ordica is probably quite different from many of the real estate companies on the Costa del Sol in that it is a relatively low-key agency that has been in operation for over 25 years. What’s more, we have a very clear focus on the Nueva Andalucía area and immediate surroundings, so over time we have become the leading experts in this part of Marbella. Another characteristic of Nordica is that it is a family-run business managed along very clear principles with a longterm commitment to the area we live and work in. It is perhaps not surprising to find that our staff stay with us for many years, forming a cohesive team in which hard work, efficiency and dedication to service go hand in hand with a friendly approach and a great atmosphere. As Swedes, we naturally work very closely with the Scandinavian market, servicing both the local community of Scandinavian property owners, homebuyers and holidaymakers in the Nordic countries, yet thanks to a multilingual and international team we are glad to count many different nationalities amongst our clients. The secret of our longevity has been service, defined as an ability to provide an organised structure of professional services, solve problems on behalf of our clients and commit ourselves to continuously high standards – be it in property sales, maintenance or short- and long-term rentals. This publication represents an extension of that service, so we hope you will enjoy its contents and find it a useful tool when in Marbella.

Your Property...

... in safe hands Our property maintenance package consists of a monthly visit to make a complete check of the interior and exterior of your property. We prepare your property ready for your arrival and again after departure. Every month, between the 1st - 5th, we send a status report to each owner. We have learned from owners that what they appreciate most of all is to always have someone on hand – seven days a week – if a problem should occur at their property.

THE nordica WAY OF WORKING not infrequently going on to instruct the sales division to find them a suitable property to buy. The relationships that have been built in the process, particularly with Scandinavian but also clients of a host of other nationalities, have strengthened the role the company plays in the local community. They also form the basis of a business built in the first instance on returning and referred clients.

he true backbone of Marbella’s real estate sector is formed by a small group of companies that have been committed to the region for a long time. Their owners not only live and work here, but have really made it their home. They have lived through booms and recessions, and continue to work with the same dedication regardless of the prevailing economic conditions. Nordica is a perfect example of such a company. Established for over 25 years, much of Nordica’s continued success is down to a solid and established presence in the Marbella market. Over the years, the company has built up a reputation for integrity and a quality of service that is as friendly as it is efficient. This, together with the company’s clear and undiluted focus on the greater Nueva Andalucía area has made it a leader in its field, a reference point for both property sales and rentals in this area. Nordica now has more than 600 active short term and long-term properties on its books, representing

many hundreds of homeowners plus thousands of visiting guests per year. Some days, at the height of the summer season, as many as fifteen properties are made ready for arriving visitors – a process that involves the coordinated efforts of a dedicated team of account managers, trouble-shooters and the cleaning and the maintenance teams that together keep things running smoothly. Many people who first rented through Nordica have become regular clients,

Nordica’s focus on Nueva Andalucía means that its knowledge and resources are not diluted across a large area, but have over the years created a body of knowledge that is second to none. Familiar with every section of this area of Marbella, as well as the various strengths of its different zones and even individual urbanisations and properties, the teams at Nordica can offer information and advice that is truly authoritative. Among the most popular areas have been Magna Marbella, Albatross Hill, Alcazaba, Embrujo Playa and Alcores del Golf. Doing what they do do very well – and doing it with a sincerely personal touch – has so far been the very successful Nordica way of doing business.

SHORT TERM RENTALS Longstanding expertise

nna Wollin is a part of the multinational and multilingual team at the heart of Nordica Rentals. Though Swedish-born, she has lived in Marbella since she was two years old: “I suppose the advantage is that I am fluent in Spanish, Swedish and English,” says Anna. “But it’s about more than language alone. Communication is also about understanding people’s mentality and where they are coming from, and like many of my colleagues here I have this affinity with several different nationalities, which helps greatly in a service-oriented business like ours.” Anna highlights this as a typical Marbella characteristic, the product of a place that is truly cosmopolitan. “It’s one of the things I love about Marbella, and Nordica.” Having joined the company almost two years ago she has already become an integral part of the team, and dedicated to the work she does. “It’s a great place to work; we’ve got wonderful facilities with a touch of modern Scandinavian flair, but above all

it feels like being part of a close team. We work hard but get on very well together and there’s a professional but enjoyable atmosphere that extends from the bosses, Anna Lena and Peter, through to the rest of us.” As one of the people tasked specifically with short-term rentals, Anna also is a property specialist to around 30 properties. “How it works is that we deal with bookings and the preparatory work relating to short-term holiday rentals on a sequential basis, which ensures that the workload is spread evenly and efficiently between us. When we check people into a property personally it is the specialist who meets people, lets them in and shows them how everything works. Any problems or special needs will also be dealt with by the specialist because they know the property inside out and also have a one-to-one relationship with the property owner.” In any rental business property management, or more specifically the maintenance, cleaning and quality

control of the property, is an integral part of the job. The problem is that few property owners are keen to pay for the service. “That’s why we have special packages that offer a lot for very little money,” says Anna. “It puts a lot of the strain on us, but if that’s what it takes to offer a good service, which satisfies both homeowners and the people who rent their properties, then that is what we do.” A two-way service It emphasises the fact that Nordica Rental’s clients are twofold: the company manages the rental process on behalf of the property owner, who might in many cases live far away most of the time, and also services the visitors who come here to relax and enjoy themselves. “We have a wide range of property types and sizes, and also a very diverse public that goes across the age groups and includes many different nationalities. Scandinavians feature very prominently, with a lot of other Northern Europeans, many Spanish clients especially in August and also smaller

“I have this affinity with several different nationalities, which helps greatly in a service-oriented business like ours”

but very affluent groups of Russian and Arabic visitors.” It requires the ability to communicate clearly and act quickly, calmly and efficiently, with good people skills and patience. “Some people are so nice they don’t want to disturb us with little things, though we’re always here to be of service, while others can be very demanding.” The more attractive, well maintained and better facilitated a property is the more it will be in demand and the fewer things can go wrong. “This is why we sit down with homeowners at the outset and go through practical checklists of items and facilities that we know are important to people who come and stay. A minimum standard has to be maintained, also of maintenance, and when repairs or other maintenance is needed we either take care of it ourselves – though always liaising with the property owner – or communicate it to their existing staff.” With regard to décor, Anna says the emphasis is not so much on a particular style as on certain principles, such as de-cluttering, removing overly personal

items and of course providing furniture and other facilities that are clean, attractive and in a good state. “Most renters these days like clean, modern styles and rooms that are attractively dressed up but not too cluttered. As for the list of items you need, it is a lot more detailed than you might imagine, so since not all homeowners are willing to invest too much we have taken it upon ourselves to stock such things as parasols, blow-up beds and a whole range of practical items that we lend to visitors during their stay.”

“As for ourselves, it’s a challenging job that keeps you active and on your feet a lot of the time, but solving problems and dealing with people is very rewarding when you’re able to be of help and get positive feedback. After a hard week’s work, we usually relax at the end of a Friday and gather on the terrace at the office for some drinks and snacks before hitting the beaches or doing the other things that make the Marbella lifestyle so appealing.“

In this day and age the list will also extend to satellite television and Internet coverage. “As few people manage to completely switch off from the outside world during their stay, and some even continue to work during their holidays, we try to provide a decent Internet connection, but also a reasonably wide range of satellite channels. It’s quite an inventory, and if you add in maintenance and cleaning, an ongoing process, but once you get it going you’ll be rewarded with happy clients and a high occupancy rate.”

LONG TERM RENTALS ... a long-term commitment

Minerva Michel Originally from Vaasa, on the Swedish-speaking west coast of Finland, Minerva’s colourful name and bubbly personality have their origins in her interesting background. Born of Spanish parents from Barcelona in a Finnish town on the Gulf of Bothnia, she joined family in Sweden to pursue her studies, first in Stockholm and later in Gothenburg, before settling in Marbella. “It’s funny how things come full circle and I ended up in my parents’ country of birth,” says Minerva. “Very occasionally I get pangs of homesickness, but usually a one or two-week holiday puts that at rest and I am looking forward to coming back again.” The first person to join Anna Lena’s fledgling rental division nine years ago, Minerva has become an integral part of Nordica Rentals. “Thanks to Anna Lena and Peter this is a great place to work. There’s a professional but fun atmosphere and yes, we all get along very well, which makes your working life so much nicer.” Karim Acton The most recent addition to the team, Karin made the move from longstanding visitor to fulltime resident in Marbella. Having left Stockholm behind she found a perfect environment in which to apply her organisational skills and service-driven approach to work. “I love the challenge, the team, meeting people of all nationalities and of course living and working in a place like Marbella”.

s one of the leading specialist rental companies on the Costa del Sol, Nordica Rentals has built up a great deal of expertise in both short and long-term letting. That each of these fields has its own specialisations, demands and methodology is reflected in the fact that Nordica operates a dedicated department for each.

“Renting a property out, be it short or especially long term, should be approached in a professional, business-like way”

“This is first and foremost a service industry,” says Anna Lena Rosen, “so in addition to being efficient and dealing with any issues quickly it also very important to have good people skills. For this reason we look for the right characteristics in our team members; people who are calm, collected, organised, efficient and also able to communicate well with both homeowners and tenants. In other words, it takes someone who is both active and patient.” Long-term service Instilled in both of them is a troubleshooter mentality combined with a people-friendly approach to life. “We work from a very organised base,” says Minerva, “using systems that facilitate efficient use of time and resources. We have our own in-house team for maintenance and repair jobs, but equally we know who to call if third party expertise is required. In many cases, however, the homeowners will have their own maintenance people, in which case we liaise with them.” Working with both homeowners and tenants can put you in the middle of two mutually demanding groups. “It is our job not just to run things efficiently,” says Margaretha, “but also to try to do so to everyone’s satisfaction. Keeping all parties happy is not always easy, but we find that the

better things are organised from the start, the less chance there is for any potential problems.” In that sense there is much similarity with short-term rentals, for when new properties are listed the teams will inspect them, take photos and notes of specs, and also sit down with the homeowners and discuss their expectations, advising them on what they can do to optimise their rental business. “Renting a property out, be it short or especially long term, should be approached in a professional, business-like way,” says Minerva. “This means that as a homeowner you should be willing to provide a clean, modern and fully functioning property

with attractive but reasonably neutral décor that is uncluttered and allows people to make it their home for the time they are living there.” A certain degree of mediation is also part of the job: “There are occasionally problems when an owner will want to replace a broken glass or dish out of the security deposit, and we have to explain that it falls under acceptable wear and tear. On the other hand, we also act on the homeowners’ behalf when there is a case of intentional damage, so this job is all about maintaining a fine balance between two distinct groups. It’s part of the daily challenge that keeps our work fresh and interesting.”

t the heart of a company such as Nordica Rentals is the cleaning and maintenance service managed by Adelaida Jiménez Melud – allowing for an efficient turnover of properties every day of the year.

“The only way to achieve this is to work to a system. I know exactly how long each kind of property should take to clean and prepare, and it is with this in mind that we train our people to follow a systematic way of working that is both quick and thorough.”

Nordica Rentals have almost 500 short term and well over 100 long term rental properties on their books, which represents quite a responsibility in terms of keeping them all sparkling clean, in full working order and ready to receive occupants. The department run by Adelaida is therefore a vital cog in the machinery that ensures a smooth and efficient operation from the moment of taking a property on, through preparing it for visitors right up to cleaning between departures and arrivals. The fact that Adelaida has a background in the hospitality trade comes in very handy, for the turnover between visiting parties very closely resembles that in hotel rooms. “Except, we’re dealing with anything from an apartment to a sprawling villa, not just a hotel room or suite,” says Adelaida. She admits that while most of the work is focused on holiday lets, both short and long-term properties need maintenance. “Some of the larger properties have their own cleaning and maintenance staff, yet especially in summer the coming and going of occupants can cause some pretty feverish activity, with up to 15 or more cleans a day.” Coordinating such numbers in an efficient manner means working to well-organised schedules based on the movements of the occupants. “We need things to be done thoroughly, but when you have one group of people leaving a property at say 11am and you need to have everything ready for another

group arriving at 2pm it also has to be done swiftly.” Considering the fact that they will be cleaning everything, including floors, windows, bathrooms, kitchens and terraces, as well as making the beds and collecting the used sheets and towels for the laundry, this is not a lot of time, especially when you’re talking about a large six-bedroom, six-bathroom villa. “The only way to achieve this is to work to a system. I know exactly how long each kind of property should take to clean and prepare, and it is with this in mind that we train our people to follow a systematic way of working that is both quick and thorough.” This includes adding nice little touches, such as folding the bed sheets, the bathroom towels and the toilet rolls as you would fine them in a luxury hotel. Working with teams that swell up to six or more fulltime cleaning ladies in summer, Adelaida still tries to personally check every single property after it has been cleaned. “Even after this, someone from Nordica will usually accompany the visitors to the property and show them how everything works,” says Adelaida “so between us we ensure everything is as it should be.” The result is a department that has so far been complaint-free. “What we do get is occasional requests for extra services that we provide, such as extra beds, mid-week or daily cleans, baby sitters, catering, waiters or chefs, to name a few. We also provide a welcoming bottle of wine, along with a note from the person who cleaned the property, but we can also leave complete welcome packs on request.” Maintenance Maintenance work is ad hoc by nature, but where most companies farm it out to third parties Nordica has its own

permanent team of multidisciplinary technicians. “They are brilliant, and very good at sorting plumbing, electrical work, leaks, damp and even small reparations. Naturally more serious structural issues are referred to the owners, who normally get a specialist in to resolve it, but thankfully we have the scale of operation to have a team of problem-solvers of our own. In fact, in the summer there is always one maintenance guy on 24-hour call-up.” The greatest problems arise when homes are left unoccupied for a long time and the owners are not around to open and air them from time to time.

“The greatest problems arise when homes are left unoccupied for a long time and the owners are not around to open and air them from time to time.” “For this reason we offer a pro-active service that includes a regular monthly check-in to open and air the property, run water, flush toilets and make sure everything is in good running order, as well as checking for any possible structural issues that may need treating.” This kind of early warning system keeps the properties in good condition – ready to receive guests or the owners themselves. It’s an active role, but one Adelaida relishes. “I used to be a sales manager in the UK, so I’m used to a hectic job. The difference is, I really enjoy my work here and by the time I arrive home in Alhaurin, about 40 minutes inland, I’m in a traditional Spanish environment, surrounded by whitewashed houses and Andalusian countryside.”

Marbella Lifestyle The

S P16

ituated in a uniquely sunny corner of Europe, Marbella has long since established a reputation for the kind of ‘Californian’ lifestyle that so many Europeans aspire to. One of the finest features of this region, however, is that it caters to so many different preferences and lifestyle options.

Puerto Banús The first ‘port of call’ for many who visit Marbella, Puerto Banús may have had its glamorous heyday in the 1960s and 70s, yet it continues to exude an energy, excitement and rock star allure that keeps ‘em coming. As a result, you will see sportsmen, celebrities and industry leaders strutting their stuff at the beaches, restaurants, cafés, boutiques and in the vibrant nightlife scene of Puerto Banús. In the summer, it is the venue for glamorous parties on penthouse roof gardens, at luxurious beach clubs and on the mega yachts that populate the famous marina of Puerto Banús.

Marbella old town If Puerto Banús offers an enticing insight into the lifestyles of today’s rich and famous, a place where you can rub shoulders with the international jet set, then Marbella’s quaint and beautiful old town is the place to enjoy an altogether different ambience. Stylish and elegant in a more classic manner, its collection of cafés, tapas bars, boutiques and art galleries offer a hint of the real Spain ensconced within typical cobbled streets and pretty little squares. If you love atmosphere and charm, you will keep coming back to the quaint streets of the ‘real’ Marbella.

Nueva Andalucía Puerto Banús may be the ‘playground’ of Marbella, and the old town the spot in which to relax in a rich ambience, but Nueva Andalucía has long been a preferred location to live in a setting close to all amenities yet surrounded by views of golf courses and nature. Extending beyond this verdant valley, situated just inland from Puerto Banús, are scenic mountain ranges that keep the harsher winds of the interior out and give Marbella its pleasant microclimate. The space, peace and an outdoor lifestyle that revolves around the many sports clubs and café society contribute greatly to the popularity of Nueva Andalucía, and its reputation as a wonderful place to live and bring up children.

Los Naranjos Situated right in the heart of Nueva Andalucía, Los Naranjos is a sought-after residential area centred upon the beautifully undulating greenery of the Los Naranjos Golf Club. Even those properties that do not look straight out over the fairways enjoy lovely views over tree-lined residential areas, golf courses, lakes and green hills, while many also look out to sea. It is a private and peaceful area characterised by large secluded villas, elegant townhouse complexes and luxurious apartments set within lush tropical gardens – with the services of Nueva Andalucía and the beaches of Puerto Banús all within a few minutes. The Golf Valley Such is the profusion of renowned golf courses in this large bowl-shaped valley surrounded on the inland side by rising hills and on the seaside by Puerto Banús, that it has become known as the ‘Golf Valley’. Among the internationally famous courses that dissect the residential areas are Las Brisas, Aloha, La Quinta, La Dama de Noche and Los Naranjos, home to many an international competition. Other sporting facilities are provided by tennis clubs, driving ranges, gyms, hiking and mountain biking trails, and the many natural beauty spots that extend inland. Between the glamorous seaside, the natural interior and the quality of the residential areas, Nueva Andalucía offers a lifestyle that is hard to equal, let alone beat.

EATING OUT Nordica’s choice of the top local restaurants

La Sala Known for its live music that lasts into the early hours, and different areas to which guests can retreat, La Sala can be found on the outskirts of lively Puerto Banús. The decked terrace at the front is a great place to meet up or relax as you take in the world, while the elegant Lounge Terrace offers a choice of high tables at the bar and comfortable couches for relaxing with friends. The main restaurant area, which is renowned for its stylish interpretation of classics like fish and chips, combines intimacy with the upbeat atmosphere surrounding you. La Sala offers a continuous service, from breakfast until late, with a dining menu that is available at all hours.

ZoZoi One of Marbella’s most talked about restaurants is ZoZoi, which can be found just off Plaza Altamirano in the charming Old Town. This cosy little restaurant is in an old converted house and has a great atmosphere, as well as excellent service. Renowned for using fresh, local ingredients, the eatery offers seasonal menus alongside delicious daily specials.

Güey Restaurant Host to numerous major events, Güey provides the perfect social atmosphere. The menu consists of delicate sushi and salads, fresh fish, and sumptuous hearty meals. The Skybar, meanwhile, offers a refined modern ambience where you can enjoy cocktails made by the expert bar staff. The third scenic area to this restaurant is the Tropical Gardens, an outdoor lounge and dining area surrounded by tropical greenery. You will find Güey in Nueva Andalucía.

Casanis If you’re looking for a venue full of ambience that serves classic homemade tapas with a modern twist then Casanis is one to visit. Innovative chef Guy Sirre takes the freshest ingredients and creates dishes of pure elegance and flavour. All staff members have a love for food and it shows in the friendly greeting once you enter the restaurant. Come and spend lunch in the Marbella sun or meet up with friends in a very ambient setting in Marbella’s Old Town.

Salotto Restaurant The most successful of the owners’ three restaurants, Salotto, is located in Nueva Andalucía, with stunning views of the Aloha Golf gardens. The Salotto experience is marked by top quality service and cuisine; just the place to dress sharp. Owners Marco and Carlo have put their years of culinary experience in to creating modern Italian dishes that are loved all along the Costa del Sol.

Los Bandidos For the past 19 years Los Bandidos has been serving exquisite food and receiving raving reviews in return. Set within the heart of Puerto Banús along the port walkway, this classic restaurant is open seven days a week for dinner. Influenced by Swedish and French cuisine, the European dishes have been a favourite with residents and celebrities alike.

La Moraga The menu at La Moraga, Puerto Banús, has been created by passionate chef and owner Dani García. Dani envisioned the idea of a restaurant from the point of view that “when it is time to eat we need to relax and go away from the problems of life”. This philosophy can be seen in the atmosphere of La Moraga, where friends and families gather to enjoy their time together. For anyone wanting to try authentic Andalusian cuisine this location is truly rooted to its Southern Spanish traditions. La Terraza Each dish is made entirely by hand so only the best quality comes out of the kitchen at La Terraza restaurant. Its Mediterranean cuisine excites taste buds with dishes that are built around locally sourced ingredients and are accompanied by a fine selection of wines. Another great dining venue in Nueva Andalucía. Pizzeria Picasso You’re able to dine along the scenic Puerto Banús marina whilst eating a freshly baked pizza in the Pizzeria Picasso restaurant. There are also a variety of pastas, fish, meat, and salads. Serving for more than three decades, this restaurant has earned a reputation for great food along with terrific service.

Aloha Restaurant Perfect for any occasion, the Aloha Grill is a point of reference in Nueva AndalucĂa. The tropical decoration reflects the name and re-creates the Spanish summer year round. There have been raving reviews about the food, especially the rack of lamb, and the varied menu selection suits any taste.

Magna Cafe Magna CafĂŠ has been described as an institution amongst the multitude of restaurants on offer in Marbella. Located at Magna Marbella Golf it has stunning views of the golf courses, surrounding mountains, the Mediterranean Sea and Gibraltar. The restaurant has a cosmopolitan ambience and is a place where you can enjoy an eclectic array of high-class dishes.

Ta-kumi Japanese restaurant Ta-kumi is often touted as the best place to get sushi in Marbella by its legion of fans. At the helm are talented chefs Toshio Tsutsui and Alvaro Arbeloa Ta-kumi who blend Mediterranean and Japanese cuisine in full view of their diners to create and unforgettable eating experience. The restaurant is close to the sea and promises to delight lovers of gastronomy.

Casamono With an offering of classic neo-Belgian cuisine and daily specials, Casamono is right in the heart of Marbella. Casamono, translated into Monkey House, has a noticeable jungle theme that adds a touch of quirky fun to what is a seriously good eatery. Enjoy a memorable dining experience at a restaurant full of character as well as delicious drinks and tasty menu.

Río Verde Situated at the end of the urbanisation and golf course that runs down towards the sea, Río Verde beach is a popular spot just east of Marbella. It is

named after the little Río Verde (Green River) that flows into the sea here, and has golden pink sand so fine that it crunches under your feet. THINGS WE LIKE TO DO… Yes, Marbella is known for its bountiful sun, Mediterranean beaches and outdoor lifestyle, but did you know that its surroundings are also full of surprises?

1 Sierra Nevada Two-and-a-half hours drive from Marbella, this impressive mountain range actually contains the highest mountain in mainland Spain. At 3,478 metres high, Mulhacén forms the summit of a chain that overlooks the ancient city of Granada on the inland side and the coastline just east of Málaga on the seaward side. On a very crisp day it would theoretically be possible to see the Alhambra and North Africa from the same spot. Most visitors to the Sierra Nevada, however, are more focused on alpine sports as snow cover turns it into a ski destination from late November to March. The ski resorts here feature luxury spa resort hotels, a high standard of pistes and supporting facilities, and a lively après-ski scene with a Spanish twist. Ski and snowboarding enthusiasts flock to the slopes at the height of winter, so make sure you book your weekend getaway early.

“Ronda oozes rural charm with a touch of elegance...”

Ronda With its luxurious shops, restaurants, sports facilities and nightlife, cosmopolitan Marbella is often regarded as not being ‘the real Spain’. However, authentic Andalucía starts right on its doorstep – as soon as you begin to wind your way inland through the beautiful Serranía de Ronda. This collection of mountain ranges and deep green valleys is dotted with traditional villages where life is still lived at a typically Andalusian pace. The jewel in the crown of this region is the beautiful historical town of Ronda, elegantly poised on a rocky outcrop from which it surveys the fertile farmland around it. Home to an up-and-coming winegrowing region, Ronda oozes rural charm with a touch of elegance, and has become a favoured destination not only for day trippers from the coast, but also cultural visitors and wedding parties.

Tarifa The Costa del Sol is bordered by two coastal regions imbued with their own flavour and charms. The Costa Tropical, on the eastern side of Málaga, is little known by comparison, but its quiet coves and subtropical vegetation house a holiday region that retains a classic Spanish feel. Further west, where the Mediterranean Sea becomes the Atlantic Ocean, the coast is more virgin – and endowed with golden sands that match the rich light of the Costa de la Luz. A surfer’s paradise, this region attracts the free-spirited from across Europe. The resulting mix of Andalusian coastal towns and laid-back hippie chic is most prevalent in the little seaside town of Tarifa, now the European capital of kitesurfing and surf culture. In summer, you can cast your glance along clear blue skies and deep blue water all the way to the rounding of the African coast as you lie on the beach or sip a drink at a trendy seaside venue. Tarifa is laid-back chic personified and little more than an hour from Marbella.

“A surfer’s paradise, this region attracts the free-spirited from across Europe”

“Málaga is also an important destination for lovers of culture, shopping and cuisine...” Málaga Spain’s fifth-largest city is also the cultural capital of the Costa del Sol region. As an ancient Mediterranean port city that traces its roots back to Phoenician times some 3,000 years ago, Málaga is rich in history, culture and atmosphere. Its architecture encompasses Moorish, Roman, Baroque, Renaissance and modern elements within a single glance, adding lustre to charming squares and streets bustling with life. Increasingly, Málaga is also an important destination for lovers of culture, shopping and cuisine, offering many fine restaurants, cafés, museums and stylish shopping promenades in a city centre that is enjoying a renaissance after a beautification process. A popular cruise liner destination, its lively markets, imposing cathedrals and charming little backstreets combine with lovely beaches and typical seafood restaurants to create a truly Mediterranean mix.

“... Benahavís also enjoys somewhat of a cult status with foreign residents in search of Andalusian village life”

Benahavís If you want a sense of a true Andalusian mountain village in all its white-plastered splendour, you needn’t go far to find it. Though once isolated in its little verdant valley some six kilometres from the sea, Benahavís is now within fifteen minutes of San Pedro and Marbella. Popular for its traditional Spanish country fare, Benahavís also enjoys somewhat of a cult status with foreign residents in search of Andalusian village life. The fact that this village is rather more sophisticated than its agricultural counterparts in the mountains is reflected by the country clubs and golf courses in the valleys surrounding Benahavís. Among the luxurious residential areas within Benahavís’ expansive municipal boundaries are Los Arqueros, El Madroñal and La Zagaleta, to name a few.

“... an Englishstyle high street, red telephone boxes and real-life Bobbies.”

Gibraltar So near yet in many ways so different, Gibraltar is a little British exclave on Spanish soil. This lively little town with its history as a fortified British outpost is now above all a popular tourism and financial centre with an English-style high street, red telephone boxes and real-life Bobbies. In its streets you will hear English and Spanish spoken in quick succession by the descendants of Spaniards, Genovese, Jews, Moroccans and Brits. This tight-knit community now enjoys much better relations with its neighbour Spain, so the once arduous border crossing has become a quick formality. For residents on the Costa del Sol the picturesque little town on the famous Rock offers an altogether different ambience just over half an hour away – as well as some of the most spectacular views in the Mediterranean.

ordica has built up a strong reputation as a rentals specialist, but it is also very much a real estate company involved in sales, and has been so right from the beginning. Where rentals are very much Anna Lena’s department, sales are headed up by Peter, ensuring that this is a family-run business in the true sense of the word. A vital role within the sales department is played by Päivi Metsola, an experienced real estate professional who has pretty much had a lifelong love affair with Marbella. “I first came here from Sweden when I was just ten months old,” says Päivi, whose parents visited Marbella twice a year before buying a property here. “By the time I was a teenager I knew the area inside out, and when a friend and I came to stay at my

parents’ place for an extended holiday that turned into a more permanent move.” Having worked in tourism and real estate, she joined Nordica almost three years ago, and has settled into the close-knit team as if she’d been there since the beginning. “The thing is, Peter was the first person I met when I came to Marbella, and we have been friends ever since.” Property cycles Through her work in property sales Päivi has witnessed the ups and downs of economic cycles from close quarters. “I’ve seen my share of boom, recession, discount-buying, recovery, acceleration and boom – followed by more of the same.” More specifically, the initial boom of the eighties gave way to

the recession of the early nineties, recovery during the decade, and the heady, heady boom of the early 2000s followed by the current situation. “In reality, Marbella’s property market, which was badly overheating, started to cool off a bit from 2006 onwards. The year after the 2008 financial crisis things went very quiet for a while, but they have bounced back quite strongly since.” Päivi puts this down to the continued attraction of Marbella. “Marbella has certainly changed since I first came here. It has inevitably lost some of its original charm, but on the other hand has become more grown-up and sophisticated, with the kind of services we could only have dreamed of thirty years ago. The profile of buyers has changed in line with that, going from primarily retirees to younger 30- and 40-something families that live here and continue to be active professionally, be it in Marbella or back home. Modern technology makes this possible, and in the meantime the Marbella climate and lifestyle remain truly special.

“This is a great time to buy if you have the means” It’s why we are here, and I can see how people continue to be attracted to it from the northern parts of Europe.” It goes a long way to explain the way in which Marbella has bounced back impressively. “This is a great time to buy if you have the means,” says Päivi, “since prices have come back down to attractive levels, though perhaps not quite as low as some overseas buyers tend to think. Coming from abroad and hearing about the situation in Spain they sometimes think that you can pick up everything for a steal, but this is Marbella, and here limited supply in particularly attractive areas such as

Nueva Andalucía means prices do not fall beyond a sensible correction.” In spite of this Nordica continues to post highly satisfactory results. “I think it’s because of the solid and established position that the company has in the market, especially among Scandinavian buyers, but also with other Northern Europeans, as well as Spanish, Russian and Arab buyers, many of which approach us after they have rented through Nordica.”

“... You see, Marbella slows down a little sometimes, but it always comes back again.” The company’s very clear focus on Nueva Andalucía has no doubt played a role in this too. “It’s true, we can honestly say that we are the experts in this area, and if we don’t have it for rent or sale it must be very obscure.” The selection of property offered runs the full range from apartments of €150.000 through to luxurious penthouses and grand villas. “Newcomers to the area will usually want to be as close as possible to the beach and Puerto Banús – ideally within walking distance – and also want large south-west facing terraces, but gradually people move just a little further inland, also because this is where you really get best choice and value for money.” Her prediction for the coming year? “A bit of hibernation due to the current uncertainty, then we expect things to slowly pick up again. You see, Marbella slows down a little sometimes, but it always comes back again.”

ne of the newer luxurious residential areas of Marbella, Sierra Blanca occupies the furthest reaches at the base of La Concha, the mountain that overlooks Marbella and itself forms part of the Sierra Blanca range. As a result, its grand villas and ultra-luxurious apartment complexes look straight down onto Marbella and its broad bay. Where One of the great attractions of Sierra Blanca is the fact that it is so central – right above Marbella and just minutes from its beaches, shops, restaurants, café society and professional services, and just a few minutes more to those of Puerto Banús. You might say that here you are at the heart of it all without having to forsake your own peace and privacy. The setting Although more a luxurious suburban area than an urbanisation as such, Sierra Blanca does enjoy gated security and privacy, and while no golf course runs through the area as it does in so many other parts of Marbella, there is no shortage of clubs on your doorstep. Also nearby are tennis and racket clubs, beauty centres and health retreats such as the internationally renowned Büchinger Clinic. The lifestyle As one of the most iconic luxury zones of Marbella, Sierra Blanca is particularly noted for its grand villas set on large acreages and quite typically including their own private spas, home cinemas and guest cottages. Ensconced amongst such mansions are highly exclusive apartment complexes that combine ultimate luxury with convenience of use and maintenance.

mong the different parts of the Marbella area that offer distinct lifestyle options La Zagaleta certainly stands out for its exclusivity. Situated a

The setting In spite of its security, privacy and seclusion, La Zagaleta is just a few minutes removed from San Pedro, and no more than 15 minutes from Puerto Banús and downtown Marbella. Although surrounded by a range of first-class golf courses, the urbanisation has two beautifully scenic courses of its own, as well as an elegant clubhouse, an equestrian centre, tennis club and large open tracts of nature with hiking

trails where you may spot pheasant and deer. The lifestyle Plot sizes at La Zagaleta are large and properties can be classed in the top end of the market, all enjoying spacious private domains and fantastic views of the surrounding countryside and the coastline. People who own in La Zagaleta prize exclusivity, quality and service, but above all privacy and security – using this peaceful haven as a base from which to enjoy the shops, restaurants and nightlife of Marbella and its surroundings.

There is a distinct wind of change blowing through Marbella. Not as regards its sunny, laid-back way of life, you’ll be glad to know, but in relation to the latest architectural trends.

here the villas and apartment complexes of Marbella were long shaped by buyers’ preferences for a contemporary interpretation of traditional Andalusian architecture, resulting in elegant tan-coloured styles latterly influenced by the soft-edged terracotta architecture inspired by southern Morocco, today’s preference has shifted firmly in the direction of cool, clean, white and modern. Architects are enjoying this phase greatly, letting their creativity run free to produce a new generation of sleek modern villas and the first of the new-style apartment complexes too.

V5233 In addition to the building of brand new properties a popular trend is the modernising of older villas in top locations, and in the process we are witnessing the beginning of a gradual modernisation process that will give Marbella a new and updated look. Even so, there is something amazingly familiar about the pure symmetry and clean white lines of this new architecture, and indeed, this is not the first time Marbella has been fertile ground for evocative modern design. Back in the 1960s some of the earliest members of an international jet set that built homes here took inspiration from the golden light, the beautiful surroundings and modernist architecture to create some truly notable properties that remain fresh and iconic even today.

While today’s materials, styles and building techniques have evolved since then, many of the new properties being

V6112 designed and built now draw great inspiration from the creativity and purity of modernism, which allows architects to build in individual character and safeguard their projects from becoming regimented or predictable. Instead, Marbella is on the cusp of a very exciting period in the creation of a new look that is well suited to its climate, its setting, its cosmopolitan outlook and way of life.

Here are some fine examples of state-of-the-art modern homes available in Marbella now: Golf Valley, Nueva Andalucía (V5233) Completely rebuilt and modernised, this stylish villa occupies a prime location in Nueva Andalucía. eal estate is a reliable barometer of economic conditions, and as a result shot up during the boom and then down again when the economic crisis hit. The fact that this is an international phenomenon binds properties across Europe and beyond, but at the same time it is also true that submarkets in different regions can behave quite differently. In Marbella, as elsewhere, there was a sharp downturn after the property boom, but in recent times the market has revived, with strong demand shown in the top segments and for the many properties that offer a great

While demand for real estate in the Marbella area is rising again and the best properties are maintaining their values well, this is still essentially a buyer’s market in which there are a great many fantastic opportunities. combination of quality, location and price. People have been attracted back to this region because of the wonderful lifestyle it offers, but also because prices have reached highly appealing levels. The most sought-after homes, such as good villas and apartments near the beach, are already rebounding in value, but on the whole there is still a great choice of properties offered at good rates – and open to further negotiation should you wish to make an offer. It is conditions such as these that lots of homebuyers and investors are making
