How to weather the next tropical storm Poncho’s ‘hurricane kits’ can keep appliances on when the power goes off

ne of the pioneers in Hawaii’s solar industry, Poncho’s Solar Service, has been installing solar water heating systems in Hawaii since 1988. Now also a leading photovoltaic contractor, the company has announced the availability of a unique new power generating and storage system designed to operate critical appliances during power outages. “We have been installing the system we call our ‘Hurricane Kit’ in homes throughout Hawaii,” said Poncho’s co-owner Terrie SaFrana. “We have one in our own home that can generate power for refrigeration and lighting when power failures occur. It’s a relief to know that all your food won’t be spoiled and you won’t have to resort to candles and flashlights to

read or find your way around the house. “As for cooking, you can always make use of a gas grill or fire up a barbecue. If you want to be able additionally to continue using radios, TVs and computers, the Hurricane Kit package that includes a DC/AC inverter might be the one to choose. Of course, the more the package contains, the more it will cost. “The good news is that it’s eligible for state and federal tax credits.” According to estimator Kirby Mack, the Hurricane Kits after tax credits cost as little as $2,700. The minimum system, Hurricane Kit Category 1, includes a freezer / refrigerator, two direct current lights, two 135-watt solar panels, a storage battery and a

charge controller. The larger systems include more of the same plus an inverter. “We expect this kit to be in great demand because it includes the essentials at a very reasonable price,” Mack said. “The refrigerator/freezer and lights are powered by batteries that store the energy produced by the photovoltaic panels. The refrigerator freezer can be controlled to maintain temperatures equivalent to those in a deep freeze or standard refrigeration unit. The lights are powered by direct current produced by the system.” SaFrana noted that, with the photovoltaic industry expanding by leaps and bounds, it’s important for the consumer to be sure they are working with a reliable company that is on top of

all the latest advances in technology. Additionally, the company should be one that will not only sell and install the system, but also will maintain it and be available to add panels as needed. “When someone contacts us regarding either a solar water heating system or photovoltaic system or both, the first thing we do is take a look at their electric bill and find out what their needs are. Our estimator checks the size and condition of the roof to determine the placement of the panels. We also need to establish the capacity of the existing electrical system. “What we find is that many of the homes already have solar water heating systems, many of them installed by Poncho’s, and so are tak-

ing advantage of the energy savings and tax credits available. With both a solar water heating system and a photovoltaic system, which can supply electric power for all household needs, it’s possible to reduce an electric bill to the minimum service charge from the electric company. “We have many customers who are paying only the minimum service fee. Poncho’s has helped numerous households throughout Hawaii reach that goal.” SaFrana pointed out that anyone building a new home or remodeling should incorporate solar power installations in their plans and factor the cost into their budget. “With today’s economic uncertainties, escalating electricity costs, and the potential of natural

disasters such as hurricanes, tropical storms, typhoons, and earthquakes, it makes sense to be prepared. Power outages essentially bring our normal daily activities to a standstill. We advise anyone who is not already ‘powered up’ to contact us for a no-obligation assessment of what their upfront costs would be for both minimum and maximum capacity systems. They can then take that figure to their financial adviser or accountant to find out how they can benefit from the existing state and federal tax credits and whether any rebates currently apply,” SaFrana said. New abode replaces Manoa ‘tear-down’ HOMEWORKS CONSTRUCTION

hen owners of a 49year-old home in Manoa decided it was time to replace it with a new, larger home, they called on the design/build expertise of Homeworks Construction. But first, the demolition of the original home on the 8,476square-foot lot was undertaken by Re-use Hawaii, a company

that salvages reusable portions of tear-downs. In this case, much of the lumber that could be salvaged was redwood, a termiteand rot-resistant hardwood. “The credit the owners received from us, since we normally would have handled the entire demolition, combined with a tax credit made a big dent in the total cost of the project

and made it feasible for the clients ... one of whom grew up in the house,” said Homeworks project manager Heather Hickox. “The homeowners were very much involved with the process. They researched products both with us and online. They were very concerned with the natural elements Manoa homes are

exposed to — rain and wind being foremost. We dealt with these concerns by installing awning windows to allow air flow without water intrusion and raingutters specially designed with downspouts to channel water away from the house.” The 3,095-square-foot, two story home features an open floor plan with a great room that includes the main living and dining areas, four bedrooms, four baths, a large kitchen with eat-in counter, a den, family room, office and laundry room. Hickox commented, “After we framed the whole house, the owners decided to convert what had originally been planned as a 194-square-foot lanai into addi-

tional space for a family room.” Homeworks demonstrated its flexibility by pouring another slab, creating an 18-foot opening in the existing wall, ordering two more windows, and moving the slider out to the newly created wall of the family room. Homeworks also worked with the client to keep costs within the parameters of their budget, while creating a quality new home with a number of upscale features. Tile flooring was installed at the entry and in the kitchen, baths and laundry room. Exotic tiger maple laminate flooring was used in all common rooms, exceptions being the bedrooms, which were carpeted, and the office, where two-by-two foot carpet squares were laid. Luxury features in the master bath include his and hers sinks and vanities on either side of a large walk-in shower with a rain head feature, a standard wall shower and bench seat, plus a sauna built with cedar. the options for a growing family? If land area is not available on the first floor, then a second-story addi-

tion is another option to consider. In some instances the roof has to be removed from an existing carport in order to construct the addition over that area. There needs to be consideration for an enclosed interior staircase connection from the ground floor to the second floor level. Other considerations are for the electrical capacity. Additional electrical loads may require an electrical upgrade to 200 amp service and a sub-panel installed if there is not adequate space in the existing electric panel. If the property is on a hillside, then it becomes necessary to excavate the hillside to accommodate the addition. Often the plumbing connection requires creative solutions and design because of the existing sewage lateral being on the wrong side of the property from where the addition will be constructed. Driveways and sidewalks need to be partially demolished and reconstructed to complete the tie-in. Building codes stipulate an adequate number of off-street parking spaces be available to accommodate the addition, so this must be factored into the design and budget. The benefits of having relatives living together for the holidays is a great accomplishment and wellworth the effort. Now’s the time to get your roof repaired BY CAROLINE WRIGHT

e all put things off — dentist’s appointments, oil changes, computer backups. Procrastination is human nature, but it can sometimes prove costly, especially when it involves roof repair or replacement. What happens if you don’t get your roof fixed or replaced when it needs it? According to Clint Murakami, owner of Murakami’s Roofing Service, the resulting damage can be devastating in a number of ways. “For one thing, a leaky roof and gradual breakdown of rafters and flashing can provide an inviting environment for pests,” he says. That can mean unwanted visits from rats, centipedes, cane spiders, roaches and ground termites — and unwanted bills for pest control, tenting and structural repair of termite damage. An old roof provides little protection against the most unwanted visitor of

all: the hurricane. Even Hawaii’s seasonal tropical storms can generate destructive winds, especially in neighborhoods on high ridges. Murakami remembers one particularly windy season a few years ago. “I saw so many roofs blow off, and people were frantic. There were a couple of homes where they had to tear out the ceiling and all the carpeting, because they had let the roof go too long.” Black mold can grow almost anywhere and thrives in areas that have plenty of moisture. “A leaky roof can cause black mold to grow in your home,” says Murakami. “That can cause major health problems for asthmatics and people with allergies.” Walls and ceilings with black mold growth must be scrubbed with boratebased detergents before repainting and repair can begin. Wallboard, drywall and carpets with extensive mold must sometimes be

replaced. Beyond structural damage, black mold is often devastating to porous upholstered furniture, carpets and curtains. What’s a homeowner to do? Knowing your roof’s history is a start, Murakami advises. Keep track of replacement and repair dates, so you’ll know when it’s nearing the end of its lifecycle. Signs of deterioration can be a dead giveaway. “Look for pieces of shingle in the yard or granulated finish from shingles pouring down the drain spout,” Murakami adds. “These things tell you your roof is starting to age.” Maintenance is also critical to a roof’s health. “Clean your gutters and trim back all the vegetation from your roof line. If you have low-hanging palm fronds or mango trees overhanging your roof, be sure to trim them.” Finally, get a professional roof inspection every other year or so. If you

have a “younger” roof at the start or middle of its lifecycle, the damage might be minor. “You might be told that you need to have a gutter fixed or that you’re missing a few ridge caps,” says Murakami. “Get those things taken care of, and when another storm blows through, you’re going to sleep a lot better.”
