SUCCESS Begins With Passion AUGUST 2023 Team Zingales Realty ZINGALES
Working with Dave has taken all of the guess work out of determining insurance coverage and needs for our family—we had previously enrolled in a corporate option, thinking that our best interests were protected; however, Dave’s analysis and insights not only saved us on premiums, but offered us more coverage. He holds the insurance for our home and our vehicles, continually updating us on policies and rates …without hesitation, I would recommend Dave for his knowledge, response rate and genuine customer service.
- Maureen Marblehead, MA
We have worked with Dave Bruett for only a few years and can confidently say we would never change. Dave's professionalism and responsiveness sets him apart from the other agents we have worked with. His expertise and thorough guidance provides us the confidence that we are making the right decisions for all our insurance needs. He is our 'go to!'
- Nora Marblehead, MA
Dave is so customer focused he makes things easy when it comes to insurance. Whether it is setting up a new policy, answering my questions promptly, helping get a claim filed or any other insurance related issue he is always right on top of it. I do all my personal insurance with him and when I started my own business a few years ago he set all that insurance up for me as well. Dave is the best!

As mid-summer sets in, you may be vacationing, planning to vacation or, diligently working away on deals and opportunities in the market. Either way, I hope you’re enjoying the summer months, even though we got a very late start to the season this year.
Perhaps this issue finds you sitting on a beach or by a pool, or just relaxing at your home, with downtime to settle into North Shore Real Producers August publication. This month’s issue is a good one, and as we do each month features a few of the area’s top professionals...

Our Rising Star features Toni Lynch of Toner Real Estate in Lynn. Toni describes herself as resilient, tenacious, motivated, independent and passionate and is always lovingly there for everyone else. And we agree.
We haven’t had one for a while, but our Celebrating Leaders story features Jamie Cammarata of Keller Williams. Says Jamie, If you do or give just one more … thing, action, or attempt, you will be in a
constant mode of improvement, growth and betterment that will lead to success. You’ll enjoy learning more about Jamie as we have for sure.

LYNCH TONER REAL ESTATE
12 • August 2023 @realproducers
KEEP GOING!
It is what she says to those around her and especially her clients: Keep Going! Toni Lynch has navigated a plethora of speed bumps in her own life, and she has become quite excellent at helping others find their way despite the issues that life throws at them. She is resilient, tenacious, motivated, independent, and passionate, and she is always lovingly “there” for everyone. For her, success is about being happy and true to oneself. She has learned to enjoy each day in life, to be self-sufficient, and to “go after life” with a persistent passion. The great thing is that she helps others do the same.
Toni grew up with three brothers and three sisters as the middle child – with an identical twin. She has always worked at least two jobs, even while attending West Virginia State and Northshore Community College where she earned her Associate’s Degree in Criminal Justice. Since she was 18, Toni has always served others in the hospitality business most often as a server but sometimes as a bartender. “I love the idea of helping others; I feel good when I make others feel good,” she notes.
Her experiences have helped her forge a skill set that gives her the opportunity to earn the trust of others, listen to their needs, and help them reach their wants/desires. She has also developed quite the sphere, and the last six years (seven days a week) she has been consumed with her passion of helping people find a home to make memories. She loves her work. She explains that each day provides much needed variety, and she likes helping people who are trying to build equity and increase their ownership of property. It makes her feel a sense of pride to help families “set themselves up” for financial success.
Toni vividly remembers her introduction into the industry. “I had to learn quickly, ask a lot of questions, and find my way
out of the darkness of unsurety, but I have emerged as someone who constantly improves themselves – always learning and growing,” she remembers. Joining Toner Real Estate and sitting under the tutelage of Colleen Toner was a real gamechanger for her too.
Toni has quickly learned the best practices of agents which involves being honest and detail-oriented. She says the better agents “show up always” for their people and do what others will not do for them. Great agents are available and engaged with their clients, and they advocate strongly for the needs of those who are trusting them. Lynch loves to put the pieces of a transaction together, but she never sees it as merely a transaction; it is a relationship built upon integrity.
Lynch is always in “solution mode,” and she understands that working in real estate means she must constantly learn, improve, adapt, and guide. She has been greatly helped by her bosses from many jobs, and she gives huge kudos to the people in her office. “These agents are impressive and like-minded, and they model the qualities of being positive, trustworthy, and dependable. They make me want to be better,” she says.

Toni is very close to her siblings and celebrates family values. Her siblings have been instrumental in her driving passion and purposeful living to keep advancing to success. She also enjoys fitness and specifically Martial Arts. She trains at Forged BJJ Krav Maga Self Defense Martial Arts Academy in Salem, Massachusetts with her coaches and owner/coach, Dennis, and she loves the qualities it has instilled in her: character, patience, and an understanding of how to protect herself. Most all her strategic living is based upon her passionate desire to become the best version of herself – constantly improving. Her friends are
just as important as family, and the difficulties that she has experienced along the way including overcoming various levels of adversity only forges her desire to help others navigate life. People find respite in her – the ability to never give up and the excitement of dreaming and seeing those
Going forward – because that is always Toni’s direction – she wants to accumulate investment properties, be a better agent, and work on spontaneity. Toni Lynch hopes her legacy will be defined as a positive impact on others – while making them feel good about being a part of something very good. She wants to be remembered as someone who worked hard for others and supported them the way they wanted and needed. It is just how she rolls!

LIGHTSHED PHOTOGRAPHY
THE ART CAME FIRST; THE BUSINESS CAME LATER.
A PARTNERSHIP IN PHOTOGRAPHY
18 • August 2023 @realproducers
By Breanna Smith, NSRP, Sr. Writer, Photos by Rob Reynolds, Lightshed Photography Studio
SHe enrolled in the Hallmark Institute of Photography, where he met an aspiring portrait photographer named Kendra. The two have been a team ever since, as a couple and as a dynamic photography duo. They have shot weddings, worked on projects and opened their own business – Lightshed Photography Studio, a partnership in photography.
TDifferent styles, same goal Dan and Kendra specialize in different types of photography – Dan shoots commercial portraits and real estate photos while Kendra photographs families, expecting mothers and young children. While they focus their cameras on different subjects, their goal is to be creative and do it well. For Kendra, that means acting goofy, singing silly songs and making crazy faces to get those picture-perfect giggles from little ones.
U“I just focus on making sure that kids are having fun,” Kendra said.
DDan said that connecting with kids and bringing out their biggest, brightest smiles is a talent Kendra has always had. Kids may not always understand a joke or respond well to directions for posing. So Kendra
makes it all one big, fun game. Now, she gets even more practice perfecting her craft with their two-year-old daughter Kora.
For Dan, his focus is on systemizing the photography process to create inspiring images that generate results for his clients. His subjects are most often homes and members of the corporate workforce. Systemizing the process may seem like the opposite approach to creating inspiring art, but it’s a must for Dan. He loves making art but respects the need for systems in place for efficient, effective business. And it works. Since opening, the team has grown to four photographers.
“The art came first; the business came later,” Dan said.
Growing up, Dan was the shy kid often found curled up with a book or playing video games. Behind a camera, you’d never know.
“I was very introverted and kind of had to manufacture a different personality, so to speak, to do this job,” he said. “I feel like that compared to what we do now that may surprise some people…I think if somebody walked in the door now, they’d be like, ‘you were an introvert?!’”

Sometimes what you’re good at isn’t where your passion lies. After Dan St. John went to art school for drawing – an innate talent he grew up with – he found himself looking for something more. Working in illustration didn’t light a fire in him, but using a camera to create art clicked.
Get It In Print
When it comes to doing business and preserving photos, get it in print. While in school, one of Dan’s professors held up a 5-inch floppy disk from 1985 and told the class to imagine if that was the only way to see their grandparent’s wedding photos. It was a lesson that stuck with both of them and has become a running joke.
“It was always to drive the point home not to stick it on a computer, the medium is going to change. Get it printed. Get wall art. Get albums. Get something you can hold on to.”
Technology changes, which is why it’s crucial to treat photos like any other work of art and get them in print to preserve memories for a lifetime and beyond.
“My goal is to always have people walk out with printed products,” Kendra said. “With wall art being my main focus – to get these images hanging up and not just living somewhere digitally.”
When a photo is printed, it becomes a tangible memory, something our future generations can touch and look closely into. Kendra doesn’t dance around singing wacky songs and playing silly games for photos to be archived and rarely thought of. To the photography partnership at Lightshed Photography Studio, moments captured from behind the lens are art worthy of the utmost respect and admiration.

Always Giving One More
If you do or give just one more … thing, action, or attempt, you will be in a constant mode of improvement, growth and betterment that will lead to success. Jamie Cammarata has made studying potential an art form, and she says that achieving your goal while balancing the rest of your life puts everyone on the path to success. “If you are where you want to be, you are ready to celebrate success and then forge ahead to the next level,” she explains.
Jamie graduated from Framingham State University with a degree in Education and a minor in English and Communication. She launched her professional career as an elementary teacher for a few years followed by raising a family in North Andover as a full-time mother. She later returned to part-time teaching and even served as a para-professional in the classroom. “Being an effective teacher is when a teacher can teach those who want to learn something new, aid those who have understood the basics, and challenge those who already mastered the basics all in the same time realm of a classroom.” She thinks that being a real estate coach is very similar.
In 2009, Jamie joined some other family members and became part of a restaurant investment group in “The Andovers” as a co-owner of LaRosa and Lafina Steakhouse and Prive. She also secured her real estate license that year, so she worked the next two years in the hospitality industry as an owner and then dove full-time into real estate sales. In 2013, she was hired by Keller Williams, where she has been a team leader for 10 years, first in Beverly at KW Evolution and then at KW Success in Andover. Jamie says that her role encompasses many things, but the primary objective is to teach people how to be business owners.
“We encourage and lead agents to plug into technology, training, education and coaching with the idea of becoming the best that we can be – reaching our fullest potential.” She loves helping others with their progression of personal and professional growth while maintaining her own journey on that path as well.
Jamie says that the best agents are driven and coachable and that they know how to self-discipline themselves, for no one else is going to do that for them. She also says that they understand the concept of lead generation and that they know how to earn business, make money, and achieve their goals. Leads come
from many sources now like special events, social media, and involvement groups like book clubs and such. The best agents study their goals, priorities, and strategies, and they never work for the hope of things working. They know their numbers, block off their time, and hold themselves accountable.
Cammarata tells new agents to ask a lot of questions – like
how much time is spent on … or why? They are always observing “how” successful agents are doing their work, and they discover quickly the strategy to it all. They believe in themselves, and they do their own work. “When you hire a trainer, you still have to do your own burpees; no one will do it for you, but getting accountability and support is great.”

JOE ZINGALES TEAM ZINGALES REALTY
SUCCESS BEGINS WITH PASSION
Joe Zingales was born in Sicily, Italy and moved to the USA when he was just three years old. His family’s story is much like many during that time. His father came on a boat at seventeen, worked in the Mills when he arrived, and provided a great opportunity for his family to succeed. Joe’s dad is 92 today and enjoying life.
Joe enjoys his life and work too, and he credits a lot of his success to his upbringing: his Mother and Father’s work ethic and example. After graduating from high school, Joe tried to adapt to the corporate life, but it caused him to go crazy
– metaphorically. He worked as a purchasing agent, in banking and as a Network Systems Administrator. When he purchased a home from his wife’s brother who was a real estate agent, he was motivated to become one – which he did in 2002.
For over two decades, Joe has been seizing the opportunities that every day brings. He notes that no two days are alike and that he enjoys solving the challenges that working in the field bring. “I really love to help people, and I enjoy working with my sister, Rosanna, who is my Broker. I am involved in agent recruiting, agent
performance and in coaching the team. I want to make everyone including myself - better,” he explains.
Joe remembers his start, which was launched with surprisingly little training. He spent a considerable amount of time listening to others and studying about the industry to teach himself what the environment was truly about. In a relatively short time, Joe was able to muster enough experience to forge a path that led to success. He says that success can come in almost anything –like you have the best coffee or the best food, but he notes that in any form, success depends upon one’s passion.
cover feature
Early in his professional career, Joe worked for Sun Micro Systems which contained some “downtime.” He chose to work on his self-improvement skills, so he read books. One author, Robert Kiyosaki, really made an impression upon him, and Joe remembers that it was this author who convinced him that if growth were to come, it would come through the growth of a team. “I realized that for my brand to become larger, I needed to build with others, and
they are very adept at negotiations. Better agents advocate for their clients, and they are committed to “giving back” to their communities.
For those who are new or newer to the industry, Zingales wants them to “be sponges.” They need to soak up everything they can learn from those
I realized that for my brand to become larger, I needed to build with others, and so, Team Zingales was launched.
Joe is married to Teresa who has joined him at his agency. The couple has a son, Matteo, who has studied architecture and is now his Director of Operations, and a girl, Juliana, who is a property manager. Everyone who knows Joe, knows that his other passion is cooking. He even has his own television show, “What’s Cooking in Real Estate” with Joe Zingales. The premise of the show is to explore a new or even an old dish with the guests of the program and talk about the current state of affairs in real estate. Joe loves to cook a lot and on weekends, entertain his friends and family. His personal dream would be to own a Food Truck and travel around serving great cuisine to people for free.
Joe Zingales is a selfless and caring guy who loves to do “out of the box” things. He hopes that his legacy is defined by his reputation for helping others – like anyone can call him for assistance, and he will come and help!
I want to make everyone including myself - better.
