Ten tips to sell your home for more PROPERTY prices might have fallen or stalled in most areas areas, but there are tricks of the trade that can still boost the value of your home - without the need for a major renovation or spending thousands of dollars. 1. Remove The Blinkers You are often not the best person to pass a critical eye over your property before embarking on any changes or improvements. In most cases, it helps to have a friend or someone independent to go through the property with a notebook and jot down everything they don’t like or think needs improvement, as well as noting the wow factors and the good points. “Think like a buyer and take a walk through your own home. Make a list of all the things that would raise major issues,” Archicentre managing director David Hallett says. 2. FIRST IMPRESSIONS Make sure your front garden, fence and path makes a good first impression. Tidy or landscape the front yard, paint the fence and gate, and ensure the house is clearly numbered. Make sure the facade of the house is in good condition. This can include cleaning the windows, front porch, gutters or even hiring a water blaster to give the exterior walls, front path, fence and woodwork a professional clean. 3. PAINT TOUCH-UP Wash or paint the front door, put welcoming pot plants either side of the entrance, provide a coat hook, table or stool to place shopping on while you fumble for the door keys. Install a motion sensor front light as a safety measure and to welcome your visitors when they arrive at night. 4. QUICK REPLACEMENTS Other easy updates include replacing old

door handles on interior doors and updating light fittings in all rooms. These small items help give a clean, contemporary and well-cared-for impression, as well as being very practical and easier to live in the home. 5. CURTAIN CALL Remove heavy drapes, blinds and curtains and replace them with light-filtering fabrics. You still get the privacy but more light is able to stream through the home. Alternatively, make sure all curtains and blinds do not cover any window space when they are opened fully. Fit skylights to bathrooms or any other areas that do not have enough natural light. 6. INTERNAL SPACE Metropole Property managing director Michael Yardney says the impression you want people to have when they visit your property is that they would like to live there themselves. This means ensuring that the home is well furnished, is welcoming and comfortable. “Rearrange furniture to make rooms bigger and create spaces that allow easy access,” he says. 7. CHANGE OF PLAN Archicentre’s David Hallett says don’t be too afraid to rearrange the floor plan. “If you have a two-bedroom home, the quickest way to increase the value is rearrange internal space to create a third bedroom or have a design concept prepared to show how they can add a bedroom.”

The same goes for a study nook or home office. There is usually some “dead” space in a home that can be converted to an office area, such as a built-in wardrobe, cupboard or an area underneath the stairs. 8. FLOORS AND DOORS “Polishing an existing timber floor or installing a floating timber floor can also dramatically change the appearance of large areas such as living rooms, kitchens and hallway entrances, to create a wow factor at a comparatively low cost,” Hallett says. Adding a wall of glass folding doors will also open up a small house to the outside - even if it is just to a lightwell or side walkway. This can enlarge your living space to include the outside area when the doors are open. 9. BETTER BATHROOMS A shower head over a bath may not be ideal, but it is still better than a bath only with no shower. If you can’t have two bathrooms in a home, at least make one a separate toilet. 10. OUTSIDE AREAS Provide plenty of functional outside areas such as off-street car parking, a shed, storage areas, play area and, of course, entertaining and gardening. Creating extra parking or a front drive-on area will add tens of thousands of dollars while in most situations it requires little more than removing part of the front fence and the cost of a cross-over permit from the local government authorities. If there is definitely no space for a car to park, then create an area large enough for a motorbike or bicycles. This will also be an added feature.


Gold Coast to shine again A five-point action plan to build a stronger and more resilient Gold Coast has been announced by the Property Council of Australia. Gold Coast chair David McMahon says the glitter strip is at an important crossroads and action must be taken now to revive the Gold Coast and rejuvenate the local economy. “In the past, the Gold Coast was known for embracing big ideas, big challenges and innovation. This is what made the region great,” he says. “We need to recapture this spirit to rebuild our local economy.” The Property Council’s Five ideas to fuel the Gold Coast’s revival identifies priorities for the local and state governments to deliver in partnership with business and the community.

1. Jobs, jobs, jobs Key actions include the relocation of a State Government department and increased incentives for those tendering for state and local projects to use local workers. 2. A council united behind a common vision Key actions include a new vision for the Gold Coast and removing local council divisions. 3. Fast-track the Broadwater masterplan Key actions include using the development of the Broadwater masterplan as an opportunity to activate the Broadwater and committing to a 12-month window to develop the masterplan. 4. Rejuvenate the city’s coastal spine Key actions include harnessing the potential of the light rail project and revisiting strata titling laws. 5. Connect the coast to the world Key actions include recapturing the Gold Coast affordability advantage and tapping into the fly-in, fly-out workforce

associated with the mining industry. Managing director of Queensland Airports Limited Dennis Chant sees great opportunities to build the local economy by better connecting the Gold Coast to the world. “The Gold Coast’s airport combined with the local lifestyle makes us a fantastic hub for Queensland’s bourgeoning fly-in, fly-out workforce,” Chant says. “We know that Queensland’s growing resources sector will need more skilled labour and constraints in many regional communities will mean that fly-in, fly-out workforces are a necessity. This is about maximising the positive aspects of this new labour force.”

What’s really happening in our property markets? Now that we’re a quarter of the way through the year and our property markets have had a chance to show their hand, it’s probably a good time to do a whip around Australia and see how property is performing. RP Data have reported their March quarter house price index results and the findings were encouraging. What the stats show Overall Australian dwelling values were unchanged across the eight capital cities over the first three months of this year. In fact, RP Data-Rismark’s hedonic index data suggests that Australian dwelling values have not budged at all since the end of October 2011. City

The tide is turning Of course, there is not one property market in Australia, so while the market is flat in general there are markets within markets, each pulled by a multitude of influences and, as a result, sectors within sectors are performing at differing speeds. Clearly our property markets have slumped over the last 12 months, as the following table shows,

but the latest results suggest we are now in the consolidation phase of the property cycle.

The long-term future is assured for those who invest in property.

House prices in Brisbane and the Gold Coast have dropped for the last two years and are now 11% below their peak, but there are tentative signs of improvement in this market.

At some stages in the economic cycle property values will rise strongly and at other times they will languish.When people can’t afford to buy property (when price growth slows because of decreased demand), people end up renting, so investors win by getting better returns.And that is currently happening as rents rise strongly.

Vacancy rates have fallen to 2.2% in December 2011 from 3.7% 15 months earlier, suggesting that the market is working through an overhang in supply, and there is evidence that investors as well as owner-occupiers are slowly returning to the market. Increasing confidence with a new state government and an upswing in economic conditions, along with improved affordability, suggest that prices should stabilize over the next six months before starting to edge upwards. What next? We’re entering the stabilization phase of the property cycle, where buyers are returning and slowly taking up available stock, but not really pushing up prices yet. This means our property markets are likely to remain soft this year, but should keep consolidating. One encouraging sign is that first time buyers are back, applying for loans at levels not seen for two years. Remember, first time buyers are typically a good barometer for changes in affordability.

Of course…this also means that buying any property and hoping it will make a good investment just won’t work at this stage of the cycle. You need to buy the right type of property. One that has a level of scarcity – meaning it will be in continuous strong demand by owner occupiers (to keep pushing up its value) and tenants (to help subsidise your mortgage); in the right location (one that has outperformed the long-term averages), at the right time in the property cycle (that would be now in many states) and for the right price.Then hold it as a long-term investment and reap the rewards.
