lack is both timeless and elegant. Everybody loves a little black dress or a sleek black sports car. But when it comes to decorating, black is one of the most feared colors in the spectrum. Many people think black will make a space too dark, but good designers know that, if used properly, black is a powerful tool. I demonstrated this during a recent design project for my clients, Joanne and John. They live in an elegant house that was lovingly renovated over time by her father. Sadly, he passed away before he got to work on his dream project: the dreary family room in the basement. So, I decided to pick up where he left off. The room was really shabby, with wood-paneled walls, an outmoded fireplace and uncomfortable seating. However, the rest of the house had a lovely, traditional feeling with a neutral palette and a few black accents. I chose to bring this design scheme into the basement, but crank up the black to add much-needed sophistication. There was some structural work to attend to first. A new ceiling was installed, the room was rewired and a mysterious door that didn’t open was replaced with a wall of windows. I then painted the wooden walls a tranquil cream (after dealing with lots of primer, that is), put

up some 36-inch-high white wainscoting and put down a plank-style, brown cork floor. I now had a soft, neutral room. Yet, with a neutral scheme the eye wanders with no place to land. Black accents help focus the eye, but you have to use them wisely — by punctuating, not overpowering. The right amount of black will add excitement and enhance

the other tones in a room. I created an L-shaped seating area along two adjoining walls, brought in two beige chenille-covered sofas and added black and black-accented pillows. These sofas share a charcoal ottoman, a round side table and an area rug with a black and neutral pattern that speaks to the new blackand-gold floral drapes. Along one of the walls, I created a fireside lounge. The room had an old stone fireplace that was a bit of an eyesore, so I built up the mantle, painted it white and refitted it with a gas insert. To one side, I put in two very cool designer chairs that are called “smoke chairs” and added a huge wall mirror and a black side table. No matter where you sit there is a good view of a new 54-inch television, which I put against the final wall. The television sits atop a long wooden console and is flanked by black-and-white framed photographs.

When designing with black, lighting is especially important. So, in addition to recessed lights, I installed a crystal drop pendant outlined in black, two fireplace sconces, a bronze table lamp and a photographer’s tripod lamp. I also added some accessories: baskets, bowls, vases, artwork and framed photographs — including one of Joanne’s dad, the master renovator. One way to elevate good style to great style is to embrace a bit of drama. And that’s exactly what I did in Joanne and John’s space. By setting up a neutral canvas and then strategically adding dabs and dashes of black, I created a comfortable family room that has just the perfect stroke of sophistication. e are fortunate to have tradewinds 90 percent of the time here in Hawaii. And Tradewind windows by RMA Sales are designed to capture these abundant tradewinds that cool our Islands naturally. The Tradewind window is built right here on Oahu at the company’s facility in Halawa Business Park.

With custom made-toorder windows manufactured locally, you receive your windows faster than from the Mainland and with less risk of damage. Window parts, components and accessories also are available at RMA Sales. But most importantly, the company offers local and dependable customer service for your

Tradewind windows. Tradewind louver jalousie windows are available in aluminum or vinyl surround frames to deliver style and functionality to island homes. Vinyl surround frames can be made with either inside or outside screen features, and continue to be the frame of choice among homeowners. The inside screen feature makes screen removal

surround frame is available in two colors: white and almond. An option available is a 2-inch decorative vinyl exterior trim option to accentuate the window profile. The aluminum surround frame provides a rigid, durable, sleek profile with mechanically fastened corners. Aluminum also requires minimum maintenance with the occasional dusting and washing to remove dirt and salt buildup from the frame. No need to worry about wood rot or rust. The Tradewind aluminum surround frame is available in three colors: bronze, satin anodized and white painted finish. The Tradewind louver jalousie window hardware is made of corrosion-resistant components that are housed in aluminum or vinyl channels. Though the demand for 4-inch blades still rules, the 6-inch louver blades are gaining popularity in Hawaii as it offers a different window profile for the home. Jalousie blade options include: clear, opaque,

easy for cleaning and is especially convenient for multi-level homes. Window corners are fusionwelded and create one piece of durable, scratchresistant vinyl. This greatly reduces the risk of leaks at the corner joints. Vinyl requires minimum maintenance — occasional washing with dishwashing soap to remove dirt/salt buildup and clean out the drainage weep holes on the surround frame. With a vinyl frame there is no need to paint or worry about wood rot, rust or corrosion, too. The vinyl

gray, bronze tint, low-e glass, as well as redwood, aluminum and PVC. Unlike sliding, single hung and casement windows, Tradewind louver windows enable maximum airflow through window openings. A major advantage of louver jalousie windows over other window systems is the ability to regulate airflow through window openings even when it rains. You can’t do this with a sliding or single hung window. Have any corroded, frozen-shut, non-functional windows in your

configuration. These custom-made vinyl windows are fabricated to fit into your existing window frames. No need to compromise the integrity of the exterior walls by tearing out your old corroded window frames. Best of all, this will save you cash. The EazyFit/ Retrofit vinyl windows are available in white or almond and fabricated right here on Oahu for fast delivery. A perfect complement to the Tradewind window is its new and exciting line, Crimsafe security screens. These patented stainless

steel screens are 24/7 security screens, hurricane protection and energy-saving all in one. Crimsafe security doors and windows can’t be kicked in, cut through or pried open. It is also a hurricane shutter with Miami Dade County NOA’s and Florida Building Codes product approvals. And lastly, Crimsafe screens can improve the window’s ability to block solar radiation by up to 52 percent. Crimsafe will be manufactured locally and available in early spring. Seeing (and feeling it) is believing. Check out Crimsafe security screens at RMA’s showroom at 134 Waiua Way. RMA Sales is a locally owned and operated company that has been providing quality window systems and building products to the home improvement industry throughout Hawaii since 1961. Small Homes,

“create memory points,” said design trends seminar speaker Kate Brennan of the Chicago design firm Mary Cook and Associates. According to the U.S. Census Bureau, the average size of a new single family home decreased from 2,438 square feet to 2,377 in 2010. This made designing to maximize space a popular theme at the show. One session focused exclusively on new ideas in home design for floor plans measuring 2,500 square feet or less. Open floor plans are now in high demand because they are not only more practical for entertaining — the hosts can interact with their dinner guests in a spacious kitchen while they are preparing food — but the lack of walls and closed-off spaces make the home

Small Details Among New Home

Design Trends

O

pen floor plans, energy-efficient features, and lots of closet space are among the elements that today’s home buyers are seeking in newly constructed homes, according to industry experts at the 2011 International Builders’ Show. The research and trends presented at the show offer valuable insights and information to home builders so that they can build homes that appeal to the modern consumer’s preferences.

Once-popular features such as large living rooms, soaking tubs and second-floor laundry rooms are now out of favor. Home buyers found that the convenience of not having to carry laundry to another floor was outweighed by the noise that interrupted their sleep. Home buyers are looking for small details in their new homes, such as a built-in desk under a stairway, or a courtyard tucked between two downstairs bedrooms. Successful home builders

seem much larger. More than ever, the kitchen is now the hub of the home. Even if busy families are bringing home takeout, they want the kitchen island to be large enough to serve a multi-tasking purpose as a place to do homework, crafts, and pay bills — as well as to enjoy coffee on a Sunday morning. Natural finishes are also more popular. Recycled flooring, using a mix of wood grains on the cabi-

nets and architectural details that reflect the indigenous building of the region — such as using stucco in the Southwest — are more important to buyers. Contact BIA-Hawaii at 8474666 to learn about the latest design trends being incorporated into new homes in Honolulu. The pros

of major roof systems A

ll the popular roofing systems have earned their spot in the marketplace through the test of time. Yet, some may not be right for you. Maybe it’s beauty you desire. “I just don’t want to look like every other house on the block!” Or longevity. “I only want to reroof once more, and that’s it!” Or budget. “I’m moving in three years and I just need a guaranteed repair.” Each of these valid reactions may lead you to a different roof. Here’s Leakmaster Roofing’s opinion, based on our 20 years of working with each major system. Composition n shingle Pros: Wide range of pricing, proven workhorse, long manufacturers’ warranties, most popular sloped roof, period. Cons: Hot in the summer, looks like every other home in the neighborhood, can mildew. Leakmaster’s advice: Ask for five nails per shingle, which protects against blowoffs. Install roof vents to cool shingles down. Get mildewresistant shingles. Rooff coatings Pros: Lower price, lower interior temps, seamless, no need for roof tear off, can be easily maintained, no need to reroof. Cons: Must be recoated every 10 to 15 years, pond-

For ponding water, specify a coating containing Lipacryl, or Silicone. On sloped roofs, you may want a light tint to cut glare. Metall roofs Pros: Longevity of new standing seam roofs is excellent. Older styles can be maintained indefinitely with protective coatings. Cons: Higher price, noisy in the rain, needs rod vents in sunny areas. Home decor ideas that are

Planet Friendly

G

oing glam and being green don ‘t need to be mutually exclusive, especially when it comes to decorating your home. Makers of furniture and home decor items have started incorporating environmentally friendly practices and materials into their products, allowing

consumers to have greener households without compromising their personal style. It’s possible to incorporate greener choices in almost all home decor projects. Because so many companies are recognizing that their customers want eco-friendly products, it’s

possible to find green products at all price ranges. Even the highest-end design firms now source items like couches made from sustainable wood and organic fabrics — but you can also find them at retail stores. Home accessories are a quick and easy place to start if you’re just looking

WANTED

to add some small revitalizing touches to your rooms. Pillows made from antique linen grain sacks that were once common in Europe add rusticchic texture without being uncomfortable. To add a pop of color to your couch, drape it with a throw made from a natural material and ecofriendly dyes. To add a touch of social consciousness, choose from a multitude of throws made by indigenous communities in developing countries, like luxurious alpaca blankets from Peru or mohair from Swaziland. Decorative bowls made from reclaimed wood add a touch of natural beauty, as do driftwood or Manzanita branches. Be cautious about adding some natural touches, though — coral, for instance, is often harvested in ways that are unsustainable and threatening to natural environments. Don’t count out wall decor as a way to express your eco savvy, either. More and more paint companies are trotting out low-VOC (volatile organic compound) paints that are safer to breathe. But if you want to add extra dimension to your walls and make a bolder statement, add wall murals printed on earth-friendly

canvas. Sites like MuralsYourWay.com bring beautiful nature scenes right into your home. Not only are their canvas murals made of an ecologically friendly fabric material, there are more than 5,000 options to choose from. You can choose everything from a jungle scene to the Mona Lisa, or you can print a photo of your own on their fabric wallpaper. Greening your furniture can be done in multiple ways. If you’re ready to buy new pieces, consult an interior designer, who can weed out items that don’t match your standards. But you can re-use and recycle when it comes to furniture, too — just make sure you revitalize first. Consider re-upholstering items like dining chairs with exotic fabrics that are hand-made or antique. Suzanis, brightly-colored Central Asian textiles

in graphic patterns, make a great statement fabric, as do boldly embroidered Otomi textiles from Mexico. Ask a designer to help seek them out, or check out exotic import shops — sometimes you can find large examples of these textiles that can be repurposed on your furniture. You can also add new life to pieces already in your home by painting them in one, or a coordinated couple, of the year’s color trends. For 2011, turquoise promises to be big, as do coral, cobalt blue and eucalyptus green — all colors inspired by natural materials.

Practicality and Imagination

after

key to affordable, stylish home decor

E

mbarking on a home makeover project can be very exciting. Yet, you may find the process intimidating, both creatively and financially. In your mind, you see every detail right down to the important pieces, such as vases and frames, which make your house a home. But when you go to buy these items, they are either impossible to find or way out of your price range. Luckily the solution to your dilemma is easier than you think. With a little imagination and professional quality painter’s tape, you can easily create these customized furnishings yourself. First find inexpensive, unembellished items at discount stores, online sites and even in your own attic.

Then, create patterns by applying painter’s tape in unique designs such as vertical or horizontal stripes. Apply the color(s) you select to customize these items so they match the design, style and decor of your room. In the end, you will have a one-of-a-kind decorative piece that not only pulls your room together, but is also budgetfriendly. These two home painting project ideas will get you started. Take an end table from common to custom An end table, for the most part, is a utilitarian piece of furniture. So why not mix form with function and turn that everyday end table into an eye-catching accent? Start by wiping off the

top surface of the table so it is dry and free of dust. Use painter’s tape to mark off a pattern, such as checkerboard, geometric or stripes. When creating your design, the choice of painter’s tape is important. Because often the work space on an accent item is decidedly smaller than when painting a wall, having clean, crisp paint lines is vital to the final appearance of the piece. Investing in a premium painter’s tape, such as FrogTape, helps ensure the paint does not bleed through onto unintended areas. FrogTape is the only tape treated with PaintBlock Technology, which reacts with latex paint and forms a micro-barrier that

Future-proof your home with universal design

I

f you’re a homeowner, you probably consider your home to be a longterm investment. But have you thought about futureproofing your house to maximize its value? Is your house large and accessible enough to raise a family? Is it possible that your in-laws may move in one day? Are you planning to stay in your home after you retire? Applying the principles of universal design can improve access and security, enhance style, and ultimately help your home meet the needs of you and your family for years to come. Universal design is a personalized type of architectural planning that ensures accessibility on a universal scale to all people who live in a space, regard-

less of age or ability. “Universal design enhances people’s lifestyles,” says designer and author Mary Jo Peterson. “It helps them do all of the things they’ve always done but it makes the space work for them, for their parents, for their children — it brings aesthetics and accessibility together. In short, it’s just good design.” A number of changes can make your home more safe and accessible for all. For example, you can create a no-step entry with sloped walkway and tactile paving leading to the entrances of a house. Wide, open spaces and larger doors in the interior of your home not only promote accessibility, but also enhance the appearance of your home.

In the bathroom, Delta Faucet Company’s Bathing Systems inspired by Universal Design help make the user’s experience functional, safe and comfortable without sacrificing beauty. The Traditional Shower System from Delta Faucet is a stylish multi-piece shower wall set and shower base designed to accommodate users of all ages and abilities. With a zero-threshold entry and trench drain, there is nothing for the user to step over when entering or exiting the shower, permitting easy access by foot and wheelchair alike. The system features an optional flip-up seat for added comfort and convenience. Various model sizes make the unit a practical option for any project, whether new construction or retrofit. “Universal design is not simply a medical solution to a physical challenge,” Peterson says. “Rather it is de-

sign of products and spaces that precede possible changes in the lifespan of a home and its residents.” Technology also plays a significant role in universal design products. For example, touch-sensitive technology enables the user to manually set the volume and water to a comfortable

temperature and then start and stop the flow of water with a simple tap. Light switches with large flat panels rather than small toggles are easier to control. Verve Living systems, for example, incorporates wireless switches that are completely movable and can be placed wherever it

is most convenient to control lighting or miscellaneous electric loads through outlets. By applying the principles of universal design, you can increase your home’s value while making it a welcoming place for people of all ages and abilities.

How To Make Small Baths

B

athroom remodeling remains America’s most popular — and profitable — home improvement. Recession aside, homeowners, and prospective buyers, still want stylish bathrooms that offer a relaxing, comfortable place to recharge and rejuvenate. While today’s bathrooms are likely smaller in overall square footage, they can feel larger through better space planning and innovative solutions. “Small bathrooms can

Live Larger, Work Better

be just as enjoyable as their larger, more extravagant counterparts thanks to some forethought and clever tricks-of-the-trade,” says Todd Fratzel, a residential construction engineer and home improvement expert. “It’s important to start by designing an efficient floor plan that is as inviting as it is efficient, and leverages available space and product innovations.” Fratzel suggests selecting fixtures that extend your room’s size. The Porcher

Solutions wall-mounted Dual Flush Toilet conserves water and saves valuable real estate by placing the toilet’s water reservoir in the wall. Part of the company’s Solutions Collection of luxury bath furniture products, the in-wall tank system and coordinating wall-hung lavatory are the perfect small-space solution for a down-sized, but feature-rich, bathroom. “Extending a room’s physical square footage through built-in or wallmounted fixtures provides

a ‘big-bathroom’ feel to smaller spaces,” explains Fratzel, managing editor of Front Steps Media and author of the website, homeconstructionimprovement .com. “Likewise, shifting from a tub to a shower is a better match for how we live today, as well as a means of adding more features in less square footage.” Fratzel notes that multifunction showerheads and hand showers provide the same relaxation as a soaking tub in far less time and with significantly less clean up. The American Standard Shower System, for example, features a five-function personal hand shower that is ideal for pinpointing sore muscles with therapeutic massaging action. Another luxury easily incorporated into a small bathroom is a residential steam shower, which offers a spa-like experience in the same footprint as a conventional shower. The steam generator, such as those from Mr. Steam, can be located away from the bathroom, so that even in a downsized space, homeowners can relieve tired muscles, enhance skin tone and treat respiratory conditions. Don’t forget the feet, says Fratzel, who advocates the use of radiant floor heating to deliver more consistent room temperatures more efficiently and in a healthier way than conventional systems. Ideal for new construction and retrofit applications, modern radiant systems, such as those available from Uponor, heat objects instead of air. In fact, people with radiant heating systems can be comfortable at temperatures six to eight degrees lower than with traditional forced-air heat. Finally, small spaces seem larger and more

inviting when filled with natural light — a task easily accomplished through the use of operable acrylic block and decorative glass windows from Hy-Lite. The fully customizable windows come in a broad range of styles, helping homeowners add natural light and fresh air to a room without sacrificing privacy. Operable acrylic block windows are Energy

Star-qualified in most areas of the country and make privacy a breeze in kitchens, bathrooms, bedrooms, hallways and other living spaces. “Small bathrooms feel larger and more luxurious with an eye toward maximizing functionality,” says Fratzel. “Upfront planning will ensure years of satisfaction and a strong resale investment.”

ith summer still several months away, the comfort of a hot bath or invigorating shower continues to be something to look forward to every day. However, in many ways, the bathroom can be a frigid place on a cold latewinter or early-spring day. In fact, it often may feel like the coldest room in the house thanks to all of that impersonal chrome, porcelain and tile. But, it doesn’t have to be. It’s possible to warm up even the chilliest bathroom, even on the tightest of redecorating budgets. As you plan your bathroom revamp, start by looking right under your feet. Many bathroom floors are made from ceramic tile or natural stone, such as marble. Sure, these hardsurface elements look nice, but they also can feel downright icy on your bare feet, not to mention hard and slippery when wet. With 207 designs in distinctive colors and textures, including authentic-looking tile and stone, Tarkett FiberFloor provides the beauty of nat-

ural flooring with enhanced durability. “Today’s fiber-backed resilient sheet flooring products aren’t your grand-

These floors are warm and soft underfoot, and they resist scuffs, scratches, indentations and water. The result is they are perfect for any bath.” Warmth, however, goes beyond flooring. Fluffy towels, plush bathmats and a sumptuous velvet shower curtain will add a sense of rich warmth to the space. Wall color also plays a role. Light and airy colors, while beautiful, definitely do not convey a sense of comfort. Instead, paint your walls an

For instance, Dutch Boy’s Treaded Grapes offers a splash of color and welcoming personality in a deep, classic purple tone. Imagine the luxury of wrapping yourself in a thick, toasty towel the moment you step out of the shower. This can easily become reality. Another warming luxury, the overhead heat light, has come a long way over the years. Now you have the option of getting that infrared warmth from a standard-sized bulb instead of the oversized versions of the past. They provide instantaneous heating. Talk with your

pring is just around the corner, so it’s not too early to start thinking about preparing your garden tools and lawn equipment. Taking the time to do simple maintenance can eliminate the hassle of a piece of lawn equipment failing to start. Having an operational lawn mower should be at the top of your spring prep list. If you find your lawn

mower has a hard time starting up, it may be time for a tune-up. This includes changing the spark plugs, changing the oil and cleaning the filter. The same goes for weed eaters. Both can be taken to a mower shop or dealer for tune-up, or can be done by the do-it-yourselfer. If you’re handling the tune-up on your own, an oil specifically designed

for use in small engines, such as Royal Purple’s 2Cycle TCWIII Engine Oil, can be helpful. Usable in lawn mowers and chain saws, 2-Cycle TCW III increases horsepower and reduces fuel consumption, heat, wear and emissions. Its synthetic solvency keeps spark plugs and exhaust ports clean as well. TCW III has also been member-tested and recommended by the National Home Gardening Club. Always use fresh fuel when you start your lawn equipment for the season. A thorough cleaning of your tools will allow you to inspect them to determine if there are any loose or damaged parts. If a machine has blades — like a lawn mower,

weed eater or hedge trimmer — make sure it is clean and sharp. Working with dull blades can be dangerous. You should discard blades that are chipped, damaged or rusted. You should also make sure your lawn tools are well-lubricated with an allpurpose synthetic lubricant like Royal Purple’s Maxfilm. Maxfilm is recommended for: • Loosening stuck parts such as nuts, bolts, locks, hinges, etc. • Lubricating power tools, hinges, chains, rollers, open gears, fishing tackle and lawn equipment • Preserving and protecting parts in storage against rust and corrosion Once the initial work is done, maintenance will be relatively simple, and you’ll be able to enjoy your yard all spring long.

ver the past few years, scientists and entrepreneurs have created money-saving solutions for many of the costly renovation projects that we desire today. These cost-conscious solutions will save you down time, are less invasive to your home, and will be a great help for the environment, saving huge amounts of waste we produce in

Hawaii. Here are some examples of these solutions: Bathtub and wall sur round resurfacing. Resurface your worn or stained bathtub to look like new.

Illusionite Simulated Stone. Transforms your countertops from laminate or tile to look like granite or marble. Walk-through conver sion. Convert your tub into a walk- through

shower making life easier for the elderly or disabled.

Bathtub and wall sur round liners. Fits a new tub over your old stained or rusted tub or wall surround in one day.

In the cost-conscious economy that we are in today, more and more people are using these types of remodeling choices, which could save you thousands and are typically from one-half to one-10th of the cost of a standard remodel. In the 20 years that AllIsland Bath has been in business, the company has seen some customers who have remodeled three times and still paid less than if they would have remodeled once using another service. Multiple remodeling projects have given these customers the option to alter their bathroom looks with the changing styles over the years. This has been a great asset to property managers and hotels that can get higher rent with a new-looking bathroom.
