look above at the roofs and rain gutters. "Despite a wet winter in most of the state, the threat of large and damaging wildfires still exists in California," says Del Walters, director of Cal Fire. Debris from pine needles and leaves that collect in the rain gutter can lead to a fire hazard as well as block the rain gutter’s function, causing water to back up and potentially weaken the gutters and the home’s eaves. Marler Inspections in Texas says dirty gutters can pose a number of additional threats to your home and you, including water leaks into the house which result in damage to the walls and flooring. And, of course, where there is standing water, there’s often rot, mold, and mosquitoes. Because gutters are unobtrusive, they often are overlooked when it comes time for basic house maintenance. Marler Inspections writes on its site that how often you clean your rain gutters depends on a few things. "Determining factors include proximity of trees to the roof line, the type of trees (deciduous vs. evergreen), and the slope of the roof. Low sloped roofs can require more frequent cleaning." For instance, if you

have a lot of trees close by your house (within ten feet of the roof), the recommendation is to clean the gutters at least twice a year. In the fall, that number could increased depending on how much the trees are shedding their leaves. So are you in the clear if you don’t have trees or if they’re not close to your home? The simple answer, no. If you have asphalt shingles, the granules frequently wear off and accumulate in the gutters. The colder it gets the greater the chance of freezing water in blocked up gutters. "There will be a lot of rain gutter damages as ice dams," Dairus Mark told NRGCA. "And as snow melts, if you have an asphalt roof, it can go through and come down the walls." There are some systems on the market that claim to keep the gutters free of debris and leaves. However, experts caution that in heavy rain storms sometimes certain products may malfunction by causing the leaves to dam up on the rain and prevent rain from entering the gutter too. The bottom line? Use experts to safely clean your gutters. And even if you have gutter guards, don’t rely solely on them-have your gutters checked regularly.

As a first-time buyer, you have a lot of questions. There is terminology you don't understand. And there are expenses you need to anticipate. Here are some explanations of just that, to help you on your way to homeownership. First, what costs should you expect? After you have become "pre-approved" for a mortgage, you will know how much you can spend (aka your "budget"). Preapproval is done by the bank or lender who will be writing your mortgage. It is accessed by your: credit history, assets, employment history, and financial status. And it guarantees you a loan. Being pre-approved can quicken the time it takes to close, as well as give you an advantage over buyers who are not pre-approved, should a home garner multiple offers. Next, figure out how much money you'll need to put down. Are you looking at an FHA loan with 3.5 percent down? Or are you planning on putting 15 to 20 percent down? Financial expert Suze Orman recommends that in

today's troubled market, you put at least 20 percent down on a house. Closing costs are what are paid, well, at closing. You should expect to pay for an appraisal, title services, title insurance, transfer taxes, inspections, loan origination, private mortgage insurance, and homeowners insurance, among a host of other charges. The average closing costs are paid, yes, by the buyer. And they average around 2 to 4 percent of the total purchase price of the home. You can, of course, negotiate payment of closing costs with the seller. This is especially true in a market which favors buyers. What is mortgage insurance? Mortgage insurance, also known as private mortgage insurance (PMI), protects your lender, should you default on your loan. And it can be required when you have made only a small downpayment. It costs around 1 percent of the total loan. According to the Federal Reserve Bank of San Francisco, "Under [The Homeowner's Protection Act of 1998], mortgage lenders or servicers must automatically can-

cel PMI coverage on most loans, once you pay down your mortgage to 78 percent of the value if you are current on your loan." What is escrow? With a purchase as large as this, it is important that one party doesn't run off with all the funds! This is where an escrow account comes into play. All necessary and agreed upon funds are put into a third party account. When all terms have been met, then the funds are released to the appropriate parties. What is an offer? When you have found a home you like, you'll discuss with your agent what a reasonable price pay is. This will more than likely be less than the price the seller is asking. And it will be based on the condition of the home, the price of home's in the neighborhood, as well as current market conditions. Remember, your offer is the price you are willing to pay for the property. You have signed the offer and, if accepted, you will be expected to follow through with the purchase of this home! What are property taxes? Welcome to homeownership! Property taxes are paid each

year to your local government at the county level. Some areas of the country charge much higher taxes than others, and the price is a percentage of the value of your property. That means that more expensive the house, the more expensive the taxes. As a first-time buyer, it is highly recommended you work with a local real estate agent. They not only can answer any questions you may have, but their wealth of knowledge and experience will help guide you in a positive direction for this important transaction.

Save energy and keep the air inside your house cleaner this winter (ARA) - When the temperatures plummet, you shut the windows, flip the air switch to heat and plug any leak you can find in an effort to keep your house warm. But what you’re also doing is sealing the air inside your house. While a good tight seal is very important to staying warm and keeping your energy bill in check, it also can really have an impact on indoor air quality. “When you flip that switch on your heater, there is a lot of dust and debris - collected in the coils over the summer months - that either burns into fumes or gushes into the house through your vents,” says Aaron Marshbanks, board member of the National Air Duct Cleaners Association (NADCA). In addition, your heating system blends warm temperatures with air that can be moist, and which can be a haven for mold and mildew. Throw a fan on top of that, and the air quality inside your home can quickly plummet. Heating, ventilation and air conditioning (HVAC) systems have been shown to act as a collection source for a variety of contaminants that have the potential to affect health, such as

mold, fungi, bacteria and very small particles of dust. According to the U.S. Environmental Protection Agency, indoor air can be two to five times more polluted than outdoor air. The removal of such contaminants from your HVAC system is crucial to improve indoor air quality. Plus, a clean system can save you money on your energy bill. Further research from the EPA found that HVAC system cleaning may allow systems to run more efficiently by removing debris from sensitive mechanical components. Clean, efficient systems are less likely to break down, have a longer life span, and generally operate more effectively than dirty

systems. “Heating and cooling uses up about half of the energy in your home,” says Marshbanks. “But having a clean HVAC system can save you up to 30 percent in energy costs. Which means you have better air inside the

house, and are helping the environment with an extra bit of cash in your pocket at the same time.” The top issues that affect a home’s HVAC system, its efficiency and air quality are: 1. Filtration - Low-efficiency filters, lack of a

filter replacement program and improperly sized filters can allow particles and debris to flow into a home or building. 2. Duct work contamination - It is estimated that about 90 percent of HVAC systems more than 10 years old will have some level of insulation deterioration. Over time, the insulation fibers are distributed and blown into occupied spaces every time the blower turns on. 3. Dirty evaporator coil - Over time, evaporator coils become matted with dust and dirt. During cold months, the heated air can flow over the dirty coils and be distributed into your home’s interior space. The best way to determine if your HVAC system is clean is to perform a visual inspection. If any dust

or debris can be seen, the system needs to be serviced. Some of the things that may lead a home owner to consider more frequent cleaning include: • Smokers in the household. • Pets that shed high amounts of hair and dander. • Water contamination or damage to the home or HVAC system. • Residents with allergies or asthma. • Home renovations or remodeling. The most effective way to clean air ducts and ventilation systems is to employ source removal methods of cleaning. This requires a contractor to place the system under negative pressure through the use of a specialized, powerful vacuum. NADCA has published an internationally recognized standard that specifies requirements for proper cleaning. NADCA is a widely recognized nonprofit trade organization representing certified contractors worldwide that sets standards and provides certification and training for the industry. What you should know before choosing a home fire sprinkler system (ARA) - Most people have never stopped to consider the various options available for home fire sprinkler systems. That’s because, until now, most homes were not protected by a residential sprinkler system. In response to growing concerns about fatalities caused by household fires, as well as enhanced education regarding the effectiveness of fire sprinkler systems, building codes are changing to prompt an increase in the number of homes having sprinklers. January 2011 is when the new code takes effect requiring that single-family homes constructed after that time contain sprinklers (although each state has the option to adopt the code on its own timeline). As a result, homeowners who never gave a second thought to fire sprinklers are now faced with critical decisions. “It’s important to realize that not all fire sprinkler systems are the same,” says Matthew Kuwatch of BlazeMaster Fire Sprinkler Systems. “Although the general operation of a

sprinkler head being activated by the presence of a fire is similar, the overall performance and capabilities of the material in the system vary greatly. That’s why it’s important to take the time to research all options in order to choose the right solution for your family.” Decisions need to be made relative to both the design of the system, as well as the piping material. A vast majority of homes today have what is called a stand-alone system. This means the fire sprinkler system operates independently of the home’s plumbing system. The other design option for home-

owners is a multipurpose system which, as the name implies, combines the fire sprinkler and plumbing systems. Despite the fact that multipurpose systems have been on the market for many years, only some areas of the country currently allow the installation of a multipurpose system as a result of concerns regarding the system’s long-term reliability and problems with insufficient water flow. Another important decision is the selection of the material used for the pipe and fittings in the system. For residential fire sprinkler systems, four materials are approved for use -

steel, copper, CPVC and PEX. Historically, steel and copper systems were installed. But escalating material costs and problems with corrosion have opened the door for newer, more reliable technologies. Chlorinated polyvinyl chloride, better known as CPVC, which has been used successfully in fire protection applications under the BlazeMaster brand name for more than 25 years, is the most specified nonmetallic fire sprinkler piping material in the world today. Compared to metallic systems, it offers a number of benefits, including immunity to corrosion, ease of

installation and reduced costs. Its overall cost also compares favorably with cross-linked polyethylene (PEX), another non-metallic material approved for fire sprinkler systems, although only in multipurpose designs. Recent cost studies have confirmed that the installation of a BlazeMaster CPVC fire sprinkler system, in particular, results in the least expensive option for homeowners. The larger internal diameter (bore size) of CPVC pipe delivers increased water flow and superior hydraulics. Because PEX pipe has a smaller bore size, homeowners often have to pay more to buy larger pipe in order to meet minimum flow requirements. Or, they may need to add a pump, which also increases the overall cost of the system. With something as important as life safety, however, cost is hopefully not the only consideration when choosing one fire sprinkler system over another. Overall safety performance tops the list of criteria for most homeowners. The superior safety performance of

CPVC over PEX is one more reason why the thermoplastic is so popular. Specifically, CPVC will not sustain combustion. It stops burning as soon as the ignition source is removed. PEX, on the other hand, will continue to burn and drip - long after the flame has been removed, possibly contributing to the severity of the fire. In addition, third-party test results prove that the smoke generated from CPVC is no more toxic than that from traditional building materials, such as wood.
