Because of the Kerr Tearm Guaranteed Sale Program, we were able to get our current house sold and stay on track to purchase our new home. The Kerr Team has been very professional to work with. We would highly recommend their Guaranteed Sales Program to anyone considering works!

Dear Wally and Cindy, Our family desperately needed a bigger house. We had found the home of our dreams but purchasing it would not be possible until we sold our home in Hawthorne Place. Kerr Team Real Estate bought our house at a very fair price and we were able to go ahead and buy our dream home. We could not have done it without them.

Roger & Marlene Hoyt

Justin & Cindy Boman

Dear Cindy and Wally, Thank you so much for purchasing my home under your Kerr Team Guaranteed Sale Program. You treated me fairly, and closed quickly, at a price that was agreeable to me. When I walked away from the closing table, I had not only sold the home, I had met two of the nicest people I’ve had the pleasure of working with. Kerr Team Real Estate will be my first choice in the future and I would highly recommend them.

Betty Chism

We needed to sell our home really fast because we were expecting a new bundle of joy. I called Kerr Team Real Estate and asked about their Guaranteed Sale Program. I was convinced the Kerr Team’s Guaranteed Sale Program was very reasonable and fair.

The Kerr Team bought our home so that we could close on our new home without making two moves. They even bent over backwards for us to find a home within our budget and big enough for our family. Their program worked exactly as promised. We would recommend Kerr Teams Real Estate’s Guaranteed Home Sale Program to anyone thinking of selling or buying a home.

Down payment remains top obstacle for home buyers By Broderick Perkins

Take reports of lenders easing the credit squeeze with a pinch of salt. It still holds true that the larger the down payment, the more likely you are to get a mortgage and at the lowest rate. LendingTree recently released a study analyzing down payments for borrowers in each state and found overall, nationwide, the average down payment is down 9.4 percent since 2011. Rather than lenders actually requiring less down, some of the decrease could be due to fewer investors coming to market with larger down payments, if not all cash. With fewer moneybags investors to count, it could appear that down payments are dropping. Another statistic could suggest, the opposite, a statistical rise in down payments - fewer Federal Housing Administration (FHA) insured loans. The U.S. Department of Housing and Urban Development (HUD) reported in its 2012 annual report to congress, FHA insured purchase loans fell

from about 777,000 in 2011 to about 734,000 in 2012 - the same period during the Lending Tree survey. Statistically, with fewer people opting for lower down payment mortgages, the level of down payments could appear to rise. Here's another statistic: The recent Federal Reserve Senior Loan Officer Survey (SLOS) found that only 8 percent of banks loosened mortgage credit conditions in the past three months through April. However you measure reports of mortgage credit easing, the larger down payment remains the industry-

underwriting staple. Lenders remain risk adverse and prefer to loan money to borrowers who share as much of the risk as possible. Unfortunately the down payment remains among the greatest obstacles to buying a home, so get with it. Here are a few ways to save more money,

faster. • Budget to save. You won't know where you can cut costs if you don't know where your money goes. A budget tracks your income and your expenditures. It lets you see money coming in and money going out and where you can curb expenditures and save money. • Save smart. Find

expenditures you can reduce and divert that money directly from your paycheck into a savings or other interest bearing account. The more you save, the more options you'll have to diversify sav-

ings into investments for a better return on your money. • Stop impulsive and compulsive spending habits. You don't need a jolt from the cafe every morning. (con’t. on page 6)

Down (con’t. from page 5)

That jolt is probably what's making you so impulsive. Wake up with a brisk walk instead of hot latte. Stream movies and microwave your popcorn at home instead of going to the movies every Friday night. Bag your lunch, go generic at the supermarket, reduce data gigabytes from 10 to 5 on your smart phone and wait until you get home to Tweet. Likewise use technology at home to read magazines and get other information. Lose those print subscriptions, reduce your cable television channels and cut back on other services you can buy for less. You get the idea. • Dump credit. Stop the "emergency credit card" only nonsense. If you are saving money, there's your emergency fund. Any kind of credit allows you to spend more than you have and then pay through the nose for high credit card interest rates. • Stop loaning money to the federal government. A tax rebate is nothing more than a loan to Uncle Sam, until tax return filing time, but you get zero interest. Adjust your

Saturday, July 20, 2013 W-4 to match your true tax liability and save the difference. • Liquidate valuable hobby assets. What's more important? Buying a home or storing baseball cards? Something's got to give. • De-clutter your garage, attic and closets. Use online services to sell you stuff to other rubes who are more interested in buying stuff than buying a home. When you move, you'll have less stuff and a smaller mortgage to take along. • Get a job. A second job, maybe even a third. You don't have to be down on your luck to look for work. Seasonal work, a home-based business, working half a night shift, or otherwise finding additional sources of income can really help speed up that home buy.

Myth busters: Why vinyl siding is America’s hottest home design feature (BPT) - Chances are, you’ve seen and heard a lot about vinyl siding on home renovation television shows, in magazines and in your neighborhood. Once seen as a drab and boring alternative to aluminum siding, vinyl siding is now driving new design trends, effortlessly adapting to any architectural home style. According to the U.S. Census Bureau, vinyl siding is a hot home exterior material, appearing on nearly one third of all new

homes built in 2012, more than any other cladding material. Still unsure about vinyl siding? Consider these myth-busting facts: Myth: Vinyl siding is boring and looks cheap Vinyl siding has come a long way since it was introduced in the 1950s and manufacturers have made strides in research and development efforts for design and performance. Nearly 350 vinyl siding colors have been certified for

color retention, according to the Vinyl Siding Institute (VSI). The variety offers homeowners a virtually endless palette of fade-resistant colors, combined with complementary trim, accents and accessories. Additionally, the texture and attention to detail on the siding panels make high-end vinyl siding nearly indistinguishable from wood clapboard, cedar shake shingles or other tra(con’t. on page 8)

ditional materials. Thanks to these advancements in color and technology, top designers on shows like “Extreme Makeover: Home Edition” and “George to the Rescue” have recently made vinyl siding a focal point of their renovation and new-build home designs. And many historical societies across the U.S. have turned to vinyl siding for historic home renovations because of the wide selection of period colors, archi-

tectural details and low-maintenance benefits. “After the devastating tornado in Joplin, Mo. in 2011, we built

seven houses in seven days using vinyl siding exteriors,” says Kim Lewis, architectural designer of Kim Lewis Designs and former

lead designer for ABC’s Extreme Makeover: Home Edition. “At first I was skeptical, but we were able to bring forward

character-driven design on each of the home’s exteriors with vibrant colors and architectural elements. After spending some time with the material, I have a more positive outlook on vinyl siding.” Myth: Vinyl trim doesn’t have the authentic look of wood A common misconception about vinyl siding is that trim options don’t offer a high-end look like authentic wood. Though in recent years, siding manufacturers such as Ply Gem have made significant strides in the design of low maintenance, holistic finishing solutions for

windows, doors, eaves, gables, columns and more, introducing trim and mouldings made from cellular PVC. These trim packages are designed to look and function like real wood, accentuating the best features of any architectural home style, but eliminating the need to clean, replace or stain in years to come. With today’s trim options, even the most discerning homeowners will find there’s no need to compromise beauty to get low-maintenance curb appeal. Myth: Vinyl siding isn’t durable Don’t let the light (con’t. on page 10)

weight of the product fool you. Products like Mastic Home Exteriors by Ply Gem vinyl siding are manufactured with technologies tested to resist wind speeds of more than 200 mph. These products have been put to the test and withstood the elements in recent storms such as Superstorm Sandy. In addition to holding its own against Mother Nature, vinyl siding puts up a pretty good fight against Father Time. The product has tremendous longevity, in many cases lasting 30 years or more with very little maintenance and low cost of ownership. Vinyl siding does not need to be painted and it can be cleaned with simple soap and water. If you believed the myths above, don’t be discouraged. One thing that is undeniably true is that vinyl siding will continue to lead the way in exterior home design.
