New Hampshire Fine Homes First Quarter 2012 Market Review


Happy Spring! This past winter was a mild one and with record breaking warmth in March. The ‘ice out’ on many of New Hampshire’s lakes and ponds was a record setter, including Lake Winnipesaukee. The official ‘ice out’ for the ‘big’ lake was March 23rd, breaking the previous record, set in 2010 by one day. Let’s hope Mother Nature continues to be favorable to those of us who welcome in the warmer and longer days. In part to milder weather and continued stability in the national economy, the New Hampshire real estate market has remained steady. Sales volume (number of transactions) statewide was up 10% in the Q12012 as compared to the Q1-2011. The average sales price ticked down slightly and days on the market were steady. This gives further support that the local real estate market has flattened out here in New Hampshire. Waterfront transactions statewide also saw an increase in the number of transactions for the same period. Average sales price for waterfront homes were about 20% lower in Q1-2012 when compared to Q1-2011 but remained very close to where they were in the past two quarters (Q3, Q4-2011) and have not dropped below the lowest point in the past 18 months, that being Q3-2010. The number of waterfront sales for single family and condominium transactions on Lake Winnipesaukee also increased Q1-2012 when compared to Q1-2011 by 45%. The average sales price remained steady, suggesting that demand is stronger for Winnipesaukee real estate when compared to other NH water bodies. The number of days on market for Winnipesaukee waterfront homes dropped as well, giving further indication that buyers are buying and sellers are becoming more realistic with pricing their homes. All of this data suggests a flat to moderate upward trend in New Hampshire real estate sales with a faster increase in that of waterfront and vacation homes. Of course there is no crystal ball, however it could be that now is a great time to buy and find some excellent values in today’s market.
