We designed a large high quality fit-out for Harris Systems in Winnersh Triangle, Reading. The 7,650 sqm building brings 3 divisions together to provide Harris Systems with a high quality flexible working environment, customer briefing centre, demonstration rooms and development labs. Harris is an international communications and information technology company serving government and commercial markets worldwide. Headquartered in Melbourne, Florida, the company has approximately $5 billion of annual revenue and 15,000 employees - including nearly 7,000 engineers and scientists. Harris is dedicated to developing best-in-class assured communications products, systems, and services. The new building is the Harris’ HQ for EMEA.

We have developed a flexible workplace solution with a ‘variety of creative work spaces’ suitable for all the different types of users. The company is an international organisation and a creative company at the cutting edge of their business with a big client focus. The project has included a complete redesign of the workspace, and associated areas, developing a working environment that matches their new vision for their business, increasing cross collaboration and stimulating creative and inspiring solutions. We have inspired the company to push their boundaries with a very dynamic space with new and innovation design. The design utilises the latest workspace technologies and design ideas and is described by the client as a real ‘wow factor’. The workspace has all professional staff desk sharing, and an overall desk sharing ratio of 6:10. They have taken a ‘giant leap’ in workplace change with several senior staff moving from individual cellular offices straight to desk sharing. We have run a complete Workplace Change Management process, including workshops to develop workspace protocols and to prepare workspace guidelines and training programme for all staff.

Business Environments Wellington House - Slough Office Refurbishment / Fit Out 7,650 sqm office space over 5 floors Client: Criterion Capital

The existing building is located in the centre of Slough minutes from public transport connections and offers prime office space. Orbit Architects redesigned the main entrance from the pedestrian entrance and created a better approach for staff and visitors from the car park, including a VIP client drop-off. The project also included the refurbishment of the lift lobbies and corridors as well as the main office floors totaling 7,650 sqm. The emphasis was on a sleek simple and colourful scheme that respects the existing building and significantly enhances its external appearance and prominence via new signage and lighting. The result is a bright modern office accommodation with excellent secure on site car parking.

Business Environments 151 Shaftesbury Avenue - Covent Garden, London OFFICE REFURBISHMENT 3,100 sqm gross (of 5,900sqm existing) refurbished over 6 floors Client: Royal London Asset Management An existing office building located in the heart of central London. Orbit refurbished the reception entrance area and four floors of offices above to Cat-A standard. The common parts including WCs lift lobbies and basement areas were also fully refreshed.

Orbit Architects has been involved in various proposals for this existing development which currently consists of 600,000 SqFt of offices in 5 buildings. The first study involved looking at development opportunities within and around the site, including increasing office and A3 uses, a well being centre and day nursery, improved servicing and a small residential development. This project updated the WCs and lift lobbies introducing feature lighting and colours to create an environment appropriate to its Grade A status.

Following on from the upgrade of the common parts refurbishment shown previously, Orbit Architects implemented proposals for the refurbishment of the two atria in Anchorage House and Capstan House. This included new DDA compliant access arrangements and reception areas, improved appearance of the ground floor and upper levels and incorporation of A3 vendor opportunities.

This dated office building was completely refreshed to provide new high quality flexible office accommodation. Works included amending and updating the common parts, reconfiguring the reception to create a bright contemporary space, improving the external areas so they added value to the building and provide better facilities for occupiers including cyclists, and completely overhauling the office areas.

Orbit’s design for this new UK headquarters creates a modern flexible working environment on the upper levels and sales and meeting suites, and a staff restaurant, at ground floor. The entrance area will be used to display products and follows the showroom brand standards, the principle meeting rooms are multi-function to allow stage setting for sales launches, and presentations. When subdivided they function as standard meeting rooms with full tele-conferencing facilities. The staff restaurant was an opportunity to be more playful with a mix of natural and colourful finishes with different types of seating areas all loosely based on a Scandinavian theme.

Business Environments No.1 Knightsbridge - London SW1X office REFURBISHMENT 5,575 sqm over 4 floors Client: Aberdeen Property Investors UK Ltd An existing office building located between London’s prestigious Hyde Park and Green Park totalling circa 14,500sqm gross internal area. Planned around a central atrium space, the building is presently half let to tenants diverse as an Arabian bank, a property developer and the Al-Jazeera news group including their television broadcasting studios. Orbit’s scope of works included new Cat-A fitout of three existing floors totalling 60,000sqft and the refurbishment of existing cores and back of house facilities to create new toilet accommodation, shower facilities and rejuvenated circulation areas.

Business Environments 26-28 Bedford Row - London OFFICE REFURBISHMENT 1,100 sqm gross (of 1,800sqm existing) refurbished over 5 floors Client: Hampshire County Council Pension Fund Located in the midst of ‘lawyer land’, the existing building was in need of significant refurbishment and regularisation of its means of escape which it shared with its neighbour. The project proposals included the complete demolition and reinstallation of the existing reception area, Cat-A office areas, new sanitary cores and a new means of escape route via a new secondary rear stair to enhance and improve the existing building. This also resulted in a net floor area gain. The existing fifth floor was significantly reconfigured to include new full height glazing and internal feature stair. Planning permissions and conservation area consents were sucessfully achieved for the new rear stair, fifth floor elevational alterations and rear car park area / plant.

Business Environments Dragon Court - Covent Garden, London OFFICE REFURBISHMENT 1,726 sqm Offices over 4 floors Client: Royal London Asset Management

Located in the centre of London’s Covent Garden, Dragon Court required extensive refurbishment of an existing office building. This included the demolition of a number of smaller light industrial works adjacent and their subsequent amalgamation into the existing building to create a new series of Cat-A open plan office spaces at first, ground and basement levels. Works also included the complete demolition and reinstallation of the existing reception area, sanitary cores and means of escape routes to enhance and improve the existing building. The works also resulted in a net floor area increase. Existing external link bridges and structures were also removed to improve daylighting to basement levels.

This existing office building located in the centre of the City has been fully refurbished to Cat-A standard with a new entrance areas and service cores. Orbit Architects is currently carrying out works for the remodelling of the external public courtyard in conjunction with the Corporation of London.

Business Environments Capital House, Bath Road - Slough New Reception and Cat A refurbishment New Reception Area & Offices Client: Schroeders Known locally as the ‘Lego Building’, when the main tenant consolidated their space within the building the Client had an opportunity to update the building and improve the office accommodation to attract new tenants Working with a limited budget we worked closely with the contractor to develop a scheme that enhanced the best bits of the existing building with a clean palette of materials and improved lighting.

Business Environments Portland Building, Crawley OFFICE REFURBISHMENT / FIT OUT 4,800 sqm gross office space Client: Royal London Asset Management

Orbit Architects refurbished this prominent office building on High Street, Crawley. Its street frontage was improved with an entrance canopy and signage above and around the building. The office space have been enterely refurbished including the cores and the external back courtyard re-landscaped. The Portland building achieved an “Excellent� BREAAM rating for sustainability, one of the first ever achieved by an office refurbishment project.

Business Environments 45-46 & 52 Mount Street, London CAT A OFFICE REFURBISHMENT 440 sqm / Grade II listed Clients: Livaco & Rezayat Europe Ltd

We have worked on a number of projects in this stunning Grade II listed Arts & Crafts terrace in the heart of the Mayfair conservation area. Orbit Architects was asked to upgrade the finishes of this elegant but neglected interior to modern standards of 45-46 Mount Street. By removing unsympathetic partitions and finishes from the 1970s, Orbit has improved circulation and created spaces suitable for use as contemporary open plan offices. The selected finishes and lighting enhance the listed interior, a smoked oak and glass staircase now link the ground and lower ground floor areas. Toilet cores have been refurbished to modern standards, and the freshly landscaped courtyard garden has LED up lighting, timber decking and planting.

Business Environments Arnold KLP, Newman Street, London CAT B OFFICE REFURBISHMENT 800 sqm Client: Arnold KLP

Space planning, design and fitting-out of office space over 2 floors for this advertising agency, in conjunction with Interactive Space, including studios space, client meeting rooms, comms room, bar and breakout area. The client objectives for this project were to move out of very tired offices in Soho fragmented over 6 floors into a new environment that would improve communication and productivity by providing an efficient working area together with creating a space in which the agency could express its character. There was a decision by the senior team to generally move out of offices and embrace more agile working practices. A bar and breakout area was positioned at the top of the building to facilitate team meetings adjacent to the roof terrace and client meeting rooms. The works were carried out on a very tight programme and included phased dilapidations work on their existing offices.

Business Environments No. 9 Whitehall, London, SW1A CAT A office Refurbishment 2,000 sqm Client: Royal London

Orbit Architects has recently completed the refurbishment of No 9 Whitehall, a former Government office building in central London. Five floors of modern open plan office accommodation have been refreshed behind a historic retained facade, the project was completed despite restricted site access during the Olympic Games and included a new reception area and refurbished lifts and stair cores.

Business Environments Cybersource, International Business Park, Reading CAT B Office fit-out 1,900 sqm Client: Cybersource

In relocating to the nearby International Business Park, payment management company CyberSource, were keen to create a bright and fresh, yet professional space for their ever expanding business. The fit-out on the second floor of the multi-tenanted building has a client facing meeting suite and reception area with several internal meeting spaces and a large breakout space support the working areas. Brand colours are key and used playfully throughout the space to create striking graphics and backdrops.

Business Environments BP House - Kensington, London Conference Facility Refurbishment 260 sqm Client:The Scout Association

This conference facility is a popular destination due to the range of rooms available (which seat between 4 to 250 people), it’s location and the flexibility of the rooms to operate efficiently for different types of meetings. The project involved the updating of the various rooms and spaces to create a contemporary yet comfortable environment with integrated AV and lighting control, improved ventilation and cooling and acoustic treatment. Despite a modest budget and a three week programme the project was handed back to the Client successfully and has contributed to improved bookings and rates.

Econsultancy, Farringdon Point, EC1 OFFICE REFURBISHMENT 528 sqm Client: ECONSULTANCY

Econsultancy is a community where the world’s digital marketing and ecommerce professionals meet to sharpen their strategy, source suppliers, get quick answers, compare notes, help each other out and discover how to do everything better online. They were expanding fast and we helped them manage this transition into a new workplace setting just a few hundred metres from their old office. The brief was to provide a modern fresh environment that would support even more growth whilst providing space for training seminars and workshops in both formal and informal styles.

Business Environments Generator Office Extension, Bloomsbury, London OFFICE EXTENSION 505 sq m Client: Generator Hostels

This project is a small but complex new build office for the Generator Hostel in Bloomsbury. The site is at the end of a small mews with difficult access and is currently occupied by a disused storage shed. The new three storey office will be a lightweight steel structure clad in bronze coloured panels and frameless glazing, which will be etched with artwork. The building is planned to make the most of the long views down the mews and to respect the privacy of the many adjoining neighbours.

Business Environments Fleet House, New Bridge Street, EC4 OFFICE EXTENSION & REFURBISHMENT 5,170 sqm office space over 8 floors Client: Corporation of London

Proposals for the comprehensive refurbishment of an existing 70s office building that sits within a Conservation Area and surrounded by both Grade I and Grade II listed buildings. An initial options appraisal looked at the benefits of refurbishment vs redevelopment, following this proposals were developed that extended the building upwards by 2 storeys with some reconfiguration of the core and lower levels to rationalise the space and increase the net lettable floor area of both the offices and ground floor retail. A simple and cost effective way to update the facade was developed which involved removal of spandrel panels and new full height glazing, with some projecting bays. This, along with a new vertical glazed box, provides a contemporary facade.

Steak is a highly successful Digital Marketing Agency. Over the course of the last 12 months we have worked closely with the Steak team on concepts to update key elements of their working environment. This has included space planning, design of common areas as well as looking at the complete client journey from street onwards. We have just completed the refurbishment of WCs, staff bar area and tea points.

Business Environments Embassy Refurbishment, London CAT B OFFICE REFURBISHMENT 1,150 sqm Client: Undisclosed

We have been working with this foreign government office on the refurbishment of their commission offices in London’s West End. The building requires a substantial package of work including complete new M&E services, windows, core areas including the creation of a new lift shaft to provide disabled access across the entire six floors of accommodation. The project also includes the creation of new enhanced visa and passport services, tourist offices and function suite. Originally conceived as a project where the client would vacate the building for the duration of the works, we are currently reviewing the logistical implications of phasing the works whilst the client remains in occupation.

Business Environments Merchants House, Bristol CAT A office Refurbishment 3,600 sqm Client: Petit Papillon

Orbit Architects is currently working on the refurbishment of this existing 3600sqm office building in Bristol’s historic quayside area. Located on one of the city’s island peninsulas, the proposals relocates the main entrance from a side street onto Wapping Road, carry out alterations to the existing landlord mechanical plant to improve or release useable floor area and enhance the existing buildings prominence by way of new signage. Works are anticipated to commence in Summer 2013.

Business Environments Gilguides Headquarters, Victoria, London Architectural reconfiguration & Occupier fit out 4,650 sqm Client: Girlguides Orbit has worked with Girlguiding to take their high profile, well situated building in Victoria, and rationalise their use of the space, allowing a large part of the building to be sub-let. The project, rationalises of the existing core maximising the net usable floor space and altering the entrance in to the building. Within the business, there has been a high level decision to move out of cellular office space to open plan. As a part of the workplace consultancy we have provided, working with key team members in focus groups has driven down the brief requirements of the space and encouraged a positive relationship within the business to the imminent change . These ‘champions of change’ are regularly involved in design feedback meetings with us as the design team. The project will complete in 2014.

Business Environments Jubilee House, Putney - London REFURBISHMENT Client: Government Agency

Orbit was once again commissioned by this government agency as part of a team to prepare a feasibility study on the options to maximise the accommodation of this large office block situated in west London and review how complete refurbishment could be delivered while the building remained in use. The toilet cores were completely redesigned to allow for a more spacious layout which would incorporate natural daylight as well disabled facilities and service riser cores. This freed up the office areas to be efficiently space planned. The shell of the building was also reviewed with proposals drawn up for increasing the thermal performance as well as reducing air leakage in order to achieve the very best energy efficiency, thus reducing plant size and help reduce the clients annual running costs.

Business Environments E Research Technology, Relocation to Pearl House, Peterborough CAT B OFFICE REFURBISHMENT 1,625 sqm Client: E Research Technology

We relocated this medical research company to Pearl House in Peterborough. The project was delivered using a design and build procurement route, but we worked with the client to validate the building suitability, provide test fit space planning, develop the scope of works and interior design scheme. In addition, we have worked with the branding team based in Philadelphia to deliver a co-ordinated approach to signage and brand experience in the client-facing areas.

Business Environments Stanford House, London Office, Reception and Penthouse Refurbishment 830 sqm over 4 floors Client: Picton Capital Using a simple, fresh and contemporary palette of materials to complement the historic character of the building, Orbit Architects is breathing new life into an existing commercial building in the bustling area of Covent Garden. The scheme aims to provide more efficient and comfortable spaces for new tenants. By rationalising and refreshing two floors of existing office space to Cat A standard, replanning the reception area to provide a more attractive and dynamic space and also refurbishing a top floor apartment, our scheme rejuvenates the existing environment and provides improved spaces to work and live.

This project reinvigorates a 1960s fourteen storey tower in Clifton, Bristol. Orbit Architects has been appointed to assist with the faรงade replacement works, new podium block landscaping proposals and refurbishment and enhancement of all of the toilet cores and common areas.

Business Environments Pinncale Place - Borehamwood Strategic review and refurbishment Office refurbishment and spatial appraisal Client: Cardif Pinnacle

The current building is one of three sites the Client owns in Borehamwood. Orbit has undertaken a strategic review of the portfolio which has already led to one site being prepared for sale with an application for change of use to residential. This property includes a large warehouse, call centre and training facilities as well as office accommodation. Detailed studies were undertaken to evaluate if this property could accommodate a greater occupancy through an option appraisal looking at conversion of the warehouse, new extensions and re-stacking. While the bigger project waits to be implemented the reception will be refurbished. This will address security issues, create a proper waiting area and introduces branding.

Business Environments Pinnacle House - Borehamwood Office refurbishment Refurbishment of common areas Client: Cardif Pinncale

As part of the Client’s wish to improve the staff and visitor experience we have developed proposals for updating the reception and washroom facilities. The new reception addresses issues with changes of level and security and creates proper seated waiting area for visitors. It also resolves the flow of people through and beyond the reception area and allows the Client to introduce branding. The washrooms are being improved with high quality materials and good lighting and additional kitchenettes and shows are being created without a reduction in the facilities provided.

Mixed Use Regeneration Sutherland House - Sutton mixed-use redevelopment 100 Residential Units, 3 Star Hotel, Retail and Office Space Client: Sutherland House Ltd Planning permission has been granted for the comprehensive extension and redevelopment of an existing 60s office building to the south of Sutton town centre by Orbit. The existing building is currently 11 storeys with a three storey podium. The proposal extends the main part of the building to 19 storeys with residential use with a two storey restaurant on the upper most floors. The podium will be rebuilt and within its 8 storeys will contain retail and commercial uses and a 70 bedroom hotel. The development of the planning application followed a review of the potential of the site and an appropriate mix of uses that both add value and also accord with the Council’s and mayoral policies. The pre-application process included a public consultation exercise and close liaison with Council officers and ward members. The building has been developed to better renewables targets and will provide 17% of its energy requirement through on site renewable sources.

Mixed Use Regeneration Regency Wharf, Broad Street, Birmingham mixed-use redevelopment Restaurants, Leisure and Retail Units. Client: Picton Capital Limited

Orbit Architects developed proposals for the rebranding of an area behind Broad Street, in Birmingham. The area in currently under used and uninviting, we developed a concept that increases total footfall and rejuvenates the area using colourful materials and interesting lighting. The entrances into the area give it presence on Broad street inviting people to the new area full of bars and restaurants. The new public route which passes the new water feature which is lit from below will encourage pedestrian flow through the site to the canal, the area will be a vibrant and busy throughout the day and night.

Mixed Use Regeneration Hove Station Redevelopment, Brighton Major redevelopment 2.35 hectares Client: Matism Properties

This masterplan rejuvenates the vicinity of Hove Station with an iconic mixed use development. The scheme incorporates apartments, offices, commercial units and other amenities such as cinema, hotel, department store and food store. These infuse vitality to the area and creates a new destination for the city. Eventually offering employment and regenerating the urban fabric of Hove. The overall design is dominated by elegantly sculpted towers and lush urban landscape that will form Hove’s new landmark.

Mixed Use Regeneration Fulham Palace Road - Fulham, London mixed-use redevelopment 140 Student Studios and Retail Units. Client: BHE Property Developments

This proposed development represents an effective and efficient use of this brown field site providing student accommodation together with retail use to complement the existing commercial uses in the area. The design is a contemporary interpretation of the style and character of the existing terraced properties and was developed in close discussion with the planning and conservation officers; continuing the three storey massing along the main street frontage, while keeping the roof line continuous with the existing but making use of this space for further accommodation. The building turns a corner into a residential street and steps down to reflect the more domestic massing. The completed building provides 74 self contained studios and three retail units with off street servicing. Cycle parking facilities and disabled parking is provided in a secure gates area to the rear.

Student Accommodation Melbourne Street - Newcastle Student residential 230 Student Studios Client: Student Castle

Orbit has designed a Student Accommodation development on a prominent site in Newcastle. The building connects existing student accommodation and forms a shared landscaped courtyard and well overseen amenity space. The elevational design and materials are of the highest standard and contemporary crisp detailing enhances the area from close up and when seen across the Tyne valley. The students enjoy spectacular views through floor to ceiling glazing in all rooms towards the river.

Student Castle has asked Orbit Architects to refresh their existing student accommodation at Upper School in Bristol. We are rolling out the brand standards previously developed by us, the refurbishment is ready in time for the new academic year.

Student Accommodation Queen’s Road - Winchester Student residential 370 Student Bedrooms Client: Domain

This is a superb solution for a tricky site that sits close to the historic city centre. The site, which has a steep slope and is within view of two key vantage points, demanded an innovative solution which see the development separated into 7 blocks stepping down the hillside and framing a formal stepped courtyard. The architectural solution responds to the different uses within the building with study bedrooms expressed by punched window elements within brink flank walls and kitchens/living rooms have large areas of glazing to maximise the view.

Proposals for 600 bedroom scheme as part of a campus Development by one of the top universities. This unique scheme develops a new format which groups accommodation around central atrium spaces. This not only creates a very efficient floorplate but also helps to foster a community spirit as there is visibility to all entrances and a hierarchy of communal spaces.

Following our reappraisal of the original planning permission the number of rooms increased from 450 rooms to over 600 with no significant impact on the building envelope or elevational design. The scheme is now being delivered by Berkeley First but we are retained to act for the occupier/operator Student Castle and have developed the optimised internal arrangement, interior design and front of house areas. Our role will be to ensure that Student Castle’s brand standards are maintained.

We have been working closely with Student Castle to develop exciting branding and design of their high quality student accommodation. This includes looking at the study bedrooms and corridors as well as the reception and front of house areas. The design for the studio bedrooms is fresh and exciting, we created a bed deck which incorporates a chill area above and storage below and introduced punchy colours and graphics in to the rooms. High quality finishes are used throughout study and social areas are blended and multi-functional and storage is cleverly incorporated. The aim is to create a distinctive look and feel that can be rolled out to all of their developments in Newcastle, Manchester, Cardiff, Bristol and London.

Orbit Architects designed a student village in the heart of Loughborough’s historic town centre. The scheme forms part of a masterplan of the town centre and responds to the strong character of the area. Five, six and seven storey blocks form the bulk of the scheme with courtyard spaces provided between. A true mixed use scheme incorporating retail, private residential and commercial space, this will be the single largest project ever developed in the town.

Orbit Architects continue their long established relationship with the Scout Association having been involved in successfully delivering many projects for them over the past few years. Projects have included masterplanning the site for the 2007 Centenary year, new accommodation and ablution blocks, their new HQ, the refurbishment of their training and conference venue, overnight hotel accommodation, main reception refurbishment, staff restaurant makeover and infrastructure upgrade over the entire site including power, gas, data and water distribution, sub-stations and principle plant rooms. Orbit also created new activities including a new external climbing wall, a new indoor sports and leisure facility as well as teaching classrooms. Currently we are working on an International Staff Lodge, new parking facilities, an Islamic Centre and have also started to assist the Scout Association in reviewing other sites around the country to realise their full potential.

A brand new accommodation lodge for 50 kids/young adults. The accommodation is arranged in rooms of four with ensuite facilities and smaller rooms for leaders. Two wings of accommodation sit either side of a large central hall used for dining and activities and serviced by a large semi-professional kitchen. The project was delivered within a tight programme and budget.

Community & Leisure Ablution Block - Gilwell Park new build ablution block 20 Showers & Toilets & full accessible facilities Client: The Scout Association As part of the current upgrade at Gilwell Park, the spiritual home of Scouting, we have delivered a jewel of a building that will improve facilities for campers. The building follows the same design language we developed as part of the Masterplan and has a simple palette of materials, and a large overhanging roof. Interestingly the building is clad in recycled plastic planks made from old tyres and other previously used products. The planks and fascia panels are black to match the rest of the buildings at the site and are not only sustainable but are very robust.

Orbit has completed a new single-storey children’s centre for Ealing Borough Council at Pett’s Hill Primary School. The centre was built within the grounds of an existing occupied school and provides a focus for the local community and supports parents and their young children within an eco-sensitive building. Environmental measures were incorporated into the design, aiming for a SBEM (Simplified Building Energy Model) rating that exceeds Building Control minimum requirements. The new children’s centre was comprehensively insulated, has hi-spec double-glazed windows to minimise energy use and has surface water attenuation measures. There are two monodraft wind catchers on the roof allowing automated natural cooling ventilation in warm weather, complemented by an Ecodan™ low carbon air-to-water heat pump to take the heat out of the atmosphere (effective to ─20ºC, has 3.6 COP and very low running costs) and feed the underfloor heating providing hot water.

The reception at Gilwell Park was in need of a makeover and what better time to do it than when they are combining the conference/hotel and Activity Centre receptions which makes this the front of house for the whole estate. Visitors are greeted with a bright fresh reception with a running theme of ‘bringing the outside in’ where we used a natural pallete of colours and a forest scene behind the reception desk. Two offices were combined to create one large office to allow better communication between staff.

The forest scene used in the reception refurbishment features again in this project; the restaurant refurbishment. The same pallete of materials is used in this space and all the furniture was replaced to provide flexible seating arrangements. The staff can enjoy their lunch whilst musing over the historic photographs from the Scout Association’s extensive archive of images presented in a range of antique frames, many well-known faces appear including Her Majesty the Queen!

Orbit developed a master plan for the redevelopment of one of The Scout Association’s national activity centres. The proposal will see the creation of four new accommodation lodges, a new indoor activity centre, refurbishment of existing buildings and better facilities for campers and visitors. The focus of the development is on sustainability, and renewable technologies are inherent in the design. The first phase, The Centenial Lodge is now complete with the next phase due to complete in 2014.

Community & Leisure International Staff Lodge, Gilwell Park new build lodge 26 Twin bedrooms, restaurant and recreational areas Client: The Scout Association The Lodge is the next piece in the Gilwell Park puzzle, it will provide accommodation, service and social spaces for volunteers who assist the Scouts in delivering activities for children and young adults. These volunteers will often stay for prolonged periods of up to three months. The design is a contemporary interpretation of the existing vernacular character of buildings at Gilwell Park and builds on the language we have developed for the estate. Sustainability is a key objective, it has a timber frame, and its ambitious U-Values, rainwater harvesting, solar hot water heating and photovoltaic panels will reduce energy consumption and costs.

This is a multi-faceted project at West Twyford Primary School, which includes a new build Children’s Centre, classroom extensions, new art block and improvements to the external areas. The Children’s Centre gives new parents an opportunity to attend workshops and events to support their parenting needs as well as provide day care and nursery classes for local children. The design has a vibrant and exciting colour scheme throughout and the new buildings sit comfortably with the existing school.

The existing library has been extended and converted to create modern facilities and to create a new Children’s Centre. The Library has received a complete makeover with new finishes and fittings, a new entrance and attractive landscaping scheme. The Children’s Centre links in to the Library but includes its own facilities and private external area. Since handover the new facilities have been incredibly popular and are enjoyed by users and staff.

Orbit Architects is delighted to be working with Claudio Pulze on the fit out of his latest restaurant in Willow Place in the heart of Westminster. Claudio is one of London’s most influential and prolific restaurateurs; having opened more than 35 restaurants in the capital since 1975, many of which have showcased the talents of some of today’s most celebrated chefs – Gordon Ramsay, Marcus Wareing and Jason Atherton to name just a few. The fit out of this particular venue follows a gastro-pub theme with timber, ceramic tiling and bare brick walls mixed with stainless steel, leather and statement light fittings. The restaurant has a mix of casual and formal seating as well as an excellent view of the kitchen and a private dining area.

Community & Leisure Hot Bikram Yoga Studios - Balham, London RETAIL UNIT FIT-OUT 240sqm Retail Space Client: Hot Bikram Yoga

Not your average run of the mill fit-out, this project sought to create the amalgamation of two existing shop units into one to create a new super yoga studio with associated reception, office, changing / washing facilities and plant. Practiced at 50-degree’s Celsius in 85% relative humidity, the new studio space can cater for up to sixty users and greatly expands Hot Bikram’s empire in the south London area. Works were completed in within a sixteen week period.

For our second studio at the foot of the Shard (London Bridge), we were commissioned to design the ‘flagship’ of the Hot Bikram Yoga and turn a dark and dull basement of an existing warehouse into a bright and spacious new studio and ancillary spaces. We took up the challenge and decided to open up floor to ceiling windows to bring the light down the lightwells and inside the main studio space. Catering for approximately eighty yogis per session and offering top notch changing facilities, the studio opened its doors after just eighteen weeks on site.

Community & Leisure Private Hospital, Waiting Areas, Reading refurbishment of Reception & Paediatric unit Client: Private Hospital

Our Client wished to improve the patient waiting areas for both the main Reception and the Children’s Unit. The hospital is however, housed within a listed building so our refurbishment proposals look to address and complement the existing features. There are key brand standards to apply to the main Reception which informed the new layout and finishes palette. The design for the Children’s Unit creates a more relaxed, fun environment with the use of bright colours, soft play areas and integrated games stations so as to cater for all age ranges while providing suitable levels of supervision and hygiene.

We worked closely with international designers WATG to develop Brands Standards Guidelines for Generator Hostels. Generator had recently been purchased by Patron Capital and wished to expand the successful London Hostel concept to open up 15 – 20 hostels across EMEA. Orbit assisted WATG in developing their concepts and creating a document that could be readily understood and delivered by developers and operators. This included standard details for front of house areas, schedules of F&E and matrixes of areas and room types.

Community & Leisure Generator London, Compton Place, London refurbishment of flagship hostel Client: Patron Capital & Generator Hostels

Orbit is working closely with international designers Design Associates (DA), based in Toronto, for the refurbishment of the flagship Hostel in Central London. While we are responsible for the implementation of the Brand Standards in bedrooms and corridors DA have developed a new and exciting concept for the front of house areas. These draw heavily on London references while keeping a young and fresh ’vibe’. The design also aims to make the operation of the hostel better by increasing revenue and keeping staffing costs at an efficient level. Orbit is responsible for the full delivery of the project.

Community & Leisure Zaika, Kensington, London restaurant refurbishment 290 sqm Client: Claudio Pulze, Zaika

Zaika is from Claudio Pulze’s portfolio of restaurants and its name literal translation is ‘sophisticated flavours’, this has inspired the innovative menu of refined yet creative Indian cuisine with a western twist. The project increases the seating capacity of the restaurant, located within this prominent Grade II listed building at No.1 Kensington High Street. The sumptuous interior, which retains many of its original features, lends itself perfectly to the rich vibrancy of India during the colonial era. The new mezzanine floor was designed to complement the style of the restaurant’s décor; incorporating a palette of rich colours; ruby, green gold, crimson and purple. This sympathetic intervention will enhance the ambience of the restaurant, providing its patrons with a unique dining experience.

Community & Leisure CAPE Annexe, West Cambridge New build research facilities Client: University of Cambridge

The University of Cambridge has received 1bn Euros to fund research into Graphene, the new wonder material. Orbit is designing the new facility that will house this research creating a specialized facility that will provide clean rooms, labs and write up space. The project is an extension to an existing research building so the design has to compliment it without replicating the faรงade. The design uses textured brickwork on what would be an otherwise blank faรงade as much of the operation of the research happens in windowless rooms.

Community & Leisure Nadler Buckingham Palace, Victoria Architectural reconfiguration & Occupier fit out 73 Bedrooms Client: The Nadler Hotels Orbit has designed for this new boutique hotel, where high specification rooms are offered at an affordable price. We have designed the rooms to fit within an existing building to accommodate a mixture of room types to meet the room ratio requirements of the hotel operator. The detail design of the hotel has been developed closely with the design team to ensure the design is delivered successfully. The project is due to complete in July 2014.

Community & Leisure Info Point – Congress of Architecture, Turin portable pavillion transportable 100sqm exhibition space Client: International Union of Architects

This design is Orbit’s entry in an international competition for a recyclable and transportable pavilion to present the XXIII UIA World Congress of Architecture on the Piazza Castello. As the Info Point will be open during day and night we propose a building where recycled translucent strings of sailcloth define spaces without forming any barrier. The concept is to attract people through their curiosity to find the pavilion’s content. Designed as Kit-of-parts construction it can easily be reassembled in different locations after the congress.

This Grade II* listed building used to be stables for the British Waterways Board and has stood empty for the past 10 years. Orbit worked closely with the client to look at the feasibility of conversion to a Youth Hostel. The development proposals are a sensitive balance of providing the maximum accommodation with the minimum impact on the existing fabric. There is an element of a new build and sensitive extensions and overall the project will provide 240 bed spaces, a cafĂŠ, restaurant and conference facilities.


Residential Private House, Mayfair, London Residential refurbishment 4 bedroom residence Client: Private

Orbit completed this extensive reconfiguration and refurbishment of a 4-bed mews house located near Shepherd Market in Mayfair. This highly desirable location has helped to inform the design by mixing a traditional exterior with a contemporary interior style, using the very latest materials, textures and fittings. The project is conceived as a complete bespoke product that will provide the client with a house like no other. The reconfiguration includes the re-location of the staircase to create an open plan, glass centre-piece running the entire height of the building. Maximising natural light is a key theme throughout; large roof lights bring light into the double height space carved into the rear of the property. At the top floor the extension of the rear and front mansard roof provide accommodation for the master bedroom and en-suite.

Residential Cheyne Court, Chelsea - London Residential refurbishment 3 bedroom apartment Client: Private

An amazing transformation from a traditional mansion block flat into a contemporary open plan living space, this project totally updates the space to create a truly modern apartment. By using the latest research into fire and means escape from apartments, we were able to do away with a fire protected corridor which allowed the kitchen, living room and dining area to be fully open plan. Simple, yet effective fire protection measures have been introduced to protect the residents and property. The concept for the interiors was developed by designers Turner Pocock and we have worked closely with them to turn their vision into reality. Slick modern detailing and a simple pallet of materials creates a comfortable and stylish design. Much focus has been placed on lighting and AV is seamlessly integrated. All systems are controlled by iPads making scene setting, entertainment and comfort levels really simple to control.

Residential Cheyne Court, Chelsea - London

Residential Northern Farm, Over Wallop, Hampshire - Phase 1 Residential refurbishment and new build 4 bedroom residence Client: Renshaw UK.

The proposed development is the first phase of the restoration, regeneration and re-use of this historic site in the village of Over Wallop in Salisbury. The first phase refurbished the original farmhouse bringing it back to life as a dwelling of ‘status’ within the village. A new 4 bedroom residential property incorporating handmade materials and the very best in local craftsmanship is built in the adjacent orchard fronting the road. Other works will include a new garage for the dwelling, works to improve the access for vehicles along the main road frontage and sensitively designed boundary walls to fit in with the local vernacular.

This project is a subtle infill between two existing buildings to create 4 new high quality apartments. The design was initially conceived by the developers, Spice Design who occupy the neighbouring building and Orbit was employed to interpret their drawings and realise the high quality required both inside and out. Located close to the vibrant area of Shad Thames and the Design Museum, the project mixes traditional detailed London stock brickwork and Portland stone signage to create an elegant faรงade complimenting the neighbouring Hop Studios and the surrounding wharf buildings. Inside the contemporary high quality materials, fittings and fixtures compliment this well located project. Each flat has 2 bedrooms with en-suite facilities, full height doors, hardwood timber floors and bespoke fitted kitchens.

Residential Longcroft House - Welwyn Garden City mixed-use redevelopment 21 Residential Units, Retail and Office Space Client: Renshaw UK Limited

A private residential conversion and refurbishment carefully designed to fit with the character of the surrounding conservation area of this historic Garden City. 20 high quality 1 and 2 bedroom flats have been inserted in to a Neo-Georgian style building, all varying in size and individually fitted out in a contemporary style. The common parts are design to a high specification complete with new lifts.

Residential Constrantine Road, London, NW3 Residential reconfiguration & Extension 4 Bedrooms Private Client

This project involved internal reconfiguration and side extension of a 4 bedroom Victorian house in Hampstead. Large structural openings were inserted to create an open plan ground floor with a new glass side extension. New double doors lead out into a courtyard garden and an island kitchen was created to maintain the open plan feel of the space.

Residential Richmond Road - Kingston RESIDENTIAL development 58 residences Client: London Realty

This project comprises of 6 villa style townhouses and 60 private and affordable high quality flats within this residential area. The design enhances the strong character of the surrounding conservation area and draws on the local architectural elements to form the main features along the facade. The planners required that the flats which form the main frontage had to look like a terrace of houses. We skillfully designed the facade and layout to achieve this with a design that enhances the whole area.

Residential Trinity Street - Bermondsey, London Residential development 62 Residential Units Client: London Realty Ltd

Located within a conservation area between two listed Georgian squares, this former Victorian pickle factory’s site required a sensitive approach towards its redevelopment. The scheme which is a new four storey residential front block plus basement, consistent with the local area’s scale, and three storey rear block in the form of mews housing provides private, affordable and key-worker housing. It is detailed using traditional materials in a contemporary manner. The scheme also incorporates a new basement undercroft area for car parking, cycles and resident storage to maximise development with a minimal visual impact.

Residential 35 Willow Place - Victoria, London Residential redevelopment Retail Unit & 5 flats Client: GPF Lewis Limited

This project replaces a public house with a contemporary 5 storey building comprising of ground and basement floors for A4 use as a wine bar and five flats with a mix of 1, 2 & 3 bed flats above. Located just off Victoria Bridge Road, the design reflects the early C20th Peabody Housing next door as well as the brick and stone Victoria Telephone Exchange opposite by incorporating two brickwork hues of red/ orange found in the local buildings with a plinth, cornice and detailing of Portland stone. Inside the flats are designed around a central circulation core with each flat containing ensuite accommodation and excellent sized receptions and open plan kitchens with high quality materials, fixtures and fittings.

Residential 48 Albemarle Street, Mayfair, London Residential refurbishment 4 apartments Client: Boultbee

Orbit has been commissioned to refurbish and extend this property, previously office space, within the Mayfair conservation area to create four new high-end residential apartments. Using a palate of the highest quality finishes, contemporary detailing and extensions into the light well at the rear and at roof level, the building has been completely refreshed. Existing classical room proportions have been maintained, but interpreted in a modern manner. A new floor is added, with a minimal glazed frontage reflecting the sky from street level, but providing far reaching city views from the internal spaces. To the rear, a polished bronze faceted elevation reflects the sun back into the light well – the jewel in this high end refurbishment.

Located with the City of London overlooking the leafy Postman’s Park and St.Botolphs Church, Orbit Architects designed a new extension to this two-bedroom flat on the top of an existing residential block, which significantly increased the size and quality of the accommodation. The new two-storey penthouse includes dual level terraces, four bedrooms and a new large open-plan living / dining / kitchen area with adjacent study space.

Residential Private House, Mayfair, London residential refurbishment Remodelling over 5 Floors Private Client

Situated in the Mayfair Conservation Area, this property is a tall and narrow terraced house over 5 floors. Our design remodels the house to improve the quality and flow of rooms, increasing natural light and creating a more open plan feel. A new basement will provide an additional bedroom and study, with a clever arrangement to allow daylighting to the lower area. Both elevations are to be refurbished and the internal facilities upgraded to a high specification.

We are involved in the design of a new mixed -use development in the centre of Windsor. Retail and commercial units address the high street from behind a retained facade so as to preserve more historically sensitive elements of the existing site with 5no new three-storey residential townhouse units located towards the rear. Planning and listed building permissions were granted in September 2012.

Residential 2 Marlow Road - Maidenhead Residential DEVELOPMENT 55 no. 1 Bed and 2 Bed flats Client: Commonwealth War Graves Comission

Orbit Architects is working with GVA Grimley on this proposed landmark development which will replace a dated office building on a prime site next to the town’s main park. The 11 storey tower will form a gateway into the Town Centre and signpost the park from the High Street. The proposal has been carefully considered to respect the scale of the adjacent listed Community Centre. Contemporary highly glazed flats and penthouses will enjoy views onto the park and across the centre while at the same time benefiting the park by a greater perception of human activity at the edge of Kidwells Park. After a fire destroyed most of the interior of the property Orbit prepared proposals for the complete refurbishment of the four flats, enhancing them to a standard to achieve the maximum market value. Winston Churchill and his young family used to occupy one of the houses prior to conversion into flats and the property is Grade II listed.

Designs have now been prepared for the conversion of this existing former office building located in London’s Soho area adjacent to Regent Street for its conversion to up to twelve new high specification residential units with new reception area and retail use at ground floor level. The proposals include for removing the existing dated façade and installing a new contemporary design with full height glazing and stonework as well as the option for a single or dual double storey penthouse units to upper floors with private external terraced areas.

This project involved the re-development of a prominent site with a redundant public house, associated parking and a fire-damaged barn into a modern residential development, providing much needed residential accommodation of a size and scale which will complement the established residential character The existing public house will be transformed into dwellings and flats, with the architecture of the new build taking its styling from this 18th Century building. The new buildings reflect the characteristics and the grain of development of the surrounding residential areas. This sustainable form of development is designed within the target reduction for CO2 emissions and located with good access to public transport. The boundary treatments provide visual links between public and private without the requirements for high fences or gates. Each dwelling has semi-private space facing onto the central area and secure cycle storage.

Residential Northern Farm, Over Wallop, Hampshire - Phase 2 Conversion & refurbishment of listed farmyard barns Client: Renshaw UK.

The first phase of the restoration, regeneration and re-use of this historic site in the village of Over Wallop in Salisbury is now complete. Phase two of the proposal will be to repair, restore and convert the adjacent listed farmyard barns into high quality office and residential accommodation of an exceptional quality. The development consists of four barns, two of which are listed. The buildings will be sensitively restored to create large luxury residential accommodation, making the most of the original timber frame structure and double height spaces. An extension to the staddle stone barn will provide additional accommodation and will maintain the original barn as one spectacular open living space. The project is currently on site and due for completion in summer 2013.

Residential Mansion flat, Grosvenor Square, W1 mansion flat refurbishment Basement Fit-Out Private Client

An extensive reconfiguration and fit out of this flat was needed to make it a suitable London residence for a Middle Eastern family. The mix and proportion of rooms was carefully considered to balance entertaining areas with private rooms and make it work for each generation. The finishes are simple but immaculately detailed to compliment the extensive furniture collection that was due to be shipped over and despite the opulent appearance the cost was carefully controlled to maintain a very strict budget.

Residential New Horizons, Studio Way, Borehamwood Residential DEVELOPMENT 126 Units Client: Cardif Pinnacle

Orbit Architects designed a new residential development containing a mix of 126 town houses and apartments. A sustainable and contemporary design will replace a vacant office building. All apartments have amazing deep south or west facing balconies and two thirds of the flats will be dual aspect. Cars are secretly hidden on the site to create a communal courtyard at the heart of the development. Planning was granted in 2012.

Residential Radcliffe Court, Cambridge EXISTING Residential development Refurbishment & EXTENSION Grade II listed Client: CBRE Investors We are working on a number of planning applications for Radcliffe Court a residential development in the centre of Cambridge. No.7 Rose Crescent is the main entrance to Radcliffe Court which is a Grade II listed building and is located at the ground floor of an existing three storey brick building. The proposals to the new entrance area preserves the existing historical features and provides a new engaging shopfront to the pedestrian street. The proposals include enhancements to the access stair by the use of lighting and bright finishes. We are also working on a number of other planning applications for this site including an extension to No.15 Market Hill for a new residential unit and improvements to the escape, improvements to the communal courtyard and access to the upper levels of No. 15 Market Hill.

Orbit has assisted in the creation of a new store for DKNY. It will be situated in ‘The Village’, the upscale retail area of Shepherd’s Bush, Westfield, one of Europe’s largest and most prestigious shopping centre.

Retail New Look, St Nicholas Shopping Centre - Sutton RETAIL REFURBISHMENT 1,250 sqm over 3 floors Client: New Look

As part of our ongoing upgrading of the St Nicholas Shopping Centre, Orbit has created a large retail space for dynamic retailer New Look. The project involved creating one large unit from several smaller ones and extending upwards at roof level. The new unit has large frontages to the mall and New Look will be one of the key tenants.

Retail Next, St Nicholas Shopping Centre - Sutton RETAIL REFURBISHMENT 1,900 sqm over 4 floors Client: Next

This is a deceptively complex project which involved the grouping of several retail units and a food court over 4 different levels to create a new large retail space for Next. They now have High Street frontage entered through a new planar glazed triple height space and large shop frontage to two different levels of the mall.

Retail Belgravia Hair Clinic, City of London, EC2M CLINIC FIT-OUT 345 sqm Client: Belgravia Hair Clinic

Belgravia’s modern hair clinic operation has grown to become one of Europe’s largest and most renowned hair clinics, with more than 50 members of staff and the UK’s only registered pharmacy that specialises in nothing but the most effective scientifically formulated and clinically proven treatments for hair loss and thinning hair. Located close to Liverpool Street the design involved creating a fully functioning clinic within an old office building. The Clinic is professional and welcoming; it has four floors with reception, pharmacy, consultation rooms, treatment rooms and office accommodation.
