Achieving positive energy in your child’s room
“D
oes feng shui apply to children’s rooms or is it just an adult thing? I get this question quite often and despite what many people may think, children are even more sensitive to the energy in a home than adults are. Most of us know that giving children a lot of sugar or caffeine makes them hyper and that when children are hot and uncom-
fortable, they become irritable, but we often ignore the effects of environmental energy on children’s behavior and emotional wellbeing.

So if you find your son or daughter in bed with you more often than not, follow these guidelines to help your child develop in the most positive way.

Sleeping position is important. In feng shui, how your children are positioned in the bedroom is related to how they learn to position themselves in life. How to weather the next tropical storm Poncho’s ‘hurricane kits’ can keep appliances on when the power goes off
O
ne of the pioneers in Hawaii’s solar industry, Poncho’s Solar Service, has been installing solar water heating systems in Hawaii since 1988. Now also a leading photovoltaic contractor, the company has announced the availability of a unique new power generating and storage system designed to operate critical appliances during power outages. “We have been installing the system we call our ‘Hurricane Kit’ in homes throughout Hawaii,” said Poncho’s co-owner Terrie SaFrana. “We have one in our own home that can generate power for refrigeration and lighting when power failures occur. It’s a relief to know that all your food won’t be spoiled and you won’t have to resort to candles and flashlights to
read or find your way around the house. “As for cooking, you can always make use of a gas grill or fire up a barbecue. If you want to be able additionally to continue using radios, TVs and computers, the Hurricane Kit package that includes a DC/AC inverter might be the one to choose. Of course, the more the package contains, the more it will cost. “The good news is that it’s eligible for state and federal tax credits.” According to estimator Kirby Mack, the Hurricane Kits after tax credits cost as little as $2,700. The minimum system, Hurricane Kit Category 1, includes a freezer / refrigerator, two direct current lights, two 135-watt solar panels, a storage battery and a
charge controller. The larger systems include more of the same plus an inverter. “We expect this kit to be in great demand because it includes the essentials at a very reasonable price,” Mack said. “The refrigerator/freezer and lights are powered by batteries that store the energy produced by the photovoltaic panels. The refrigerator freezer can be controlled to maintain temperatures equivalent to those in a deep freeze or standard refrigeration unit. The lights are powered by direct current produced by the system.” SaFrana noted that, with the photovoltaic industry expanding by leaps and bounds, it’s important for the consumer to be sure they are working with a reliable company that is on top of
all the latest advances in technology. Additionally, the company should be one that will not only sell and install the system, but also will maintain it and be available to add panels as needed. “When someone contacts us regarding either a solar water heating system or photovoltaic system or both, the first thing we do is take a look at their electric bill and find out what their needs are. Our estimator checks the size and condition of the roof to determine the placement of the panels. We also need to establish the capacity of the existing electrical system. “What we find is that many of the homes already have solar water heating systems, many of them installed by Poncho’s, and so are tak-
ing advantage of the energy savings and tax credits available. With both a solar water heating system and a photovoltaic system, which can supply electric power for all household needs, it’s possible to reduce an electric bill to the minimum service charge from the electric company. “We have many customers who are paying only the minimum service fee. Poncho’s has helped numerous households throughout Hawaii reach that goal.” SaFrana pointed out that anyone building a new home or remodeling should incorporate solar power installations in their plans and factor the cost into their budget. “With today’s economic uncertainties, escalating electricity costs, and the potential of natural

disasters such as hurricanes, tropical storms, typhoons, and earthquakes, it makes sense to be prepared. Power outages essentially bring our normal daily activities to a standstill. We advise anyone who is not already ‘powered up’ to contact us for a no-obligation assessment of what their upfront costs would be for both minimum and maximum capacity systems. They can then take that figure to their financial adviser or accountant to find out how they can benefit from the existing state and federal tax credits and whether any rebates currently apply,” SaFrana said. Poncho’s Solar Service has an A-Plus rating from the Better Business Bureau. In addition, they have been named “Top Solar Installer.”

New abode replaces Manoa ‘tear-down’ HOMEWORKS CONSTRUCTION

W
hen owners of a 49year-old home in Manoa decided it was time to replace it with a new, larger home, they called on the design/build expertise of Homeworks Construction. But first, the demolition of the original home on the 8,476square-foot lot was undertaken by Re-use Hawaii, a company
that salvages reusable portions of tear-downs. In this case, much of the lumber that could be salvaged was redwood, a termiteand rot-resistant hardwood. “The credit the owners received from us, since we normally would have handled the entire demolition, combined with a tax credit made a big dent in the total cost of the project
and made it feasible for the clients ... one of whom grew up in the house,” said Homeworks project manager Heather Hickox. “The homeowners were very much involved with the process. They researched products both with us and online. They were very concerned with the natural elements Manoa homes are
exposed to — rain and wind being foremost. We dealt with these concerns by installing awning windows to allow air flow without water intrusion and raingutters specially designed with downspouts to channel water away from the house.” The 3,095-square-foot, two story home features an open floor plan with a great room that includes the main living and dining areas, four bedrooms, four baths, a large kitchen with eat-in counter, a den, family room, office and laundry room. Hickox commented, “After we framed the whole house, the owners decided to convert what had originally been planned as a 194-square-foot lanai into addi-
tional space for a family room.” Homeworks demonstrated its flexibility by pouring another slab, creating an 18-foot opening in the existing wall, ordering two more windows, and moving the slider out to the newly created wall of the family room. Homeworks also worked with the client to keep costs within the parameters of their budget, while creating a quality new home with a number of upscale features. Tile flooring was installed at the entry and in the kitchen, baths and laundry room. Exotic tiger maple laminate flooring was used in all common rooms, exceptions being the bedrooms, which were carpeted, and the office, where two-by-two foot carpet squares were laid. Luxury features in the master bath include his and hers sinks and vanities on either side of a large walk-in shower with a rain head feature, a standard wall shower and bench seat, plus a sauna built with cedar. One year, Graham Builders made sure all seven children in one family received presents. “It was Danny Graham, our company CEO, along with his wife Charlotte, who took on the task of organizing HCCF’s annual holiday party 11 years ago, simply because they felt it was the right thing to do,” said Evan Fujimoto, Graham Builders’ president. “After a close family friend lost a grandchild to cancer, the Grahams wanted to do more and help in
any way they could. Prior to Graham Builders hosting the event, the parties were a potluck among the families. Danny stepped in, spiced it up, and put true kamaaina holiday spirit into the party.” These parties do so much to bring a smile to everyone in attendance. The families have the opportunity to enjoy each other and the company of the other families whose children are also facing life-threatening illnesses, providing them a time for fun and joy during a trying period in

Second story addition provides remedy for growing family T
own & Country Builders LLC is a licensed general contracting design+build firm that has been serving Oahu residents for the past 30 years. The company specializes in new and custom homes, remodels, second-story additions, designer kitchens, bathrooms, Americans with Disability Act (ADA) mod-
ifications/improvements as well as multi-generational homes and offers full construction services. With land values soaring on Oahu, it leaves very little available funds for the construction of a new home. Lending qualifications appear to be more strict and a 20 percent down payment is difficult to raise. So what are
the options for a growing family? From a contractor’s perspective it is always better and more affordable to construct an addition on the ground floor if there is adequate lot size and the coverage does not exceed the building code allowable area. If land area is not available on the first floor, then a second-story addi-
tion is another option to consider. In some instances the roof has to be removed from an existing carport in order to construct the addition over that area. There needs to be consideration for an enclosed interior staircase connection from the ground floor to the second floor level. Other considerations are for the electrical capacity. Additional electrical loads may require an electrical upgrade to 200 amp service and a sub-panel installed if there is not adequate space in the existing electric panel. If the property is on a hillside, then it becomes necessary to excavate the hillside to accommodate the addition. Often the plumbing connection requires creative solutions and design because of the existing sewage lateral being on the wrong side of the property from where the addition will be constructed. Driveways and sidewalks need to be partially demolished and reconstructed to complete the tie-in. Building codes stipulate an adequate number of off-street parking spaces be available to accommodate the addition, so this must be factored into the design and budget. The benefits of having relatives living together for the holidays is a great accomplishment and wellworth the effort. Everyone will enjoy the additional space and be proud of you for taking the initiative to get the project completed. You can reach Town & Country Builders LLC at 737-7766 for a free in-home consultation, or visit the website www.townand countrybuildersllc.com. Now’s the time to get your roof repaired BY CAROLINE WRIGHT
W
e all put things off — dentist’s appointments, oil changes, computer backups. Procrastination is human nature, but it can sometimes prove costly, especially when it involves roof repair or replacement. What happens if you don’t get your roof fixed or replaced when it needs it? According to Clint Murakami, owner of Murakami’s Roofing Service, the resulting damage can be devastating in a number of ways. “For one thing, a leaky roof and gradual breakdown of rafters and flashing can provide an inviting environment for pests,” he says. That can mean unwanted visits from rats, centipedes, cane spiders, roaches and ground termites — and unwanted bills for pest control, tenting and structural repair of termite damage. An old roof provides little protection against the most unwanted visitor of
all: the hurricane. Even Hawaii’s seasonal tropical storms can generate destructive winds, especially in neighborhoods on high ridges. Murakami remembers one particularly windy season a few years ago. “I saw so many roofs blow off, and people were frantic. There were a couple of homes where they had to tear out the ceiling and all the carpeting, because they had let the roof go too long.” Black mold can grow almost anywhere and thrives in areas that have plenty of moisture. “A leaky roof can cause black mold to grow in your home,” says Murakami. “That can cause major health problems for asthmatics and people with allergies.” Walls and ceilings with black mold growth must be scrubbed with boratebased detergents before repainting and repair can begin. Wallboard, drywall and carpets with extensive mold must sometimes be
replaced. Beyond structural damage, black mold is often devastating to porous upholstered furniture, carpets and curtains. What’s a homeowner to do? Knowing your roof’s history is a start, Murakami advises. Keep track of replacement and repair dates, so you’ll know when it’s nearing the end of its lifecycle. Signs of deterioration can be a dead giveaway. “Look for pieces of shingle in the yard or granulated finish from shingles pouring down the drain spout,” Murakami adds. “These things tell you your roof is starting to age.” Maintenance is also critical to a roof’s health. “Clean your gutters and trim back all the vegetation from your roof line. If you have low-hanging palm fronds or mango trees overhanging your roof, be sure to trim them.” Finally, get a professional roof inspection every other year or so. If you
have a “younger” roof at the start or middle of its lifecycle, the damage might be minor. “You might be told that you need to have a gutter fixed or that you’re missing a few ridge caps,” says Murakami. “Get those things taken care of, and when another storm blows through, you’re going to sleep a lot better.”

ave you been CS DESIGN wanting to remodBUILDERS el your kitchen but have been putting it off? ADDRESS: This Christmas you can 220 PUUHALE ROAD, #B1 finally give yourself the gift of your new kitchen. CONTACT: As many of Hawaii’s 847-8711 • kitchens are built into www.CSDesignBuilders.com small spaces, you have the opportunity to get a lot of kitchen for your money by getting creative through smartly designed renovations. CS Design Builders’ designers start with your vision and show you all the creative things you can do with your kitchen, through the entire building process all the way to your finishing touches with a single point of accountability. Here are some things to consider in your kitchen renovation:
Building To Your Lifestyle!
Storage Squeeze as many cabinets into your design as possible, planning for the placement of cabinets in relation to appliances. Deep cabinets that can hold plates should be located near the dishwasher or sink. The fewer unnecessary steps needed to complete a task, the smoother the function of your kitchen will be. Waist-high sliding shelves for mixers and toasters quickly get small appliances out of sight, but keep them easily accessible. You can also use a roll-out pantry with shelves that can be pulled out for the items you have, but rolled back into the cabinet. CS Design Builders has a wide variety of creative cabinet solutions.
Sinks A small kitchen does not have to have a small sink. A large sink will make it easier for you to clean large pots and pans, and is a great place to stash the dirty pots before you have a chance to rinse them.
Multi-Family, Tear Down/Rebuild, New Home, Additions, Renovations, Kitchen & Baths. Quality, Speed and Efficiency: Cutting Edge Designs and Reputable Quality Construction with Four Generations of Experience.
Counter space
Plan to cover as much of your kitchen as you can with countertops. A lot of counter space lets you work more comfortably. Plan your kitchen with deeper countertops for more space. Granite is very affordable today, and is a great material that is both functional and beautiful. CS Design Builders can even install butcher block countertop sections or islands alongside granite for chopping and preparing food.
Maybe it’s time you got the kitchen your heart really wants this Christmas. Or maybe it’s even time you got your spouse the kitchen their heart really wants this Christmas. CS Design Builders is Hawaii’s one-stop shop for all your renovation needs, specializing in keeping your renovations as hassle-free and worryfree as possible. Take that first step in making your dream come true.

Seasonal Sense Using scent, sight and sound to stimulate holiday spirits

rom baking cookies with loved ones to celebrating with family and friends, fond memories of holiday traditions abound. Each year, scents, sights and sounds promote the season’s spirit — continuing long-standing traditions and creating new memories. Here are some ideas for stimulating your senses and evoking the warmth of the holidays in your home:
With no wick and no flame, there’s no worry or mess. After selecting a favorite seasonal fragrance, it’s easy to place a cube or two of the scented wax into a decorative, ceramic candle warmer. Just one whiff and you are on your way down memory lane. “A festive, welcoming atmosphere stimulates our senses and reminds us of holidays past as we celebrate with
Savoring seasonal scents
Home fragrances create a warm, inviting environment during the holidays and all year-round. A whiff of a familiar scent often calls to mind memories of holidays past. The scent of cinnamon and vanilla conjures thoughts of freshly baked cinnamon rolls on Christmas morning, while a blend of evergreens, cedar and musk reminds many of the holiday season. One of the safest ways to recreate holiday memories is with scented, wickless candles.

Behold the sights Twinkling lights fill the indoor and outdoor landscape during the holidays. To capture the spirit of the season and add a shimmering glow to any room, consider a simple string or two of miniature lights strung along a mantel or displaying a holiday-themed wickless candle. From snowmen to Santa, there are festive designs in all shapes and sizes to complement any decor.
Sounds of the season

The mad rush for solar M ost people are aware that solar systems, such as solar hot water, solar electric and even attic fans, qualify for healthy tax credits, both from the state and the federal government. Most people also don’t like to wait for their money. Because of this, the end of year is notoriously busy for most solar contractors. Many people put off their solar project until the end of the year, when it becomes a mad rush to get a project completed. Most solar companies are fully booked through the end of the year at this point and are filling their schedules for the beginning of next year. If you wish to get a solar system of any kind installed this year, you may be hardpressed to find someone who is able to complete your project this calendar year. There are other options available, such as “same as cash” programs that defer payment for

Now might be a good time to investigate what might be the best option for you and to come up with a game plan for 2012. Many companies are offering discounts for people who are willing to wait until next year to schedule their project. New solar products are constantly being released. One of the latest to hit the market is an AC-rated solar electric panel. Several manufacturers are combining DC panels with built-in micro-inverters that put out the AC electricity that your house runs on. This has several advantages, including simplify-
ing the panel installation and wiring, which leads to fewer expensive installs. Another advantage is that the panel and microinverter are covered under the same warranty, by the same manufacturer. This makes any potential warranty claims much simpler. Panels are also becoming more powerful and less expensive, which makes your “return on investment” or payback period less than five years, in most cases. After that, it’s free electricity! EnergyPro Hawaii installs many different solar products, including PV systems, hot water systems and attic fans. If you are hoping to “squeeze in” a system this year or if you want to plan ahead for next year, call EnergyPro Hawaii today at 596-2890 or visit the website Energypro hawaii.com for more information or a free energy consultation.

Green living plus green savings A
cross the nation, both building professionals and consumers are embracing the idea of sustainable building practices. This practice follows a process that is environmentally responsible and resource efficient throughout a building’s life cycle: from design to construction, operation to maintenance and renovation, to eventually, demolition. This practice expands and complements the classical building design concerns of economy, utility, durability and comfort. Green building brings together a vast array of practices and techniques to reduce and ultimately eliminate the impacts of buildings on the environment and human health. It often emphasizes taking advantage of renewable resources, such as using sunlight to generate solar power and using plants to reduce rainwater run-off. According to the Energy Information Administration, the demand for green homes is expected to rise 900 percent in the next five years. In the home, using energy-efficient appliances can dramatically reduce energy waste and cut costs. Companies like Miele offer a wide range of Energy Star-rated appliances for every room in the house from the kitchen to the laundry room. For example, Miele offers induction cooktops, which use a non-contact method of heating using magnetic fields to transfer energy directly to cookware. The induction element stays cool, while the target object heats up rapidly for extremely efficient cooking. Like gas, induction is exceptionally easy and quick to control. The ability to precisely control the power
makes induction perfect for all types of cooking. It is highly reactive and exceedingly safe. The cooking surface is cool in operation and only generates heat where the pan sits on it. As soon as the pan is removed, the flow of heat stops immediately. For more information on the various types of energy-efficient appliances available, visit www.mieleusa.com. Young, savvy, environmentally conscious consumers are at the forefront of the green movement. Programs like the Department of Energy’s Solar Decathlon allow this demographic to create and design an energy efficient home. The Solar Decathlon is a program that challenges collegiate teams to design, build and operate solar-powered houses that are cost-effective, energy-efficient and attractive. The winner of the competition is the team that best blends affordability, consumer appeal and design excellence with optimal energy production and maximum efficiency. This year’s winner was the University of Maryland Team WaterShed. “We are extremely pleased to be partnering with Miele on our entry into the 2011 Solar Decathlon competition,” says Brian Grieb, University of Maryland Team WaterShed’s faculty project manager. “Miele has a reputation for providing elegantly designed, environmentally conscious, cost-efficient products that are constructed with longevity in mind. These attributes are exactly the qualities we were seeking to include in the WaterShed home.”

f you’ve finished making your holiday gift list, don’t put the pen and paper away just yet. While the holidays take up a lot of attention right now, it’s also a great time to look a bit further into the future. With the new year just around the corner, planning for home improvement projects now can help you prioritize and budget. Spending some time examining your home might bring potential projects to your attention. Maybe you’ve noticed fraying carpet under your toes, chipped paint on a window frame or a paint color that feels outdated — whatever needs to be addressed should get marked down on your fixit list. Give yourself a deadline for completing the list and then call a household meeting to start prioritizing. One of the most

important things you can bring to that meeting is an idea of how much you can afford to spend. Given that the economy is still lagging — and many people are feeling that pull on their pocketbooks — it’s wisest to avoid going into debt to accomplish everything you want to do. Setting a home improvement budget gives you parameters to work within as you weigh the importance of each project on your list. However, you should also come to the table with a reasonable idea of how much it will cost to complete each of the tasks you want to finish. Remodel? O
ne of the most often-asked questions of prospective clients to Greg Kemp Contractor LLC is, “What are the benefits of tearing down the old house and building new versus remodeling and adding on to the existing structure?” The answer varies with each home and owner. Many of Hawaii’s homes were built during the ’50s and ’60s’ statehood boom. Developers built small, affordable one-story single-walled homes using some of the most basic layouts and finishes. Carports were usually for one car, cabinets were built-in and jalousie windows installed. Depending on location and upkeep, some are in relatively good condition while others are falling apart. Determining if your home is sound and in good shape is the first place to start. Remodeling or adding on can easily be ruled out if the home is in bad shape.

homes, even if a new home has been added on to the existing structure. Some properties have “grandfathered” dwellings like additional “cottages” or homes built within the current setback of the property lines. If they are torn down, the new work must comply with current
building codes and setbacks. Greg Kemp Contractor recommends one way around this is to “repair” the existing nonconforming structure while keeping the “footprint” and existing setbacks intact. Designing a new home can be done more cost-
effectively than a major remodel/addition and the scope of work and specifications can have more clarity since you eliminate the “unforeseen conditions.” This can help rein in some of the costs and provide more value. Greg Kemp Contractor
