Everyone has their own reasons for buying a home. Some folks seek solitude of a small town while others like a city's energy. Some need a place to raise a family with good schools while others find commuter options important too. While I recognize there are many more reasons to buy, here are my top 10 markets for buyers south and west of Boston.

4. Easton. Easton is an excellent location for those who want easy access to Cape Cod and Boston in about an hour. With so many baby boomers driving the Cape's second home sales, Easton's condominium market has been brisk. Thus, sales surged 50% with prices up 8%. On a side note, Easton's single family homes are not too shabby either.

1. Natick. It's not uncommon to hear Natick homes being sold without a realtor. Natick is highly regarded for its school system and proximity to Worcester and Boston by the Mass Pike and commuter rail. The Highland’s Fall River, MA By NEHL Staff

In the north end of Fall River high above the Taunton River with wonderful sunset views to the west is a region known as the Highlands. The "Highlands" in Fall River was originally known as the Rodman Farm. The area is located along a high ridge with views of the Taunton River and Mount Hope Bay. After the original downtown area of the city suffered a devastating fire in 1843, the wealthy mill owners and their families gradually sought to distance themselves from the central business district. In the next 20 years over 500 beautiful homes were constructed in the Highlands region. For those of you who think that the American

Revolution was only fought in greater Boston. On May 25, 1778, during the American Revolutionary War, the Battle of Freetown was fought when about 150 English soldiers, under the command of Major Ayers, sailed up Mount Hope Bay in the night and landed near the mouth of the Quequechan River. Spotted by a sentinel, the ship was fired upon by several local minutemen, their gunfire returned by cannon fire. Several British soldiers disembarked to lay siege on the village, burning the house, gristmill and sawmill of Thomas Borden, and taking his aged father, Richard, prisoner and burning his house as well.

Boston’s Million-Dollar Real Estate Market Why We Are Headed For a Record Year in Downtown Luxury Sales.

The recent buzz about the Fed and the speculation of a rise in interest rates permeated many circles, the question is often asked, how would a rise in interest rates affect our real estate market? The logical answer would be a rise in interest rates decreases buying power, in turn decreases buyer demand, meaning a lowering of housing prices and sales. But, what if inventory is so low, yet the need for housing is still so high? The answer would be… as is the case for the downtown Boston market, a rise in interest rates would have very little impact. This is especially seen in the $1 Million plus housing market in downtown Boston, where a recession was hardly felt, and where we are on track to experience a historic year in high end real estate sales. As of this week, we have seen 407 sales in the $1Million plus sector, 26 of which have been in the $3 Million plus range. This is almost a 38% increase over last year’s 296 high-end sales, which took place during the same period. Further, what’s also important to note is, a good portion of downtown sales have been cash transactions. 6868

Newly constructed full-service luxury buildings such as The Mandarin, Battery Wharf, and The Intercontinental have historically accounted for downtown’s luxury sales, especially in 2008 where The Mandarin and Battery Wharf ’s new construction sales were major contributors toward the record holding year of 873 year-end sales in the $1M+ sector (despite the housing crash that soon followed). At 2013’s pace, we are headed to blow the 2008 record away—with a projected 1054 year-end of luxury sales. What is most interesting, is that full service inventory has dwindled as the newer of downtown’s full service luxury buildings-- The Clarendon has only one condo left, The W is nearing its sell-out, as is 45 Province. Millennium Place, the newest luxury condominium development still under construction by Millennium Partners (also developers for The Ritz and One Charles), has already experienced 70% in presales according to sales director, Patrick Cutter, with its marketing campaign having only started in October of last year…incredible!


The highlight here is 2013 is marking a record year in re-sales, and these sales are not concentrated in just a few new construction buildings, but rather all over Boston’s downtown neighborhoods, Back Bay, Beacon Hill, South End, Watefront, Midtown….and the emerging South Boston/Seaport areas. Leverage trends to date show nearly 43% of closings have been in cash across the Boston housing market with an average sales price of $738,423--up over about 11% from 2012. Some of the higher net worth “cash buyers” are actually using creative forms of financing that allows a buyer to collateralize an investment portfolio, borrowing against the assets held at their brokerage account rather than using conventional financing. According to David Barcomb, Managing Director of Global Wealth management at Merrill Lynch, “this trend has never been more prevalent than it is today as rates at the short end of the curve remain at record lows.” Increased housing sales in the suburbs are affording cash-heavy empty-nesters the opportunity of leaving larger homes, requiring upkeep and maintenance, and moving into condo-living in a vibrant downtown Boston where entertainment, renowned restaurants, and an array of activities are just a short walk around the corner. We are also experiencing a trend where by young professionals starting families, who would historically choose to move to the burbs, are choosing to remain in the city. Our prevalence

of booming high tech and biomedical industries are keeping young high-income earners in place, choosing to live near their work. And…our globally renowned schools continue to attract high wealth international buyers who oftentimes choose to purchase a home for their student child rather than have them live in the dorms. They view the home purchase as an investment and a cash placeholder (oftentimes, a more secure investment than their own countries) that will be able to house their children as they come of age to study in the U.S. While we are experiencing a record year, inventory is at historic lows and homes hitting the market are going under contract almost immediately, oftentimes experiencing multiple offers, in turn selling for above list price. I recently sold a condo at 37 Beacon Street in Beacon Hill for $2,300,000, $200,000 above list price, after a cash bidding war within 2 days. This scenario is seen more and more…and real estate agents need to be very well versed in strategically representing buyers, as do listing agents in managing multiple offers. While some condo developments are slated and in the works, the majority of cranes seen downtown Boston/Cambridge are in the midst of building rental- housing , with a projected 10,000 apartments coming on board. This means that low inventory for purchased housing will still place upward pressure on pricing for the foreseeable future despite any future changes in interest rates.

The Mortgage Application Process Has Changed – Learn What to Do by Susan Neves-Coito

Over the years the mortgage application process has become more difficult and added more procedures. The days of “having a pulse you can get a mortgage” have ended. These days you will need to have a good credit score, prove income and most of the time have a down payment. Knowing what to have ready and what to expect is half the battle. Credit Scores: Lenders are relying heavily on credit scores. Interest rates are on a tiered basis with the best rates going to the customers with the highest scores, the ones putting 20% down and with the mortgage amounts higher than $125,000.00. Conventional loans have the tougher requirements on scores asking for as low as 620 or higher with some lenders. FHA loan requirements are a little looser with some lenders allowing 640 scores and the same with VA. Your lender will also has you for a letter for all the credit inquiries for the creditors that pulled your credit. They are looking to see if you have any new debts that have not shown on your credit bureau yet. 72

Extra Credit Checks: An added guideline is now right before your closing your lender will do another credit check to see if there have been any additional new debts. If you are in an application do NOT get a new car, credit card or loan. Employment: Lenders require two years of income taxes and one month of paystubs. No more “stated income or no-income loans”. Job stability is carefully reviewed and par t of the approval process. Also if you are self employed the income is reviewed and averaged for two years looking at the bottom line and adding back some items such as depreciation from your Schedule C form. Verification: Due to the economy most lenders wait to verify the borrowers’ employment a few days before closing. Switching jobs can be difficult if not communicated to your lender. Stay in touch and advise what has been occurring with your employment.


Down Payments: Most of the mortgages require a down payment. Mass Housing still offers 3% down for a single family. FHA you will need 3.5% down. Also these programs the 3% can be a gift but that gift needs to be properly documented. Conventional loans require 5% down or more. Investment properties will require 20% to 25% down depending upon how many units.This will vary by lender.There are still the VA loans which require no down payment but you must be a Veteran or a member of the military. The USDA loan also no money down but has income restrictions and is only for designated rural areas. Mortgage Insurance: the new guideline that FHA released now changed FHA to have PMI for the life of the loan. This has borrowers looking at different loans to avoid monthly PMI. Mass Housing has a program that offers no monthly PMI where the interest rate is just a little higher. Also you can put down as little as 5% on a conventional mortgage and have no monthly PMI with a higher interest rate. Over the life of the loan it will save you money due to the still lower interest rate environment. Also the VA and the USDA still have no monthly PMI. Deposits Into Accounts: Review your savings and your checking accounts before you hand them to your lender. Your accounts will be reviewed for large deposits and you will be asked to verify where that money came from. If you have direct deposit and made additional deposits then you will be asked about those deposits as well. The Patriot Act asks that all lenders review the assets for borrowers and verify large deposits. Review your accounts and have that ready for your lender before you hand it in. IN CONCLUSION: The mortgage process has gone through changes and the standards for getting a mortgage have tightened. If you have all the necessary items ready and be patient with your lender when they ask you for items. Your lender is following the guidelines that has been placed on them. Buying a home should be a pleasant experience and communicating with your lender can solve most of the issues. Find a lender that you are comfortable with and that will answer all your questions.
