing T
here comes a time in the life of any home when the roof needs to be replaced. Whether it is a centuryold home that has been fitted with beautiful and long lasting copper roofing, or a modest home with a shingled roof, at some point the roof is going to need repair or be replaced. Given the large expense that roof replacement entails, homeowners often go for as long as possible before replacing it. To repair or replace the roof is one of the most important questions a homeowner can answer.

Mahogany tapped for local home improvement publications and she also has consulted on many large flooring projects. In fact, one of her customers recently referred to her as the “Maven of Mahogany, a description she especially appreciates because of her desire to share her knowledge with others.
Hilton says that wood flooring is a very popular choice for several good reasons, including overall aesthetics. “Wood flooring just looks fantasticâ€?, said Hilton. “It can add warmth, drama, character, richness — you name it. And with all of the colors and grains available, there is a look to match any dĂŠcor. Wood floors have also gained a large following among homeowners who want to dump the dusty old carpets, with their dust mites and other allergens, and switch over to a surface that can be wiped clean. Additionally, carpet usually needs to be changed out after about 10 years, but the right wood floor will last a lifetime. And that brings to our attention another reason customers choose wood: It’s a one-time investment in a lifetime product, but something that adds permanent value to real estate while being used every day. These days, Hilton says that engineered wood floors are where it’s at, SEE PAGE 14

the roof's coating and the shingles as the first line of defense. It is important to make sure that those components are in good condition to protect the rest of the roof and the house itself.Â
When to Replace Replacing your roof is one of the largest home improvement investments that you will ever make. It also is one of the jobs that many peo-
ple put off for as long as possible. How do you know when your roof is ready to be replaced? Well, there are a few ways to tell. If your roof has consistent leaks, despite repairs in various places, it is time for a new roof. If there is significant damage to the shingles or roof surface that cannot be fixed in a way that will maintain the integrity of the rest of the roof, it is time to replace it. If your asphalt shingles are curl-
ing or buckling, the roof should be replaced, and proper roofing vents need to be installed. Roofs that have lived to or beyond their estimated lifespan are also candidates for replacement. It is not enough to keep repairing a roof that has multiple failures, as you end up spending as much in repairs that do not last as you would on a brand new roof. Murakami Roofing can help you with your roofing needs. Call 348-8270.
edecorating a room is an exciting way to freshen up your home, but also might seem like a daunting task if you don’t identify with just one conventional style category. Traditional design, for instance, is classic, inviting and elegant, while contemporary design includes more clean lines, modern accents and natural hues. But what if you like a little from each category? With the right tools and a proper balance, you can blur the lines between traditional, transitional and contemporary design to create a room that represents your own style. More and more, the tendency to mix and match furniture, materials or colors from different design categories is becoming popular among homeowners looking to turn their space into an extension of themselves. An easy place to begin is at the faucet, which serves as the focal point of the room and can be simply updated. And, if you’re torn between style categories, here’s a tip. In general, a warmer finish on a contemporary faucet is well-suited for
someone who wants a modern design, but doesn’t want to sacrifice the cozy atmosphere of a room. Delta Faucet’s contemporary Trinsic collection, for example, delivers a big impact on the overall look of the space. But, for those who like the sleek, modern architecture, yet prefer a more traditional overall design scheme, selecting a less contemporary finish will balance out the look. A great option would be Champagne Bronze with soft, brushed gold hues. Don’t sweat it if you’re confused by which design fits your style. There are a multitude of products available that can help you defy the lines between cut-anddry design categories and have fun creating your own customized look.

Is Your Home Vulnerable To Burglary?
s your home safe from burglars and thieves? Or are you courting them with obvious security lapses and poor planning when you’re away? More than 2 million homes were burglarized in the United States last year alone. Moreover, more than 60 percent of all residential burglaries took place during the day, according to the Federal Bureau of Investigation. The average burglary results in a loss of more than $2,000 of property, not to mention the loss of peace of mind and security when you’re home. But a few simple precautions can keep your home safe while you’re away:

and company sales run 5to-1 in favor of Kahala Floors’ engineered woods (versus solids). Offering a refinishable layer of the “real wood,” which has been installed onto a plywood base, engineered floors are not meant to be stingy on wood. Rather, their unique construction offers longevity that nearly equals that of a 3/4-inch solid wood floor, with the main advantages being dimensional stability and lower installation costs. Hilton says that her desire to share reliable information on wood flooring has inspired her to organize a monthly workshop at the company showroom titled, “Wood and Stone Flooring 101,” where a wealth of information is presented in a pleasant and organized manner. Past participants always say how much they appreciated the terrific product information and straight talk about their options. Because of popular demand, sessions are scheduled for two upcoming Saturdays — Sept. 10 and 24. Call 847-7711 to reserve your seat today.
Bathroom remodeling hints:
Small price tag, big impact
nless you just completed a stunning bathroom renovation with a five-figure price tag, there’s probably at least one thing in your bathroom you’d like to change. Whether you’re dealing with a constantly leaky faucet or the whole room just looks drab and out of date, you can find many ways to make your bathroom beautiful again without breaking the bank or investing a huge amount of time. Here are a few tips to get you started: • Replace your tired old toilet. Upgrading to a sleek, easy-to-clean onepiece toilet is a surprisingly simple way to update your bathroom, and it doesn’t have to cost a lot, either. Toilet installations are often viewed as a job for a professional, but some new toilets are being designed with the do-ityourself homeowner in mind.
• Clean up your caulk. If the caulk in your bathroom is grimy, prone to mildew, or cracked, replacing it is a great way to freshen up the look of your bathroom. Use a caulk softener, available at any hardware store, to soften the existing caulk and make it easier to remove. Then, a good scraping with a plastic putty knife will do the trick. After the caulk is removed, clean in between the tiles with a bleach and water solution,
and allow to dry completely. • Fancy up your faucets. Swapping out an out-ofdate faucet is less expensive and time-consuming than replacing an entire pedestal sink or vanity, but can still have a big visual impact. Whether your style is clean and modern or romantic and ornate, updating your faucets can be easy and stress-free now that many manufacturers are offering easy-to-install bathroom faucets.

GARAGE DOORS HAWAII ADDRESS: 2839 KILIHAU ST. CONTACT: 836-0029 • www.MartinGarageDoors-Hawaii.com garage with the garage door closed and look over the door springs, cables, rollers, pulleys and mounting hardware, such as hinges, for signs of wear or damage. Look for cable wear or fraying. Is the mounting hardware becoming loose? If something doesn’t look quite right — or doesn’t sound quite right — it could be the symptom of a more serious issue. Have the garage door system inspected by a trained service technician. Then go outside and visually inspect the surface of your garage door. Is it dirty? Are there chips in the paint? Protecting your garage door surface, whether it is a metal or wooden door, helps to ensure your door’s longevity. Begin by cleaning your garage doors with a mild detergent and a soft car brush. Some people remember to clean their doors whenever they wash their car. Washing your garage doors regularly will reduce the buildup of corrosive elements. Avoid using any abrasive cleaners or corrosive chemicals on or around your garage doors. In Hawaii’s diverse environment, it is recommended that you wash and wax your metal door surfaces according to the area in which you reside. If you live in an area prone to salt car-
ried by the wind, then you should wash and wax your doors more frequently. Wooden garage doors should be cleaned and maintained in accordance with the manufacturer’s recommendations. Monthly door balance tests should also be done. If your door is equipped with an automatic opener system, close the door, disconnect the automatic opener and lift the door manually. It should lift smoothly with little resistance and should remain fully open. If it is difficult to open or does not remain open, the door may be out of balance and should be serviced by a trained service technician. Semi-annual lubrication of moving parts is necessary to ensure the garage door is functioning properly without binding or unnecessary wear on parts. Apply a light-weight oil to all rollers and hinges at least once a year. There are end hinges which hold the rollers in the track, as well as center hinges which pivot as the door moves. Lubricate all pivot points. Probably the most important part of the garage door is the springs. These beasts are the muscles that are actually supposed to do 95 percent of all the
work to lift an overhead garage door. If you have to struggle to lift your door, then the spring may be out of adjustment or possibly worn out. You should lubricate the springs about twice a year. We recommend using a non-petroleum based lubricant to help reduce gummy buildup. Do not attempt to adjust the spring yourself. It is very dangerous and must only be done by a trained professional. While lubricating, you should also check the garage door hardware parts. With repeated use, the hardware on the garage door will tend to loosen over time. If you notice any loose screws, bolts or nuts, tighten them so hardware parts won’t fall out of adjustment. At Martin Garage Doors Hawaii, we provide preventative maintenance for all types and brands of garage doors. Our trained technicians will do the work for you to guarantee your garage door is functioning at its peak performance. They lube and adjust all components of the garage door system, make any necessary adjustments to the springs and cable system, and will even wash and wax the door face on metal garage doors. Call Martin Garage Doors today for a garage door tune-up.
