Rocky times call for realistic expectations THE world of real estate is about as rocky as the Andes mountain range. One minute prices are up, one minute they are down, and sometimes they plateau, bringing the market to a sluggish halt. The recent frenzy at the lower end of the market has brought some joy, but there are still many questions running through buyers’ and sellers’ minds. Will prices come down further? Should I enter the market now? What is the best suburb to invest in? When should I sell? Is the financial crisis going to affect me? The questions are seemingly endless, and can send one crazy just thinking about it.

Frustration for many home buyers and sellers wondering whether today’s market is right for them CARMELLE SANDER Editor

While there are those who believe the high end of the market is starting to show increased sales activity, others say we are yet to see a marked improvement. Hegney property Group executive chairman Gavin Hegney said while Cottesloe, North Beach and Mt Lawley were showing an increase in sales, properties were

being sold for lower prices. REIWA principal Rob Druitt said despite the strong activity in the first-home buyer and investment sectors, the upgrade and premium property markets were still relatively slow. “This section of the market is not concerned by interest rates; what it needs is confidence,’’ he said.

“Buyers want to be certain that prices have stopped sliding before they buy, so many would-be buyers are sitting on their hands.’’ Raine & Horne chief executive Mark Sinclair agreed, saying sales of properties over $600,000 in WA were expected to remain sluggish during 2009. He said there would be a “Mexican standoff” between buyers and sellers, whereby buyers were reluctant to purchase because they expected house prices to fall further, and sellers were not prepared to sell their home for lower prices. “Overall, it has been a reversal of fortunes for the top and bottom end of the WA real estate market

during the past year,’’ he said. “This time last year, the bottom end of the real estate market was struggling due to high interest rates and affordability issues. In contrast, the top end of the real estate market was still performing strongly due to the resources boom. “Today, the bottom end of the market is now in full swing due to more affordable house prices and lower interest rates while the top end of the market is now in contraction.” Whether you want to buy or sell, one important factor remains, and that is to be realistic with your expectations in the current market.■

Executive apartments on historic land boast stunning views Complex designed to replicate the great outlook enjoyed by the old watering hole it replaced. By CARMELLE SANDER PERCHED atop a hill in South Perth, these new executive apartments have been built to exceptional standards. With only five of the 26 homes still available, empty nesters, investors, retirees and young professional couples are being encouraged to act quickly to secure one. Paxton Hoad sales representative Josh Sumner said the Hillcrest Apartments complex was situated on a prime piece of land with historical significance. “It used to be the site of the old Hurlingham Hotel, which later became Rosie O’Grady’s,’’ he said. “This was a favourite waterhole for locals and it was a relaxing place to have a drink and look out to the views of the City. “The development replicates the relaxing atmosphere and fantastic outlook which was the appeal of the hotel.’’ Mr Sumner said it was the only new development in South Perth and one of the few apartment-townhouse complexes in the area that featured a big courtyard and entertaining area with pool and barbecue. In Banksia Terrace, just minutes to the

South Perth Village, prestigious schools and Swan River foreshore, the apartments have good-quality fittings and fixtures, generous-sized balconies, state-of-the-art kitchens with Smeg appliances and Caesar stone bench tops. They have reverse-cycle airconditioning,

double undercover parking, intercom and plenty of storage space. The five remaining apartments range in price from $725,000 to $850,000. For inquiries, contact Josh Sumner on 0408 055 359 or Khaled Garman on 0422 388 515. ■

Luxury and privacy in Dalkeith Plenty of sunlight gives this home a welcoming feel, writes ROMENA MANNING BEHIND heavy gates is a modern house with character and lots of natural sunlight, giving it a lovely welcoming feel. A formal entry with two-tone marble tile floors opens at one side through tall timber-and-glass doors to a spacious formal lounge and dining room. Columns, drapes and a fireplace give it a luxurious feel, while french doors open to a private,

landscaped front garden. Much of the house has doors opening to courtyard or garden areas, which the current owner said makes it good for entertaining as it can be opened right up. A sunken living area has a kitchen structured around the dining area and is open plan to a family room, each space with large windows and high ceilings. Marble benchtops with carved

timber edging and marble splashbacks feature in the kitchen. At one side, the kitchen leads to a galley-style storage and laundry room. Upstairs the main bedroom has a walk-in wardrobe, ensuite and views across to the river, and opens to a balcony at the front. French doors open to a courtyard from the dining area, while more doors open at the

back to a timber-lined alfresco area and wide timber-lined eaves. The long alfresco has built-in bench seats along one wall, stretching down to a glassenclosed granite-lined spa area. Limestone underfoot in the alfresco area meets wellmaintained lawn and landscaped gardens. The architect-designed home is a rare find in Dalkeith, according to the agent. â–

Spacious living just minutes from the city This three-bedroom, two-bathroom home has plenty of space for a family, reports CARMELLE SANDER THIS contemporary three-bedroom home in Subiaco Centro offers desirable living with plenty of space. Situated opposite a park, the upstairs master suite has lake views from its private balcony. Owners Morgen Lewis and Tim Duffield built the home in 2000 and gave much thought to its design and layout. A large void at the entrance creates a sense of space and a frosted front door allows ample sunlight to stream through while maintaining privacy. The open-plan living and entertaining areas are located on the ground level and flow through to a large north-facing grassed courtyard with shade sails, citrus trees and a waterfall. A sunken family room with stone feature wall and fireplace is an ideal place to retreat after a long day. Built-in cabinetry provides plenty of storage space. The kitchen is well-appointed and features quality Smeg appliances, ample cupboard and bench space and numerous power points. “The kitchen is designed for those who enjoy cooking and entertaining,’’ Morgen said. “It overlooks the open-plan living areas so you can interact with your guests or keep an eye on the kids.’’ Morgen said the outdoor area was a

stunning feature as it let plenty of natural light filter into the home and was ideal for entertaining family and friends. She said the only reason for selling was the desire to have more space to raise her two young children. “This home is ideal for a couple or those with older children,’’ she said. “The open-plan design is fantastic, but with younger children it can be very hard to keep clean and uncluttered. “We’re looking for something with more separation, where the children can have their own side of the house and the parents theirs.’’

Upstairs are the sleeping quarters, with a generously-sized master suite and two bedrooms. The master bedroom features his and hers walk-in robes and a large ensuite with dual basins, spa bath and separate toilet. Neutral tones have been used throughout the home to promote a contemporary and spacious look. The home also has a large laundry with skylight, polished karri floorboards, high ceilings, security and reverse cycle air conditioning. Well positioned, the home is just a five-

minute walk to Rokeby Road in Subiaco and only a six-minute drive into the city. ■

Ageless treasure on heritage list Gum Tree Place has had only three owners in 99 years, testament to its charm, writes AMANDA RANKIN GUM Tree Place celebrates its 100th birthday next year and this 99-year-old heritage-listed treasure is a stunning example of a house that improves with age. Its namesake is a beautiful lemonscented gum tree in the front garden that has been lovingly cared for by the self-confessed tree-hugging owners. Trees feature prominently in the garden, and are the reason for abundant bird life. In a quiet Claremont street, minutes walk to the river, Gum Tree Place was in the Rogers family for 80 years and the current owners are only the third lucky family to call this beautiful federation house their home. For around 90 years, the house remained in its original condition, until the second owners carefully added a rear extension, ensuring its heritage value was in no way compromised. Floorboards match perfectly and flow from the original part into an open

plan living and kitchen area with two sets of double glass doors opening out to the shady back verandah. The floorboards continue on the verandah, allowing indoor and outdoor spaces to merge seamlessly. The kitchen has mod cons yet it retains the heritage mood with cream federation cupboards and the same floorboards. French doors lead to a sunny north-

facing terrace off the kitchen. Covered in a canopy of grapevines and paved in rustic, recycled bricks, this is the owner’s favourite 'room'. Two years ago, an ensuite and walkin wardrobe were added to the main bedroom. A steep set of wooden stairs off the laundry leads to a space under the roof, suitable as a teenage pad or office. A hidden treasure in the back yard is a former bomb shelter, used as a wine cellar, storeroom or cool place to escape. East Claremont Primary School is around the corner, MLC and Christ Church are nearby, and it is a 10minute walk from Claremont hub. ■

When only a wraparound view will do Clever design and positioning allow for glorious river views from every corner of every room, reports AMANDA RANKIN MAKING the most of stunning river views was possibly the number one priority for architect Peter Doggett when he designed this impressive Minim Cove house. The Swan River, and even glimpses of the ocean, can be seen from all angles, from all bedrooms and even through rooms, resulting in a feeling of floating on the river. On an elevated block in this prestigious part of Mosman Park, its river views can never be blocked out. From the street front it has an elegant appearance, and its limestone entry and double timber doors only hint at the wow factor beyond. Once inside, glossy timber floors lead

past a study, bedroom and bathroom, to the back where the first panoramic glimpses are caught. Expansive windows in a downstairs living area and second bedroom allow views to yacht clubs, the bridges, North Fremantle and the beach. Sliding glass doors off the living room lead to a paved outdoor area and tiered garden below. A heated lap pool has been cleverly positioned on a protected, north-facing side of the house away from winds. This delightful suntrap includes an outdoor kitchen with built-in barbecue and a covered dining area. Clever design ensures

there is still a river view from this enclosed pool area, through glass sliding doors. Stunning timber flooring continues up stairs to the second floor, where the 180degree views are maximised through angular rooms and floor-to-ceiling glass. A spacious balcony is accessed from an open-plan living and dining area and from a main bedroom. The ensuite is spacious and elegant, tiled in neutral shades and featuring a spa bath, double vanity unit and a powder room with dual access. White stone benchtops and ample cupboards feature in a kitchen, which has river and pool outlooks. â–

This Claremont residence offers a rare combination, writes AMANDA RANKIN THE owners of this spacious and contemporary residence say their street with its mix of children, great neighbours and a beautiful park at one end is one of the friendliest they have lived in. The home is ideal for a family. The owners have transformed what was once a 1950s bungalow into a showpiece entertainer. For aesthetic and practical reasons, floors have been recrafted using large limestone tiles. With three boys at home, the owners just knew they needed something durable. “My boys just can't ruin it,” the owner said. “I wipe away marks and spills in a second and because it’s natural stone, it is cool in summer and warm in winter, plus it ages really well.” A limestone feature wall at the entry and a beautiful

limestone open fireplace, both locally handcrafted, are standout features of the lounge and dining rooms, blending beautifully with the limestone flooring. Another talking point is a stunning spiral staircase made of wood, connecting the dining room to the upper floor. A second staircase, accessed outside, leads to an upstairs balcony overlooking a shady back yard. Floor to ceiling glass doors from a main bedroom open on to the balcony. The tasmanian oak kitchen is wellappointed, looking on to an alfresco area and grassed back yard. Wraparound benches in the newly renovated laundry provide extra space. A back yard studio, with glass sliding doors into a shady side terrace, is used as a gym. The space could be used alternatively as a games room or a spare bedroom.

Ducted reverse cycle air conditioning, a security system and a walled and gated front yard add to the comfort and security of the property. The home is well-positioned, with Stirling Highway close by and Claremont shops and train station just a stroll away. ■

A two-car carport with timber-lined roof is behind the fenced front, with a long path leading up one side of the house, flanked by landscaped gardens. dwellings fell by 25.5 per cent throughout Western Australia. “Industry professionals who want to be successful in the real estate industry understand they have to be even more highly skilled so that they can obtain a bigger share of a declining cake.” Mr Kempton said because of this trend, we would see the movement towards ‘super’ real estate offices with highly trained and professional staff who are high earners in the industry regardless of market conditions. “Overall, we will see a more collaborative approach to the industry as agents work more closely together in order to achieve results for their clients,” he said. “Peer-group mentoring and cross company training will become more common as business owners consolidate resources to ride out this transitional period of the market.’’ ■

IT has been predicted that the 25 per cent fall in property sales in WA during the past year will result in more highly skilled real estate agents. Industry mentor Shane Kempton, chief executive of ClickYou, said the current downturn in the real estate market would result in a focus on quality rather than quantity in the sales forces of many real estate agencies. “The slowing in real estate sales last financial year saw a 13.2 per cent decline in the number of applications processed for real estate licences and a 12.8 per cent decline in the number of people seeking registration as sales representatives. “Fewer people are deciding to join the real estate industry and more people are leaving due to the significant fall in real estate sales during 2008. “REIWA figures show that during the twelve months ending 2008, the sales of

Some of the designs that are available at Scandinavian Wallpaper and Design.

Wallpaper: Beyond paisley, stripes

Art or wallpaper? Why not both, asks this Swedish designer. By TANYA MACNAUGHTON SWEDISH interior designer Ann-Louise Lollo Jansson has always had a passion for wallpaper and appreciated its contribution to creating a certain look and its ability to inspire atmosphere. In her homeland, wallpaper was a natural aspect of interior design so when AnnLouise moved to Australia and started working on projects, she was stunned to discover the wallpaper range she envisioned was unavailable here. Not happy with having to settle for an alternative, the interior designer sprang into action and last March started Scandinavian Wallpaper and Design with the aim of being able to share a variety of innovative wallpaper designs with others. “We specialise in wallpaper that really has an impact on people and helps to enhance their living

spaces,” Ann-Louise said. “There is Scandinavian-designed and manufactured wallpaper, as well as wallpaper from other parts of Europe from manufacturers who have perfected the art of wallpaper over many years. “Designs are printed onto a new generation of wallpaper called ‘wallsmart’ which are easier to hang and to strip, but many don’t even need to be removed, as a new layer of wallpaper can be hung on top of the old one.” When it comes to the designs, AnnLouise is not referring to just any old paisley or stripes. Many of the wallpapers within the collections can be custom-made to suit

the size of the walls. The Mr Perswall - Walls On Demand range prints wallpaper from an image supplied by the customer, while Photo Collection brings the outdoors inside with super-sized shots of rocks, grasses, flowers, clouds and other materials where the images takes on an abstract effect because of their detail at a huge scale. The Accessories Collection features full-size graphic images such as an armchair, a bureau, a chair, a dress on a hanger or a stack of books. “At first glance these objects appear as completely believable fixtures in a room but a closer look reveals them to be a print which actually plays up the flatness of the medium,” Ann-Louise said. “These prints come in standard sizes but can be custom-made to size or colour and are great for awkward or small spaces.” Other traditional and digital-printed collections are available as well and can all be viewed online at or at the HomeBase Expo display in Subiaco. “The response so far from around Australia has been overwhelming,” she said. “The wallpapers are for anyone who is looking for something different, who don’t want the mainstream look and wishes to put a personal stamp on their home.”■

STREET LIFE Much of its character, dating back to the 1800s, has been preserved, writes AMANDA RANKIN NAMED after the longest reigning British monarch, Queen Victoria Street in North Fremantle was originally known as Perth Road. In the late 1800s it was a bustling main street with a town hall, post office, chapel, police station and roadside inn. The road was a crucial link between the colony’s two main centres and has maintained many of its heritage buildings and history – and even boasts a ghost. The Swan Hotel, built in 1888, was a much-needed watering hole for the thirsty, dusty travellers on their way between Perth and Fremantle. It was conveniently situated just north of the original timber bridge built by convicts in 1867. The hotel burned down in 1922 and was replaced by the current building featuring the decorative stucco work and tuck pointing popular at the time. And it is still serving thirsty travellers. Queen Victoria Street has its fair share of heritage-listed buildings, with the original post office and town hall, the chapel and other buildings beautifully maintained and now home to antique stores and retailers.

Matilda’s Antique Centre is in the former town hall and owner Paul Bowles can retell a few tales about the beautiful old building. “Old boys come in here and tell me stories about the place,” Paul said. “Like the dances held for the US soldiers during the war. Then when North Fremantle Council became defunct in 1962 it became a community school, hence the amazing mural painted on the side of the building.” Paul said the street was once a busy centre, with a butcher, cake shop and other stores but at some point went into decline. Now the street is back in business and apart from its reputation for fine antiques, there are new kids on the block that have turned Queen Victoria Street into a hip spot to hang out. Top of the cool list is Flipside Burger Bar, with its communal wooden table, funky lights and outside tables, chock-a-block with equally hip people munching on chicken burgers and chunky chips. “Flipside has been a revelation to the street because it brings in a whole lot of young people, as does Mojo’s,” Paul said. “And Tonic Cafe does the best coffee. All businesses here have worked

really hard to get the street the way it is. It’s become a beautiful little hub for antiques but now there are great places to eat too.” As for the ghost, this Victorian figure in a blue coat has been seen several times by the antique dealers who work out of Churchill Antiques, an exquisite building that was formerly the chapel. Now full of delicate old china, crystal glassware and all sorts of remnants from the past, the building has a pervading sense of history.
