Markets are on the Mend According to recent reports, it looks like the residential real estate market is finally turning for the better. For example, according to the National Association of Realtors, foreclosures are at a 5-year low. In addition, Massachusetts's Association reports 14 consecutive months of sales growth. Likewise, August's pending home sales, the most pure measure of buyer demand, was 4,717, the highest level since April 2010. These are important statistics considering single family inventories across Massachusetts have fallen by 22%. Even more impressive, as major political and economic headwinds blow, the market keeps chugging along. So what does all of this mean for Southern New Englanders and the Fall Market? The most important take-a-way is each market performs at its own pace and in its own way. You must remember real estate is a local business so no two markets are alike. South Dartmouth is a great example. The data doesn't make the case for a robust market.

Between 2009 and 2011, fourth quarter sales have been no more than 15 transactions at best. And, believe it or not, this is great news. Since the start of the economic crisis, South Dartmouth has been insulated by the flood of foreclosures. On the other hand, Fall River had 261and New Bedford, a whopping 442. South Dartmouth, 16. Why the difference? Simple. South Dartmouth is considered a trade-up market. Ken Mongeon, a 25-year industry veteran and Owner/Broker of New Bedford's KAM Realty. He believes that first-time homebuyers can help South Dartmouth. “We have a lot of investors buying short sales and flipping them,” says Mongeon. “This is good news for South Dartmouth because it's not full of short sales. The truth is, we actually need the first-time homebuyers to help everyone move up the sales chain.” While South Dartmouth's market saw minimal damage, Providence, RI* is another story. The Fall fourth quarter numbers over the previous three years haven't been pretty. Sales

bounced between 20 and 30 transactions. At the end of 2011, houses sold in 89 days. Likewise, average sales prices fell 14% to $124,000 and many properties, sold or not, were discounted roughly $23,000. However, this year's 4th quarter has started markedly well. Thus far, 5 transactions closed. On the face of it, 5 isn't much. However, these dwellings sold in 50 days. Be that as it may, as of this writing 6 properties have buyer contracts. Thus, Providence may see 100 trades this year which will be the highest sales volume since 2009. Victoria Doran is a Broker and REALTOR® with 28-years of experience working with Coldwell Banker Real Estate and Brokerage, Barrington East Side. Doran sees today's buyers are beginning to understand how the market is changing. “People are finally getting that rates are low and prices are great,” says Doran. “Although it’s turning into a seller’s market, we do have about 8 months of inventory to get through.” While the Providence market is expanding, Cape Cod’s Falmouth market is too. In 2009, the bulk of the sales were between $150,000 and $500,000. Today, sales between $700,000 and $750,000 is not uncommon even though the market time is greater than 200 days. Incidentally, in the $1 mm to $1.5 mm price point interesting. Only 7 or 8 deals have closed over the past three years. Furthermore, these homes have taken a year or more to sell. In 2010, the average was 511 days. This year, 11 homes sold and the market time has plunged 143 days, an understated 60% drop.

Should I use a Realtor? by Peter DeFusco

I am often asked this question by clients who either have a current home to sell or are looking to purchase a home. I always give them the same answer, a resounding YES! People think that they can market their homes as well as a Realtor can and that is a huge misconception. Realtors are trained professionals whose job it is to understand the local market and price homes accordingly. There is more that goes into selling a home than just setting a price and putting a for sale sign in the yard. Especially in the current market we find ourselves in. The property needs to be priced correctly, which usually means the homeowner needs to put their sentimental feelings aside and really understand the market, which is where a non-biased realtor comes in. More often than not, homes that are for sale by owner are not priced correctly. That can make all the difference in the world when it comes to selling your home. A Realtor will do a market analysis to come up with a price that the market

will support. A Realtor has more avenues to advertise your home than a homeowner, from newspapers, local magazines and the internet as well as open houses. Also Realtors can place the property on MLS, Multiple Listing Service, which gives all Realtors access to the property information that they in turn can pass along to their buyers Aside from marketing the properties, Realtors also have other responsibilities that comes with selling a home. If the property is located in Massachusetts and has a septic system, than the system needs to be tested and pass what is called Title V. This can be a daunting task if you don’t know where to turn. A Realtor is also responsible for getting the smoke detectors certified by the local fire department as well as any final water bills that need to be paid. They schedule an average of 10 showings on each property before it is sold. Which is time consuming and can be frustrating for a consumer to tackle this on their own. If you are looking for a home a Realtor


is invaluable. Realtors literally have access to thousands of properties on a daily basis and can sift through the properties that don’t meet what the buyer is looking for. Realtors have access to MLS and can email the buyer properties that fit their needs. Their experience also helps the buyer avoid any properties that my look good on the outside but may have potential issues down the road. Realtors are a very important part of the home buying and selling process and it is a smart move to work with a Realtor.
