Beyond the major disrupter of retail today – e-commerce – there are other revolutionizing technologies that are changing the way people shop and shaping the retail landscape. Retailers are experimenting with Augmented Reality (AR) and Virtual Reality (VR) software to facilitate interactive shopping experiences. Homegoods stores like Ikea and Lowes utilize AR to help customers visualize how furniture would look in their homes. For the retailer, important information is collected that helps with merchandising and product placement. Virtual stores are being developed whereby the customer can connect via an app on their mobile device, browse through virtual aisles of a grocery store and have the selected items delivered to their home address. Amazon and Walmart are exploring how drones can be used to aid in product delivery. Solutions to managing supply chain and inventory logistics are advancing based on the technology behind Bitcoin and cryptocurrency, Blockchain; and other Artificial Intelligence solutions are making retail processes more streamlined and efficient. These advancements and the increased adoption by retailers and landlords’ aids in collecting better customer data while shrinking the retailers’ footprint at each physical location. Furthermore, landlords and shopping center owners are utilizing AR and VR tools to showcase available space without the costs of building out the space and without tenants even visiting the units.

It’s a fact that retailers today have had to adapt and get creative with vacant space to survive the retail revolution. We’ve seen the addition of fitness centers, restaurants, movie theatres and other retail-tainment and experiential concepts introduced to the mall and retail centers. The latest trend to shape retail today is the introduction of coworking spaces. Users of coworking spaces enjoy the amenities that come with a coworking location in the heart of retail in the urban core, at a suburban mall, or a street-level store front. Malls are typically located at the center of densely-populated neighborhoods lined with coffee shops, restaurants, and grocery stores, making them ideal locations for coworking spaces. Brands like WeWork and Spacious are at the forefront of the movement. Spacious plans to open 100 coworking locations in retail centers at former restaurant spaces. WeWork plans to add to its 14 million square foot portfolio by reimagining retail spaces that foster collaboration, innovation and creativity. WeWork recently acquired Lord & Taylor’s flagship store in Manhattan and already has 62,000 square feet at Brickell City Center and another 54,000 square feet along Lincoln Road’s retail strip.

Investment Sales In the second quarter of 2018, Turnberry Associates purchased the Costco Whole Corporation along Biscayne Boulevard in North Miami Beach for $16.94 million. Located at 14585 Biscayne Boulevard, Turnberry Associates acquired the Costco to expand the boundaries of its $4 billion SoLeMia mixed-use project. The price for the 143,548 square foot freestanding building equated to $118 per square foot. The 183-acre SoLeMia development in Aventura is slated to have 1.4 million square feet of retail, 4,390 residential units, office space, a hotel and a Warren Henry auto dealership. Turnberry’s strategic acquisition gives them more prominent frontage onto the busy Biscayne Boulevard.

The White Building in Downtown Miami was recently acquired by Moishe Mana for $12.9 million. The two-story retail building is located at 201 East Flagler Street and is home to major tenant White Family Law Firm, who will remain a tenant on the second floor. The price of the acquisition equated to $444 per square foot. As development continues to boom in Downtown Miami, inventory is beginning to diminish, and prices are beginning to reflect it. Moishe Mana has spent over $360 million assembling land in Miami-Dade County and owns more than one million square feet of building on nearly 8 acres of land in Downtown Miami, specifically along Flagler Street and Northeast First Street. Mana continues to work on a plan to redevelop Flagler Street as a pedestrian-friendly thoroughfare including retail, office, and residential.

New Developments Demolition has begun in the second quarter of 2018 on part of the CocoWalk retail center in Coconut Grove. The eastern building at 3015-3059 Grand Avenue will soon be cleared to make way for development of a five-story 85,000 square foot office building with 20,000 square feet of ground-floor retail. Major tenants currently residing in the building like Cinepolis movie theatre, Youfit Health Club, Chase Bank and The Gap will remain tenants at the newly developed CocoWalk. The additional office space at CocoWalk will drive more foot traffic and meet the rising demand for retail in the area. The design of the new CocoWalk will be a large public plaza with trees, water features, plus café seating and is expected to be completed in the fourth quarter of 2019. A handful of new retail leases have been recently signed due in part to the redevelopment of CocoWalk. Blue Bottle Coffee is opening its third location in Miami-Dade on the corner of 3034 Grand Avenue with 1,205 square feet of space and an asking rate of $130 per square foot. Other new tenants coming to the building include Big Island Poke with 820 square feet, New York Roma Pizza with 900 square feet and Warby Parker with 1,414 square feet of retail space. CocoWalk will soon come back to life with chef-driven restaurants, neighborhood amenities and unique offerings appealing to retailers from within the South Florida region and beyond.

A retail store front in South Beach, home to the Fogo De Chao Brazilian Steakhouse, recently sold for $15.25 million. The steakhouse is located at 834 1st Street in the affluent community called South of Fifth, which runs from South Pointe Park north to Fifth Street. The 12,480 square foot restaurant building was purchased by Baskir Capital Management and the price equated to $1,222 per square foot. The building last traded for $2.8 million in 2005 and was built in 1920.

The Palmetto Design Center in Miami Gardens was purchased for $11.88 million. Overall vacancy for office space in Miami-Dade increased slightly by +20 bps year-over-year to 12.4%, due to the completion of 658,000 square feet (sf) of office space during that time. Absorption trended positive, up almost +30% from the same period in 2017, as new-tomarket and organic growth by tenants gravitated towards new and upgraded buildings in several submarkets. In the central business district (CBD), overall vacancy also rose by +30 bps to 16.9% on several new buildings delivering in the first half and some tenant move outs in Class A assets. Overall rental rates declined in the last 12 months by 17 cents, or 0.4%, to $38.03 per square foot (psf) with Class A overall rental rates rising to $44.49 psf market-wide. The CBD, which includes both the Downtown and Brickell Avenue submarkets, saw Class A overall rents fall by -2.4% year-over-year, to $50.74. The decline was due to some tenants taking higher priced product off-market, leaving lower priced spaces to dominate the CBD. Leasing activity was strong in the second quarter 2018 with the lion’s share of activity occurring in Class A assets in the Downtown submarket and in Class B assets in the South Dade submarket. In comparison to second quarter of last year, leasing activity slightly cooled market-wide, off by -12.0%. The latter half of the year historically have been the more active so the expectation is that the momentum should pick up by year end. Several new office completions and continued job growth should attract the attention of several tenants to new prime space. Miami-Dade leads the state’s other major markets in terms of new office construction. The 582,000 sf under construction at the of the second quarter was 55.0% preleased. Due to the increased level of construction, some projects have extended completion dates out. The second office tower in the larger MiamiCentral mixed-use project will now be completed in the fourth quarter of 2018, which might benefit from the recently opened Brightline train service to Fort Lauderdale and West Palm Beach.
