This may seem like a very straight forward question and it was probably the first one you thought of before you gave this decision any serious time but there are many aspects to consider. For example a lot beach side homes or mountain top communities require extra insurance fees because of the possible natural disasters and weather that affect them. Extreme weather plus a home vacant for extended amounts of time can add up in maintenance costs. When planning for financing your second home it is a good idea to work with an experienced mortgage broker instead of a single lender. Location, location, locationâ&#x20AC;Ś The first thing you should do before you make a decision as where to purchase property should be to spend time there. It is important you get a feel for the community, try renting a house. If you are considering a retirement home keep in mind aspects like stairs, noise, and upkeep. Rates, Great for Homebuyers & Refinancing

Homebuyers Advantages According to Freddie Mac's weekly mortgage rate survey, 30-year mortgage rates dropped 9 basis points (0.09%) last week, falling to 3.84 percent, on average, nationwide. Last week's drop marks the largest oneweek mortgage rate drop since January of this year, and puts 30-year mortgage rates below four percent for the fifth straight week. As September winds down, conventional rates are near 3.875% for home buyers paying points at closing; and rates for FHA and VA loans are as much as three-eighths of a percentage point lower. This is the lowest mortgage rates have averaged since May 2015. Because mortgage rates have dropped, today's home buyers can afford close to 10% "more home" as compared to the start of last year. If you could afford a $300,000 home last year, this year, you can afford a home at $330,000.

However, if you finance a home for the same amount with the same interest rate for 30 years, you’ll pay a whopping $143,739. Build Equity Faster Equity is the difference between your house’s value and what you owe your home loan lender. Home equity builds as your property value increases and your mortgage balance decreases. Unfortunately, equity builds slowly with a 30-year mortgage because it takes longer to pay down the principal balance. However, since you pay less interest on a 15-year mortgage, you can build equity at a faster rate. Before making a final decision to apply for a reduced term mortgage, it’s important to note that shorter mortgage terms aren’t right for every buyer.
