Move Your Property in a Gridlocked Economy It seems that not a day goes by when there is not something in the media regarding negative financial news. As with residential real estate, the commercial real estate market in Northeastern Ohio has experienced a downturn resulting in a reduction in demand for available warehouse and industrial space. Stringent loan requirements, combined with pressure on appraisers to give conservative values for commercial and industrial property, makes financing a project more challenging than anytime in the past twenty five years. Believe it or not, there are still deals to be made and prospects that are looking at available commercial and industrial real estate. The task is to maximize your chances of getting your building leased or sold, by maximizing the appearance of the building sometimes with little or no resources required to remedy the problem. The number one problem and the biggest turnoff for potential prospects is a leaking roof. With many flat roofs throughout Northeastern Ohio the number one culprit is a clogged roof drain. By periodically inspecting and cleaning the roof drains, you will alleviate 50 percent of the roof problems that most buildings encounter. Replace light bulbs that have burned out after the tenant has vacated the facility. A well lit building always makes the best first impression and keeps the prospect interested in a property. Combine it with a fresh coat of paint and you enhance the visual appeal of the building while eliminating any musty odors that might linger in a vacant space. The smell of fresh paint goes a long way towards letting the prospect know that the owner has a sense of pride in their building and has kept it well maintained. Aside from keeping the property in good order, maintaining your existing tenant base is more important today than ever before. Renew leases six to twelve months before expiration and add perks such as free rent, remodeling allowances or other financial incentives to secure that your building remains leased. Being an attentive landlord has never been more important. Pricing your building right for today’s market is half the battle. Whether it is for sale or for lease, having the right price based on comparable properties in the area is critical. If you are in a market that has a high vacancy rate, obviously there is tremendous pressure to be competitive. If your property is overpriced chances are it will not make the short list for a second showing. Finally, it is important to make sure you have the right representation for your property. Take time to make sure you hire an agent that is knowledgeable and enthusiastic about your property, not to mention a good communicator. Have them develop an aggressive marketing plan that includes internet marketing as well as the basics like knocking on doors of adjacent properties. With the pressure to downsize, many tenants are rethinking their lease obligations and may be interested in smaller quarters and a sublease opportunity. Make sure your agent is leaving no stone unturned when seeking out prospective buyers and tenants. Prospects know this is a challenging market. Don’t be surprised if an offer is significantly below your asking price. If free rent or some other creative terms are required to complete your transaction, check with your real estate professional to make sure the terms are in line with current market conditions.
