The agency relationship outlines my duties and responsibilities to you, and explains the relationship between client and broker. The buyer representation agreement and listing agreement is meant to protect you, give clarification around the service you can expect and offer transparency around agent compensation.

Hire a licensed inspector to perform a physical inspection of the home to determine property's condition.
Negotiate Offer
The first offer is not typically accepted. The seller will counter offer and we negotiate until terms are agreed upon by all.
Option Period Begins
Time in which to do due diligence without the risk of losing the earnest money or the property being sold to someone else.
Closing
Loan approval, appraisal, title work, insurance selected, final walk-through, wire down payment & get the KEYS!

Recommend affiliates (Inspectors, Insurance, Repair Companies, etc.)
Work with you until you have the keys to the home of your dreams! And then be available forevermore.

How will you tell me about the newest homes available?
The Multiple Listing Service website provides up-to-date information for every home on the market. I constantly check the New on Market list so I can be on the lookout for my clients I will get you this information right away the way that is most convenient for you, by phone and/or e-mail.
Will you inform me of homes from all real estate companies or only certain brokerages?
I will keep you informed of all homes. I want to help you find your dream home, which means I need to stay on top of every home that's available in the market
Can you help me find new construction homes?
Yes, I can work with most builders and get you the information you need to make a decision. On your first visit with the builder, I will accompany you By using my services with a new construction home purchase, you will receive the services I offer, as well as those provided by the builder, at no additional cost.
How does for sale by owner (FSBO) work?
Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving money, but they are still available to you. If you see a FSBO and want the advantages of my services, let me contact the owner for you and make an appointment
Can we go back through our property again once an offer is made, but before possession?
Yes, usually we can notify the seller and schedule a convenient time to visit the property again. Immediately before the closing, we will schedule a final walk-through and inspection of your new home.
Once my offer is accepted, what should I do? Celebrate and focus on getting all requested documents to the title company and the lender. You will get specific instructions from us on next-steps as we move through the process. If we have an option period, you will organize the inspection asap You will be organizing your information for the loan, closing, property insurance, utilities and moving dates. Don't worry, I won't let you miss a thing.
