IN the current mortgage market the most frequently asked question is ‘should I refinance to another lender to get a better rate’? The simple answer is no. Here’s what you should do instead. Firstly, find out your current interest rate, as of today, and not by looking at your previous statements from the lender. The current standard variable rate is about 9.3 per cent but no one should be paying that much. Even if you are, it doesn’t necessarily mean you are with the wrong lender. I know most of us would love to say they are leaving their lender to go enjoy the greener grass on the other side of the fence. But the truth is, they probably have the wrong home loan product rather than the wrong lender.

they will ask if you would mind telling them why you are looking at leaving. In an Oscar-winning performance, you should tell them that “even though I have always liked being with [insert lender’s name here] I had a mobile manager visit and they offered us a better rate.” Now don’t be greedy, aim for about 0.6 per cent below the current standard rate. “We don’t really want to go, the staff here have always been so nice, but we just want to save some money”. You will most likely get the response along the lines of: “If we can match that rate, for a small switching fee, would you be happy to stay?” Aaaahhhh, you can feel the love. All you really want to know is how do I get a better rate? Don’t ring your bank telling them if they don’t give you a cheaper rate you will take your loan elsewhere and that you will tell your mates all about it. They get this threat a couple of time a day – and probably twice on weekends. Don’t start with a branch office. Ring the enquiries line and ask to speak to someone about obtaining a discharge form. This will generally get you transferred to a “business retention team”. Before they send you the forms,

Unbiased Property Information

Wise and worldy words A best-selling author and an expert in wealth creation through property, Michael Yardney, shares his thoughts on the real estate market with ANDREW GREGORY. How has the housing market changed in the past 30 years? The big difference between now and then is what properties cost. In March 1980, the Perth median house price was $39,700 according to REIA figures. About that time, I bought a family home in Melbourne for about $36,000 and it was expensive, but there was a first homeowner’s grant like there is today. Credit is much easier to get nowadays. In the old days, you had to have a track record with that bank, a savings record, and you’d have to go to the bank manager’s office wearing a suit and beg and grovel. When you got the home loan, you were not sure how you would ever pay it off.

THIS week, Altitude Real Estate director Chris Tonich shares his tips for preparing homebuyers to auction their property.

BE MINDFUL OF PRESENTATION AND CHECK THE CALENDAR Presentation is everything. When showing the home forget functional and dress the home as if it is a bride on her wedding day. Remember to check the calendar so that auction dates do not coincide with any major holidays or important dates. For example, election days and grand final day.

What do you think about the boom-and-bust nature of the residential real estate market? Well-located properties will double in value every seven to 10 years. The trouble is the booms and busts along the way, which relate to fear and greed in consumer sentiment toward real estate, and the mentality of the herd. Ironically, it is during a boom that people are most confident about the property market, and some will over-commit and/or buy any sort of property. When the market moves into a bust phase, it is easy to get carried away with all the bad news and miss the good things that happen in between. When you’ve owned property for a long time, the boom and bust cycle doesn’t affect you as much. But the “closer” you are to the market, the more concerned you are.

ADVERTISE EXTENSIVELY Use advertisements in surrounding suburbs to bolster viewings. Real estate websites and professional photographs can showcase a home’s best features. Photography is an important advertising tool. A twilight photo shoot can look amazing and may seduce buyers to visit.

What’s your outlook for the Perth market? The statistics do not reflect the two-tier market in Perth. The last few years have hurt some people more than others, and those people are the ones who bought into new estates, and real estate speculators. Higher rates and higher petrol prices have more of an effect on those groups than on people who bought closer to the city. In the next year or two, Perth (median house value) has to back up because it has done too much in the last two years. It is now getting back to the low, single-digit percentage increases. Perth really shouldn’t have a higher median price than Melbourne, Brisbane or Sydney. It has to fit into the big scheme of things. I don’t see it falling significantly but I do see low growth for a couple of years. How will the overall economy affect WA’s residential real estate market? The WA market is underpinned by very strong fundamentals. The world economy is having troubles – we know that – but the WA economy is more closely aligned with China and India, and getting a huge boost from that. We know that this is not going to last forever, but the 15, 20 and 25-year deals for iron ore and minerals mean that it will last for some time. Interest rates are very likely to start coming down. Employment will remain high and, more importantly, immigration is high and we need houses for them to live in.

LOCATION, LOCATION, LOCATION On auction day, be careful where the auction is executed. Bidders can be deterred by the sound of traffic, loud neighbours and so on. BE FLEXIBLE WITH THE DATE AND CONDITIONS OF AN AUCTION An auction campaign should run for four to six weeks; however, if enquiries are low, consider extending the auction date in order to invite the opportunity to generate more interest in the home. INSPIRE POTENTIAL BUYERS TO ACT NOW When advertising, make sure buyers know the home will be auctioned unless sold prior. This is a great way to encourage buyers to act instantly rather than wait for auction day. Michael Yardney

A statement in energy-efficient design Wall-to-wall glass serves both to integrate the indoor and outdoor areas and maximise natural light. By COURTNEY NOTTE ORIGINAL in design and unusual in decor, this home’s inspirational vision is the work of architect Tim Wright, of Wrightfeldhusen Architects. Using environmentally friendly building components, such as stabilised earth walls that provide thermal insulation as well as aesthetic appeal, the dual level home successfully achieves a five-star energy efficient design. The residence makes a statement with its distinctive street presence. Alaskan yellow cedar cladding lends individual style to the first floor . Through an oversized entry door, rammed earth walls combine with an extensive use of glass and Big River, NSW,

spotted gum timber flooring to establish uniformity and flow in the open-plan living areas on the ground floor. This level is mostly reserved for living space, with the exception of a guest bedroom or home office with ensuite facilities. Form is a factor in this home’s function. Full height and width stacker doors connect the kitchen, dining room and meals area to a northern courtyard, with a plunge pool behind a glass safety fence. A wood-pole patio protects the alfresco area, with Insitu-poured limestone paving. The wall-to-wall glass serves both to integrate the indoor and outdoor areas and maximise natural light and ventilation. The kitchen impresses with all of the mod cons for modern

family living, such as a stainless steel Smeg natural gas cooktop, oven, microwave, rangehood and dishwasher. Spacious sleeping quarters, two with adjoining retreat areas, comprise the first floor. A northern balcony spanning the length of the house is accessible from each of the three bedrooms, as well as the two retreat zones. Power-operated Issey sun-block screens protect the balcony. The bedrooms cater for space and privacy. The master suite is next to a family retreat area and has a walk-in wardrobe, ensuite and separate toilet. Two double-sized minors each have a built-in robe and desk, while the third bedroom has a private retreat. ■

THANKS to the prowess of homeowner and Design Revival interior designer Simone Tanner, this character home has been given a drastic revamp. The period home has undergone significant renovations and improvements and the result is an impressive transformation in the extended living areas and updated bedrooms and bathrooms. Many innovative features and finishes combine with materials that maintain the home’s original charm while updating form and function. Of paramount importance in the renovation were practical space-savvy features and conveniences for modern family living. This emphasis has paid off, as there is an abundance of storage rarely seen in a house like this. It makes a distinct impression from the front, with slatted jarrah gates at the entrance to the landscaped front yard. Exposed aggregate concrete flooring complements the polished aesthetic while giving it a modern and lowmaintenance appeal. It has an air of tranquillity, with a limestone fishpond featuring a triple copper water feature.

Cream bevelled cupboards with timber tops are in the kitchen, fixed with dishwasher, gas burners, breakfast bar, built-in pantry and fridge recess. JANE EVANS takes a look at the jewel in Perth’s crown

The ascendancy of Kings Park to our favourite place KINGS Park’s Mount Eliza was discovered by Europeans as early as 1697 when a Dutch expedition of three ships led by Willem de Vlamingh explored the river subsequently named the Swann and on January 5, climbed to ‘high ground.’ However, it wasn’t until almost 200 years later that Mount Eliza was gazetted as a public park – Perth Park – by the Commissioner for Lands, Sir Malcolm Fraser. Mount Eliza was known as Kaarta Gar-up by the local Nyoongar people and had always been a significant gathering point for Aboriginal people. The area at the base of Kings Park, known as Goonininup, was an important ceremonial and dreaming area for Aboriginal males. When Europeans took ownership of the land, the most prominent Nyoongar elder, Yellagonga, accepted the newcomers courteously and without animosity. In 1897, Perth Park Road was opened by Sir John

Forrest and the area of the park increased to 1017 acres. The year of federation, 1901, also marked an important year for the park when it was renamed The King's Park on July 23 to honour the accession of King Edward VII to the throne following Queen Victoria’s death. Throughout its history, there have been many attempts by the public to excise land from the park for other purposes. The first of these was the proposal to site the University of Western Australia in Kings Park, which was eventually abandoned in favour of adjacent Crawley. In 1965, the 17ha Botanic Garden was officially opened in Kings Park, with its centrepiece the

Pioneer Women's Memorial Fountain. Today, Kings Park and the botanical gardens occupy approximately 400 hectares of Mount Eliza overlooking the city of Perth and the Swan River. Situated only a few minutes from the centre of Perth, the park has much to offer with its sweeping parklands, Botanic Garden, spectacular wildflowers and native bushland covering two-thirds of the park. The unique natural reserve makes Kings Park the most popular visitor destination in WA. The Botanic Gardens and Parks Authority manages Kings Park and the Botanic Garden, ensuring the conservation of native biological diversity and cultural heritage icons while providing for the diverse range of visitor interests. ■

Remodelled with flair The owner didn’t skimp when completing the renovations. By ROMENA MANNING A PLAN to create a contemporary and individual house prompted the owners of this property gut the inside and start from scratch. The outcome is exactly that – a modern interior with highquality finishes including wallpapered feature walls, marri floorboards and marble benchtops in the laundry and the bathroom. A private courtyard alfresco area at the front has a new pergola covering the paved area and low-maintenance border gardens, which owner Peter Gibbs said was his favourite feature.

Just listed

A serving window opens to the alfresco from a new kitchen, which has a built-in pantry, CaesarStone benches, stainless steel Bosch appliances and lots of cupboard and drawer space in the compact area. Peter said he didn’t skimp on anything when completing the renovations and said he went to lengths like levelling a dining and lounge area to create an open plan space. It has a ducted vacuum system and valet intercom security system that plays music through the house. Two bedrooms are downstairs, with built-in wardrobes in each and access to the courtyard from one.

Idyllic river sanctuary Truly private, this premium location is one of only two blocks on the Margaret River, reports SAMANTHA JONES AN opportunity to acquire a premium location on the exclusive west side of Caves Road exists on this 3.5ha property. Conveniently situated close to Margaret River, Prevelly and the coast, this exceptional find features 270m of river reserve frontage. The river reserve serves as an extended front yard, which provides for a buffer between the block and the seasonally flowing waters of the Margaret River. Truly private, it is one of only two blocks on the river. In fact, unless you were to drift by in a canoe or stumble across it while bushwalking on the banks of the Margaret River, you would be unlikely to know that this idyllic property exists. The extreme isolation of this estate presents a marvellous opportunity to construct your own secluded sanctuary. The topography of the property allows the design of a new home to take advantage of the elevation and gain possible access to views of the river. There is a big shed on the property. Other than that, nature takes precedence, with an assortment of natural flora, fauna and tall marri and jarrah trees. Only a short drive into the township of Margaret River, a selection of internationally renowned wineries and restaurants are at the doorstep. ■

How to transform your blank canvas European interior designers are predicting a wallpaper comeback where the trend is being led by clubs. By DONNA COLEMAN

Wallpaper is making a big comeback in today’s interior decorating

romantic, classic and fashion,” Ms Culbertson said. “Each year it is interesting to see how one trend can transform from one house and take on a whole new look within another. “The contemporary house is discovering a big ecological trend with concerns for the environment – recycling and looking for nature for inspiration is a key look this year. “The romantic house has a very customized feel with beautifully drawn traditional flowers teamed with slightly saucy lacy details.” The BRIC (Brazil, Russia, India and China) Nations are the inspiration for the classic house – transforming traditional imagery and symbols with a modern twist. “Surrealism inspires our fashion house with a look to the slightly disturbing and psychedelic images that lie in the subconscious – huge scale stylized flowers and

clashing patterns are worked with bright powerful colours. “My personal highlights would have to be the launch of Burlesque – Sexy Glamourous and Fun. “Burlesque is the latest trend to hit the catwalks and Graham and Brown’s opulent collection of the same name was launched at Heimtextil 2008,” she said. “The collection features oversize florals and feather plumbed Damasks, gilded birdcages and hourglass curves combined with theatrical glass effects, dazzling metallics and a full colour pallette ranging from barely there pearlised effects to the full on glamour of crimson and kingfisher,” Ms Culbertson said. If you don’t believe any of these styles would suit your décor and you would prefer something completely different and totally original, there are other options.

Why not consider getting custom wallpaper made for you? There are wallpaper companies that will take your design or artwork and turn them into ready to hang wallpaper. Or, if that still doesn’t appeal, what about paintable wallpaper? It comes in a plain pattern that you then paint to suit your décor. Paintable wallpaper is available in a textured finish, which is great if you are after real texture on a wall, and not just the illusion of texture that paint provides. Rapid advances in digital, photo and printing techniques mean that we should really be talking about wall coverings rather than wallpaper. And, if you don’t like the results, it comes off easily, without the ripping and tearing that was synonymous with wallpaper in the past. ■

MENTION wallpaper to those of us who grew up in the 60s and 70s and we have flashbacks of horrid wallpaper patterns plastering the inside of virtually every room in the house, even the toilet. Then mention wallpaper to most people under 30 and they will automatically visualise the background on their computer screens or mobile phones. Times, and fortunately wallpaper styles, have changed with wallpaper certainly taking a huge leap away from the lime greens, floral patterns and naked lady designs from yesteryear. The fashion for white walls and minimalist décor has been popular for a number of years, but leading European interior designers are predicting wallpaper’s comeback, and interestingly enough, the trend back to wallpaper is being led not by homeowners but by upmarket clubs, fashion boutiques and hotels. Wallpaper is now being used as a feature as it’s a great way to add atmosphere to the home, injecting life and texture into walls, transforming a blank canvas into a sea of colour. It is used on all four walls to create a theme within your home, can be used as artwork as well as covering any imperfections in the wall. With so many new uses, colours and styles to choose from, we decided to ask Wendy Culbertson, Managing Director of Wall Candy Wallpaper, for a bit of insider help. “Choose luxury, choose organic, choose local produce, choose quality and choose your lifestyle,” Ms Culberston said. “The biggest style obsession at the moment is what we surround ourselves with – our second skin, our wallpaper.” For the past few years, Wall Candy Wallpaper along with Graham and Brown, has worked within four style houses, with the key trends in each area. “The four styles are contemporary,
