New Hampshire Fine Homes First Quarter 2013 Market Review


The New Hampshire residential real estate market is off to a great start in 2013. The number of transactions in the first quarter of 2013 is almost 14% higher than the first quarter of 2012. Sales volume (the total of all sales prices) is also up 14% quarter-over-quarter which shows that average sales prices continue to remain stable. Homes took an average of 13 days less to sell which is an indication that buyer interest remains strong and sellers have been reasonable in their pricing. Total inventory is down since the start of the year. This is due to a combination of factors including sellers who took their homes off the market for the winter months and are looking to relist in the spring and also increased buyer activity who are putting more listings under contract. While sales activity continues to increase, prices have lagged though this is improving. Median sale price rose in all NH counties with the exception of Merrimack and Carroll with a 2.8% improvement statewide, quarter-over-quarter. This marks the second quarter in a row that the median sales prices has increased quarter-over-quarter, which is a promising sign for home sellers who have been looking for proof that market conditions are improving. Waterfront home sales show a slightly different picture. This segment of the market tends to be secondary home buyers and does not always follow the general NH real estate market. For homes with owned water frontage only, transaction volume was down 11% quarter-over-quarter, the lowest number of transactions in ten quarters. Sales volume was down 27% and average sales price was down almost 17%. On a brighter note, when looking at all waterfront transactions (all forms of water front, not just direct/owned), average sales price is up 9.5% quarter-over-quarter which is more in line with the general market. Winnipesaukee activity shows a decline similar to that of owned water front. The reduction in transactions of owned waterfront, which tend to be higher priced, may be an indication of reduced inventory, stale inventory and fewer high end buyers. Generally speaking, we are seeing a more balanced and healthy NH market than we have seen in a long time. Interest rates remain low, NH real estate offers a good investment in all price bands and there is a good balance of buyers and sellers in the market. With spring quickly approaching, home sellers who have been sitting on the fence may wish to revisit the market. There are fewer homes on the market at the moment so by listing now, your property, if well positioned, should expect to see more interest than in the past.
