Sydney’s Barangaroo development has proven a windfall for investors just two years since deposits for the off-the-plan apartments were originally paid.

This is especially true of developments nailing three key factors that stand out to investors: location, build quality and developer reputation. Richard Shalhoub of McGrath’s claims to have re-sold 12 apartments in the lead up to settlement. The most expensive suburbs seeing strongest growth in home values While combined capital city home values have increased by 6.4% over the past 12 months, analysing the rate of capital gains across different valuation brackets highlights reveals there is some differences in the rate of dwelling value appreciation.

The CoreLogic RP Data Home Value Index shows that combined capital city home values increased by 6.4% over the 12 months to March 2016. The stratified version of the CoreLogic RP Data Index provides a more detailed view on the rate of capital gains across three broad market segments: the most affordable quarter of capital city suburbs, the middle 50% of capital city suburbs and the most expensive quarter of capital city suburbs. According to the CoreLogic RP Data Stratified Hedonic Index, the most affordable quarter of suburbs have recorded annual value growth of 6.6% compared to a 6.4% rise across the middle market and a 7.0% rise across the most expensive suburbs. While the annual figures shows the most expensive suburbs recording the strongest value growth, over the past 3 months, value rises have been more uniform with little difference between the broad value based segments of the market. The most affordable suburbs have seen values move 1.8% higher over the March quarter, followed by the most expensive suburbs (1.7%) and the middle market (1.6%). The CoreLogic RP Data Accumulation Index, which has been published since June 2009 highlights the total returns published since June 2009 highlights the total returns from residential property. The total returns include both the increase in values as well as gross rental returns. While combined capital city home values recorded longer and deeper falls during 2011 and 2012, total returns were negative for only a short period of time thanks to the uplifts from rental yields. The CoreLogic RP Data Accumulation Index, which has been published since June 2009 highlights the total returns published since June 2009 highlights the total returns from residential property. The total returns include both the increase in values as well as gross rental returns. While combined capital city home values recorded longer and deeper falls during 2011 and 2012, total returns were negative for only a short period of time thanks to the uplifts from rental yields. More recently, annual change in total returns across the combined capital cities has remained quite strong. Over the 12 months to May 2016, combined capital city home values have increased by 10.0% while total returns have been recorded at a higher 13.9%. Looking at the individual capital

Melbourne, total returns are unlikely to be as strong in these cities over the coming years. A more balanced investment approach, which focuses on moderate capital growth and relatively strong rental returns, is likely to be a superior housing investment proďŹ le over the coming years. This highlights why housing investment has been so popular. In a low interest rate and subsequently low return environment housing has, over recent years, offered attractive returns. Whether this continues to be the case remains to be seen.

Art of the Apartment A sense of surprise with the vast art collection.

While the main living area is somewhat restrained, providing a space to display art, the hint of the unexpected is provided right from the outset as you step from the elevator directly into the apartment. Here a mural by Daylesford artist, Esther Stewart, covers the walls and ceiling in a burst of geometric pattern carefully executed in her distinctive colour palette. These colours are echoed and highlighted throughout the apartment – particularly in the two extraordinary Corian bathrooms – one a soft dusty pink and the other pale blue. “The colours were hard to source as they seem to have fallen off the spec list and we had to source them from Japan,” says Little. The powder room is playful, rather like a hall of mirrors in an amusement park, with the curved, green-tinged glass presenting a faceted reflection.
