Vasconcelos avenue houses a diversity of commercial activities, which entails both positive and negative aspects for the sector. The great visual and auditory noise caused by the traffic flow and the number of advertisements that exist on the avenue is the first thing the user perceives. However, a lower level of insecurity is also observed due to the recurrence of vehicular and pedestrian life.

The mixed-use project is located in the Tampiquito neighborhood of the San Pedro Garza Garcia municipality in Nuevo Leon, Mexico. The property belongs to the Valle Poniente area, within the category: Municipal commerce and has a total area of 2699.15 ​​ m2. The area is mostly commercial, it is estimated that 2,000 people work in the 160 establishments within Tampiquito.


INTENTION

The project seeks to create a connection with the active environment that surrounds it through a complex with living and commercial spaces. The biggest challenge for the project was working on a narrow and irregular terrain, which was decisive in the structure and shape of the building. The location of each of the spaces was analyzed for a correct use of the facades and their views.

ESTRATEGIES The design strategies arose after an extensive analysis of the site, that led on the protection of facades with balconies, double facade, storage and rainwater recycling, a minimization of horizontal circulation for an optimization of space and taking advantage of the views of each façade without neglecting protection from the sun.

Individual Work 4th semester Vertical Atelier II: Collective Housing


SITUATION This project was created as a result of a Masterplan carried out in the Vertical Atelier II: Collective Housing. This was carried out with the aim of generating an improvement proposal in the downtown area of ​​the city, especially inspired by the city of Barcelona. Given that the work area crosses Cuauhtemoc Avenue, one of the busiest avenues both vehicular and pedestrian, it was vitally important to improve the sidewalks that would allow a quieter and safer traffic for pedestrians. For this, we started from the concept of ‘complete streets’, which seeks to optimize circulation with minimum standards. One of the biggest problems of the metropolis is the lack of green spaces, which is why blocks of 4 lots with a central garden were proposed so that each lot can have access to it; and a linear park was also designed between Pino Juarez Avenue and Cuauhtemoc Avenue, which was thought as a strategy for both environmental and urban recovery that was lost as commercial spaces increased on a large scale.

As for the architectural project, it is a building that takes advantage of the views of the interior garden such as the linear park. Starting from a 7x7 meter grid, the basement of the building is created, for commercial and office use, with two open quadrants to provide lighting and at the same time create small open rest spaces on the ground floor. On this two L-shaped towers are born that open towards the public spaces, which allows each department to have a privileged view of all its facades. In this way, a direct connection with the city is created to activate these green spaces both inside and outside the block, creating a safe city.

LOMA RESIDENCE Ejecutive Project

PLANS This project is located in Colonia 58 Sin Nombre Vía Carretera Nacional, Monterrey, Nuevo Leon. This is residential, which has 444.30m2 of total area and 613.28m2 of construction. The biggest constructive challenge in the project was to propose a structure that works with the geometry of the design, in addition to the overhangs and the large openings it has.

ANALYSIS

Regeneration project for the Misión San Juan subdivision, located in the municipality of García, Nuevo León, a community with a history of homelessness and insecurity. It is proposed the opening of green areas that promote recreation, exercise, healthy competition and neighborhood union, in addition to designating new accesses to the subdivision that better connect with neighboring subdivisions and a redesign of the house that allows better ventilation, distribution of spaces and possibility of trade.

Misión San Juan, social housing subdivision, is home to 4,570 inhabitants within the 54 blocks that comprise it, where 50.6% are women and 49.4% are men. The high number of individuals that can be concentrated in a single home has become one of the main concerns for the inhabitants of this subdivision, since there are only 3 types of housing. The lack of typologies creates overcrowding within the subdivision, limiting the dwellings to be able to be occupied by an average of 2 to 4 people. The biggest problem that the site faces is turning the inhabitant into an invisible being, which results in palpable neglect by not generating any sense of belonging in the inhabitants. The lack of a feeling of belonging creates a visible abandonment in the homes, in this case, half of them have been abandoned by their occupants. People resort to using sections of their houses as shops or invade the public space with it due to the lack of organization of the functional arrangement of the house.

The strategy is based on the quality of public spaces and green areas, which are clearly lacking on the site. The strategy used to improve this aspect was to give a direct connection to each of the blocks with the wide green area in the center and another along the perimeter of the polygon, with the main objective of avoiding a long journey and encouraging the use of social and recreational spaces. To achieve this, it is also necessary that public roads are in good condition, accessible to pedestrians and different means of transport such as cars, bicycles and a very important means that is public transport.

Exits to the exterior were designed through the different blocks, opening the subdivision to the exterior to avoid the feeling of exclusion and enhance the pedestrian and vehicular flow, creating different accesses that connect with the subdivisions and surrounding streets. For the factor of public transport and the reduction of crowds caused by the excess of private vehicles, new public transport stops were implemented within the subdivision that avoid traveling long distances from the most distant points to the current bus stops.

Located to the west of the municipality of General Escobedo, Nuevo León, it is a town with various problems, in social and urban terms, of the Monterrey metropolitan area, which have become more visible since the health crisis of COVID-19 and that have made their population vulnerable to the emergency situation. The polygon, irregular, fragmented and dispersed, developed in gradual phases, interspersed by undeveloped properties and industry, which disconnects the four subpolygons that are formed between the empty properties. The 4 sub-polygons coincide in a horizontal central axis, through which an aqueduct that divides the unit in two runs, this road being the only entry and exit access, since the southern border towards the high-speed state highway N.L. 100 imposes a blind perimeter wall, as a physical border.

The problems cover diverse relationships. For example, mobility prioritizes the private motor vehicle, despite the fact that only 11% of the inhabitants have one. The lack of goods, public services and employment forces the inhabitants to travel far to satisfy their needs. There is a single health center in the subdivision and a single nursery for 30,485 inhabitants. The low density and horizontal expansion of the house do not give rise to the ideal amount of green areas and equipment, essential to attack the environmental impact of the neighboring industry, provide healthy recreational and leisure areas. In addition, on a residential scale, there are problems

such as lack of identity, insufficient space, spatial discrimination and overcrowding, in addition to being the core of the main problem of insecurity in the UH, which is family violence. The house does not have adequate ventilation or hygiene areas to prevent contagion of COVID-19 and the variants developed after the pandemic. However, the most urgent problems can be classified into three guiding axes: housing, green areas and mobility. The solution proposal is based on three initiatives of actions: Preserve, Repair and Anticipate, which incorporate interventions of the three scales: territorial, housing unit and housing.

PROBLEMS APPROACH

The visual panorama is complemented by interviews with Mrs. Carmen (34 years old), mother and owner of a stationery store that invades the first level of her home and assigns her high school daughter to carry out her academic activities in the kitchen. Mr. Álvaro (41 years old), father of the family and responsible for the church bell, who suffers from allergies due to pollution, assures that insecurity does not discriminate any time of day.

On the other hand, Miriam (19 years old), a university student, takes her classes every day, walks from her home to work in a place on the unnamed street of the aqueduct and, at the end of the day, immediately walks back home because “Why would I go to the parks?” However, Mrs. María (53 years old) walks, at least in the market, with her young daughters and expresses her desire to go back to work after the pandemic took away her job.

TERRITORIAL INTERVENTION At the territorial level, the main urgency is to repair mobility. The urban island situation that the UH presents excludes and disconnects it from the surrounding communities and the variety of goods, services, equipment and additional transport routes from which it could benefit. Interventions focus on opening up roads, quality mobility strategies, and transportation alternatives. Design, together with the municipal authority, new routes that run through the different communities and industries, which widens the transport networks and gives the population options to connect different routes that reach different destinations in the Monterrey Metropolitan Area. Mitigating borders can potentiate the supply of commerce and work in the surrounding industry, which would help local economic growth and exchange.

PUBLIC TRANSPORTATION: LOCAL CIRCUIT In the medium term, generate a new local public transport route: • Expand access to existing goods, services, and equipment in neighboring communities and permeate the border of the high-speed highway. • Open the options and alternatives of public transport routes that transit in the neighboring HUs and reach the rest of the metropolitan area. • Facilitate the routes of workers in the immediate neighboring industry or to sources of work of greater distances.

VÍA SECUNDARIA: CIRCUITO VERDE • In the long term, an ecological mobility circuit that continues with the line of the natural channel that crosses the aqueduct in the UH: • Complement the additional routes and roads that communicate with the surrounding communities. With this, expand access to goods, services and equipment. • Open an inclusive, safe and comfortable road to the most practiced mobility in the town: pedestrian, cyclist and public transport. Generate public space in shaded, signposted, well-lit and pleasant walks. • Protect the treatment to the natural system of the riverbed and the vegetation that surrounds it.

The proposal for green areas is based on 6 key fundamentals that guarantee their operation. CONNECTIVITY Multidirectional trails that create a more efficient connection between the different points in the surroundings. The route between the modules creates an experience of fluidity and relaxation for the user, breaking with the monotony of linear and unidirectional circulations. MULTIFUNCTIONALITY The diversity of the program integrates cultural, sports, educational, children’s and entertainment activities, with the intention of creating a community atmosphere. REPLICABILITY The structure and the spaces are designed so that they can be adapted in the different public spaces that are currently in disrepair or without use. The flexibility of the spaces allows the program to be adjusted to the needs of the site. DISTANCING After the current situation caused by the pandemic, spaces are proposed guided by the furniture and the pavement design that mark the appropriate radius of separation. COMFORT & SAFETY After the deficit of shaded routes and the high level of insecurity, a structure is proposed that works as a shadow and lighting mechanism, creating safe and comfortable spaces that can be used at any time of the day. ACCESSIBILITY The proposal for green areas will be replicated in different points of Praderas de San Francisco in a strategic way with the objective that each inhabitant has easy and direct access to public spaces, integrating urban improvements in the axis of mobility and infrastructure that promote circulation. more efficient and safe.

The humid areas were optimized, such as the bathroom with a division of simultaneous uses and the multi-person kitchen. Sliding panel openings were created in the interior walls of the bedrooms on the right to be able to convert them into flexible spaces that can be used for work, rest or commercial areas. These openings also allowed for better lighting and cross ventilation by being fully open. The number of storage spaces was increased. For the proposal of a house with a back shop, a separate bedroom was proposed from the accesses to the house so that it can be rented and separate commercial uses from rest. The duplex housing solution was achieved by positioning an exterior staircase in the service corridor and with a terrace in an extension for different types of families.
