New Hampshire Fine Homes Second Quarter 2012 Market Review


An early spring and record low interest rates pushed the total number of transactions in New Hampshire to a 2½ year high. The average sales price increased as well statewide giving further evidence that the bottoming trend in real estate prices may be turning. When I talk with other real estate professionals throughout New Hampshire this Spring, many felt that 2012 was going to be a good year for buyers and sellers. In retrospect, those predictions are holding true based on this data. Homes are selling in less time and for a higher average price statewide. When we compare the 2nd quarter data for 2012 against the same period in 2011, statewide we see a decrease in the average number of days on market and a 21% increase number of sales. However, statewide, the median sales price dropped by 1.7%. Waterfront sales statewide show a similar picture. Days on market was unchanged, there was a 33% increase in number of sales quarter over quarter and a 11.6% drop in median sales price. The good news is for waterfront sellers is that the average sales price is higher than it has been in the past three quarters. We will have to wait until later this year to see if that trend is seasonal or not. One of the downsides to an increase in transactions is a decrease in good inventory. I have buyers who want to buy but cannot find suitable properties to meet there needs. I suspect that there are some sellers who felt they have ridden the down trend to the bottom and are prepared to wait until the market increases in hopes of capturing a higher sales price. Of course, national economic factors like interest rates, stock market activity, energy costs and other unknown factors will most certainly influence future real estate values.
