MARKET FACTS* – first quarter 2010 The strength of Baldwin Park property values is evident in comparative data with Winter Park and College Park, two desirable nearby neighborhoods. Average Baldwin Park sales prices were boosted in the first quarter by the sale of five homes for more than $1 million, a market segment that had been particularly weak during 2009. No neighborhood in Florida has been immune to the recent rash of distressed property sales, but some places are doing better than others. During the first quarter, 51% of Winter Park sales were either bank-owned properties or short sales. In College Park the number was 47%. But in Baldwin Park, only 34% of sales were distressed. Based on current monthly unit sales compared to the number of homes on the market, Baldwin Park has the lowest inventory of homes relative to demand—a key driver in value appreciation over time.
