LOCAL DEVELOPER MEETING THE NEEDS OF COAST BUYERS

SERVICE EXTENDED

T

he Sunshine Coast is soon to be home to a number of large infrastructure projects, and a local investment expert predicts this will have a positive impact on our property market. Jason Dwyer, general manager of Dwyer Property Investments, says, “I am constantly surprised how few people invest in property when it is one of the most sound investments in Australia. “With the tax incentives and high demand for rental housing it seems the obvious way to build wealth, and I am pleased to offer a unique service to those who want to invest but are a bit wary of the process.” This service is an extension of Dwyer Quality Homes, which has been building dream homes and investment properties on the Sunshine Coast for over 26 years. Dwyer says over the years many clients had spoken to the builder about helping with their investment properties, leading to the creation of a service to meet their needs. “Investors are dealing direct with the builder so there is no added cost whatsoever,” he says. “We have the expertise and local knowledge, and there has never been a better time to build with the recent State Government incentives.” Dwyer says Dwyer Property Investments can assist potential investors throughout the process, from “understanding the client’s needs to the end result, which is managing the property free for three years”. The company also offers a rental guarantee. “What we are saying if you can afford $70 a week we’ll be able to build you an investment property that will provide a nest egg for you and your family, and we are taking the risk out of it,” Dwyer says. “We build quality homes and we want people to be able to invest in their future and feel comfortable and confident with their decision.”

MPP takes a look at the projects from Sea Vista Developments.

H

eaded by Alf Sorbello, Sea Vista Developments has been constructing home for the past six years, and after completing several developments of luxury townhouses and villas, the company has a good understanding of what Sunshine Coast buyers are looking for in a home or investment property. Sea Vista Developments is a locally owned family business. Here are a few of the company’s developments: 14-18 Bade Street, Nambour offers buyers the opportunity to own a quality three-bedroom townhouse in the heart of Nambour. These contemporary homes are close to schools, the hospital, shops and transport. A unique feature is the stream that runs through the middle of the complex, which is complemented by large walkways stretching from one side of the complex to the other. Each townhouse has three large bedrooms and ensuite, separate dining and lounge areas, large laundry, remote-control double lock-up garage, alarm system, functional kitchen, extremely large deck off the master bedroom and a deck leading out to a private courtyard.

22 Coastal Avenue in Beerwah is perfect for Brisbane commuters 22 Coastal Avenue, Beerwah offers 12 new residential townhouses. Central to Beerwah and perfectly located for Brisbane commuters, the uncrowded landscaped sites offer a private green setting with generous living opening out to the courtyard. With three spacious bedrooms and ensuite off the main, these townhouses would suit both owner-occupiers and investors. Kawana Forest Development is coming soon and is the latest release from Sea Vista Developments on the corner of White Cedar Drive and Woodlands Boulevard, opposite Pacific Lutheran School. ‘Forest Views’ will consist of 25 contemporary, two- and three-bedroom townhouses with resort-style pool and barbecue area plus a boutique retail complex with five commercial outlets which are to be leased. “I have lived on the Coast for seven years and I have been building townhouses right from day one, and have seen the market price rise and fall,” Sorbello says. “But at the moment in my opinion it is the best time to buy. “My last two new townhouse projects at Bade Street, Nambour and Sunset Street, Beerwah have NRAS certification, so the investor is in the box seat.”
