new condo developments — the 228-unit The Cosmopolitanby Wheelock Properties, which was completed last year, and two other condo projects (The Trillium and Tribeca) where construction is well underway. In the first two weeks of March, there were three caveats for The Cosmopolitan with units changing hands at prices ranging from $1,193 psf to $1,280 psf. “It looks like sellers are more realistic in their pricing,” says Steven Ming, director of investment sales at Savills Singapore. The new price level in the area seems to have settled at the $1,200 psf level. Further down Kim Seng Road is City Developments Ltd’s Tribeca, located next door to the Grand Waterfront Copthorne Hotel. A 517 sq ft unit changed hands in the sub-sale market for $620,000 or $1,200 psf, according to a March 9 caveat. Prices have been softening in line with the rest of the high-end market. In January, caveats were lodged for four apartments at The Cosmopolitan at $1,230 psf to $1,310 psf, with one done at $1,150 psf. In October last year, there were a total of seven caveats lodged for the luxury condo: four at $1,500 psf to $1,550 psf, one at $1,420 psf and another at the end of the month at $1,284 psf. The property was soft-launched in late 2005 with prices in the $950 psf to $1,000 psf range. Prices in the condo started to move up steadily and reached their peak in 2Q to 3Q2007 when 15 units changed hands in the sub-sale market at $2,000 psf and above. In 1Q2008, units were still changing hands at prices in the $1,900 psf to $1,950 psf range, according to URA Realis. E
