JUMEIRAH EMIRATES TOWERS DUBAI, UAE

This landmark project is located in the rapidly developing financial center of Dubai. The twin towers, featuring a 52-story office tower and a 400-key five-star hotel, rise to a height of 360 meters. Clad in silver aluminum panels and silver and copper reflective glass, the uniquely contemporary forms of these towers has become a symbol of modern Dubai. Flanking each tower at its base are low curvilinear structures, reminiscent of massive shifting sand dunes, housing parking and service elements. The towers rise from a terraced podium featuring a boutique retail mall, restaurants, and cafes. Landscaping is an integral feature of the design with undulating land forms, water features, and a variety of plants creating a unique development in downtown Dubai.

EMIRATES NBD HEADQUARTERS DUBAI, UAE

Selected as the winning entry for an international design competition, this prestigious project is located beside Dubai’s historic creek. The 16-storey headquarters of the National Bank of Dubai includes office accommodation, branch office space and banking facilities, complete with underground staff parking. The unique design, clad in gold glass and grey granite, suggests the sweeping sail and curved hull of a sailing dhow, symbolic of the trading tradition of Dubai and a trademark for the bank.

SHANGRI-LA HOTEL DUBAI, UAE

Located in Downtown Dubai, the 45-storey Shangri-La, rising to a height of 192 meters, provides luxurious hotel and residential units over 45 oors. Articulated with a strong vertical rhythm of granite and glass, the exterior of the twin towers harkens back to the early twentieth century American skyscraper. A dramatic four-storey high lobby features elegant restaurants and a business centre. The project includes an exclusive health club, two banquet halls and parking facilities for 450 cars.

BURJ KHALIFA DUBAI, UAE

At 823 meters, the much-heralded Burj Khalifa is by far the tallest building in the world. NORR was responsible for the construction administration related to the architectural and design coordination aspects of the project during construction. For this landmark project, we supervised the execution of the Burj Khalifa tower in compliance with SOM’s design intent and contract documents previously approved by Emaar. Our responsibilities included the coordination of architecture with engineering design by other consultants and contractors, quality control, reviewing mockups, samples, shop drawings and manufacturers’ data. During construction, we advised Emaar and others on issues related to construction methods required to solve complex problems on site.

AL FATTAN MARINE TOWERS DUBAI, UAE

Located within the Dubai Marina, this residential development consists of 52-storey twin towers that rise dramatically from a 2-storey retail podium. These ephemeral glass and aluminum clad towers, 246 meters in height, anchor the development along this popular ocean front. The massing for each tower is articulated as three distinct elements ocean-facing curved wings containing apartments and a curved clear glass element featuring vertically stacked atria that provide residents with shared communal spaces within the towers.

MEDIA CITY OFFICE BUILDINGS DUBAI, UAE

Located prominently within the Dubai Media City business park, these three low-rise office buildings were designed and constructed in a record 12 months. Fronting onto a man-made lake, the high-tech look of these aluminum and glass buildings reflects the image of this ambitious new technology park. The typical floor design for these office buildings features a centralized core within a 2,000 square meter footprint, maximizing efficiency and flexibility for tenants.

EMAAR BUSINESS PARK DUBAI, UAE

Located at the centre of Dubai’s business environment, the Emaar Business Park is ideally connected to the Sheikh Zayed Road, a major vehicular artery within the city, and is surrounded by stunning views of the Emirates Golf Club. Our design for these four commercial buildings establishes a distinctive corporate image for this office park. The buildings are designed to Class A office specifications and allow flexibility in tenant use. On-grade and multi-storey parking provides convenient tenant and visitor access to the development. The project features shared amenities including restaurants, cafes, and financial services.

MARINA TERRACE DUBAI, UAE

This dramatic 36-storey residential tower is located on a prominent site within the Dubai Marina. Semi-circular in plan, this glass-clad tower is designed with marina facing apartments wrapped around a central core. Located on each oor is a glazed lobby with dramatic views to the ocean. The development features a terraced podium with retail facing onto a public plaza and marina.

MARINA TOWER DUBAI, UAE

This 30-storey residential tower rises from a retail and parking podium. The project’s frontage onto the marina is of vital importance to the scheme. The rectangular-shape of the tower, featuring cantilevered corner balconies, is designed to maximize unobstructed water views for its residents. The podium consists of 6 levels of parking with a leisure deck and health club at its roof level. The exterior of both tower and podium are clad in beige colored precast concrete and granite panels, blue-tinted glass and a selective use of silver aluminum panels. Dramatic night lighting, designed to accentuate the verticality of the exterior, highlights this tower in its context.

ADDRESS BOULEVARD HOTEL DUBAI, UAE

Located in the heart of Downtown, the 70-storey tower comprises of a 200-key 5-star hotel and 523 serviced apartments. Crowned with a signature rooftop lounge and restaurant, the hotel contains a host of facilities, including a ballroom, meeting suite, spa, retail, restaurants, bars, lounges and a triple tiered pool deck.

VIDA RESIDENCE DUBAI, UAE

The Vida Residence offers a unique opportunity for urban living. The distinctive geometry of this 60-storey tower responds to dramatic views of the Burj Khalifa and The Fountain. The exterior design of this tower is a contemporary interpretation of the art deco era of the early 20th century. Dramatically vertical in massing and line, the minimalist detailing in stone and glass will make this tower an elegant addition to the Dubai skyline.

VIDA ZA’ABEEL DUBAI, UAE

Abstractly sculpted in metal and glass, these landmark towers rise dramatically from landscaped terraces. Overlooking Za’abeel Park, the rectangular forms of this project gently reflect the setting sun. Our design for this development is an inspired response to density – a scheme that juxtaposes sheer verticality with the cascading horizontality of landscaped terraces. A picturesque massing features podium and towers organized around individual courts and gardens, a strategy that provides individual identity within the larger whole. The development provides 1,700 residential units within the towers, a 200-key hotel, street-facing retail, and parking for 2,100 cars.

ADDRESS SKYVIEW RESIDENCES DUBAI, UAE

Located on a prominent site in Downtown Dubai, this 61-storey twin tower development features a dramatic bridge. A pool deck, luxury apartments, spa and an open air bar provide spectacular views to Burj Khalifa to the east and the coastline to the west. Currently under construction, the towers include a 165-key 5-star hotel, 540 serviced apartments and parking for 1,400 cars.

CREEK GATE TOWERS DUBAI, UAE

Located within the Dubai Creek Harbor, this residential project offers a unique opportunity for urban living. In keeping with its prime location, the towers have been designed to maximise views to The Tower and Burj Khalifa. The development provides 490 apartments, shared leisure facilities and retail outlets.

DOWNTOWN VIEWS II DUBAI, UAE

Located on a prime site in Downtown Dubai, this residential development provides unobstructed views of Burj Khalifa and The Tower. Featuring three towers at 63 storeys, 58 storeys and 51 storeys, the development provides a total of 1,463 residential units. Rising from a common four storey podium comprising of lobby lounges, retail offerings and parking facilities, each of the towers accomodate a landscaped observation deck at the rooftop level offering panaromic views to its residents.

CENTENNIAL CENTRE DUBAI, UAE A boutique retail addition along Jumeirah Beach Road, the concept of this project consists of a simple rectangular mass with carved out terraces. Covered in a suspended metal screen, the project will be an elegant addition along this historic avenue in Dubai.

THE ONE - JUMEIRAH VILLAGE CIRCLE DUBAI, UAE Our concept for this 40-storey tower, while economical in form and structure, is an elegant addition to the Dubai skyline. Restrained in massing, the sculpting of the extruded tower volume is a direct response to programmatic

THE ONE - JUMEIRAH VILLAGE TRIANGLE DUBAI, UAE

Conceived as two sculptural masses connected by a vertical glass atrium, this 4-star hotel incorporates courts and gardens, that provide landscaped communal spaces for the residents. The 34-storey development features 585 hotel keys with parking for 200 cars. A speciality restaurant located at the top allows for dramatic views of the ocean and Burj Khalifa. Shared amenities include an executive lounge, health club, gym and pool..

HOTEL INDIGO DUBAI, UAE Located in Business Bay, this 4-star hotel sits on a prime location, facing the creek to the south and offering dramatic views of Burj Khalifa to the west. This 20-storey tower features an undulating glass and metal exterior that playfully communicates the repetitive and capsular nature of this building. The hotel provides 240 keys and associated amenities.

HOTEL APARTMENTS, PALM JUMEIRAH DUBAI, UAE

Inspired by the natural forms of the desert as it meets the sea, the curvilinear shape of this oceanfront property maximizes ocean views for its residents. A sculpture in metal and glass, this luxury development provides 94 serviced apartments. Amenities include a rooftop pool, specialty restaurant, gym and spa.

GMG HEADQUARTERS DUBAI, UAE

Gulf Marketing Group is one of the most successful and influential business groups in the Gulf region. Within their Headquarters building, our layout of the executive floors provides order and symmetry accentuated by the use of materials, color and light. Illumination is achieved through reflection from mirror, glass and stone.

RESIDENTIAL DEVELOPMENT, AL RAHA BEACH ABU DHABI, UAE

This unique design celebrates the waterfront location of this development within the Al Raha Beach Precinct. Our concept takes advantage of both natural and manmade elements: the sea, views to the horizon, connection to the adjacent boardwalk and canals. The scheme combines simple architectural forms, sculptural massing, and landscaped terraces to create a signature residential low-rise community. The stone and glass sculptural forms of the towers and podium are configured as a series of ‘sliding volumes’ in both plan and elevation. This concept is reinforced by the splayed geometry of landscaped terraces and creates a dramatic juxtaposition of shapes, spaces and materials. The raised landscaped deck features private gardens and shared terraces overlooking the boardwalk.

ZAYED BAY MASTERPLAN ABU DHABI, UAE

This waterfront development, located adjacent to the Maqta Bridge entrance into Abu Dhabi island, provides class A office space, a 5-star hotel, exclusive residential apartments, and prime retail uses along a promenade setting. The development’s planning and massing strategy is a response to the water’s edge – our scheme integrates open landscaped spaces and carefully placed buildings to allow pedestrian and visual connection to the bay. A marina provides docking facilities for day visitors, yachts and ships, as well as providing a connection between the mainland and the island. Abstract architectural forms reinforce the notion of a wall and beacon as organizing elements within the landscape.

THE HABITAT ABU DHABI, UAE

The Habitat is a theoretical model for mixed-use living that challenges typical solutions for high-density development. Seen within this framework, The Habitat proposes a unified and integrated approach to urban planning, architecture, engineering, and landscape design. This model includes residential, office, hotel, and retail uses that challenge conventional solutions for multi-use projects. As a response to the dire need for sustainable landscaped spaces within the city, we have proposed a matrix that incorporates ‘neighborhood parks in the sky.’ These shared spaces have the potential to act as catalysts, creating identity and helping establish smaller groups or communities within a larger whole.

BEACH TERRACES ABU DHABI, UAE

Located along the idyllic mangrove shoreline of Abu Dhabi, this project’s design is motivated by providing its residents with unobstructed views of this natural setting. The massing of the project is a dramatic play of cantilevered forms in limestone and glass. Living spaces are designed with floor to ceiling exterior glass walls and with generously sized private terraces. An amenities deck with health and leisure facilities connects the towers. Parking and servicing is accommodated below grade, liberating the ground for pedestrian activity. The project provides 67 high-end residential units.

ABU DHABI SCIENCE CENTRE ABU DHABI, UAE The design of the project was driven by an appreciation of operational requirements with the efficient grouping and communication of four key elements: administration, circulation, gallery space and engineering. Placed on a linear site, these building blocks have been articulated as a series of sliding masses flanking the Welcome Hall. An expressed geometric-sphere adjacent to the main entrance completes the overall massing of this project.

GATEWAY MALL AJMAN, UAE

Inspired by the mountains and wadis of Ajman, our design for this retail and entertainment project is characterized by indoor and oudoor spaces. A contemporary interpretation of hillside terraces, dry wadi beds and palm plantations, the massing for this development stitches inside and outside together, forming a seamless narrative. The exterior of the 2-storey structure is sculpted to create civic space, including habitable courtyards, outdoor seating and cafes.

THE AVENUES KUWAIT

Our design for this retail development was inspired by the natural forms of the desert - sand dunes, rock formations and the movement of clouds in the desert sky. The development features an undulating landscape, rock-like building forms, and gently arching skylight profiles as abstracted references to these natural elements. One of the largest retail developments in the region, the Avenues provides over 150,000 square meters of retail gross leasable area and parking for over 6,000 cars. The planning of this retail development celebrates the connection between internal and external spaces, providing much needed landscaped and civic space for residents of the city.

TRADE CENTRE KUWAIT

A unique addition to Kuwait’s skyline, this twisting 40-storey office tower rises from a 3-storey retail podium. This downtown project is located along the First Ring Road, fronting onto the historic Al Sour Public Garden. The inspiration for this project comes from our study of spiraling geometric patterns in nature and from our intention to visually connect with the Public Garden via internal gardens that rise through the height of the tower. This sculptural glass-clad tower, 216 meters in height, includes panoramic elevators that provide dramatic views to the city. A stone-clad retail mall provides three levels of boutique retail shops.

AL SOUR OFFICE TOWER KUWAIT

A unique addition to Kuwait’s skyline, this exclusive office tower is located on a prominent downtown site on Al Sour Street. The massing of the tower is expressed as a series of floating, curved glass forms suspended over an emerging glass core. The building provides street-fronting retail and 23 levels of boutique office space.

AL MADINA TOWER KUWAIT

A recently completed office tower in Kuwait, this commission presented a unique challenge – the refurbishment of an existing 15-storey office building and the addition of a 26-storey tower that complements the project. Located on a prime site in downtown Kuwait, our design approach resulted in the re-cladding of the existing building in aluminum to match the exterior of the new tower. The project was completed in a record 15-month period with minimum disruption to existing tenants.

RESIDENTIAL TOWER DASMAN, KUWAIT

The design of this tower responds to both natural and man-made elements, celebrating views to the city and the sea. Strongly geometric in form, the triangular floor plate of this residential tower maximizes unobstructed views to the horizon. This glass and metal clad tower rises dramatically from a terraced landscape. Internally, the ‘exploded core’ of this tower features three separate elevators that provide exclusivity for residents.

KING ABDUL COURTYARDS

JEDDAH, SAUDI ARABIA

The commission for King Abdul Aziz University, in Jeddah, Saudi Arabia, was an opportunity to deliver a design solution incorporating shading elements and landscape that provides much needed improvement to the quality of outdoor spaces on the campus. In addition to designing a shading scheme for the courtyards, our approach focused on providing a three dimensional treatment for the courts that incorporates the grounds, the surrounding building facades and introduces natural landscape as an integrated solution.

JEDDAH GATE TOWERS JEDDAH, SAUDI ARABIA Located within the Jeddah Gate District, our design features two metal and glass clad towers. Rising from a landscaped leisure deck, this project anchors the overall development. Vertical in expression, the exterior of these towers comprise of multiple volumes.

AJDAN RISE AL KHOBAR, SAUDI ARABIA Located within the Ajdan Waterfront development, the scheme provides opportunities for outdoor terraces and gardens within an exciting sculptural assembly. The project includes 160 luxury apartments, waterfront retail, and parking for 300 cars.

JENAN CITY AL KHOBAR, SAUDI ARABIA

Located on a 47,000 square meter site, the design of this multi-use development is predicated on creating a matrix of inter-connected courts and gardens. Our concept combines horizontally massed low-rise buildings punctuated by towers, varying in height from 12 to 37 floors. Providing a unique mix of residential, office, retail, and hotel uses, this work/live environment is an opportunity to test possibilities in vertical living within a high-density environment. Employing abstract forms of contrasting solid and transparent elements, the project creates a uniquely singular landmark in the Al Khobar skyline. This 340,000 square meters development includes 38,000 square meters of Class A office space, a 250-key Hilton hotel, a boutique retail mall, 460 residential units, and parking for 2,500 cars. Currently in design, construction on this project is expected in 2015.

AL RASHED TOWER AL KHOBAR, SAUDI ARABIA

The commission for a signature office tower, located on a prime ocean-front site in Al Khobar, Saudi Arabia, provided us the opportunity to design a project that met our client’s aspirations and that responded to the fast-changing needs of the contemporary office building. The project is a 150 meter high tower, featuring 20 floors of column-free Class A office space suspended between concrete cores. The concept for this tower reflects our belief that office buildings of the 21st century should be designed for flexibility and change. Amenities include a health club and leisure deck on the roof of the car park structure and a roof garden located within the frame at the top of the tower. Currently in design, construction on this project is scheduled to start in 2015.

OFFICE BUILDING DHAHRAN, SAUDI ARABIA

The concept for this project involved taking a pure cube form and carving into it, creating an internal courtyard and landscaped terraces for the inhabitants. The structural concept combines strategically located concrete cores and an exoskeleton that allows for a flexible, column free internal office space. Carved out openings through the form are oriented to capture the prevailing wind. The exterior expression of the building, featuring a diamond shaped structural frame, is a direct result of the overall massing and structural concept for this project.

AL HITMI COMPLEX DOHA, QATAR

Located on a prime waterfront site along the Doha Corniche, this contemporary project is one of the latest landmarks in this city’s rapidly emerging skyline. The development consists of a 7-storey high linearly arranged office block anchored by a 15-storey residential tower. The massing of the project is a direct response to the development’s proximity to the water. Abstract building forms, clad in polished and honed black granite, cantilever ramatically over a reflective pool. A sky-lit atrium featuring internal landscaped gardens traverses horizontally between the office blocks and folds up into the residential tower. Internally, public and private spaces are designed to allow natural light and provide views out to the bay.

Our concept for this waterfront development is inspired by naturally occuring waveforms along the coast. Clad in metal and glass, this landmark residential project provides 284 apartments, associated amenities, and parking for 500 cars.

IRAN MALL TEHRAN, IRAN

Currently under construction on a 35-hectare site in north-west Tehran, upon completion, this retail development will be anchored by a 350-meter high signature tower. The architecture of the project is inspired by the strata and natural beauty of the surrounding mountains. Bands of stone continue through the facades, roof and landscape, punctuated by planting and water. Natural light is brought into the heart of the mall via skylights and atria. The design of the project is inspired by the tradition of geometry in the art and architecture of Iran. An internal garden located centrally within the site, provides identity and orientation. Courts at key intersections within the mall provide variety and interest.

AYANDEH BANK HEADQUARTERS TEHRAN, IRAN

Currently under construction, this iconic tower is located in downtown Tehran. 125 m in height, the design of this bank head office tower features a dramatic atrium culminating in an enclosed winter garden at the top. The exterior of the project, inspired by geometric forms used in Iranian architecture, is expressed as a faceted glass facade allowing for unobstructed views to the mountains.

VILLAMAR AT THE HARBOUR MANAMA, BAHRAIN

Located within the Bahrain Financial Harbour, the concept for this development is derived from a terraced approach that features a landscaped garden within the site. A Terraced Podium, Elevated Villas and three Twisting Towers, are the primary elements of this development. These components interact to create an exclusive residential development featuring landscaped terraces, parks, and water features that cascade towards the ocean. A 4-storey elevated horizontal building defines the perimeter of the project and contains exclusive residential units conceived as “Villas in the Sky.” This building, supported by elevator towers, ‘floats’ 4- storeys above the ground, creating a building edge that allows the sea breeze to permeate through the site. Three gently twisting towers, clad in blue-green tinted glass, reflect the natural colors of the Bahrain Bay. Ranging in height from 47 to 57 floors, these iconic sculptural glass forms provide their residents with dramatic views of the ocean and the city.

AL SIRAJ PLAZA MUSCAT, OMAN

The concept for this project is inspired by traditional Omani architecture. Historically, Omani dwellings are clustered as dense patterns with stepped terraces oriented to maximise shade and to capture the cooling breeze. Our design reinterprets these traditional urban strategies in a sustainable design. The structural grid is rotated towards the prevailing winds and interlocking stepped units provide terraces and much needed protection from direct sunlight. By adhering to these traditional principles, the design creates a dynamic yet comfortable living and working environment.

NUQUL HEADQUARTERS AMMAN, JORDAN

Our design for this office tower was selected as the winning entry in an international design competition. The concept for this 34-storey tower project, located on a steeply sloping site in downtown Amman, is unique in its introduction of landscape and water elements within a public atrium. This winning concept features a retailed pedestrian connection through the site.

THE ONE NAIROBI, KENYA

The emblematic form of this 5-star hotel alludes to the shape of the Maasai warrior’s shield, a symbol of unity in this ethnically and tribally diverse nation. The design celebrates both indoor and outdoor spaces. The tower rises from a richly landscaped leisure deck that provides outdoor space for the residents. Within the tower itself, a series of internal atria or gardens are introduced that provide focus for the community, encouraging social interaction among the project’s residents.

WEST VILLAGE TOWERS CALGARY, CANADA

A ‘gateway site’ into downtown Calgary, this landmark residential project comprises of three glass and metal clad towers rising from a stone podium. The backdrop of the Rocky Mountains was the inspiration of this design. The project provides landscaped public plazas, a park for residents and internal winter gardens at the top of each tower.
