Dear Miami Express Bus Tour Participant; Welcome to the Miami Dade Bus Tour! This year we did not let some crazy hurricanes derail us from putting on another amazing tour. Even with the loss of several weeks of production time and properties that were damaged, this team of volunteer members in a whirlwind has planned an amazing day on the Miami Express fill with murder and mysteries. We are pleased that you have joined us for this valuable industry event. of corrugated products was the largest tenant to take occupancy in Q2 2017 with 176,000 sq. ft. in Palmetto Lakes. The second largest move-in was by Deere and Company, a manufacturer of agricultural construction, taking 116,400 sq. ft. at DCT Building C. The world’s largest e-commerce merchant completed a $92 million, 800,000 sq. ft. lease at the Carrie Meek International Business Park located in the North Central Dade submarket. The facility will feature robotic technology and will create over 1,000 jobs. The company also inked a 50,000 sq. ft. space location in the arts district of Wynwood in order to provide same-day delivery. Same-day delivery will also be a feature of the services provided at the Carrie Meek location. The Miami Industrial market remained under 4%

Monmouth Real Estate Investment Corporation acquired a new 237,756 sq. ft. industrial building located at 27200 SW 127th Avenue in Homestead at a purchase price of $38.3 million from SunCap Property Group. The property is net-leased for 15 years to FedEx Ground Packaging System, Inc. Another notable sale in Q2 2017 was the 506,300 sq. ft., $27.4 million sale of Miami International Logistics – Building 1 purchased by Lincoln Property Company from Keating Resources. Representatives described the property as an infill redevelopment opportunity and the property was 88% leased. Ridge Development sold the 182,000 sq. ft., Airport North Logistics Center for $22 million, or $119 per sq. ft to Easton and Associates. DEVELOPMENT

The Miami Industrial market currently has 2.7 million sq. ft. under construction and 3.6 million sq. ft. in the pipeline. The submarkets with the most construction activity are Airport/Doral (1.1 million sq. ft.), Miami Lakes (697,400 sq. ft.), and Medley (695,500 sq. ft.). The 500,000 sq. ft. builtto-suit for KLX Aerospace Solutions, is the newest building that broke ground in Q2 2017. The building is located in the Miami Lakes submarket and is scheduled to be completed in Q2 2018. Miami Industrial Logistics Center 14802 (211,757 sq. ft.) and 15002 (209,232 sq. ft.) previously known as Bridge Point Crossroads East were both delivered in Q2 2017. Prior to completion, Bridge Development sold the 421,000 sq. ft. Bridge Point Crossroads East for $49.7 million to Duke Realty. As part of the deal, Duke also purchased South (255,846 sq. ft.) for $30.2 million, both deals traded for $118 per sq. ft. Also delivered, was Miami International Tradeport, Building C, a 159,000 sq. ft. building located in the Medley submarket.

Miami's international workforce, low business taxes, strategic location, and connectivity makes the market very appealing to businesses. Miami International Airport and PortMiami are some of the world’s busiest hubs for domestic and international air travelers and cargo. According to Financial Times of London, Miami International Airport's recent designation by the International Air Transport Association (IATA) as a Pharma Hub makes Miami one of only two airports in the world meeting the stringent criteria in pharma distribution and handling.

OUTLOOK

Miami continues to be one of the strongest industrial markets in the country. Tenant expansions and new tenants entering the market are expected to reduce the vacancy rate even further, which is already one of the lowest in the country. The Miami market has over 200 million sq. ft. of industrial space serving one of the fastestgrowing metropolitan areas in the United States. Demand for housing and consumer goods is rising, creating a very dynamic industrial landscape, leading to increases in leasing and sales activity. Despite numerous large transactions, spaces in the 15,000-50,000 sq. ft. range continue to be the most desired, which will also continue to push a rise in rental rates.

Miami’s non-seasonally adjusted unemployment rate of 4.7 percent in May 2017, down 50 bps from a year ago. The county gained 26,500 jobs yearover-year, representing an employment increase of 2.3%. According to the Bureau of Labor Statistics in May 2017, trade, transportation, and utilities jobs totaled 295,000 in Miami, a 1.8% increase year-over-year, representing 5,200 jobs added. Construction has seen a 3.4% increase in job growth from 44,200 to 45,700 year-over-year.

Demand for Miami-Dade Office Space in 2017 Dwarfs Net Absorption in 2016 Executive Summary

Overall rental rates marginally increased by 40 basis points during the second quarter, while Class A rents jumped 110 basis points demonstrating a continued demand for quality office product. Concessions remain unchanged as landlords stay largely conservative on rental abatements but more generous with credit-worthy or large tenants. Investor interest remains strong in 2017. Some institutional investors have shifted investment into industrial product while “spin-off” mid-cap institutional investors and foreign capital remain interested in both CBD and suburban value-add office product. The largest sale year-to-date occurred this quarter. Rockpoint Group purchased 1221 Brickell Avenue for $155 million or $380 per square foot. Signs of office development are emerging across the County in both the CBD and the suburbs as market fundamentals remain strong and rental rates start to justify construction costs. Most office developments are part of mixed-use concepts.

Market Highlights > Miami-Dade’s office vacancy declined by 30 basis points, primarily due to absorption of Class A and B product. > Of Miami-Dade County’s major submarkets, vacancy rates are lowest in Miami Beach (6.1 percent), Aventura (7.1 percent), Kendall (7.3 percent), and Miami Airport (7.7 percent) > Class A office product, countywide, experienced a 1.1 percent increase in asking rates to $41.89 full service per square foot, approximately 23 percent higher than the County average.

A rebound has occurred in the Miami-Dade office market in the first half of 2017 after a comparably sluggish 2016. Vacancy rates have consistently dropped quarter-over-quarter to a low of 9.4 percent in the second quarter. Compared to the second quarter of 2016, the vacancy rate is 130 basis points lower. Meanwhile, net absorption has already exceeded the total for 2016 indicating a spike in demand this year.

There are currently 17 office development projects under construction in Miami-Dade County. New Class A office development is coming to Downtown Miami. At Miami Central, 280,000 square feet of office space will expand Downtown Miami’s Class A options. Tenants including Cisneros, Ernst & Young and Regus have already committed to the building. Hines announced in the second quarter of 2017 its plans to build a 45-story office building offering 600,000 square feet of office space at its Miami Worldcenter development. The prime locations of these two assets will require rents beyond the $60.00 per square foot mark in Downtown Miami due to development costs. Much of the current availabilities in Downtown Miami lack views or are on low level floors, whereas, the new office buildings will offer high quality, amenity-rich, and “connected” buildings. Construction of the Miami Worldcenter office development is expected to begin in 2018 with occupancy commencing in 2020/2021.

Over the past year, Miami-Dade rental growth surged five percent and landlords are offering conservative concessions unless the tenant is of high-credit or will occupy a large block of space. This is particularly true today as vacancy rates are comfortably below 10 percent and continue to decline quarter-over-quarter. Miami-Dade suburban markets have helped drive these strengthening fundamentals as tenants recognize the value of being close to densified population centers, particularly those with connectivity to the CBD through public transportation. In the CBD, tenant demand for Class A office space in Brickell has pushed asking rents up by 7.8 percent over the past year. Meanwhile, Class A rent growth in Downtown Miami has remained flat over the past year. This can be expected to surge over the next few years as Downtown Miami undergoes a revitalization with new office product coming to market as well as added amenities and infrastructure improvements.

The Miami Airport submarket fared the best this quarter with 121,700 square foot of net absorption in the second quarter, followed by Kendall and Northeast Miami-Dade. Absorption has been led by Class A office leases in both Brickell and Coral Gables where one of South Florida’s most notable leases was signed this quarter. WeWork is opening a 34,000-square foot office in Fall of 2017 at 2222 Ponce de Leon Boulevard with space for 550 members.

Investment Sales

In the largest sale of the quarter, Equity One and its joint venture partner, LaSalle Investment Management, sold 1221 Brickell to Rockpoint Group for $155 million or $380 per square foot. This building is located in the heart of the financial district and offers more than 408,000 square feet of Class A office space. Rockpoint has a diverse portfolio in South Florida; it also owns Mary Brickell Village, retail on Lincoln Road, Aloft South Beach, the Residences by Armani/Casa (currently under construction) and its most recently purchased multifamily complex in Pembroke Pines for which Rockpoint paid $87 million.

In Midtown, Avra Jain and partners paid $13.0 million for 3415 NE 2nd Avenue with plans to renovate the 52,500-square foot building into retail and creative office space. The project named 225 Midtown is expected to collect market rents between $45 and $85 per square foot for the retail spaces and between $35 and $60 for the office spaces. Once renovations are complete, creative and design industry tenants are likely to be attracted to this building. As the Design District continues to push rents upward, tenants are seeking space in nearby live-workplay neighborhoods.

Attracted to the stable federal lease, Stork Investments LLC purchased the 30,000-square foot building from South Eastonspring LLC. The sale is approximately 90 percent more than its previous sale for $8.2 million three years ago.

Despite the dire national news on store closings and retail industry struggles from mounting pressure from online shopping, South Florida stood out as a top market for retail assets when compared to other markets. While the overall vacancy rate rose to 4.3%, a slight increase of 0.9% of a percentage point from the same period in 2016, tenant interest for space gave landlords confidence to raise rental rates. Overall retail rents closed out the quarter at $36.80 per square foot (psf), up $0.75 cents in twelve months. Leasing activity started off strong in the first six months of the year, with a total of approximately 1.4 million square feet (msf) leased year-to-date, just slightly down from the 1.6 msf leased last year. Absorption totaled approximately 391,000 square feet (sf) year-todate which is a 32% increase above this time last year. Shifting tastes in dining options have allowed new concepts to open and draw in customers. Landlords were also creating new dynamics in retail centers to create better experiences that could build traffic. The Miami-Dade market led Florida markets in terms of new construction, with a total of 566,000 square feet of new space delivered year-to-date and an additional 602,000 SF currently under construction. Transit-oriented development (TOD’s) were another trend on the upswing that will impact retail development going forward, particularly in the Downtown and Brickell Avenue submarkets. Miami ranked as one the top long-term “buy” markets for retail in a recent survey by Ten-X. The largest sale transaction was a $23 million sale in West Miami for an 111,000-sf center completed last year that included structure parking. This is the second sale this quarter in South Miami, after the $30 million purchase of a Publixanchored shopping center in the neighboring submarket of Pompano Beach. Despite potential competition from new grocery players in the Florida market, Publix continued to invest heavily in acquisitions, new stores openings and remodeling existing stores in and around Miami-Dade County. .

U.S. gross domestic product (GDP) increased in the U.S., up by 1.0% year-over-year, which should bode well for the retail market in Miami- Dade. The county added 26,500 new jobs over year-todate, with expansion in the leisure & hospitality sector accounting for 19% of all jobs created. Tourism and the dollars they spend, together with strong job growth continued to support fundamentals in the area’s retail market.

Outlook

Positive economic fundamentals are expected to further fuel the retail market by lowering vacancies and increase rents. The demand for investors looking to buy retail assets is also expected to increase over the next couple of years due to Miami’s status as a global destination which has helped it through rough patches in the U.S. cycles in the past. Cushman and Wakefield anticipates retail conditions to remain in positive territory despite a maturing market, due to Miami’s robust tourism, steady population growth and new construction.
