Let it shine, it's not just paint color that counts By Phoebe Chongchua

One of the best and fairly inexpensive tips for making a home look new again just before you sell it, is to give it a fresh coat of paint. However, it’s not only the color you paint it but also the sheen that gives it a radiant glow. Many new tract homes are painted using a flat paint. While that may look nice at first, it can be very difficult to clean and instead of wiping off walls, you may find you have to touch them up with paint more frequently. Thankfully there are some other paint finishes that look great and are a bit more durable and easy to clean. The eggshell and low-sheen finishes put off a higher shine but they seem to

last longer, stay cleaner, and are all around easier to maintain. So, if you’re getting ready to sell your home and you’re looking for an inexpensive way to warm it up, give it some color, and make it look fresh to buyers, try painting. Don’t be afraid of color and some shine. They can enhance your home and its value. While you don’t want to go overboard with, say, a deep rich purple, an accent wall in a deep color that is coordinated with your decor can be very appealing. You are trying to appeal to the masses; so do keep that in mind. But personal taste can be quite different. You want paint colors that show off the architecture and draw people into a home–and that doesn’t mean you

have to have boring or neutral beige on all of your walls. Choose colors that reflect the style of the home. A country house might have red accents. An Italian-style home might make use of rust or a deep green for an accent wall that is beautifully matched with rugs and throw pillows. Once, you have a color in mind then it’s important to choose the right finish for the paint. The paint color might appear slightly different depending on the type of sheen you choose. Most trim, baseboards, and doors are done in a high-gloss paint. They standout and look bright and cheerful and are fairly easy to clean the scuff marks off as the house ages. The walls have a few

more choices. You can go with flat paint; you’ll have no shine. You also will have a more difficult time cleaning off the handprints and dirt that gets on the walls. This type of paint simply doesn’t clean easily. Eggshell is a popular sheen that can look somewhat flat on the walls when looking straight at them. However, there’s a bit of a sheen from an angle which also makes the color richer and the painted walls simpler to clean. Paint companies have various names they use for paint finishes. What one company calls flat another may refer to as matte. So be sure to ask for samples and take them home and apply a little on the wall. Sometimes the samples will only come in a matte

finish. You can at least get an idea of how the color will look. When you increase the sheen, the reflection of light bouncing off the walls increases. Here are a few suggestions. Flat or matte gets dirty easily and does not offer any shine. This paint finish is good for an area where there isn’t much foot traffic. An area where the walls won’t be touched much. Eggshell is excellent for bedrooms. It makes the paint look vibrant. Some complain that it can have a plastic look. Personally, I really like it and think that it makes rooms come to life. If the room is small and you paint it a darker color with white trim, the room can have the illusion of looking bigger. One paint company told me

that people always think a small room must be painted with a light “but it’s the exact opposite”. Low-sheen paint also has a shine and, depending on the company, the amount of sheen can vary quite a bit. So be sure to test the colors in all lighting. With some paint, the sheen can make the reflection from a lamp look odd. High gloss paint is typically reserved for walls and trim because of how reflective it is. Sometimes the walls and the trim will be painted the same color but with different finishes creating a special effect. Letting your house shine with enriching and warming color and paint finishes can increase the value of your home and bring you more money at the time of sale.

Welcome to the neighborhood! You've just made a big move, and now you may be trying to figure out the lay of the land. So, how can you become a part of your new community? The first order of business is to have an open mind. Your new neighborhood and even Homeowner's Association may function very differently from what you're used to. There may be new cultures, new rules, and (hopefully not) new cliques. By being open to new situations you may find yourself more able and willing to make new acquaintances. This is not a time to be a recluse. Venture out on strolls through your neighborhood or take your dog on walks. Spend time in your yard, accept invitations to parties and events, and take opportunities to volunteer. As you meet members of your new community, you will surely find those you like ... and those you don't. But you'll never know if you don't put yourself out there. A few great places to meet your neighbors are through the PTA,

local HOA meetings, and community events, such as festivals, carnivals, and theater events. Above all, being a part of your community means being a good neighbor yourself. Be sure to help your neighbors when they are in need. This can be as simple as helping change a tire, lending a tool, or bringing over food and flowers after a funeral. Be willing to compromise during disagreements. You may want to cut down the tree that shades your garden, while your neighbor wants to keep that same tree that

they planted 20 years ago with their children. Don't let anger get the better of you. Having neighbors means that you share property lines, streets, and communities. And finally, a good neighbor is also on the watch. A good rapport with your neighbors can mean you watch their place, and they watch yours when you're out of town. That's a pretty good trade-off! Above all, now is the time to be open and adventurous. Try new things, take up new hobbies, and find out how you can fit into your new community.

Green living: Geothermal energy By Carla Hill

It may not be a term that you are used to hearing, but in recent years, the prevalence of geothermal energy has been growing. The Geothermal Energy Association reports, "Geothermal power is growing rapidly across the globe. ... [The] Geothermal Energy: International Market Update found that between 2005 and 2010 the United States retained its leadership in production with most MW installed, while Germany was the fastest growing geothermal power producer. " For the residential sector, increased interest in this renewable energy source is thanks in part to the generous tax credit available for the next 5 years. According to, "Consumers who install solar energy systems (including solar water heating and solar electric systems), small wind systems, geothermal heat pumps, and residential fuel cell and microturbine systems can receive a 30% tax credit for systems placed in service before December 31,

2016." Here's how it works. In simple terms, geothermal systems harness heat and energy from below the earth's surface by pumping up hot water and steam. The Union of Concerned Scientists (UCSUSA) says, "Heat from the earth can be used as an energy source in many ways, from large and complex power stations to small and relatively simple pumping systems." This means that everything from deep wells at power plants to small drill sites in our backyards can be harnessed as energy sources. You may have learned in elementary school that below the earth's surface is boiling hot magma. (Magma being a layer of hot, molten rock.) This heat is the result of decaying and naturally occurring radioactive material. And it is just that heat that geothermal activists are embracing. How much energy is available for consumption? The UCSUSA reports, "The amount of heat within 10,000 meters (about 33,000 feet) of Earth's surface con-

tains 50,000 times more energy than all the oil and natural gas resources in the world." How can you integrate this science into your own home? You'd probably be interested in what is known as a "groundsource heat pump." Just a few feet below the surface, you'll find the earth maintains a constant temperature of 50 degrees Fahrenheit. According to UCSUSA, "Either air or antifreeze liquid is pumped through pipes that are buried underground, and recirculated into the building. In the summer, the liquid moves heat from the building

into the ground. In the winter, it does the opposite, providing pre-warmed air and water to the heating system of the building." In terms of price, the initial costs are offset in the first five to ten years, as the homeowner saves on energy bills. The California Energy Commission estimates a system (with the nec-

essary drilling) to start around $17,500. These units are durable, quiet, easy to maintain, offer yearround comfort, and are claimed to save as much as 70 percent over traditional heating costs. If you are looking for an effective way to go green in your home, consider using geothermal energy.

ment with your landlord for replacing it at your own expense, it’s better to simply cover up the carpeting you can’t stand. The frosted film affords privacy, but is easily removed, leaving the windows clear. Or, you could minimize the amount of hardware needed by placing decorative holdbacks (usually used to hold a curtain away from a window at about the midpoint) at the top corners of a

window and draping yards of fabric in your favorite color or pattern over the holdbacks. The holdbacks leave just one hole each in the wall, so wall repair time is significantly less. From reusable wallpaper murals to creative carpet options, it’s easy to redecorate your rental — and you won’t have to worry about restoring everything to its original state when your lease is up.

By using a tape measure to check the depth of their attic insulation, homeowners can easily see if their homes are up to par. Homeowners can reduce their homes’ heating and cooling costs by as much as 20 percent through proper insulation and air sealing techniques, according to the U.S. Environmental Protection Agency. “Homeowners are always looking for ways to stretch their household budgets, and there’s

no better time than now to be proactive about reducing your home’s energy use,” says Kateri Callahan, president of the Alliance to Save Energy, a Washington, D.C.based non-profit dedicated to promoting energy efficiency. “Heating and cooling can account for nearly half of a home’s energy bill, and there are many smart, economical steps homeowners can take to cut their monthly utility bills and increase the overall comfort of their homes.” Installing attic insulation and other simple steps After measuring the

depth of their existing attic insulation, homeowners should estimate the current performance of their homes by utilizing an online energy-efficiency tool, such as the Home Energy Analysis test available at “One of the best ways to get started is to evaluate your home’s potential for energy savings and then develop a game plan focused on the projects that will provide the best return on investment,” says Mike Lawrence, vice president and general manager of Insulation Systems for Johns Manville, a manufacturer

of building products. “An online assessment can help determine a home’s insulation needs, such as the recommended amount of insulation for your region and the appropriate R-value for your project. Such tools even provide a product guide that can be taken to Lowe’s to help identify the best insulation products for the job.” Once the appropriate materials have been selected, DIY-savvy homeowners can install the insulation themselves by simply placing insulation batts or rolls into the floor joists of their attics, on top of any

existing insulation. Not interested in the do-ityourself approach? Hire an insulation contractor seek recommendations from friends or family or speak with a reputable retail outlet about available installed sales programs. In many cases, additional attic insulation is one of the most effective ways to improve a home’s energy efficiency. Homeowners looking to take it a step further should also take advantage of the following lowor no-cost opportunities: • Weatherize your attic: By using caulk, spray foam or weather

stripping to eliminate any holes or gaps that may exist in the floor or walls of their attic, homeowners can stop costly air leaks. • Install a programmable thermostat: The EPA reports homeowners can save about $180 a year by properly setting their programmable thermostats and maintaining those settings. • Insulate your water heater: Adding a hot water heater blanket around older water heaters can reduce excessive heat loss. It’s also a good idea to insulate the hot and cold water pipes extending a few feet from the water heater. • Mind your chimney: Fireplace chimneys are a source of heat loss. Keep your fireplace damper closed when not in use. • Take advantage of passive heat: Keep south-facing window blinds and drapes open while it’s sunny to absorb solar heat during the day, and close your window blinds and drapes at night to retain the heat. Gardening season doesn’t have to end when the ground freezes - bring it indoors

Falling leaves and frost often bring bittersweet feelings for gardeners. On one hand, you reflect warmly on all that was accomplished during the season be it a bumper tomato harvest or vivid memories of the color displays during each part of the growing season. On the other hand, you can’t wait to get the spade in the ground in the spring and it’s driving you crazy. But just because the outdoor growing season has come to a close, there’s no reason you have to put

your garden on the back burner. If your thumb remains perpetually green, there are plenty of ways to satisfy your gardening itch during the off season. While you can spend the colder months doing your homework for next year’s garden, it’s also possible to continue the physical part of gardening within the comfort of your home. Vacation homes: From a dream to a $35,000 income stream (ARA) - For those who’ve ever dreamed of buying a vacation home in the mountains, on the beach, or in the big city, it’s becoming easier and more common for people to make that dream a reality. In fact, Americans bought more than half a million vacation homes last year, according to the National Association of Realtors (NAR). Low mortgage rates, median sale prices

that were down more than 15 percent, and the potential for generating substantial rental revenue are among the reasons many have made their dreams of a second home come true. While baby

boomers have historically led vacation home purchases, nearly half of the buyers in 2009 were under the age of 45, and the median household income of vacation home buyers was $87,500 - down from $99,100 just two years ago. “An increasing number of younger buyers are getting into the market, seeing a vacation home as a longterm investment and a source for ongoing

personal enjoyment and memories,” says Tom Kelly, author of “How a Second Home Can Be Your Best Investment.” Kelly points to the NAR Investment and Home Buyers Survey that found vacation

home owners plan to own their homes for an average of 16 years, up from 12 years in 2008 and 10 years in 2007.
