In the current day, martinis
might still be the drink of choice, but the setting is likely to be any one of a number of spaces: kitchen, great room, living room, study or library, game room, terrace or patio, or a combination of these. Even garages and mas-

ter bedrooms are not off limits. “Homes used to be much more compartmentalized. Today, the kitchen opens to the great room and the great room opens to the dining room,” says Jade Mills with Coldwell Banker Residential Brokerage in Beverly Hills. “The spaces seem so much larger because you don’t have the walls. People love that loft feeling.” Probably one of the most important characteristics of homes today is flexibility. For upscale properties that means spaces that accommodate intimate gatherings as well as large-scale events, easily transitioning from informal to lavish. How one plans to use the property, especially preferences for entertaining, affect almost every aspect of a home’s design, says Joe St. Jean, chief architect at Scholz Design in Toledo, Ohio. Quite often, owners have very different priorities for each home. One property might be casual; another more formal. Almost all are geared toward gathering family and friends. Even the entry is important because it sets the tone, says St. Jean. The progression, from the gate up the driveway to a porch or portico and to the house itself, broadcasts the owner’s personality before guests even set foot inside. From an architect’s perspective, circulation — ensuring an ease of movement and natural flow between spaces — is a primary consideration. As outdoor living becomes even more closely woven into the way a home functions, the flow from inside to exterior living areas, both visually and physically, will be even more important. In the “Mad Men” era, there was a definite division between public and private spaces. That line has almost disappeared today. A

Cooking itself has become a focus for entertaining. “To cook while your company is visiting as opposed to preparing ahead of time and simply serving dinner out of thin air [a la ‘Mad Men’] is now in vogue. Drinking wine and gathering around the island while Mrs. Smith (or a professional chef) explains how that Thai peanut sauce is made” is very much in vogue, explains Jennifer Gilmer, owner of Jennifer Gilmer Kitchen & Bath in Chevy Chase, Md. What makes these wide-open spaces function so effectively are well-planned interiors. Designers tame huge areas such as great rooms with an overlay of details and textures. Focal points such as fireplaces and big-screen televisions as well as seating areas define specific enclaves inviting people to linger. Well-planned kitchens might have several different seating areas, including casual dining, around an island and on an adjacent patio. Increasingly, consumers want activity areas near the kitchen. For architects, that means great rooms as an alternative to having a home theater on another floor. Owners “don’t always want to be sequestered on another level to watch a movie,” says Gena Barber, an interior designer at Scholz Design, adding, “Look for more blackout shades in great rooms.” In spite of a trend toward smaller homes, catering kitchens are still an important feature in luxury homes. People might want a show kitchen where they can entertain and everyone can sit around the
island, but they also want to have a second kitchen where much of the real work is being done out of sight. It has to be functional but not necessarily huge. Like other luxury amenities, St. Jean sees the catering kitchen concept trickle down to other price brackets where it’s reiterated as a large or small butler’s pantry. Dining rooms are still a “must have,” even if they are only used for holiday dinners. “People are decorating them beautifully but I am not hearing that they are using them,” says Lisa Davidson, owner of LMD Interior Design in Portland, Ore. More often than not, they are set up for a buffet, says Tamara Tennant, a Fort Lauderdale, Fla., interior designer. Barber sometimes finishes a dining room with a library look if she knows the room might do double duty at some point as an office. Depending on the region of the country, bars are either very popular or something designers are taking out of homes. On the other hand, it seems there can’t be too many places to display and enjoy wine. Quite often, a luxurious bar with drawer dishwasher and refrigerator will replace a tasting room, particularly if the cellar isn’t on the main floor. Larger, more expensive homes might have multiple areas for wine storage with space carved out on the main floor for a temperature-controlled display area in a grotto or nook. Or there might simply be a wine cooler in a butler’s pantry. Nationally, living rooms are on the decline but many upscale owners still want these more formal spaces, often for large-scale entertaining and charity events. A good example is a St. Jean home that won a “Best in American Living” award at the 2010 International Builder’s Show. The living room can accommodate as many as 100 guests, as it

seating could be arranged for such a large number. A pool or billiards table creates an instant gathering spot, whether itâ€™s in a great room or a game room. Bonus rooms and game rooms are often used for entertaining (of children as well as adults) as much as for family. Often these spaces will have a miniature kitchen with a beverage area, drawer refrigerator and dishwasher. Beyond these basics, entertaining options can be as diverse as an ownerâ€™s bank account and interests allow. A reproduction of a soda or ice cream shop, a room with a stage designed for performances and karaoke, discos, bowling alleys and indoor sport courts are not a rarity in upscale homes. Observation towers and decks with a telescope are also another place where an owner might gather guests for afterdinner drinks and a little star gazing. Collections create another opportunity for entertaining spaces. A classic example might be a garage with a car collection or even simply a one-of-a-kind vintage model. Often, owners have a seating area where aficionados can admire the collection and trade stories. Multi-room offices frequently include room for informal meetings, often with seating in front of a fireplace and a bar or small kitchen that includes a refrigerator and drawer dishwasher. Libraries and studies are also ideal for tea or to cozy up with a friend. Ultimately, the real impetus behind these changes in entertaining is a shift in consumer values that places a premium on the experience a property delivers, most especially gathering friends and family. Which, in the end, really does make home the place where the heart is.
Making You Feel Above It All

AS ARCHITECTURE. Usually labels affixed to exceptional homes are little more than jargon, but nothing could better characterize 1525 Blue Jay Way. From every perspective, each space is a perfectly framed tableau of shapes, lines, textures and color. Each also captures an everchanging panorama of clouds, sky and multi-million dollar views of downtown Los Angeles, the Santa Monica Mountains and the Pacific. Not only does this property exemplify “art as architecture,” it could just as easily be dubbed “art you can enjoy,” since it invites you to sit down, tune in to the peaceful vibe and enjoy the surroundings. Equally rare is the setting. The famous bird streets in the Hollywood Hills are one of LA’s prime addresses and the magnificent views make Blue Jay Way even more desirable, which explains why so many A-list stars claim this address. The street is also legendary because George Harrison of the Beatles wrote a song about it that was included in the Magical Mystery Tour album.

By Roger Grody IN MINNESOTA, SUCCESSFUL DESIGN INVOLVES integrating a serene, lake-speckled countryside while protecting residents from severe winter conditions. A distinctive estate in Stillwater has achieved that delicate balance. Located on the northeast edge of the Twin Cities metropolitan area, Stillwater hugs the scenic St. Croix River that forms the border with Wisconsin. Statehood was conceived here at a territorial convention in 1848, and Stillwater remains a testament to the charms of small-town Minnesota. The home at 12137 Quail Avenue North was constructed in 2008 on 3.5 wooded acres and awaits its first owners after serving as

a model at the exclusive Hunters Ridge development. Offered at $1.975 million, the four-bedroom, five-bath house complements, rather than conquers, Minnesota’s seductive but unforgiving environment. “We wanted to connect the house to the land,” says Steve May, president of Classic Home Design, the builder that showcased the property in “Midwest Home” magazine’s 2008 Luxury Home Tour. The site, buffered by 150-year-old oak and cedar trees, captures views 20 miles down the St. Croix Valley. “It has a very open, flowing floor plan filled with stone, wood and metal finishes,” reports May. “The house has all the comforts to get you through our long winters,

In fact, considering its 6,672 square feet of living space, the home conveys unexpected warmth and intimacy. “With its generous windows and natural materials, it’s a house that truly embraces the seasons,” states listing agent Terri Brine of Coldwell Banker Burnet, who adds, “The views are spectacular in both summer and winter.” The stately façade, suggesting a Prairie School influence, is clad in a taupe-hued Loon Lake stone, one of the ways May achieved a connection to the land. He brought the stone inside to cover a wall in the great room, a soaring space where floor-to-ceiling windows frame valley vistas. This room is bordered by a pair of graceful columns handcrafted by noted Minnesota sculptor Jeff Kreitz. These unique expressions of polished, brushed aluminum complement the artist’s Picasso-inspired abstract sculpture mounted above the prominent fireplace. “Creating the delicate curves in these decorative columns was quite labor-intensive,” reports Kreitz, whose custom-designed metalwork is found throughout the house. The adjoining kitchen fea-
tures knotty alder wood cabinetry and exotic Australian spotted gum wood flooring, but all eyes are drawn to luxurious slabs of “Golden Lightning” granite, a rare green-tinted stone layered over the backsplash, countertops and formidable island. Another room that reflects the complex relationship between indoors and out is the clubby office, whose walls and ceiling are clad in richly glazed, distressed knotty alder. Bolivian rosewood lies underfoot and a touch of stained glass adds color to generously proportioned windows. “The home’s extensive use of stone, wood and metal provides a rather masculine design, but the inclusion of softer textures [e.g. leather panels inlaid into the office walls, a silk-wrapped Italian chandelier in the great room] appeals to women as well,” notes May. The slightly more feminine master suite includes a bath featuring hand-blown glass lighting and a veritable quarry of opulent marble. On the lower level (accessed by a stunning wood-and-slate staircase) is an elaborate media room, a welcome indulgence on frigid nights. Warmed by a stone fireplace, it features a 5-by-8-foot screen while giant handcrafted metal film reels, under-lit for true Hollywood effect, are mounted on the ceiling. The centerpiece of the downstairs entertainment center is a spectacular hexagonal bar sheathed in “Cosmos” granite, yet another attempt by May to introduce a diversity of intriguing materials. WHEN KAREN HUBBLE BISBEE AND HER HUSBAND Stephen purchased their Baltimore manor, Overleigh, they were awed by its many charming features dating from its construction in the 1880s: 22-inchthick granite walls. A well house in the garden. A butler’s pantry and staircase built for the household servants. Hubble Bisbee, a Realtor with Coldwell Banker Residential Brokerage’s Hubble Bisbee Group, appreciates the ﬁner details of a historic home. So she and her husband rolled up their sleeves and restored hundreds of ﬁxtures and ﬁnishings. They added new weights and copper chains to the historic windows, repolished every brass door hinge and window lock, had the wainscoting and crown molding reﬁnished and placed Victorian transoms over every doorway. But they didn’t stop there. “This home was so beautiful and has been preserved very carefully,” Hubble Bisbee said. “But there were some aspects of it that were outdated. We replaced the load-bearing kitchen walls with a steel frame, but then we installed a coffered ceiling to mask the steel. We installed heart pine kitchen ﬂooring from timbers that had been submerged in the Mississippi River for 100 years. We also opened up the kitchen

from several small rooms into one large room. The result was a spacious, warm, welcoming room where everyone feels comfortable to eat or have a cozy chat.” The home was originally owned by William Kennedy Cromwell, a prominent local businessman. “On this street, there was a famous hotel and a lake, and this area became an upscale summer destination before the turn of the century,” Hubble Bisbee said. “So the house started out as a summer residence for Mr. Cromwell and his family. But in 1922, they built a major addition to it, and it became a year-round residence.” Besides the Cromwells, only one local family owned the house before Hubble Bisbee and her husband purchased it in 2004. They have carefully preserved historic features, such as a stone-walled English border garden, while also upgrading the house to include state-of-the-art technology, including an integrated whole-home sound and media system. Spanning six bedrooms, six bathrooms, two half-baths and four stories, the house offers spacious areas for living, dining and entertaining. The exterior is accented with ﬂagstone walkways, covered

porches and porte-cocheres, Tuscan columns and gated staircases. The professionally maintained landscaping is a kaleidoscope of specimen trees, including boxwood, yew, dogwood, Japanese maple and magnolia, as well as perennial gardens and sweeping lawns. Hubble Bisbee’s daughter, now a freshman in college, joined a long roster of Baltimore-area girls who attended The Bryn Mawr School, a private college preparatory institution. Her daughter had an upstairs suite of ﬁve rooms with an independent sound and television system. “It was a favorite place for sleepovers and class parties,” Hubble Bisbee said. “This house has been ﬁlled with kids and dogs over the years.” With their daughter away at school, she and her husband have decided to move on to the next adventure. “We hope the next family who gets this house has as wonderful an experience in it as we have,” Hubble Bisbee said. WHEN SALLYE JUDE FIRST SAW JAVA HEAD, she was awed by its size. Over the next 45 years, she and her husband, Dr. James Jude, raised seven children in the historic Coral Gables estate. Awe was replaced by the warmth of home. “We’ve really enjoyed this house,” says Mrs. Jude. “The first time I saw the house, I was awed; that’s the right word. On the first look, it doesn’t seem like an intimate space at all. But once you spend time here, the smaller and more intimate it becomes. It has such wonderful, unique features and is very, very special.”

The Judes are the second owners of Java Head. The 22-room estate was built in 1936 for food-and-drink writer Charles Baker Jr. and his wife, Pauline. Designed by architect James Smith to convey a sense of adventure, it was constructed on the highest elevation of land (22 feet above sea level) in Miami-Dade County. The home’s name comes from the western end of the island of Java in Indonesia. The Bakers, who owned a 72-foot ketch called Mata Hari, sailed around the world and were fond of the Far East. “Java Head was a spot that sailors, when they reached that point, felt as though they had traveled the treacherous waters and were in safe harbor. The Bakers liked that,” says Mrs. Jude. “It’s become a symbol of safety and coming home.” The estate, which is listed by Jill Eber and Jill Hertzberg and colisted by Felise Eber, a member of The Jills’ team, for $13.9 million, sits on nearly 4 acres and features 12,000 square feet of space, incorporating characteristics of Art Moderne and early Art Deco design. There are seven bedrooms, including a master bedroom with his-and-her baths, five and one-half bathrooms, a living room with a 23-foot-high cathedral ceiling, a library, study and an oak-railed grand staircase. The house also includes a basement, which is a rarity in South Florida. “Smith was very creative in some of the things he did,” says Mrs. Jude. “He used polished dyed keystone for the floors and bathroom walls. The molding and woodwork trim are very special. We have a lot more wood than many houses in South Florida. The house is really built so it takes advantage of the southeast winds that prevail here.”
Baker wrote several books about food and travel and also penned food-and-drink columns for magazines including Town and Country, Esquire and Gourmet. It is no surprise then that the dining room is Java Head’s most notable area. The room features a mural inspired by the adventure novel “Anthony Adverse,” written by Baker’s friend Hervey Allen, who was a professor at the University of Miami. The book later was turned into a multiple Oscar-winning film starring Fredric March and Olivia de Havilland. “The one room that people ‘ooh’ and ‘aah’ over is our dining room,” says Mrs. Jude. “It has the feeling of an old sailing ship and the mural has stood up extremely well over time. It’s a very colorful story. It is outstanding.” Java Head’s grounds include Banyan trees, gardens, a pool and pool house, tennis courts, and approximately 125 feet of protected boat slip cut from coral rock. In 1988, the house was designated by the City of Coral Gables as a historic landmark. Photographs can’t completely convey the splendor of Java Head and its acres of nature in all its glory. Q: Of all the homes you have either helped list or purchase, what are some of the most unique features you have seen? A: “White-water views and sand access are two major ingredients for oceanfront homes. There is a dynamic seasonality to an ocean-view property, which adds to its desirability. It’s exciting to watch the water breaking on the beach and rocks, or witness the ever-changing sky in a winter storm right from your home.” Q: The coastal communities of Newport Beach, Emerald Bay and Irvine Cove are known for their ocean-view properties. What is the biggest difference between them? A: “It really comes down to the community. In Irvine Cove and Emerald Bay, for example, you have a private beach environment, sand access, the security of guarded gates, and a community infrastructure such as tennis courts, rec centers and swimming complexes that make it enjoyable for homeowners. There is a difference in value structure in terms of exclusivity and community amenities.” Q: In general, what is the difference between selling an oceanfront home compared to an ocean-view home in your market? A: “The primary difference is the scarcity of oceanfront homes.
