GOOD PIZZA MAKES GOOD NEIGHBORS
Apologies to Robert Frost. But it’s not fences, it’s pizzas — delectable, hand-tossed pizzas — that are making Nexton more neighborly than ever. Case in point: the 30 free pies that D’Allesandro’s Pizza recently delivered to thank the 150 hard-working staff members of Nexton Elementary. Or the more than 200 free pizzas enjoyed by November’s election poll workers and voters standing in line all over the Charleston area — Nexton included. Why so generous? “We’re a neighborhood-style pizza place,” explains Nick D’Allesandro, co-founder of the restaurant with brother Ben. “The community supports us, so we want to support them.”
STARBUCKS Remember when coffee was simple? Black with maybe a little cream? Nah, neither do we. All your fancy faves, right here. TACO BOY The struggle is real — but try not to default to the legendary tacos. Opt for a yummy Taco Boy Salad. Plus a marg, since you’re being so good. TROPICAL SMOOTHIE Go ahead, virtue signal. Sip on that kale, coconut and lime smoothie. Or go hearty with a wrap or flatbread. VICIOUS BISCUIT It’s a happy day that starts with a made-from-scratch biscuit. Topped with everything from maple sausage gravy to crab cakes with hollandaise. WOK N’ ROLL Some days, the only answer is a carton of sweet and savory orange chicken. Feed your hungry tummy and soul from 100+ menu items.
To be sure, the love goes both ways. Since opening in Nexton Square in February 2020, D’Allesandro’s has enjoyed steady business, especially with takeout and delivery (no

surprise there). That said, in-house service offers draft and artisan beers, along with good music, and the kind of laid-back atmosphere essential to any neighborhood hangout. Oh, and of course there’s the pizza.
Inspired by the Philadelphia neighborhood pizza of the D’Allesandros’ youth, their pies are thin, hand-tossed, featuring highquality ingredients and inventive combos often inspired by customers. One recent popular creation is the Buffalo Chicken Ranch with onions, green peppers, buffalo chicken and ranch dressing. D’Allesandro’s Pizza began in 2006 when Ben, a recent College of Charleston graduate, convinced Nick to join him in bringing their style of pizza to downtown Charleston. The D’Al’s recipe of excellent food, cold beer and an unpretentious vibe proved pretty magical, leading to shops
in Greenville and now, Summerville. The brothers chose Nexton because it was fast-growing and felt like the perfect fit. “Nexton is cool,” says Nick. “Some of the other developments that I deliver to feel pretty cookie-cutter, but this feels like a real neighborhood with all the parks and greenspaces and alleyways. Nexton fosters a community vibe.” Something D’Al’s should definitely take some credit for. Whether handing out candy to trick-or-treaters, promoting local businesses on their pizza boxes or inviting weekly nominations for free lunches, this “neighborhood pizza place” sure does live up to its name.

charm MEETS CHOICE
L O W C O U N T R Y S T Y L E . The very phrase conjures up images of covered front porches perfect for tea-sipping and neighborly conversation. Large windows, to let in cool breezes. Coastal colors and decorative shutters. Homes that look as if they have great stories to share (and very likely do). At Nexton, we let this architectural language be our guide. But we’ve added a little present to the past. With energy efficiency, open floorplans and contemporary lines that help the charm of yesterday feel very much today. And here’s another beautiful thing about our homes. There’s a perfect option for however you like your
Lowcountry. Maybe your family is large and needs 4, 5 or even 6 bedrooms. Maybe you and your furry four-legged kiddo need the smaller, low-maintenance space a townhome provides. Maybe you’re an active adult looking for single-level living with no yardwork (and no stairs). Maybe you’re a busy professional or on-the-go empty nester who finds apartment living to be more your style. We could go on (and on and on). But the happy truth is that, here in Nexton, the choice really, truly is yours. And with everybody making different choices, you get a neighborhood that feels really, truly diverse.
OUR NEWEST VILL AGE
MIDTOWN NEXTON A FRESH MIX OF HOME, TOWN AND NATURE
Places (at least the interesting ones) are a lot like people. They don’t sit still. They evolve. They find fresh inspiration. They grow in wisdom and character. They surprise you.
In the years since we first launched the Nexton community, we’ve learned a lot. Yes, about what makes a community beautiful, livable and lovable. But we’ve discovered even more about us humans. What makes us happy, keeps us healthy and helps us feel a sense of belonging. What gets us up in the morning, ready to face … no, to embrace … a new day. The vision for Midtown is the embodiment of all these lessons. And that’s why Midtown is more than the newest village in Nexton. It’s the next level of Nexton. A place where the great outdoors is even greater. Where the pleasures and conveniences of town are even closer. Where a wider variety of homes offers more high-tech smarts and fresh Lowcountry style. And where all of this comes together to give you a richer, healthier, more delightful day. S O, W E L C O M E T O M I D T O W N . A N E W WAY T O N E X T O N .
LIFE IN THE BLUEWAY DISTRICT

n Midtown’s first district, you may find yourself taking a different approach to your day. Instead of getting in the car and driving to the office, you hop on your bike and head to the Midtown Club for a yoga class. Don’t worry, your work will get done. And probably with more inspiration. You pedal down the trail next to the Blueway, a sun-sparkled waterway that meanders through the whole neighborhood. The air is cool. The birds are singing. So even before you assume your first pose, you have a feeling of serenity. As usual, the class is deeply restorative. And with your post-yoga clarity of mind, it’s time to take on that budget report. Thanks to the comfy work space and gigabit wifi at the wellness center, there’s still no need to go to the office. Sitting in a cushy chair with your laptop and an organic protein bar, you knock out the budget report in record time and to resounding applause from the CFO. It’s tempting to celebrate with a few laps in the pool, but you decide to save that for tomorrow. On the other hand, maybe you’ll

And of course “Midtown Nexton” means “smack in the middle of Nexton.” Which means you’ll be surrounded by good food, good coffee, good music, good … well, everything.
MORE BETTER HOMES
The good news is, all the homebuilders of our inaugural village, Brighton Park, have brought their award-winning home design artistry to Midtown. The better news is, the home choices in Midtown are even more exciting, with a number of all-new home plans and Nexton’s fresh, one-ofa-kind interpretation of Lowcountry style.

NORTH CREEK VILLAGE
NORTH CREEK VILLAGE LIFE MADE SIMPLE
North Creek Village is an intimate enclave — not too big, not too small — tucked into the woods and creeks of Nexton. Things feel more relaxed. More intimate, nurturing and neighborhood-y. (Yes, that’s a word.) Life here is a little easier, with convenient access to parks, community pools, shopping, good schools and I-26. Step onto a trail and roam for miles. Head over to the neighborhood pool with the kids. Or maybe meet your friends at the park for your Saturday evening barbecue ritual. And with True Homes and Centex offering a variety of homes, from family-sized two-stories to no-stair one-stories, North Creek makes life easier in all sorts of ways.

museums. Two worth noting: the South Carolina Historical Society Museum and The Charleston Museum, which both feature clothing, maps and artifacts that tell a fascinating story of the area’s beginnings. And that’s just a very small start.
CHARLESTON IS A MAGICAL MIX OF OLD AND NEW, THE PAST AND THE POSSIBILITIES. hen you hear Charleston has been named the #1 small city in the U.S. for nine straight years, it’s easy to say “of course.” But it’s hard to describe the essence of this place, what makes it so special. We will defend ourselves by saying that when a city has been around for 350 years, there’s a lot to cover. If you’re a visitor here (or luckier yet, a local), you see the cobblestone streets. The columns and shutters and copper lanterns that hold years … no, make that decades … no, make that centuries … of stories about the area. So, we suppose that’s where we’ll start. With a few of the big stories and ‘must see’ landmarks. Like the Charles Towne Landing State Historic Site, a state park situated on the very spot where the South Carolina colony was founded — and where you can visit a 22-acre zoo that showcases a variety of animals that inhabited our state back before it was a state. The impressive Angel Oak Tree, a 400-year-old live oak that has a circumference of over 25 feet and provides over 17,000 square feet of shade. Or the Old Exchange and Provost Dungeon, the site of some of the most important events in South Carolina’s history, where you can hear tales of patriots and pirates. And though it’s not technically a landmark, the 90 miles of coastline is a destination all its own. Then there are the museums. Oh-so-many
Of course, you don’t have to visit an attraction to soak in the very “Charleston-ness” of Charleston. An accidental turn down a jasminescented secret alleyway, the discovery of a hidden garden, or a stroll past a row of rainbow-colored homes transports you to a different time, if not a different world altogether. But here’s another beautiful thing about Charleston. It honors the past but it’s not stuck there. Maybe that’s why major businesses like Volvo and Mercedes-Benz and Google have set up shop here. Why foodies flock to the city’s restaurants, for the dockside seafood every bit as much as for the James Beard Award-winners. (And the grits. Always the grits.) Why serious shoppers will not be disappointed. And why there are endless galleries and art festivals and music venues and theatre groups — and the state-of-the-art North Charleston Performing Arts Center, home to touring Broadway productions and chart-topping musical artists. It’s this magical mix of old and new, the past and the possibilities, the storied shores and the southern hospitality, that have helped Charleston earn its spot in the hearts of tourists, the souls of residents, the pages of magazines, and the lists of best cities. And as sure as the magnolia blooms come out every summer, we think you’ll love it here too.

Think of it as a virtuous circle. Business wants to be where people are. People want to be where business is. From day one, Nexton was thoughtfully designed for both. But at sidewalk cafés with a friend. On head-clearing walks. In the park, next to a pond, stretching upward in tree pose. Before Nexton was … well, Nexton … it was a tree farm. For over 100 years the land was managed by a team of foresters, growing and re-growing loblolly and longleaf pines to meet South Carolina’s pulp, timber and paper mill needs. Forest management continues today but for a different purpose, to create healthy habitat for both human and wildlife populations. In fact, second-generation forester Mac Baughman continues to do for Nexton what he did for the Lowcountry’s pine populations over the past few
decades – carefully balancing the needs of nature with the needs of humans. His work trimming, thinning and maintaining the trees helps them grow tall and strong enough to resist heavy winds, with healthy water-absorbing root systems, and full crowns that provide just the right amount of shade while letting sunlight reach the forest floor so native plants can grow and wildlife can thrive. With 1,000 acres of woods and wetlands within Nexton, preserved in perpetuity, Mac has a big job to do. And it keeps on growing.

HOW THE BEAT GOES ON A comment we hear a lot is that Nexton seems to get more beautiful, fun and life-enriching every year. That’s not by accident. Built into the plan for Nexton is a set of funding programs that allow Nexton to invest in itself, adding parks, events and other good stuff as the community matures. One of these programs, the Nexton Improvement District, simply replaces a city property tax. And a long list of recreational facilities, neighborhood festivals, fitness classes and other benefits is supported by residents through the Nexton Property Owners Association and a community enhancement fund. So as wonderful as life in Nexton is now, it’s only getting better. GET THE DETAILS AT |

YOU’RE INVITED At Newland, we’ve been creating award-winning neighborhoods for 50 years. Part of our success comes from never losing sight of the people who live in our communities. We offer ways for them to connect with nature and each other — whether that’s through an invigorating hike, a neighborhood wine tasting or live music under the stars. After all, we believe it’s our responsibility to create enduring, healthy places where people can live life in the ways that matter most to them.

According to legend, sweet tea originated right here in the Lowcountry. So it only makes sense that this would also be the birthplace of sweet tea vodka. Firefly Spirits, a renowned boutique distillery just down the road in North Charleston, is the inventor and purveyor of sweet tea’s spirited cousin as well as a number of other Lowcountry-inspired adult beverages. And among their cocktail recipes, we found an intriguing little concoction called The McFly. But you can think of it as liquid sunshine.
