JOANNE ROMERO
Creating a tile rug inlay is much easier than you think
hen I started writing about home improvement in Hawaii, I attended a photo shoot at a lovely home in Nuuanu. Upon entering the residence, I couldn’t help but notice an exquisite wood compass inlay design, which blended seamlessly as a part of the flooring. Capturing the homeowner’s love of sailing, the design pointed to true north and commanded more attention and intrigue than any rug could ever do. Over the next few weeks, I saw more and more homes with inlay designs. While some of these homeowners had the designs installed professionally, I couldn’t help but wonder, how would homeowners apply this same type of idea on their own? To answer this question, I began exploring how to create a tile rug inlay and found that it’s a lot simpler than I originally thought. It can be easy for you, too. First, decide what kind of a design you want and how big you want it to be. Lay the tile out in the desired pattern on
line. Apply a thinset to the floor using a notched trowel, and work your way around, starting at the perimeter. Use a level as you go. If the tile sits too high, gently tap it down. Add tile spacers as you move along to keep things in place. Once the tile is set, usually about 24 hours later, you’ll be ready to seal and grout. Not all tile needs to be sealed, but if yours does, this is the time to do it. After sealing, remove the tile spacers and start grouting. Use diagonal movements and clean excess grout off the tile face as you work. Creating an inlay tile rug can be as simple as adding a few extra steps to regular tiling basics. As always, only take on jobs you know you can do, and consult professionals, such as those at Wayne’s Flooring, whenever needed.
W
a large work surface. Remember to leave some space between each tile for grout. You may need to cut the tile to fit. For straight cuts, use a score-and-snap tile cutter. Measure the finished product. Before you start putting the tile down, make sure you have the proper subfloor. Cement often works well. The experts at Wayne’s Flooring say the important thing is to make sure you have a clean, dry and level surface that is free of damage. If you have a plywood subfloor, Wayne’s Flooring recommends using a cement backer board over it. Next, mark out the design on the floor using a chalk snap

HR COVER STORY OCTOBER 21 • 2012 3
Builder’s projects range fromaffordable to luxury
early 20 years ago, Homeworks Construction pioneered the design/build concept in Hawaii. With more than 1,000 building and remodeling projects completed throughout Oahu, the company is now one of Hawaii’s leading custom home builders and has been ranked among the nation’s Top 500 residential remodelers by Qualified Remodeler Magazine, placing 106 in 2012. The company has also won numerous awards for design and construction of new homes and remodeling projects from the Building Industry Association and the National Kitchen & Bath Association. The scope of the company’s projects range from affordable to luxury. Homeworks has been named one of Hawaii’s “Fastest Fifty” companies and one of the “Best Places to Work.” The company currently has 45 full-time employees. “We are very conscious of the need to reassure prospective clients that winning a lot of awards does not equate to higher prices,” said company founder and CEO Jim Byxbee. “We are very customer oriented and know the importance of service, reliability and integrity. Often we provide clients with addresses of our projects so they can see examples of our work. The endorsement of satisfied clients is the best recommendation a builder can get. Trust is the essential element in the relationship between a client and a builder ... after all, they are about to make what may be the biggest investment of their life.” Byxbee noted his decision to build the new Homeworks headquarters on Beretania Street in Moiliili was influenced by concern for the convenience of clients. The company completely remodeled a 60-yearold two story structure to house offices, conference rooms and a showroom. To create convenient off-street parking, Byxbee demolished an old concrete structure on the property. The attractive new Homeworks Building has contributed to the general upgrading of the neighborhood.

AMERICAN CARPET ONE
A job well done BY KYLE GALDEIRA
merican Carpet One took the recent step of certifying its flooring installers both as a means of meeting the highest industry standards as well as giving its customers the best installation quality and service available. Certified Floorcovering Installers (CFI) is an international nonprofit organization put in place in the early 1990s to train and certify installers with the end goal of assisting customers with making sure that the installers working on their projects are indeed qualified. According to American Carpet One installation manager Larry Marvel, installers working at the company need to pass both written and performance tests in order to gain CFI certification, and must display honesty and integrity while also knowing their trade. “A customer using a CFI installer can be assured that they’ve already been approved and tested by their peers in the trade and
A
that the installation in their home or business is done right the first time,” said Marvel. “These installers have to be experts in seam construction, power stretching, trimming, pattern alignment and a lot of other skills that it takes to install carpet in a customer’s home.” All journeymen carpet installers at the company were recently certified by CFI — a first for the industry in Hawaii. They joined a select group of a little more than 40,000 CFI installers nationwide who are certified to install a wide array of products and floor coverings to meet industry standards. These certified installers are identified by the CFI seals on both their uniforms and work vehicles. “If there is a problem with work done by a CFI-certified installer, then their certificate is immediately pulled if the problem is justified,” Marvel said. “There is complete accountability within the industry when it comes to these certified installers. It’s what has been needed throughout all our trades over the years that goes a step further than
AMERICAN CARPET ONE contact // 447-2751 web // www.AmericanCarpetOne.com obtaining contractors licenses. “It sets the standard for all other carpet installers to follow,” Marvel added. “What’s going to happen in our industry is that manufacturers are going to require not only a licensed contractor but also a CFI installer to put in their products. The manufactures and CFI work together to make sure that the carpet is installed right the first time and that customers get what they pay for.” As American Carpet One celebrates its 30th anniversary as a locally owned and
operated full-service home floor and design center, the company benefits from its involvement with the Carpet One cooperative, which is the seventh largest cooperative in the world and includes roughly 1,500 other locally owned and operated stores across the U.S., Canada, New Zealand, Australia and Guam. According to American Carpet One, collectively last year, the cooperative generated more than $3.8 billion in floor covering purchases, and the resulting savings are passed on to the customers.

AKAMAI PEST SOLUTIONS
Give termites the boot with an alternative to fumigation A
kamai Pest Solutions has treated many, many homes and businesses with its orange oil treatments, which is a safer option than tent fumigating. With the economy today, what business can afford to close its doors at anytime for a termite treatment? Akamai Pest Solutions has been doing business and nonresidential treatments for many years throughout the state. It has treated shopping centers, restaurants, condominium complexes, banks, medical clinics, schools, structures for the National Park Service, boats and structures for the state and federal government. The best thing about treating these types of structures is that there are many benefits, which include:
• Businesses do not have to close. The company can treat after hours or on weekends.
• Businesses don’t have to prepare for orange oil treatments as they would for tent fumigations, in which they would have to bag consumables, take out live plants, post security guards and worry about possible damage to roofs, gutters, solar panels and plats.
• A business can reopen normally after treatment is completed with very little, if any, clean up.
• The treatment comes with a warranty, so any future infestations are taken care of immediately instead of having to re-fumigate the building. • A single business can be treated in a large complex without the entire structure having to fumigate and close down. • Akamai can also take care of any ground termite issues for the structure. The only difference is that it has to use traditional termiticides instead of orange oil, since orange oil is organic and will biodegrade. As a result of the growth of this area of Akamai’s business, the company has placed a single person in charge of working with business and condominium complexes. This person has the experience and knowledge to be able to set up treatments for any type of non-residential termite treatment. These treatments take a great deal of care and planning because most of the time, Akamai deals with multiple owners and businesses or multiple condo owners and associations. It’s a real advantage to have such an individual on the Akamai team. With the holidays quickly approaching, and associations and property managers working on new budgets, give Akamai Pest Solutions a call to work with you during the holidays and on next year’s budget.

Quick-change decor ideas make redoing a room easy F alling out of love is a painful experience — especially when the love affair that’s ending is between you and the pricey, permanent design changes you made as part of a kitchen renovation. While it’s always easy to repaint if you don’t like a wall color, more significant renovations — like cabinets and countertops, flooring and fixtures — require you to live with them for a long time. With even minor kitchen renovations costing, on average, nearly $20,000 (according to Remodeling Magazine’s Cost vs. Value Report), you may worry that you’ll fall out of love with the redesign that you spent a lot on. The good news is you don’t need to commit to a complete renovation in order to update your kitchen. Here are some easy, costeffective do-it-yourself projects that can give the room a whole new look, yet will still be easy to redo later on when the redecorating urge strikes again.
Make a splash with a backsplash Backsplashes can be both practical and beautiful, but traditional installation methods have meant committing to the look of a backsplash for the long-term. Now there’s an alternative that makes it easy for do-it-yourselfers (DIYers) to create a custom look — and then change it whenever they decide it’s time for something fresh. Featured on DIY Network’s “Hot List: Kitchens” and various DIY/HGTV programs, Kitchen Palette (www.kitchen palette.com) is an affordable, interchangeable backsplash system that measures 22 inches by 14 inches. The system can be installed in less than 30 minutes, using tools most DIYers already own. After installation, customize your palette however you choose. Or consider purchasing finished palettes from the website; a wide variety of Print Gallery images and Ready to Finish tile options are available. Additional blank palettes are also available for purchase and are completely customizable. Palettes can be swapped out in a matter of seconds. Kitchen Palette is made in America and uses recycled plastic, making it a green choice as well as an attractive one.
Limited Seating!to Call nowour make y on! reservati
While the system is designed to fit behind conventional cooktops and ranges, it’s also a great option for virtually any space you might want to change quickly and beautifully. Because of its design, Kitchen Palette is ideal for use as a hiding place for valuables, above a fireplace, in an entranceway or in a bedroom. Kitchen Palette is perfect as an access panel for hiding plumbing and electrical in kitchens and bathrooms. Customize cabinets Replacing cabinetry can be cost-prohibitive. Plus it’s a tough job to tackle for even seasoned DIYers. Fortunately, there are easier ways to update the look of your cabinets. Switching out dated hardware with something new and eye-catching is a great start. Wooden cabinets can be repainted or stained. Outdated trim can be removed. Or, if you love the open-faced look that’s invogue in many upscale kitchens, simply remove cabinet doors altogether.
Winning windows When it comes to window treatments, most people have two objectives: to create a great look and protect their privacy. The kitchen, however, is one room where privacy is usually less of a concern. That means you can lighten up on window treatments, open your design options and create a light-filled look. If your kitchen windows are currently covered with blinds or heavy curtains, take them down. Next, add decorative hardware and top it with a window treatment that creates an attractive frame for the window without blocking light or the view. Valances and sheers are great for achieving this kind of look.
Outstanding accessories Updating accessories is one of the easiest, most costeffective ways to change the look of a room. Accessories like new upholstery on chairs in breakfast areas, patterned towels and potholders or even a decorative holder for kitchen utensils make it simple to redefine decor without the commitment of a major change. Different color appliances make varying design statements. For example, white appliances will impart a country look. Changing the look of your appliances doesn’t mean you have to replace them. Many appliance makers now offer models with reversible panels. Or, consider painting to match your design choices for a truly customized look. This article is courtesy of Bradpoint.

HAWAII HARDWOOD FLOORING
Impress your guests with a quality hardwood floor BY KYLE GALDEIRA
s the holiday season approaches, Hawaii Hardwood Flooring has some tips for homeowners looking to brighten or spruce up their living space in anticipation of hosting parties or guests. Hawaii Hardwood Flooring brings more than 30 years of experience to every flooring project it takes on, and President Chris Brenna makes it a priority to offer cus-

The company has operated out of its central Kalihi location for four years now and features three installation teams and three sanding-andfinishing teams that take the worry, stress and mess out of the installation process. “If you live in an older house with existing flooring that is looking pretty old, you can refinish the floor with our dustless sanding and finishing process that typically takes a week to do,” Brenna said. “The process will make your floors look brand new for company coming over.” For those homeowners with aging carpet who have been considering switching to a hardwood flooring option, Brenna suggested pre-finished engineered or solid hardwood floor types as a quick and effec-
tive solution, as installation normally takes one to two weeks. While pre-finished hardwood flooring has grown in popularity, Hawaii Hardwood Flooring is one of the few local flooring businesses also offering sand-andfinish and unfinished materials. The wide variety of flooring choices coupled with their corresponding installation procedures and distinct appearances provide customers with a wealth of choices throughout each project. According to Brenna, engineered flooring entails a system featuring a stabilized core and sliced hardwood that is laminated to ensure stability and to allow for the use of several installation techniques. Hawaii Hardwood Flooring offers an unfinished square-edge engineered floor system that
offers multiple advantages, including the ability of the floor to acclimate to Hawaii’s humid climate, and multiple installation methods: float, glue and nail. Hawaii Hardwood Flooring also offers a price-match guarantee, two-year warranties (as opposed to one-year guarantees offered by most competitors) and the user-friendly company is also able to assist with the moving of furniture and cleaning. Additionally, the company offers free cleaning kits with each flooring system purchased and installed. “Updating your flooring is just one of the ways to spruce up your home in time for the holidays,” Brenna said. For more information, call 842-7755. To speak with Brenna directly about the best flooring or molding options, call 306-3374.

HIGHLINE KITCHEN SYSTEMS OCTOBER 21 • 2012 11
Give yourself a kitchen renovation to celebrate BY BRANDON BOSWORTH
t’s not even Halloween yet, but savvy chefs are already making plans for their Thanksgiving feasts. And with the holidays just around the corner, families can expect to be spending more time in the kitchen, whether they are cooking, helping out or just sneaking in for a casual snack of leftovers. For some, the kitchen becomes almost a second living room during this time of year. That’s why many homeowners are treating themselves to an early Christmas present with a newly remodeled kitchen. A custom-built or remodeled kitchen can make even big cooking projects a pleasure by adding both comfort and functionality. Many new products make preparing a meal quicker and easier. “New advancements are always being pursued by the appliance companies to make

Injury-prevention tips for DIYers
hen you finally tackle that home improvement project you’ve been planning for a while, you’re probably eager to get the job done quickly, well and on-budget. Injuries can delay your project and cost money for medical expenses or even time lost from your job. It’s important to take steps to prevent injury. Before starting the work on your next home improvement project, consider these safety measures to help keep you injuryfree and your work accomplished on time:
you’re working on a project in warm weather, schedule breaks more frequently and drink plenty of water. Use the time to also stretch your muscles, keeping them as limber as possible while you continue to work. Don’t overexer t yourself attempting to get the project done in a shor ter amount of time. Your body will work better and longer with less pain at a slower pace, and when the project is completed, you’ll be able to enjoy the results of your work in comfor t.
W
Stretch those muscles Home improvement projects often require you to use muscles that you may not exercise often. Give your entire body a good stretch, from your head to your feet. Be sure to include your fingers and hands, since you’ll be using them frequently.
Appropriate clothing Wearing the right clothing for your project helps to protect you from scrapes, contact with harmful chemicals and other injuries. Closed-toed shoes, work gloves, a hat or hard helmet, long-sleeved shirts and heavy pants are all a good start. Also, remove any jewelry and tie long hair back to avoid getting something caught in machinery.
Eliminate muscle strain Fastening drywall with nails and screws, sawing wood, painting large walls — your wrists will be subject to a lot of strain, which can easily result in pain after a long
day of work. Wearing the IMAK SmartGlove encourages the hand and wrist to remain in a neutral position — reducing the amount of straining movement, and has flexible support for the full use of your hand. This SmartGlove is also good for carpal tunnel syndrome, arthritis, tendonitis, hand fatigue and other wrist and hand pain. The material is a washable cotton blend for easy care.
Take breaks Make cer tain that your schedule includes breaks where you can sit down, grab a drink and rest for 15 minutes. If
Protect yourself while working on your DIY home improvement project, so that you’ll be able to accomplish the project in the time you scheduled, without any injuries to slow you down. Visit imakproducts.com to learn more about protecting your hands and wrists from pain. This article is courtesy of Bradpoint.
Wear eye and ear protection Safety goggles and ear plugs are two tools you, and anyone around your work area, should be wearing while you’re working on your project. Safety goggles come in handy when sawdust is flying through the air, and ear plugs are recommended when using any type of machinery.

At Home On The Road You can avoid running on empty energy by filling up on these road-tested feng shui tenets
with
Alice Inoue QUESTION OF THE WEEK: Is there such a thing as “car feng shui”? I spend a lot of time in my car each week and was wondering if I can apply feng shui principles to my car; or, is feng shui only for the home?
F
eng shui principles can apply to any environment we spend time in, including your car. Between commuting, shopping, family activities, appointments and other scheduled events, we spend a lot of time in our cars, which are connected to us energetically, so taking care of them can ensure maximum energetic support when we are away from home. Follow these feng shui guidelines for maximum energetic support from your car. The first two reminders reflect common sense and convention, but the third and fourth are somewhat unconventional:
1. Wash your car regularly. A dirty car rejects positive energy, while a clean car draws positive energy to you. 2. Keep your car’s interior free of clutter and rubbish. The negative impact of clutter and rubbish is intensified by the small interior space of a car. Old papers, wrappers, bottles, cans and unpleasant smells create chaotic and stuck energy. By removing these things from the seats, floor, glove compartment, trunk and any other storage areas, you symbolically free the path to move forward smoothly in your life and career. 3. Name your car. Giving your car a name is a sure way to form a strong connection to it. When you create a connection to your car by “personifying” it, you will naturally take better care of it. Using decals or vanity plates can also foster that personal connection. 4. Add something meaningful. Using symbols promotes sensory wellbeing. The symbol need not be seen and can be anything: a special stone that reminds you to take care of your health, a
smile-enhancer in the form of a photo of your pet or child, or a favorite charm. You can place these symbols in your coin holder, glove compartment, or by hanging them on your rearview mirror. The energy and meaning behind car color In feng shui, every color has certain attributes and energetic characteristics based on the five elements. If you are purchasing a car, consider choosing the color based on the elemental energy you would like to have more of in your life. If you already have a car, read the color symbolism below to see what energy your car embodies and how it serves you. Fire — Red, orange, purple, burgundy and coral represent expressiveness, inspiration, brightness, wealth, abundance and power. Earth — Earthly colors such as brown, yellow, beige, and sandstone bring the energy of reliability, patience, nurturing, grounding, stability and balance into your life. Metal — White, silver, gold, bronze, copper and other metallic colors bring clarity, logic, perfection, intelligence, strength, re-
silience, organization and focus into your life. Water — Navy blue, black, charcoal and gray represent wisdom, flow, relaxation, creativity and comfort. Wood — Green, teal, olive and medium blue bring the energy of growth, expansion, strength, vitality, flexibility and generosity into your life. More car symbolism Everything is connected and symbolism is in everything. For example, when I see clutter in the environment, I know the inhabitants have “clutter” in the mind or in the form of accumulated weight on the body or feel tired or held back in life. Consider the following symbolism when maintaining your car. Engine: Career and life path. Keep your engine in shape to give drive to your career. Gas tank: Wealth and abundance. To avoid feelings of “running on empty,” fill your gas tank as soon as you notice that it is low. Rearview mirror: Wisdom. To support good decision-making, align your rearview mirror correctly for maximum view.
Windows: Vision. To allow positive energy to enter your life, keep your windows clean. Air Conditioning: Respiratory system. To support your ability to be patient and breathe through challenges, keep the air conditioning clean, cool and flowing. Front Seat: Health. To support your health and vitality, keep your front seat clear. Backseat: Backseat drivers. To avoid having to deal with undesirable intrusions in your life, keep the backseat clear of rubbish. I have also heard that the backseat represents mothers-in-law.

s it time for a new doormat? If so, make sure it is as wide as your door to fully welcome in the positive energy. Doormats send a welcome message and give the entrance a more grounded feel. It’s not too late to schedule a window check-up this month T
his year marks the 21st anniversary of October as National Energy Awareness Month. Experts at Simonton Windows, ranked “Highest in Customer Satisfaction with Windows and Doors, Three Years in a Row” by J.D. Power and Associates, offer a variety of tips for consumers who wish to perform a window and patio door “check-up” to gauge the energy efficiency of these products in their homes. “Virtually every building component in a home needs to be replaced at some point, and windows are no exception,” said Gary Pember of Simonton Windows. “We’d like to think that our roof, siding and windows will last forever, but they won’t. “Marking your calendar each October to routinely check your windows and patio doors helps ensure they are performing the way they were designed to perform. These
1. Examine the inside of your windows and patio doors for hot and cold “drafty” spots (or drafty areas). This indicates air infiltration, which can lead to reduced energy efficiency.
2. Check every window and door to make sure there is adequate weatherstripping and caulking around the units. This helps eliminate air infiltration and ensures a weather-tight, secure seal.
3. Look for “burnt out” or faded areas on your furnishings and carpeting. This could indicate harmful, damaging UV rays are entering your home through your windows or doors. You may want to consider replacement with more energy efficient units containing Low E coatings on the glass.
checks also help determine when it’s time to consider a window replacement project that can offer you long-term energy savings — especially if you live in an older home.”
4. If your windows no longer open or close easily — or if they need to be propped open — it could mean key components within the units are damaged or need adjustment. It could also mean the unit needs to be replaced entirely.
Pember recommended the following do-it-yourself tips to gain an initial impression of how well your current windows and patio doors are functioning:

5. Check the “fit” of your current windows or patio doors by having someone stand outside the units at night. With a small flashlight, stand inside and “travel” around the edge of the units. If the person outside sees light coming through the edges, this indicates poor installation and results in energy loss.
If your evaluation turns up one or more problem areas, it may be time to consider replacing your windows or doors. Be sure to contact an experienced window installation professional such as a Simonton ProNetwork member. “Window replacements are both a short- and long-term investment in your home,” said Pember. “You’ll immediately help reduce your energy bills. And, having newer, more energy-efficient windows is a great selling point when it comes time to put a house on the market.” Vinyl is an excellent insulator and many people choose low-maintenance vinyl frames with an Argon or Krypton gas fill and Low E glass. These harmless gasses are denser than air and serve as an excellent thermal barrier. These components all work together to reduce thermal conductivity, or the transfer of heat and cold through a window. Visit http://www.simonton.com/Information/ EnergyEfficiency/ for more details on energy-efficient glass options. “Do your homework and research the windows you’re buying and the company that manufactures them,” advised Pember. “Not all windows, nor window companies, are equal. Price is important, but it’s not the critical factor. The key is investing wisely and making sure your replacement windows meet ENERGY STAR® guidelines for your geographic area.” For more energy saving ideas, visit www.energystar.gov or www.efficientwin dows.org. Go with the Flow It isn’t too difficult to create seamless transitions of style, color and personality in your home
ave you ever noticed when you’re in a well-designed space that one room seamlessly transitions into another, even if some of the styles or colors are changing? Well, that’s flow — a very important design concept to me. Particularly when it comes to smaller spaces, you want to consider your transitions — and it’s not that difficult to do. When Catherine Lin approached me to decorate her penthouse apartment in the Waterfront Towers, I was elated. Catherine has a spitfire personality in a petite package, and as the publisher of Nihao Hawaii, she wanted a high-style, comfortable space that she could enjoy with her daughter as well as use to entertain clients. I wanted it to reflect her feminine yet dynamic personality. The unit had been designed with a Mediterranean feel, which Catherine loves. After talking a bit, we decided to go for a mix of styles, which you know I love! The mix we came up with? MediterraneanHollywood chic! And after finding out her favorite designer is Dolce & Gabbana — known for its sexy silhouette dresses with peek-a-boo leopard skin fabrics — I was ready to go. Catherine knew she wanted color. In the living room, we wanted a comfy yet dramatic space for relaxing and entertaining. Since one of Catherine’s favorite colors is blue, we decided that our color palette would be cream, brown and gold, with accents of cranberry and blue. To ground this space, I brought in a silky nylon blue rug that added glamour and a pop of color. Then we flowed our color palette into the next space, bringing the blue into more prominence in the dining room. A third of the room was lined with floor-to-ceiling windows, while the opposite side was lined with built-ins. This limited not only available wall space but also to what effect we could use that space. To bring in maximum drama and atmosphere, I took the dusky blue accent

the walls, the overall space will feel chopped up. If you want more colors than you can put on the walls, bring them in with area rugs, art and accessories — and keep these colors flowing from room to room.
Tip 2: Switch your colors. Probably the easiest, safest thing to do in transitioning from one room to the next is to pick a dominant color and a secondary color, and switch the dominant and secondary in the next room.
from the living room and put it on the wall. Blue suede dining chairs reinforced the color scheme. We also carried over the Mediterraneanmeets-Hollywood style. There was room for a dining set and nothing else, so that set had to make a statement in a way that repeated our styles. The dining chairs were vintage Hollywood, the table Mediterranean with its elaborate base and glass top, and the centerpieces simple glass cylinders accented with light-blue glass cubes and blinged-out
branches that added Hollywood drama and femininity to the scene. So as you can see, it’s not that hard to carry the flow of style, color and personality from one space to another. You can do this in your space. Here are some tips on color and flow for smaller spaces: Tip 1: Limit your color palette. Smaller spaces can especially be a challenge, because you don’t want to live in a Rubik’s cube. With too many different colors on
Tip 3: Switch high and low. If you’re going with a lighter neutral color palette, you can create a subtle but flowing contrast by choosing one color for the walls and one for the ceiling in one room, and reversing the colors in the next room.
Next week, I’ll show you more of Catherine’s spaces when I cover the basics about how to style up your lighting.

What’s hot and what’s not in the evolution of remodeling BY KAREN NAKAMURA
mericans are in love with renovating. Television networks such as HGTV and DIY run 24 hours a day with shows like “BATHtastic!” and “Design Star.” Magazines, websites and blogs feature happy homeowners gushing over perfect room makeovers. And with a continuously challenging economy, more homeowners have decided to stay in their current home longer, which has created higher demand for remodeling. A survey released by the National Association of Home Builders (NAHB) in 2012 shows that common remodeling projects have increased, compared to a similar survey from 2010. And nearly 50 percent of remodelers report seeing an increase in the number of homeowners who undertake remodels to avoid moving, compared to the 2010 findings. Bathroom and kitchen remodeling remain the two most common types of jobs, as they have been consistently since 2001. After 2009, however, bathroom and kitchen remodeling switched places — bathrooms became the most frequent type of job for professional remodelers. Seventy-eight percent of survey respondents cited bathroom remodeling
A
as one of the most common jobs, an all-time high. Homeowners are frequently asking for a high-end spa feel in their new bathrooms, with features and materials such as television screens built into mirrors, exotic wood finishes, recycled glass tiles and sophisticated lighting systems. Other popular features include those that enable a homeowner to stay in their home as they age, including step-in tubs and shower-stall benches and rails. Both kitchen and bathroom remodeling projects were up 17 percent from two years ago. Other popular jobs were window and door replacements, room additions, handyman services and whole house remodeling, although whole house remodeling is down significantly since its peak in the mid-2000s. The motivation behind many homeowners’ decision to remodel has changed as well. The top two reasons for remodeling were the need to repair or replace old or outdated components and the desire for better and newer amenities. More than 50 percent of remodelers said that these two reasons for remodeling have become more common over the past two years. In contrast, more than 20 percent of remodelers said there was a decrease in customers remodeling to increase home values as an investment or to prepare for a sale (whether distressed or not). Remodeling to accommodate a change in the number of people living in the home also received low scores. Whether they are inspired by the amazing makeovers shown on television shows, or their changing lifestyle necessitates repurposing spaces to make more efficient use of their home’s square footage, homeowners are turning to professional remodelers to help improve their home. Big design ideas for small spaces any homeowners with small apartments or studios feel that not much can be done to their homes or that it’s not worth it to renovate. The truth is, having a small apartment or studio is a very good thing for homeowners when it comes to renovating. DISCOUNT WINDOWS & DOORS OCTOBER 21 • 2012 19
Explore window innovations perfect for local environment H ow do you develop and design a perfect window for Hawaii? Prior to 2008, all windows sold in the state were designed and built on the Mainland and were less than ideal for use in the Islands. The Makai Range of windows, developed by Discount Windows & Doors, is the only window specifically designed for Hawaii. Existing vinyl frames frequently would yellow or become brittle with age; the thickness of the glass used was woefully inadequate for use in a hurricane zone; not one company utilized 100 percent stainless-steel hardware in their windows; the screens used were of poor design and didn’t last; and thermal efficiency was something used on a freezer — not a window. In 2008, all of that changed; using state of the art technology, Discount Windows & Doors developed a window system designed for the 21st Century and beyond — the company’s Makai series of windows and doors. They not only improved every facet of existing windows, but developed a window system never used in Hawaii before. Hawaii has some of the most extreme UV exposure on earth, capable of destroying all but the very best vinyl. Pure Virgin Vinyl, with its high percentage of titanium dioxide, is the only vinyl able to stand up to the harsh exposure of Hawaiian sunshine. Hawaii is in a hurricane zone — meaning, the state is likely to experience a direct hit from a hurricane in the near future. Most existing vinyl windows will be all but destroyed when that happens. The vinyl frame on

the Makai window series is a high-impact profile able to withstand considerable impact without failing. To complement the strong frame, double-strength glass is used, which is twice as thick as common glass used in the vast majority of replacement windows. The combination of these sturdy frames and double-strength glass enables these windows to endure winds of up to 180 miles per hour. In fact, all Makai windows are so strong that they are commercially rated and are frequently used in high-rise condos. The majority of homes in Hawaii experience varying degrees of salt exposure. The combination of high humidity and salinity in the air, along with tropical temperatures, create an extremely corrosive environment, which most people can attest to. The Makai range of windows and doors addresses this issue by utilizing the highest grade of stainless steel hardware available. Salt can also be problematic on glass, causing etching and constant staining. It also attracts moisture and dirt. By using Cardinal Neat Self Cleaning Glass, the problem is eliminated.
Virtually all homes in Hawaii experience an area that is hot at some time of the day. The solution is using Cardinal 366 Low E, one of the most energy-efficient glasses available in North America today. By using a combination of Cardinal 366 Low E with Argon and Neat Self Cleaning Glass, more than 90 percent of heat can be reflected out of the home. Finally, screens are the first item to deteriorate in most windows because of their poor design. Discount Windows & Doors has developed a strong screen system that can be removed from inside the home and, in most cases, with one hand. To learn more about these state-of-the-art, high-performance windows, call Discount Windows & Doors at 673-6656.

AIRE CONDITIONER SHOPPE
Going with the ‘cool’ choice for AC units B
y opting for an efficient, split-ductless air conditioning system, you can guarantee the ideal climate for your home or office. Systems sold and installed by the Aire Conditioner Shoppe are available in a variety of styles and price ranges. “The best time to service your existing split-ductless system is between the months of November and April, so when the warm weather hits, it will continue to operate with high efficiency,” said Aire Conditioner Shoppe owner Neil Wiedemann. The latest split-ductless systems provide zoned comfort and are engineered to install quickly and easily. These systems available from the Aire Conditioner Shoppe, which specializes in Fujitsu and Mitsubishi, provide both heating and cooling with the push of a button on the remote control. They also provide individual temperature control throughout your home or business so each room, zone or floor will be the temperature you set. Concerned about air quality? These systems have the capability to filter out dust,
mold spores and microorganisms. The Dry Mode helps to control humidity levels, even when cooling isn’t needed. Other standard features include Sleep Timer Auto Changeover and 24-Hour Timer Cold Prevention. Concerned about appearance? The cooling-only wall-mounted units, designed for single rooms, are slim and stylish. Indoor units have a clean, aesthetic design and are powerful, though small and shorter in length than competing units. The variable-speed compressor helps systems adapt to shifts in heat load caused by afternoon sun. Concerned about noise? These units are so quiet you won’t even know they’re on. How about cost? “The operative word is ‘efficient,’ ” Wiedemann said. “Old or malfunctioning air conditioning systems are energy hogs that don’t do the job effectively and run up your electricity bills. The air conditioning systems available at the Aire Conditioner Shoppe are the newest models that incorporate the latest technological advances.” He pointed out that split-ductless systems can be just as efficient as cen-

tral air conditioning, or more efficient in terms of energy savings, depending on the lifestyle of the homeowner. Wiedemann, who has been in the air conditioning business since 1979, sells and installs split-ductless systems on Oahu, as well as portable air conditioners. He also sells less expensive window units that are often the choice for apartments, condos and houses. “Even the window air conditioning units, which are generally what you
see in older apartment buildings or townhomes, have been extensively improved both in efficiency and appearance. However, the tenant and/or owner needs to obtain permission from the management company and/or apartment owners association to install any type of air conditioning,” he added. K. SCHENK ELECTRIC OCTOBER 21 • 2012 23
Safe and efficient updates for your home before the holidays BY BRANDON BOSWORTH
tores and shopping centers are already starting to put up their holiday displays, and soon homeowners will find themselves hanging their own seasonal decorations. Bright and colorful, Christmas lights are a longtime favorite. However, all those extra lights can put a bit of a strain on a home’s electrical system. That’s why this time of year is a good time to consider a
S
rewire to improve both the safety and efficiency of your system. If your home was built more than 40 years ago, the wiring probably does not meet today’s safety standards. This could put you and your family at risk. According to K. Schenk Electric, an estimated average of 50,900 residential fires involving electrical failure or malfunction in 2003-2007 were reported, resulting in approximately 490 deaths, 1440 injuries and $1.3 billion in direct property damage. Combining a rewire with the installation of a photovoltaic

system powered by solar panels can yield even greater benefits. Your electric bill can often drop down to nothing except for the standard HECO surcharge, and there are also federal and state tax benefits for making the switch to solar energy. K. Schenk Electric recently began offering solar energy panels. “I’m excited about the photovoltaic systems that we have started installing,” said company owner Kaulana Schenk. “Going green really benefits the owner and Mother Nature.” K. Schenk Electric is offering a 10 percent discount on a fullhouse rewire through the end of October. A rewire can be a great option for homeowners who have installed photovoltaic systems, since it can help to best utilize all the new power coming in from the solar panels. “This discount will allow homeowners to prepare for the holidays and know their house is safe,” said Schenk. “Prevent a holiday fire by calling us for an electrical rewire.” In addition to rewiring and photovoltaic systems, K. Schenk Electric provides a wide range of services for homeowners, ranging from renovations and electrical upgrades to general troubleshooting. They also work with businesses, including renovations, remodels, new construction and maintenance of rental units.

The art of lighting Add design and function to your bathroom with a little illumination
bathroom remodel is one of the most-desired home updates; it changes the way you start and end your day and also touts a high return on investment. Most homeowners focus on a new vanity, sink, tub or toilet. But one of the most-often-overlooked — yet important — parts of bath design is the lighting. Lighting not only affects the ambiance of the room, but also the functionality. “Most bathrooms have lower quality lighting than a janitor’s closet,” said Andrew Lippman, president of Robern, an industry leader in bath storage and grooming solutions. “And most of those bathrooms have a single recessed light over the vanity. That’s just not enough. Even the most luxurious bathroom is not functioning to its potential if it has poorly planned illumination.” When it comes to the art of lighting, it’s about function as much as it is style. In addition to selecting a design and finish, keep in mind the role each light will play in the bathroom. By choosing the best lighting and placement, you can transform both the ambiance and utility of the space. When evaluating bathroom lighting options, ask yourself these questions:
A
• How large is the room?
• What activities occur in this room?
• How much natural light is in the space?
• How many lights are in the area?
• What type of style/design suits the room best?
The bathroom is where most people shower, shave or apply makeup, so consider the importance of task lighting in addition to ambient lighting. According to the National Kitchen and Bath Association, task lighting should be allocated to each functional area of the bath — particularly the grooming area. Task lighting takes into consideration not only the type of light, but also the placement.
Location, location, location The placement of a light can dramatically affect the aesthetics of the room as well as the functionality. Top-down lights provide basic general lighting and can add dramatic accents for areas you wish to illuminate, such as architectural details. But a single overhead light directly over the mirror can cause lots of shadows on the face. The same is true for vertical mirror lights too far from one another, which makes it difficult to do common tasks such as shaving or applying makeup. Instead, couple overhead lighting with a vertical light source on either side of the mirror for even lighting across the face.

Vertical task lighting options If you already have an overhead light source, consider adding vertical task lighting. Lippman offered a suggestion: “Robern Modular Lights produce light of optimum quality and color. Shadows are eliminated and visibility improves drastically.” Robern Modular Lights have a neutral design that works with virtually any cabinet style or bath decor. Energy-efficient, eco-friendly fluorescent bulbs duplicate natural light and last longer than incandescent bulbs. An optional dimmer allows you to control the illumination so you can create task lighting when you’re getting ready in the morning, but also dim to create ambient lighting for a serene atmosphere for an evening soak. Another great task lighting option for around mirrors and

vanities is Robern Uplift Lights. These lights are available in a pendant and sconce design and feature a built-in nightlight that is operated by a second wall switch. A dim light source adds an element of safety when you have to use the restroom in the middle of the night without interrupting your partner (or completely waking you up) with a bright light. Excess light can also interrupt melatonin production — an integral part of the restorative process during sleep. The Uplift Lights are a sleek, stylish alternative. If you are remodeling your bathroom, or simply want to enhance your current design, look closer at your lighting.

ALUMINUM SHAKE ROOFING INC. OCTOBER 21 • 2012 25
A roofing solution for townhouse complexes M any homeowners have found the Country Manor Shake (CMS) roof system to be an innovative and cost-effective way to enhance the value and beauty of their homes. But the CMS roof may be an even better solution for a townhouse complex, subdivision or planned community, especially those that presently are covered with the aging
asphalt composition “rent-a-roof.” Asphalt roofs are unattractive and susceptible to weathering damage. They’re hot and require quite a bit of maintenance. They have to be replaced every 15 years, on average, regardless of what the warranty claims, and they double in price every 10 to 15 years. So, even though they appear to be low-cost, they’re actually one of the more expensive re-roof choices you can make. Townhouse owners at Mililani Pinnacle and Wailea Elua Village found that one of the best ways to save money while adding real value to their complexes was to upgrade their deteriorating roofs with the Country Manor Shake roof system and have it installed by Aluminum Shake Roofing Inc. (ASR). The company has re-roofed more than a dozen complexes on four islands and has a reputation for getting the job done — on time and on budget. ASR can even set up a payment schedule in which customers don’t have to put up a lot of cash before

the work is actually done. You get the look of beautiful, hand-split cedar shakes without the drawbacks (see photos). Cool, rust-free aluminum will never rot or blow off; it can be walked on without special knowledge and the roof has the highest fire rating required by the building code. The finish is warranted to never come off and even fade is limited to a very small amount for 30 years. Most of the time, the CMS roof can be installed
right over a conventional roof, which saves the time and expense of a tear-off and keeps the old roof out of the landfill. Call Fred Rehm of Aluminum Shake Roofing Inc. at 383-8020 and he’ll come out to your complex and prepare a detailed plan and proposal to get the work done. He’ll meet with your board and answer all of its questions. He has the experience and integrity to get the job done right.

Halloween decor that’s more treat than trick W
hile displaying ghosts and goblins is great for the kids and the standard for Halloween decor, how about getting into the spirit, but with a bit more sophistication this year? If you are throwing a Halloween party for those adults who are kids at heart, a spooky holiday theme can still be part of the festivities, but with a touch of panache. There are many directions you can go with a decoration theme. Certainly there are the colors of black and orange that can be integrated into the decor and use of pumpkins or candles, which still scream Halloween but can be displayed elegantly. Gary LaVasser, academic director in Set & Exhibit Design at The Art Institute of California — Hollywood, a campus of Argosy University, said that while everyone thinks of orange and black, consider the combination of dark red and black. At Halloween, any time black is used, it represents scariness and the dark red can be symbolic of blood. “For a more sophisticated look, combine dark-red arrangements of roses, cover them in black-hat veiling so that you see the roses through the veil and tie them together with black satin ribbon,” he suggested. “If you want to go a little further, place the arrangement on an inexpensive black placemat and drip dark red nail polish from a few rose petals onto the placemat. It will look like the roses are bleeding.” LaVasser also had these tips for alternative but sophisticated Halloween decor:
• Paint objects black that normally are not this color. For example, jack-olanterns are orange, so spray them black for a twist on a familiar item. Also consider painting real flowers black. To make objects more interesting, select different black textures such as matte, glitter, satin, gloss or metallic paints. • The colors of fall are rich earth tones and these colors also associate with Halloween. Add a little “punch” by using a deep purple color. It can be an interesting contrast to oranges and gold tones. Also consider using metallic gold, copper and pewter colors. You can paint leaves or pumpkins with these shades as well. LaVasser added that one can look for inspiration among different cultures and how they celebrate certain holidays

or Halloween. A Latino tradition is Day of the Dead, observed on Nov. 1 and 2, which celebrates family and friends who have passed. “Day of the Dead decor includes folk art, candles, colorful flowers and bright ribbons together with skeletons,” said LaVasser. “This theme offers great options for Halloween.”

CV CONSTRUCTION OCTOBER 21 • 2012 27
Making the renovation process stress-free for homeowners BY VICTOR YEUNG
T
here are so many things to consider and do before, during and after a renovation. Having a contractor control the flow of the project will help make sure the project goes according to plan and finishes within the time promised. CV Construction LLC is just that type of company. A recent project involved a homeowner and serviceman who, just before he was deployed, inquired about our services. When I went to complete the free estimate, he had already been deployed, so his wife walked me through their renovation request. I then drafted an estimate on site and sat down with the homeowner’s wife and explained the estimate from beginning to end. After a few email exchanges between myself and the deployed husband, the couple settled on what they wanted to complete in their renovation. I had the wife come to our showroom to look at some samples and finalize the contract. Then we went shopping for their appliances. Contractors always know where to get the right-priced materials for your project and help you with buying the right appliances to fit your budget. While shopping, I gave her my ideas of items that would fit her budget. We settled on what she wanted and had the items delivered. As with all renovations, there were bumps along the way. I helped the couple by maintaining contact with both the husband and wife. After the project was completed, I found out that her father did a similar renovation (not in Hawaii) and was amazed at the speed and quality of the project. CV Construction LLC strives to exceed the expectations of the homeowner with each project. We maintain an open line of communication so there are no surprises, and we always strive to save time and money.

ALTERNATE ENERGY INC.
Bringing prime products to Hawaii’s solar market PV company trains with Mitsubishi technicians to strengthen services
ast week, representatives from Mitsubishi Electric paid a visit to Alternate Energy Inc.’s (AEI) Pearl City headquarters and training facility. As Mitsubishi’s leading system integrator in the U.S. (and the first and only Mitsubishi Elite Dealer in the country), Alternate Energy enjoys an important relationship with the eminent solar panel manufacturer. Not only did Mitsubishi tour several AEI installations across the island, but technicians from the Japan factory trained the AEI team in the company’s latest rigorous and proprietary installation techniques. Why is proper installation so important to Mitsubishi? “We believe our PV product is the best the world has to offer,” explained Perry Rosensweig, business development manager with Mitsubishi Electric USA’s Photovoltaic Division. “Many things set Mitsubishi Electric apart, but the most important is the quality of the module. We’re seeing more choices are coming out of places like China and other neighboring countries. But unlike a lot of products, solar products have to last at least 25 years in order to maximize financial and environmental benefit. And they have to withstand wind, rain and salt spray. At Mitsubishi, the quality that goes into the frame, glass, cells and electrical connections — there is really no comparison. That’s critical when you are making such an important investment.

“But,” he said, “without expert installation, all that quality means nothing.” Rosensweig added, “Alternate Energy is Mitsubishi Electric’s leading system integrator by far — not only in Hawaii but in the nation. We make the product, but from the moment we load our panels onto the barge and ship to Honolulu, our success depends on our system integrators. From system design to permitting, to actual installation, there are a lot of balls to juggle when it comes to installing the product appropriately on a home. They are the ones who really make it happen. And that’s what Alternate Energy does so well. “That’s why we have named Alternate Energy our first and only Mitsubishi Electric Elite Dealer in the U.S. They won that status because of their expertise and the volume of product they install. They know how to do it right. At Mitsubishi we are guided by the seven principles: trust, quality, technology, citizenship, compliance, environment and growth. Alternate Energy shares those values. We are about quality product,
they are about quality installation. Ultimately, the benefit is to the customer: we are working hand-in-glove to deliver a quality product and installation that will serve the customer well for decades to come.” Rosensweig also shared insights on the state of the solar industry today. “Without a doubt, the industry is booming. As a result, competition has increased sharply, but with that has come a lot of bankruptcies and withdrawals. I believe we’ll see more of that shake-out in next 18-24 months. But Mitsubishi Electric, with its 100-year history and wide diversity of products, is a solid, well-established company that will be around to back up the performance warranty on its modules for generations. “AEI’s long-term commitment to the local solar industry and community means a lot to us as well. There is a fair share of fly-by-night installers in the PV field. For success in this industry, you need to have stamina and persistence and a willingness to stick out the lows and as well as the highs. Founder Bruce Ekimura and his team have shown that they are in it for the long run. That’s a very important characteristic to us. We are in it for the long haul, and we want ALTERNATE ENERGY INC. favored partners like Alternate Energy who are here to stay as well.” contact // Oahu: 842-5853 Alternate Energy Inc. is located at 96• Maui: 872-9592 1276 Waihona St. # C124.
