A hallmark of the Miramar Park of Commerce is its unity of ownership.

Sunbeam Properties has begun construction of MPC–30, a 70,948 sq. ft. spec office/flex building at the Miramar Park of Commerce, the largest locally owned and managed business park in South Florida. Completion is scheduled for Q4. “Today, there is significant demand for high-quality flex/office space with high parking ratios in southwest Broward County. However, there is a limited supply of existing properties that meet those criteria,” said Jonathan Kingsley, executive vice president of Colliers International and broker for MPC–30. “That, coupled with increasing rental rates for office and industrial space, has provided an opportunity for Sunbeam to contribute new flex space options to the market.” MPC–30 will offer impact resistant glass, Miramar Parkway frontage with lighted signage, a five per thousand parking ratio with the ability to provide over seven per thousand, and subdivision capability to accommodate a 10,000 sq. ft. tenant. Interior features include 14 feet of clear ceiling height, a 126-foot non-shared truck court and bays that are 130 feet deep.

MPC–30 will have flexible layouts with sizes varying from approximately 10,000 to 72,000 sq. ft. “With a lack of comparable quality and well-located alternatives, this new development will draw tenants who had to look outside of Miramar when there was no similar product available over the last two to three years,” said Kingsley. A hallmark of the Miramar Park of Commerce is its unity of ownership. With more than 60 buildings under single ownership in one location, the addition of MPC–30 along with more than 2 million sq. ft. of existing second generation flex/office space allows Sunbeam to expand and contract its existing tenants and meet the needs of new clients looking for flexibility. The world class 5.2 million sq. ft. Miramar Park of Commerce is home to 180 national and international companies including Siemens, American Express, Spirit Airlines and G.E. and more than 10,000 employees.

Jobs, Positive Demographics Stoking Interest in Broward County Developers continue building apartments as steady job gains support strong household growth for rental housing. Many of these households desire to live in urban, walkable areas of the metro, as opposed to more suburban spaces. This movement is particularly popular among the 20- to 34-year-old cohort, which comprises one-fourth of the market’s population. As many from this age group are starting out with their careers, they are often less likely to afford a downpayment and therefore more likely to rent for longer periods of time. In fact, recent payroll expansion has not supported a median household income growth equal to the median home price rise, maintaining a gap between the cost of rental housing and owning a single-family home.

Investors remain energetic in their search for yields in Broward County, extending their focus to the suburbs. Strong annual rent increases observed across all submarkets continue to attract prospective buyers to the area, especially at the lower end of the market for properties that sell for less than $10 million. Fort Lauderdale and Hollywood proper have the

greatest share of assets at this price point, comprising mostly Class C complexes that trade with initial yields in the low-6 percent area. Buyers looking for value-add opportunities will also concentrate on the Hollywood submarket. This year, as more projects come to completion, investors will find new opportunities to obtain Class A assets in the Fort Lauderdale market. Cap rates for these assets average in the high4 to mid-5 percent range, a premium from what can be found in nearby Miami. Strong interest in Broward County will bode well for sales this year and is likely to encourage more owners to list, especially as new quality assets come to market.

As a result, builders are meeting apartment demand with robust development in the coastal cities of Fort Lauderdale and Hollywood. As the pace of new rental construction accelerates this year, strong household creation will keep vacancy below traditional replacement level, allowing rental increases for the seventh year in a row.

This year developers will complete 3,390 rentals, a substantial increase from last year’s delivery of 2,630 apartments. Nearly 60 percent of additions this year will come to market during the second half of 2016, placing upward pressure on vacancy.

Vacancy: Large additions to the apartment market in the last half of the year will give rise to vacancy as units lease up, advancing vacancy 20 basis points to 3.8 percent this year. In 2015, vacancy fell 60 basis points.

Rents: The pace of rent growth will taper 300 basis points to a gain of 5.5 percent in 2016, bringing the average effective rent to $1,505 per month.
