OVERVIEW OF LINDSAY BENNELONG DEVELOPMENTS Lindsay Bennelong Developments was established by Peter Campbell. Peter founded the residential housing company Clarendon Homes and quietly transformed it into a major property development group, CPG Australia. CPG Australia was sold to then ASX listed Investa Property Group in 2004. In 2007, Peter assembled an experienced team to take his new company, Lindsay Bennelong, to the forefront of property development in Australia. Lindsay Bennelong is primarily engaged in residential development projects across Sydney. As an opportunity driven property development enterprise, Lindsay Bennelong has the ability to create innovative solutions for unique development sites, across diverse property sectors. Peter Campbell bought back Clarendon in 2012, and LBD is closely affiliated with Clarendon Homes and Domaine Homes, which comprises one of the leading project housing businesses in NSW and QLD. Today as a residentially driven developer, LBDâ&#x20AC;&#x2122;s speciality and experience is focused on high-end apartment projects, project management and marketing, and residential sub-divisions together with house & land package developments.

FALCON STREET, CROWS NEST
27-57 FALCON STREET
27-57 Falcon Street, Crows Nest was purchased by Lindsay Bennelong in 2019 and a Planning Proposal has been lodged with North Sydney Council. The site is located within 350m of the new Crows Nest Metro station and Crows Nest Town Centre (Willoughby Road Precinct). The reference design comprises approx. 90 apartments with basement parking, landscaped through-site links and rooftop gardens.
HIGH GROVE, BOX HILL Located in Sydney’s sought-after Hills region, High Grove will include over 400 new homes built by our partner builders, Clarendon and Domaine Homes. High Grove’s elevated location offers sweeping views to the Blue Mountains, whilst enjoying close proximity to planned schools, shopping precincts and a wide range of retail, commercial and community services. At the heart of the High Grove development is an expansive 8,500m2 community park. Designed as a safe, welcoming and central meeting place for all residents, the facilities are proposed to include a bike path, children’s playground and kick around spaces. Lindsay Bennelong is responsible for the amalgamation of numerous greenfield parcels of land, the construction of the new roads and footpaths along with the sub-division of these lots to create this premier land release within this exciting new suburb.
BALMORAL RISE Balmoral Rise is located in Kellyville, in Sydney’s NorthWest. It’s a collection of 49 brand new freestanding 3 and 4 bedroom homes, complete with landscaped gardens and double garages in one of Sydney’s fastest growing and popular regions. The project enjoys easy access to a wide choice of established and diverse facilities including Castle Towers, Castle Hill Country Club, North West Business Park and no less than three metro stations at Norwest, Kellyville and Bella Vista. In conjunction with Lindsay Bennelong, Balmoral Rise features Clarendon Homes designed for this demanding market where particular attention was paid to key residential design attributes. Released in stages, the project’s success was demonstrated by the early sell-out of stage 1.
VUE Project Value: $150 million VUE is a landmark residential project in a commanding location at the gateway to Bondi Junction with breathtaking views across Sydney. The 19 level tower provided 133 one, two and threebedroom apartments and 2 levels of penthouse apartments, with 600 sqm of prime retail space and parking for 130 cars. Having sold out in record time the development was completed in mid 2017. Features of the project include its island site, access to major retail facilities and excellent transport connections making it a very popular residential address in one of Sydneyâ&#x20AC;&#x2122;s rapidly expanding urban locations. Lindsay Bennelong was responsible for all aspects of the Project Delivery including Planning and Construction Management as part of this joint venture with a local investment consortium.
ADVANX EAST Project Value: $140 million ADVANXEAST comprised a total of 130 studio, one, two and three-bedroom apartments and showroom and 2055 sqm of retail floor space. Sold to a single investor this space will create an exciting new dining experience for residents and the public from the catchment area. Key aspects of the project included a new urban plaza and an extensively landscaped central courtyard further enhance the appeal of the site.
ADVANX Project Value: $245 million Lindsay Bennelong undertook this transformation of one of the last major development opportunities in Sydneyâ&#x20AC;&#x2122;s InnerEast, the former Advanx Tyre & Rubber site in Rushcutters Bay. This exclusive residential precinct now represents an outstanding and successful example of inner city living, offering a diverse range of apartments and retail spaces. Located in the midst of an affluent and growing population that connects directly with the Inner-East and CBD, this is a true gateway location. ADVANX has built an outstanding reputation anchored in part by its public transport access being located mid-way between Edgecliff and King Cross CityRail Station. Advanx was, and continues to be an outstanding project reflected by being awarded NSW Excellence in High Density Award by the UDIA Originally developed in stages, ADVANX was designed to deliver contemporary apartments sitting comfortably alongside the established neighbourhood. The building introduces two new public access corridors that connect the development with the surrounding community.
FOX SPORTS AT GORE HILL Project Value: $100 million Fox Sports is 7 storey hi-tech commercial building with 2 levels of basement car parking that is home to some of Australiaâ&#x20AC;&#x2122;s most recognisable media outlets, including Foxtel and Fox Sports. The building was completed in 2012 including integrated fitouts for a large portion of the building and had a 5-star Greenstar in Design certification. The Fox Sports Building received the 2013 National Commercial/Industrial Construction Award, $20 million to $50 million.
ASX AT GORE HILL Project Value: $70 million ASX at Gore Hill is a contemporary data and office building in St Leonards, North Sydney’s premier commercial district. Completed in 2011, the building is home to the ASX one of the world’s leading financial market exchanges. Situated within the Gore Hill Technology Precinct, the building has access to one of Sydney’s main power and data arteries providing premium access to large, diverse and secure power sources. This building won the MBA-2012 Excellence in Construction Award along with the Urban Taskforce’s Development Excellence Award for Employment Business Park Development. Gore Hill Data Centres In addition to the Fox Sports and ASX Buildings at Gore Hill, Lindsay Bennelong also obtained re-zonings and DA approvals for other lots within the precinct, which were then sold to separate data centre operators. 13
QCENTRAL Project Value: $35 million Contemporary design, cutting edge construction techniques and a focus on environmentally sustainable design principles combined to ensure that Q Central was a highly sought-after commercial space, of a standard not yet existent in Sydneyâ&#x20AC;&#x2122;s north west. Situated on an 8,000 sqm site in the heart of Norwest Business Park, this commercial building features 7,500 sqm of lettable area, over three levels with basement parking. Q Central has been designed and constructed to achieve a 4.5 star NABERS (energy) rating and has attracted a wide cross section of end-users many associated with specialist medical services. Q Central won the 2010 Hills Building & Design Award for Commercial / Industrial / Public Developments.
PETER CAMPBELL Managing Director Peter has a track record of success in Australia’s property industry. He began his career as a draftsman and in 1976, Peter started a small business preparing house plans and built several ‘spec’ homes. Demand was strong and in 1978, Clarendon Homes was born. Clarendon Homes diversified under Peter’s leadership to become the largest residential builder in NSW, and one of the largest construction companies in the country. The company grew rapidly from 1991. and new divisions were established as Peter identified opportunities within the residential property market. A land development division was established, as was a house and land packaging business, which became the successful Bellevale Homes. By 1995 the Clarendon Property Group was building 400 homes per year, with a staff of 150. In 1997, the Clarendon Homes division extended into Queensland and became the state’s leading builder of two-storey homes. 1997 saw the beginning of yet another residential construction division, Domaine Homes NSW.
Under Peter’s leadership the Clarendon Property Group was building over 2,000 houses per year by 1999. The company was recognised as the largest residential builder in NSW and the 7th largest construction company in Australia.
In December 2004, Peter took a new direction with the sale of CPG Australia to the then listed, Investa Property Group. Peter established Lindsay Bennelong in 2005, bringing together a talented and experienced group of professionals to create a dynamic, opportunity- driven property development company. As Managing Director, he leads the Lindsay Bennelong team and oversees all the company’s activities, from its land acquisitions, residential, commercial and industrial developments, as well as marketing. Lindsay Bennelong has acquired prime Sydney development sites including the former ABC studios at Gore Hill and the ADVANX site in Rushcutters Bay (where the outstanding residential development ADVANXeast is now in its second stage of construction); as well as strategically located sites for commercial development at Norwest Business Park and on the Central Coast. In 2012 Peter learned about the impending sale of Clarendon and decided to make a competitive bid for the business. Peter was successful in his bid, and in late 2012 bought back the company he founded some 35 years earlier. The buy-back marks the beginning of an exciting new era in the history of Clarendon.
In August 2001, the Clarendon Group launched a new corporate identity, CPG Australia, to represent the multi-faceted property group it had become.
Mathew is responsible for the prudential management of Lindsay Bennelong, implementing corporate governance and risk management for all transactions being considered by the company.
David joined Lindsay Bennelong in 2006. As General Manager, he oversees all aspects of the business including site acquisition, project structuring, project delivery and project marketing.
Whilst completing his Commerce degree at Australian National University, Mathew spent time in the United States with leading home builder US Homes, before joining Clarendon Homes NSW in 1998. He was soon appointed Development Manager for Somerset Park, a 1000 lot subdivision in Newcastle and gained valuable experience in residential development management.
Prior to joining Lindsay Bennelong, David worked with CPG Developments, the medium density division of CPG Australia, for seven years and was instrumental in delivering several of the company’s successful, high profile projects. His role encompassed site identification and assessment, feasibility studies, site negotiation and acquisition, project structuring, joint venture negotiation and project finance.
Mathew was subsequently appointed Group Finance Manager supporting CPG Australia’s Director of Finance, before assuming the role of Financial Controller. He was later appointed Chief Executive Officer of Carter Mayfair, CPG Australia’s mortgage business. During this time Mathew was instrumental in integrating Carter Mayfair with CPG Australia’s residential divisions. Carter Mayfair did not form part of the Investa Property Group acquisition of CPG, and in 2006 Carter Mayfair was sold. This paved the way for Mathew to join Lindsay Bennelong in his current capacity.
During this time, David was involved in major residential developments in Warriewood, Little Bay, Eastwood, Rushcutters Bay as well as the highly regarded Kooindah Waters. Prior to joining CPG Developments, David spent twelve years with medium density developer, IPM Pty Ltd (Abbotsford Cove, Phillips Landing) where he was involved in on-site project marketing, development management and site acquisition before becoming Marketing Director. David is a registered valuer and an Associate of the Australian Property Institute.
Leigh joined Lindsay Bennelong in April 2007 and is responsible for all aspects of project delivery including site acquisition, planning proposals, master planning and design, through the approvals stage to construction and the sales and marketing process.
Andrew’s main focus is on successful delivery of Lindsay Bennelong’s developments, with the aim of achieving a cost effective delivery outcome, optimising return and protecting the company from commercial risk through thorough analysis, and effective management of the project lifecycle.
Leigh’s core focus is to facilitate and oversee design and cost management, feasibilities, sales and marketing, and the construction delivery of various developments within the Lindsay Bennelong business. His role sees him actively involved with local government, the finance sector, builders, consultants, purchasers and tenants as well as project marketers. Leigh’s passion has always been high quality residential developments and his resume includes the highly acclaimed Advanx and Advanx East at Rushcutters Bay, VUE at Bondi Junction, Whitton Lane at Bondi Junction, and a recently acquired residential project at Crows Nest.
Andrew works closely with the development team from project inception to ensure that projects are structured and delivered to meet the objectives of the organisation. Since joining the Group in 2008, Andrew has played a key role in the successful delivery of Lindsay Bennelong’s developments including Q Central in Norwest Business Park, ASX and Fox Sports at Gore Hill, Advanx East at Rushcutters Bay, Vue at Bondi Junction, High Grove at Box Hill and Whitton Lane at Bondi Junction.
Whilst specialising in mixed-use and high end residential developments, Leigh has also been involved with Lindsay Bennelong’s Q-Central commercial development at Norwest Business Park along with the Fox Sports head office building and Data Centre buildings at Gore Hill as well as various Planning Proposals and site sales.
Andrew has a depth of experience in the civil infrastructure, industrial and commercial sectors through to high quality residential and retail development. With a strong base in construction planning, building assessment, design, financial management and contract administration, Andrew plays a key role in the successful delivery of Lindsay Bennelong’s developments.
One of Leigh’s key achievements included a key role in the successful delivery of the 2011 UDIA NSW Excellence in High Density Award winning mixed use development, ADVANX in Rushcutters Bay comprising 154 apartments and retail space as well as the refurbishment of the Advanx Heritage building.
Before joining Lindsay Bennelong Developments, Andrew undertook significant Project Management and hands on Construction Management roles in large scale commercial Sydney CBD projects. These included the 22,000m2 refurbishment project of 259 George St, Workplace6 at Darling Island, and refurbishment of the Hilton Hotel Sydney.
Leigh began his career in the property industry as a Sales Estimator for Clarendon Homes, a position he held for five years prior to joining Lindsay Bennelong. Leigh has a Diploma in Building and a Diploma in Quantity Surveying.
Andrew holds a Bachelor of Engineering (Civil) and a Masters of Business Administration (MBA). He is a Member of Engineers Australia (EA).
Senior Development Manager
Luke re-joined some familiar faces at Lindsay Bennelong in June 2014 and now works as Development Manager on Lindsay Bennelong’s land development projects.
AAs a Development Manager, Theo works on the day to day delivery of the Lindsay Bennelong mixed use and residential developments. His role sees him reporting to the Development Director, forming part of the solid team that enables the successful delivery of a Lindsay Bennelong Development.
Prior to joining Lindsay Bennelong, Luke worked previously with several of our senior team members at CPG Developments and Investa Property Group. In his 10 years with Investa Property Group, Luke held roles in Contract Administration, Project Management, Golf Resort Management, Acquisitions and Development Management. Luke played a key role in the delivery of major projects including the 180-lot Shearwater Estate at Warriewood, the $350m Kooindah Waters Residential Golf Resort and the highly successful $400m Breezes Muirhead project in Darwin. Luke brings to Lindsay Bennelong a strong understanding of feasibility modelling, deal structuring and project acquisition, contract administration, development delivery, Development Management Agreement consultancy, WHS, Government tendering and compliance. As a Development Manager Luke facilitates and oversees design and cost management, feasibilities, sales and marketing, and the construction delivery of various developments within the Lindsay Bennelong business. His role sees him actively involved with local government, the finance sector, builders, consultants and purchasers.
Theo’s role involves managing feasibilities, design and approvals, sales and marketing, and the construction delivery of various developments within the Lindsay Bennelong business. He is also actively involved with local government, the finance sector, builders, consultants, purchasers and tenants. Before joining Lindsay Bennelong in 2014, Theo worked on numerous high profile construction projects in NSW. These included working on the ground as a site based engineer for Lend Lease on Tower 1 at Barangaroo, the largest commercial tower in Australia. Previous to that Theo worked on the construction of the Chris Obrien Lifehouse, 48 Martin Place refurbishment and the Shellharbour Shopping Centre development. Theo’s hands on construction experience throughout a diverse range of sectors has given him a solid skill base which are a valuable asset to the Lindsay Bennelong team. Theo has a Bachelor of Architecture and a Bachelor of Construction Management from the University of Technology Sydney.
Luke’s current projects include the 54-lot Kensington Park development in Kellyville, 65 townhouses in Bungarribee (with Bridge Housing Ltd), 23-lot subdivision in The Ponds and High Grove at Box Hill, which will yield over 250 lots on completion.
