WOODBERRY PARK IS THE FIRST PHASE OF THE CUTTING-EDGE WOODBERRY DOWN REGENERATION SCHEME, WHICH WILL CREATE MORE THAN 4,600 NEW HOMES ON A 26-HECTARE DEVELOPMENT AREA. and between the two are glorious views of Canary Wharf and the Gherkin. Greenery, water and views: not a bad brief to work with. But the great challenge at Woodberry Park was to create a masterplan that let all the natural elements interact with the development and make sure that every apartment had a long-distance, south-facing view over the water on one side, and a more intimate one over private gardens and courtyards on the other. Wilson points out that they achieved this by stepping the blocks back into the site and creating a series of terraces, while maintaining high levels of privacy. Nature played a big part at every stage and in every aspect of the development. For instance, because the site faces south, the blocks were designed to let sun into the gardens all year round –

and green routes were laid out to link the waterfront walkway with the town square and its retail and entertainment spaces. These landscaped areas make the most of the views, with a dramatic tower forming a focal point for the first phase of the development. All the tower apartments have large glass corner bays and views over the reservoir: the stepped-out ziggurats allow each living space to look past its neighbour to give them all an equal view.
