Case Study

Guam Regional Medical City, Dededo, Guam

TOTAL PROJECT COST: $215,000,000

SIZE OF PROJECT: 267,000 SF

The Medical City, a world-class, Joint Commission Accredited hospital network in the Philippines, is the majority owner of this project. The team for this six-story, 130-bed hospital on six acres in Dededo, Guam included both local and off-island architects, planners, and engineers based in the Philippines, Guam, Hawaii and in mainland USA.

SERVICES PROVIDED:

The construction management firm, dck Worldwide, was selected early in the process to manage and build the project. Enhanced communications and cooperation among the team members resulted in a hybrid effort, which combined relative aspects of ‘design/bid/build’ and the ‘design/build’ project delivery methods.

PROJECT STATUS:

MW provided an integrated design for all MEP disciplines, conforming to USA codes and standards, which resulted in an efficient, economical, and reliable set of building systems. Production of the design using BIM software, which enabled three-dimensional visualization and elimination of most conflicts between disciplines.

The region experiences an extreme weather phenomenon known as a "Super Typhoon". These events are known to cause significant damage as infrastructure is battered by winds exceeding 200 mph, and rainfall which can exceed 7 inches per hour. Placement and protection of outdoor equipment to ensure continued functioning under these conditions was a core project challenge.


The Central Utilities Plant (CUP) represents the MEP heart of the new medical facility systems. While physically separated from the hospital it processes, stores, generates and otherwise provides all domestic water, fire protection water, cooling, heating, normal power, essential power, propane, and oxygen to the facility. MW was the lead designer for the CUP which incorporates the following major equipment: • • • • • • •

Heat recovery chillers High efficiency boilers Heat exchangers Cooling towers Condensate return pumps Domestic booster pumps VFD drives (most motors)

One of the more interesting and useful energy conserving features of the facility is the use of heat recovery chillers. These chillers provide chilled water for the hospital and in the process of normal operations create excess heat. Instead if allowing this heat to move into the atmosphere as "waste", it is instead recovered by the system and used to warm both the domestic and heating hot water for the hospital, resulting in energy cost savings. The CUP is designed to accommodate expansion of the hospital facility by up to 100 additional beds. In addition, the design is convertible to a Co-Generation type plant utilizing prime diesel generation, should such an option prove advantageous in the future.
