It was not that long ago that choosing environmentally sustainable options for the home meant giving up comfort, convenience, and style. Not so with Lumina by the Maskeen Group.

18 Elements in Langley Welcomes Phase 3 The first two phases of Elements, the master-planned community in the heart of Langley’s Willowbrook neighbourhood, have garnered positive reviews from people in the industry as well as from the public.

For more information visit luminaliving.com or call 604.727.5478. Radius Located just south of the Fraser Highway in Murrayville, Radius is a private subdivision of designer single-family homes. With three bright, airy levels — including finished basements — that offer a sense of space, these four or five bedroom homes are more than large enough for growing families to spread their wings. Interior spaces range from 3000 to 3600 sq. ft., arranged along a keyhole street on lots spanning up to 9670 sq. ft. For more information visit hayerlifestyle.com or call 604.427.4050.

The packed parade route is another celebration of the city’s diverse population as marching bands mingle with big rigs outfitted from cab to mud flaps with twinkling holiday lights. Cloverdale also hosts a warm-weather parade, trading in trucks for horses and celebrating the annual Cloverdale Rodeo and Country Fair. The Rodeo is entering its 126th year, and offers a full midway, concert stages, cowboy cook-off ribfest and a lumberjack show. (www.cloverdalerodeo.com) Equestrian fans will also enjoy the nearby Fraser Downs Racetrack & Casino for a fun evening out with friends or family. Cloverdale also plays host to Surrey’s Canada Day celebrations, which has grown to a full-day party honouring our fantastic country. Fireworks are always the icing on the cake, but the entire day brings out thousands to enjoy headliner musical acts, a family midway and fabulous food. The past year’s event featured country, rock, indie, children’s music, a pipe band and a dance ensemble. Best part? It’s free! Surrey is not only cool, but Canada-proud. To learn more about Surrey’s heritage, the Surrey Museum is a good place to start. The museum houses a permanent exhibit showing days past from First Peoples to early settlement, through to urban development that has transformed the farming and logging community into today’s fastest growing city in the province. There are also regular feature exhibits and a schedule of events such as Asian Heritage Day, Sheep to Shawl and Pioneer Christmas Customs. A unique feature of the museum is the Hooser Textile Studio and Library, which offers hands-on programming at the centre and in the community, with discovery of age-old traditions like spinning wool. Residents more likely to spin their wheels can still appreciate the vibrant arts scene through their travels. There are currently more than 60 pieces of public art on display throughout the city, in parks, on Sky train pillars, in historic downtown walks. For those preferring to explore by foot, the city’s art program has laid out a walking loop route in the City Centre that travels a flat and accessible route past the area’s public art. An added feature to the tour is the Artwalk App, which links to photos, videos and maps to explain the pieces on display. Surrey’s biggest parks provide great venues for many festivals and concerts; however, in all there are well over 600 parks and greenbelts across the city. Next month, New Homes will explore the meaning behind the moniker “City of Parks.” Learn where to ride a miniature train (Bear Creek Park), where to fish for trout (Green Timbers Urban Forest), and where to go bird watching, eat ice cream or cool off on a hot day.

Gemini in South Surrey

S

Built for Discriminating Tastes

ituated in an ideal South Surrey location, just a block from the Semiahmoo Mall, Gemini is the latest in a long line of premium projects built by Genex Development Corp.

Working as a team exclusively in South Surrey for nearly 20 years, and receiving multiple Georgie awards and extensive recognition, Genex has established a solid reputation for building homes and condos for the discriminating buyer. Gemini is no exception, also being recognized as a finalist in the most recent Georgies. The Genex difference is evident to anyone visiting their show home. The Gemini show home is not a display of potential, expensive upgrades. Rather, it is a presentation of the quality features and finishes that are built into every home with only decorator items added to spark the imagination. High-quality hardwood flooring, designer carpets, stainless steel appliances by Bosch and Fisher Paykel, granite or quartz counter tops, gourmet islands, and heated floors in master ensuites: every Gemini homeowner will appreciate and enjoy the full range of high-end details.

Gemini residents will also find numerous well thought out amenities to enhance life in any season. A partly-covered outdoor amenity area includes a barbecue and outdoor furnishings to make outdoor entertaining a year-round option. The fireside lounge in the vaulted entry adds a touch of warmth and elegance. MORTGAGE MATTERS

Am I Pre-Approved? Really? A

lthough going through the pre-approval process is itself important, the actual term ‘pre-approval’ is often misleading. In many cases it is no more than another term for ‘rate hold’ — which is fine so long as this is understood.

The majority of clients, being conservative Canadians, are reluctant to write an offer on a property without feeling 100% ‘pre-approved’. Perhaps the most important point to be clear on is that although you personally may be pre-approved for a certain mortgage amount there are still a number of variables that can enter into the equation when one writes an offer on a property and until the lender reviews all related documents, not just those which flow from the client, also those which the Appraiser and the Realtor supply, there is not 100% certainty of final Approval. This would be why we always insist that clients include arguably the single most important clause in their contract ‘subject to receiving and approving financing’. The pre-approval process should be considered more of a pre-screening process than anything. It is not an absolute guarantee of financing on an as yet unspecified property. The process should include the following; • A comprehensive review of your personal credit report • A complete list up front of all personal documents required specific to your circumstances • A reasonable discussion about mortgage options, including short term fixed and variable rate products. (There is more than just 5 year fixed out there — did you know that 6 out of 10 CDN’s have broken their 5 year fixed at an average of 38 months.)

• Confirmation of a competitive set of interest rates held for you for 120 days • Confirmation of the maximum mortgage amount you qualify for under both the 5 year fixed and variable rate scenarios (there is a significant difference). This review, when done well ahead of writing an offer, is the prime time to catch and address various details, unpaid parking tickets, car loans not yet discharged (sometimes years later they are still on your Credit report), address pending separation agreements, confirm the previous years income taxes have been filed and paid in full, etc.

Pre-approvals are not grandfathered when the lending rules change Over the past four years in particular, pre-approvals have routinely been undermined by both internal lender & Government policy changes which lenders either had no power or no mechanism to protect pre-approved clients from. It is very easy to walk out of an institution with a pre-approval for a certain mortgage amount only to have it rendered meaningless a few days later with a change to internal underwriting guidelines. Often there is very little notice to the general public. Once you make it past this process and have an accepted offer in hand then the final step is the lenders approval of the

subject property, something occasional hindered by issues such as; • Leased land; either City, Federal, First Nations, or Private • Notations on the Form B or Property Disclosure Document • Age restricted buildings • A significant special assessment within the previous five years • Reference in Strata minutes to; building envelope issues, leaks, water, pending repairs, incomplete repairs, etc. • Self managed Strata (not to be confused with Co-Ops) • Remediated former marijuana growops • The ‘economic life’ (condition) of the structure too short to meet lender guidelines, • Located in a floodplain, located on a cinderblock foundation… The list goes on… and on. So yes, request that pre-approval, it gives you a good idea as to your max mortgage amount and locks down a rate, or three, for you. A worthwhile endeavour. It may also raise a few issues that you then have ample time to deal with prior to writing your offer. Be aware that aside from these key advantages a pre-approval is not a guarantee of financing.

Meeting Diverse Lifestyle Preferences in Maple Ridge

M

aple Ridge is closer to the “big city” than in years past, not only through improved accessibility by vehicle and rail, but also in development of its own thriving urban centre. A recent resurgence of activity in the downtown area has brought new residential communities, new shopping areas and more dining and entertainment options for kids through to retired folk. New residential developments in Maple Ridge range from upscale, urban condos to single family houses overlooking forest and parkland. Both types of homes are currently available through Falcon Homes, with their Falcon Centre — The Residences, a condo project in the heart of downtown, and the under-construction Falcon Homes at WynnRidge community that is adjacent to Kanaka Creek Park.

with security cameras, and all homes are pre-wired for in-suite security systems. Homes are as much about fashion as function, and residents will enjoy gourmet kitchens with granite countertops, undermount double-bowl sinks, maple shaker cabinets and eating bars with modern pendant lighting. The Anchor The Right Home in the Right Neighbourhood

F

rom time to time, when the chemistry is just right, a neighbourhood emerges as more than just an area on a map — it develops a unique and distinctive personality. Main Street and Commercial Drive in Vancouver are good examples of the process. Lower Lonsdale has emerged as a thriving community on the North Shore, and Kamcon Construction is proud to add The Anchor to the neighbourhood dynamic. With deep roots on the North Shore, this family-owned company is raising the bar for luxury concrete residences with this landmark building on Lower Lonsdale. The advantages of concrete construction for residential buildings are well known: better sound proofing, lower maintenance, and better value as a long-term investment. However, it is rare to find full concrete construction in a building of just seven-storeys. The Anchor delivers all of the benefits of concrete with the greater intimacy and know-your-neighbour values of a smaller community — 61 suites from studio to 3-bedroom homes. Undoubtedly, there is an initial premium attached to the initial investment in building in concrete, but the enhanced livability and added long-term value make it more than worthwhile. Added to that, every effort has been made to incorporate the principles of energy efficiency and sustainability from the ground up. The quality of the structure is complemented by the thoughtful design and craftsmanship of the interior of each home at The Anchor. Materials have been carefully selected to provide the highest grade of finishing in new homes in the Lower Lonsdale area. Bedrooms feature premium wool carpet from Holland. Elegant wide-plank laminate from Germany lends a rich tone to the main floor, the perfect complement to the spacious feeling created by overheight ceilings and generous windows. Contemporary Italian-made floor and wall tiles add a luxurious touch along with the beauty and functionality of CaesarStone countertops.

Homes at The Anchor are designed for living. With Architect Series II appliances, including gas range cooking, kitchens cater to the needs of any occasion from school lunches to gourmet dinners. Soaker tubs and designer cabinetry and fixtures make bathrooms into relaxing retreats. The shared rooftop deck is ideal for taking life outdoors for a barbecue or a glass of wine and a view of the sunset. Building amenities like the entertainment room and fully outfitted fitness facility broaden the scope for daily living with the convenience of having everything right at home. Bike storage and even a dog-washing station are part of the package at The Anchor. Situated on the rising slope at the foot of the North Shore mountains, it can truly be said that The Anchor has no bad views. Half of the homes face south, overlooking Burrard Inlet, Vancouver harbor, the downtown skyline, and the Lions Gate Bridge. The north-facing homes have spectacular mountain views including Grouse Mountain and the Lions. Step out the door and you’re right in the core of an area that has scored 96 on the walkability scale with an exciting array of businesses and services for dining, entertainment, or any other need. A mere12 minutes takes you downtown on the Seabus to the office or to all that Vancouver’s vibrant entertainment districts have to offer. A visit to www.theanchorliving.com will answer a lot of questions and give a better sense of what The Anchor has to offer. A visit to the Presentation Centre at 131 East 3rd St. in North Vancouver will show you even more. Or call The Anchor’s sales team at 604.988.8800 for immediate pricing details. Make plans to check out what is happening in Lower Lonsdale.

[xÜx |á ã{tà t Çxã fxtãtàv{ exá|wxÇà {tá àÉ átçAAAAAA My wife and I are new empty nesters, busy professionals, avid boaters and love the outdoors. We have been looking on the Sunshine coast for a couple of years trying to find our dream home. When we discovered the vistas and the quiet privacy of Seawatch we were sold. With more desire than time, we contacted Barbie and Shay with the hopes that they could provide insight, advice and help us with finding our new home. We were so happy to deal with two professionals who also enjoy their work. Barbie and Shay were happy to tour us around the Sunshine coast gently guiding us towards developing our wish-list of items based on our lifestyle. After the tour, we came back to Seawatch at the Shores. The privacy, beautiful home design and construction, and easy access to all the amenities offered in Sechelt cannot be found elsewhere. After discovering the quality reputation and the professionalism of the developer, and working with Barbie and Shay, we were very happy with our decision. Now that we are in our new home, enjoying nature and the quiet nights – not to mention the most incredible view you can imagine – we couldn’t be happier.
