PROPERTY experts gathered at the University Club of WA to discuss Perth’s property future. The Breakfast by the Bay event was an opportunity to discuss the issues facing the real estate market with a panel of three experts. They included Hawaiian chief executive Russell Gibbs, Satterley Property Group managing director Nigel Satterley and NAB business and premium banking WA state manager Andrew Whitechurch. The consensus of the speakers was that the property market in Perth had almost reached its low point, with the possibility of another price dip of 5 per cent at most.

They also believed property sales were at their lowest level in 20 years and, in the face of the current economic crisis, an investment in real estate was still a safer bet than the stock market.
The Federal Government assistance program for first home buyers received positive response from the panel and they expressed the hope that it would continue past the July deadline if it showed that the measures were stimulating growth. In Residential this week, property sales in the western suburbs shifted up a gear after a multi-million-dollar mansion sold within just one week of featuring in the magazine. Could this be an indication of what lies ahead? Are western suburbs property sales on the way up? Full report Page 3

Minim Cove market mover A combination of natural materials, including limestone and sandstone, replicate classic Italian architecture in this mansion, sold within a week of going on the market. By
THIS week, Rory O’Rourke, principal of O’Rourke Realty Investments, shares his top tips on how to become a top tenant.
CARMELLE SANDER DESPITE relatively slow property sales, a Mosman Park home was snapped up just a few days after featuring in Residential. The stunning Venetian-inspired mansion at 6 Mathieson Avenue caught the eye of buyers when it appeared on the front cover of Issue 39, on November 11. On Saturday, November 15, the property, listed at $3.95 million, was sold. Agent David Vitale, of Vitale Fine Properties, was thrilled with the outcome and said both the vendor and buyers were extremely pleased. “There is nothing quite like it in Perth; the home features unique architecture and the views are unreal,” he said. “A lot of quality construction and craftsmanship went into building this luxury house.” Situated in the prestigious Minim Cove Estate, the tri-level home capitalises on the riverfront lifestyle. A combination of natural building materials, including limestone and sandstone, replicate classic Italian architecture. The home features four bedrooms, four bathrooms, polished Tasmanian oak floors, lap pool, home theatre and undercroft garage.
1. TARGETING Know what you really want, and what you don’t want. Be flexible with the rest of your criteria. Be prepared to decide on the spot and be prepared to leave a deposit and/or credit check fee. 2. JOB APPLICATION You should approach a rental-housing search like you would a job search. You should be organised, serious, professional, and make sure you stand out as the best applicant. This means that you have to make a good impression and demonstrate that you will be a good steward for the landlord's property. The quick sale is good news for the Western Suburbs property market, after September quarter figures indicated the number of property sales dropped by 54 per cent, compared to the previous quarter. “I think as interest rates continue to fall, buyers will come back into the market, and we’re starting to see
that happen,’’ Mr Vitale said. “While Christmas is usually a relatively quiet period for buyer activity, come early next year when everyone is returning home from their holidays, people will start to look again.’’ The multi-million dollar property sold for an undisclosed price. ■
Plans afoot to bring extra prestige to agency Two new professionals join the Subiaco office of Ray White Centro. By CARMELLE SANDER RAY White Centro has welcomed two new professionals to its Subiaco office. Property consultants Angelina Davis and Boyd Fraser, who joined the group last month, plan to build Ray White Centro’s profile further and bring an unprecedented level of prestige to the business. Having come to Ray White from managerial roles at a competing agency, Ms Davis and Mr Fraser saw an opportunity within Ray White to bring the gloss and

prestige of some of the agencies on the east coast of Australia to the western suburbs. “We’ve seen what Ray White can do, particularly in places like Queensland, and we really want to bring that high-quality marketing to the western suburbs – really lift the game for the whole area,” Ms Davis said. With more than 22 years of real estate work between them, Ms Davis and Mr Fraser bring not only a wealth of experience
and energy but also a portfolio of top-end clients who value the service the pair provide. Already the dynamic pair are an instrumental force in building the Subiaco team’s presence in the western suburbs and coastal areas of Perth. Ray White Centro principal Susan Taylor said their energy, determination and team qualities would be invaluable to the Subiaco office. ■
3. REFERENCES You should have at least three reliable references and if you have rented before, ensure that you have contact details of your last landlord. You should also contact your references ahead of time to be sure your information on them is current and that you have their permission to use them as a reference. 4. CREDIT RATING Make sure that you can demonstrate that you have a good credit rating and have a sound financial background. 5. COMMUNICATION Target an area you would like to live in and register your name with local property management companies. You should check the latest listings first thing every day, and call early. Respond quickly when a landlord calls you back. If you have a mobile phone, leave that number and have it on while you are out looking at other properties.

FOR SALE IS THERE A FLOOD OF PROPERTIES ON THE MARKET? NO! BUT:THERE IS A FLOOD OF PROPERTIES NOT SELLING CAUSING A BUILD UP OF PROPERTIES AVAILABLE WHY AREN’T THEY SELLING? SOME REASONS:1. People fearing recession, depression and unemployment 2. Buyers waiting for interest rates to bottom 3. Buyers hoping for a forced sale bargain that is their dream home 4. Buyers waiting for the prices to go down FACT - In the September quarter statistics show the Western Suburbs turnover is down by approx 90% from normal quarters. That means that for every 10 houses sold in a normal quarter only 1 sold. But prices didn’t come back by a huge %.
WHAT CAN SELLERS DO? 1. If you don’t have to sell, then immediately take your house off the market until turnover increases and the market picks up. 2. Don’t waste your money on huge advertisements they don’t bring any more enquiry than a small advertisment. They just increase the proÚts of those largely responsible for pessimism and lack of conÚdence. 3. Stop dreaming. Drop your price. Don’t live in the past. So what if you lose. It’s only money. There are many things far more important. No matter how BAD it seems, you’re alive, you’ll come back. I’VE BEEN THERE, DONE THAT (3 TIMES AT LEAST).

REVIEWS Ah, it’s a grand manor, to be sure It exudes elegance and style, reports COURTNEY NOTTE HANDPICKED by filmmakers Breen Entertainment for a screen debut in Australian feature film, The Aquarium, this exemplary residence has an indefinable appeal. Modelled on a stately Irish home the owners visited overseas, the façade replicates the style of a grand manor. According to the owner, it was this façade, featuring scalloped edge detail, toughened glass french windows and a grand portico entry with columns, that drew the local artists to the home. “They loved the front. They already had an ‘inside’ but approached us to use the exterior,” she said. A high perimeter fence and decorative security gate (with video intercom) at the front serve dual purposes. As well as securing the property, the walls enclose a full size tennis court that the owner says has been a source of endless entertainment for her children as well as guests. “We are not professional tennis players but we really enjoy the social side of the game and our kids have become really good players,” she said. A pavilion and water fountain overlooking the tennis court, pool and covered alfresco area at the back, a theatre room and marble-clad ensuite to
the master bedroom, are examples of how the owners have created a home with more similarities to a five-star resort than your average suburban home. The owner said she particularly appreciated the outdoor spaces. “We could have two parties running here, one at the front and one at the back and nobody would ever know,” she said. Of the three bathrooms and two powder rooms spread over the two levels, the ensuite is a stand out. With exceptional design detail and facilities, floor-to-ceiling marble and a marbletopped dual vanity, the wet area exudes elegance. “When we first moved in we used to go to Burswood quite a bit, but then we thought why go to a resort when we have everything here?” The formal living areas branch off a wide entry vestibule. These rooms have direct access to the tennis court through toughened glass french doors. The open-plan living areas, a separate theatre room and a guest bedroom with a private bathroom are on the ground floor. For the ultimate in space and privacy, the master suite is in a separate wing to the minor bedrooms on the first floor. ■

CENTRAL ESTATE AGENTS
Practical, family-friendly design builds on successful base The groundwork by a previous owner enhanced the striking form and function of this residence, reports COURTNEY NOTTE WITH input from the previous owner, Subiaco-based company Peter Fryer Exclusive Building Design worked to complete a family-friendly home that factored form into its function. The result is a residence conducive to family living, striking for its sophisticated blend of modern decor and practical design. Its advantages are not wasted on the current owners, a family of six that has enjoyed the well-devised, contemporary floor plan, with separate living spaces for children and parents, well-spaced bedrooms and a central courtyard around which the ground floor is oriented. “The house was built by a previous owner who never moved in, so we moved into a brand new house in the suburb I grew up in, minutes from both our parents’ houses,” the owner said. “The house suited the needs of our family perfectly. We had three children when we moved in and one while we lived there. Being so close to the kids’ school in a fantastic street and neighbourhood with lots of families with kids of a similar age to ours, we were able to settle in immediately.” From an entry foyer with an oversized pivot door, bamboo flooring progresses to each room of the dual-level residence, adding warmth and interest to the sleek colour scheme that comprises of mostly white and cream hues. Combined with soaring ceilings and an extensive use of glass
that makes indoor-outdoor entertaining a possibility, the colour scheme enhances the sense of space in the free-flowing family room, meals area and kitchen. “Being architecturally designed, the house has many special modern features, but it is not so ‘designed’ that it can’t be lived in by a very busy family. It is very safe and secure,” the owner said. Full-width glass sliding doors connect the meals area to a big balcony overlooking a
walled courtyard at the front. The main courtyard is surrounded on three sides by the open-plan living area, a kids’ activity space and a vestibule with access to two bedrooms. Full-width doors in floor-toceiling glass settings integrate the indooroutdoor zones. “The alfresco spaces are great for regular, easy entertainment, as the flow of the house lends itself to both formal and informal gatherings,” the owner said. ■

Designed for good looks and low energy Polished Victorian Ash timber floors in the entrance lobby continue to the staircase, reports ROMENA MANNING
Adding to the design, the kitchen features underslung sinks, walk-in pantry, double dishwasher and European appliances, including a built-in coffee machine. Built-in storage runs along a split passage at the side of living areas that leads to two double-sized bedrooms, each with a walk-in wardrobe and ensuite. The main bedroom at the front has exceptionally high ceilings, creating a sense of grandness that is amplified by long, luxurious curtains. An open ensuite adds to the lavish feel of the main suite with charcoal and white stonetextured tiling, with a double vanity area
THE clean lines and contemporary design that give this property its stylish appeal are underpinned by an energy-efficient intention. The pitch of the ceiling to a living area at the back is angled so that floor-to-ceiling windows along one side take in winter light while summer sun is blocked. This creates a light-filled living area and large glass panels allow views over a landscaped back garden. At the hub of this area is a galley-style kitchen with thick stone benches and gunmetal-coloured glass splashbacks that complement a mix of gloss white and timbergrain cabinetry.
leading to a mounted bath, shower and toilet behind. Touch-lighting features through most of the house, along with a ducted vacuum system, ducted reverse-cycle airconditioning and smart wiring. Victorian ash timber floors through an entry passage continue on a staircase and second storey, which has city views over treetops. This large space could suit a number of purposes, with an abundance of light through windows along two sides and a small room with built-in office furniture opening from it. Period charm with contemporary flair, reports COURTNEY NOTTE CHARMING character and contemporary flair combine in this grand home, circa 1900s, inspiring a rare blend of original features and modern conveniences. A family will enjoy its generous dimensions, made possible by its occupation of a 612sqm corner block over two titles. Named Burnaby, renovations and extensions have created a family-friendly home without detracting from its period splendour. It has retained hallmarks of its original design, such as high ceilings, wide polished jarrah floorboards, leadlight doors and windows, open fireplaces, ornate ceilings and picture rails. These features are prominent in the front rooms, while a more streamlined aesthetic defines the extended living areas at the rear. Through a leadlight entry, the central hallway sets the tone for the home, with an overwhelming
feeling of space, minimalist colour scheme, decorative architraves and ceiling roses. An archway supported by leadlight cabinets on either side divides the formal lounge and dining rooms. Elaborate leadlight windows with built-in seats complement the classic presentation of these rooms. The master bedroom connects to a private ensuite with a marbletopped four-door vanity, shower with frosted glass screens and a bath. It also has built-in wardrobes and french doors to a private decked terrace. ■

Two storeys of style, elegance and space An old house knocked down, and in its place one to suit a family with young or teenage children, reports ROMENA MANNING
IN A quiet, tree-lined street, this spacious house was built by Beaumonde Homes and includes many features expected of modern family living, like an alfresco entertaining area and home-theatre room. Neat gardens border the front, with a portico entry opening to wide kempas floorboards that continue through a main passage to open-plan living at the back. A double-sized main bedroom has views to the front garden and sheer roman blinds with drapes to its windows. Walk-in wardrobes are either side of the entrance to a spacious ensuite, which has neutral colours and a separate powder room with access from the main hall.
bench, breakfast bar, concealed appliances space, corner pantry and large stainless steel upright stove. A gabled roof over the alfresco area has glossy timber lining, while poured limestone continues from here to an open area in the back yard. The rest of the back yard is made up of manicured lawn and large, simple gardens with a collection of native and structured plants. Three double-sized bedrooms with built-in wardrobes are on the second storey, with a central activity area. The couple said it was in a good spot, close to the beach and city, and walking distance to parks and shops. â–
Two years ago, owners Josh and Ailsa Wooden knocked down the old house on the block and started anew, creating a house that would suit a family with young or teenage children. Ailsa said the back area was great for entertaining, with a large kitchen leading out to the alfresco. High ceilings add spaciousness to the living area, with dining and family sections next to a kitchen and large windows connecting it to the back. Granite benches sit atop bevelled cream-coloured gloss cabinetry, with classic decor and a number of conveniences like dishwasher, serving
Tri-level home with exotic appeal Tiered levels at the front offer private entertaining options, reports COURTNEY NOTTE THE exotic appearance of this luxurious tri-level residence belies its practical and family-oriented design. Mature trees in high retained garden beds shade exterior walls finished in a textured render at the front of the property, which is in an elevated position on a 911sqm block and offers a Swan River outlook. Tiered levels at the front of the home present several options for entertaining in privacy, thanks to a high perimeter fence. Two additional balconies that run the length of the house connect to the first and second floors and a tiled open-air balcony sits atop the double garage. From the lowest level of the extensively paved front courtyard, a staircase leads to a portico with a double-door entry to a foyer, where polished cork flooring with jarrah trim and a stylish yet understated colour scheme make an impact. This flooring extends to formal living areas to the right, with a gas fireplace and a casual open-plan kitchen and meals space to the left. Jarrah-framed glass panel doors open from the lounge room to the first floor balcony. This room connects to a separate formal dining room, with access to the kitchen, featuring granite bench tops and stainless steel appliances. An alfresco area at the back is accessible from the first floor. Curved walls form a two-tiered water feature with mosaic tiling along the fence. It sits next to a paved, open-air alfresco area overlooking a grassed area. Also on this level is the master suite, with direct access to this outdoor entertaining area as well as river views and a private retreat area. The top floor is reserved for the bedrooms. Additional features include reverse cycle airconditioning, a double lock-up garage and additional single garage. It is in walking distance of Loreto and Nedlands primary schools and universities and close to parks and tennis and golf clubs. â–

Living space turned into work of art Yael Kurlansky weaves her magic to drape this home in magnificence. THE top-to-toe design of a stunning new Dalkeith residence has won a major design award for Yael K Designs. Winning the 2008 award for best residential interiors in the annual Building Designers Association of WA design excellence awards, the project is also a contender for a national design award in the same category when the Building Designers Association of Australia holds its national conference for the first time in Perth next year. The judges commented: “Like with so many of her allencompassing design briefs, Yael Kurlansky has turned another blank canvas into an exclusive domestic art form. “Given carte blanche to deliver a complete design package from the foundations up, including all interior fittings, furnishings, artworks and accessories – right down to the bed linen – she has created a family home steeped in style, luxury and comfort, incorporating a variety of lifestyle requirements for parents and teenage children to indulge in their personal space. “The well-zoned interior spaces reflect the distinctive theme of a bold and confident exterior, highlighted by a creative use of colour. “Exotic chocolate and ginger timber veneers, white glass, stone, stainless steel and a variety of textures are flanked by the rich warmth of wide blackbutt floorboards to create a sophisticated and warm interior.
“Typical of the Yael K design detail, the kitchen not only functions well, it looks great; a spacious modern kitchen is the meeting place where lifestyle and function culminate. “From the sumptuous theatre/living and dining areas to the exotic master suite, every comfort has been addressed with strict attention to detail.
“All furniture has been customdesigned and manufactured with utmost comfort in mind. Artworks and sculptures have been individually selected or commissioned to enhance the spaces they occupy.” The BDAA national conference will be held at the Perth Convention Exhibition Centre from April 2-4 next year. ■
The Lakeway lament The downturn in the market has had a dramatic effect on the development, reports Denise S Cahill, Western Suburbs Weekly editor
An artist’s impression of Beachside Leighton
Beachside Leighton environment ethos highly rewarded THE landmark $500 million Beachside Leighton is set to become one of the most environmentally sustainable mixeduse developments to be built in Perth. Developed by Mirvac, the project goes beyond current expectations for new development, achieving an average star rating of seven under the Nationwide House Energy Rating Scheme (NatHERS), far exceeding the Building Code Requirement of only four stars. Mirvac Western Australia chief executive officer Evan Campbell said environmental sustainability was becoming increasingly important to buyers. “Along with the more traditional concerns such as location, spaciousness and design quality, buyers are considering the environmental credentials of developments,” he said. “High levels of insulation, the use of high performance glazing and good cross ventilation helped us achieve a rating 75 per cent above that required.” Beachside Leighton has already been officially recognised for its sustainable features, recently being awarded the 2008 HIA LandCorp GreenSmart Award. Mirvac development director Dean Mudford said that along
with a range of energy efficiency principles, the project incorporated a range of water, waste and ecological features. “The thermal performance elements will reduce the need for artificial heating in winter and cooling in summer, and are reinforced by other energy reducing initiatives including the installation of energy efficient appliances and a centralised, gas boosted solar system,” he said. “Our water saving strategies includes the construction of rainwater tanks with a total capacity of 265 kilolitres, which will be used for toilet flushing and washing machines throughout the development.” Stage two, which will comprise 79 premium residential apartments and four super-luxury penthouses, will be released to the market later this month. On completion in 2011, Beachside Leighton will also feature a world-class boutique hotel and a vibrant village comprising 2000sqm of restaurants, cafes and retailers. For further information on Beachside Leighton, contact Mirvac on (08) 9424 9999 or visit www.beachsideleighton.com.au ■ Carmelle Sander
A CLAREMONT real estate agent has labelled the Town of Claremont’s Lakeway development “great land in a great location” but said its sales results were indicative of the real estate market. Caporn Young Real Estate managing director Richard Young said there was no way of knowing whether the situation would be better in another year but he predicted there would be “a limited upside and a potential downside”. “The market has been going up for the past eight years but no one has a crystal ball,” Mr Young said. “You cannot look at the development and say it’s flawed, you just need to look around at what’s on the market. Everyone’s caught up in the same market place.” Just two Lakeway lots sold at an auction in September, making the council $2.5 million, and there are another 11 to sell before the town decides how to sell the remaining 29. Despite the market, Mr Young said Caporn Young Real Estate had sold a property a day for the past month. “So it looks like things could be coming back,” he said.
APARTMENTS Stylish Mayfair residence a standout It has been aesthetically recrafted and designed to suit the contemporary mode of the day, reports COURTNEY NOTTE AMERICAN oak features heavily in this refurbished apartment, lending style and sophistication to the twelfth floor residence in the Mayfair suites River Tower. The current owner commissioned an architectural team to oversee extensive renovations to the 175sqm unit. This team and the owner’s vision can be credited for the meticulous attention to detail and creative approach to design that makes the apartment a standout. Not least of its many advantages is the view. Balconies stretch around two sides of the unit, offering uninterrupted views across the Swan River and Kings Park. For a sense of uniformity and flow, American oak doors and flooring feature heavily in the open-plan living areas. Kitchen cabinetry and bathroom cupboards built to match continue the timber theme. While upgrades made to the aesthetic are most noticeable, improvements made to the facilities will impress. These facilities include an integrated audiovisual system with four screens, a

Every alfresco area deserves a Chiminea
Each chiminea is made from volcanic clay found in Mexico’s mountain region of Guadalajara. By AMANDA RANKIN WITH alfresco areas almost mandatory in Perth’s homes, the humble barbecue has become one of the most essential outdoor living purchases. Whilst there is a plethora of fancy gas versions on the market, nothing beats the delectable flavour of food cooked over a wood fire. “They may as well cook indoors,” is Trish Moyle's opinion of gas barbecue users. As the owner of Chiminea Warehouse in Shenton Park, Trish could be a touch biased but whether it’s a pizza or a leg of lamb, there is no comparison with the taste of wood-fired cooking. Chiminea (pronounced chim-in-eeya) is Spanish for ‘fireplace’ and these handcrafted wood-burning outdoor heaters are also fabulous for cooking. Chiminea Warehouse imports only the highest quality, authentic chimineas from Mexico and they truly are works of art. Each chiminea is made from special volcanic clay found in the mountain regions near Guadalajara in Central Mexico and this clay is critical in achieving brilliant heating performance and longterm reliability. The chimineas can simply be used as fires to warm up alfresco

your roast, fish or pizzas and everything will have that wood-fired flavour.” Chiminea Warehouse also has a large range of hand-painted Talavera pottery and artefacts, Mexican rugs and sombreros, and colourful Mexican jewellery. Equally as popular as the exotic, beautiful Mexican chimineas, are the Aussie and Koala Ovens. These are stainless-steel wood-fired ovens that look more functional than fabulous but have superior heat retention and transport easily, while still imparting the wood-fired flavour. “They’re mobile, they heat up much more
quickly than traditional ovens and they don’t take up as much room in your outdoor area,” said Trish. Formerly a nurse, Trish and her husband started importing chimineas six and a half years ago – just to try something different. “We really just started it as a hobby, but it’s a bit more than that now,” Trish said. “I get such good feedback from my customers and I think it’s because the chimineas are so unique. And that’s what keeps me going, the good feedback.” Location: 216a Stubbs Terrace, Shenton Park. Contact: 6380 1100 ■

Boom well and truly over as Perth property prices tumble further THE once booming Perth property market has recorded its third consecutive quarterly fall in the median house price, a phenomenon not seen in 25 years. As a recession looms, the gloom continues. With the median Perth house price now $435,000, compared with $472,000 nine months ago, Real Estate Institute of Western Australia President Rob Druitt said the Perth market was moving into uncharted territory. He predicted that a fourth consecutive fall was likely before the market began to recover. Mr Druitt said some Perth property owners were now selling their homes at less than the purchase price. He predicted the low turnover would delay the market returning to its equilibrium for at least a year, although he was hopeful lower interest rates would help soon. ■

LUXURY LIVING Kelly blossoms as our florist to the stars Dressing rooms of legends like Elton John and Celine Dion were adorned with her creations, writes AMANDA RANKIN ELTON John, Sting, Fergie , Celine Dion – these are names you would not normally associate with flowers. And while floral designer Kelly Canby didn’t exactly rub shoulders with these stars, her flower arrangements did, in the private dressing rooms and backstage areas of Members Equity Stadium in Perth. “The first arrangement I did was for The Police and Fergie,” Kelly said. “I had to do flowers for all the dressing rooms and the private dining room, and I admit I was bit nervous about it.” Luckily, there were no super-star tantrums over wilted blooms and Kelly later discovered a photo from Sting’s wedding showing his wife Trudi holding a bouquet very similar to the flowers Kelly had chosen for the singer’s dressing room. “I try and do a bit of research on the client, which comes from my graphic design background,” she said. “I don’t know if they even notice but at least I know the flowers I choose are appropriate.” For example, Kelly discovered that Elton John loves red and white roses so they featured predominantly in his backstage flower arrangements. After 10 years as a graphic designer, Kelly swapped to floral design after enjoying a brief course in floristry. In 2003 she opened Kelly Canby Flowers in Glyde Street, Mosman Park, and word soon got around about Kelly’s floristry skills. Now the name Kelly Canby is synonymous with beautiful flower

arrangements and she can enjoy the luxury of working from home, specialising in corporate and hospitality flowers, weekly vases and functions. While Kelly’s professional arrangements are far more elaborate than a few daisies plucked from the garden she firmly believes that the simplest flowers can give the greatest pleasure. “You don’t have to go far to find a few things to pop in a vase,” she said. “I think a lot of people think you have to spend a fortune to have something beautiful but you don’t.” Kelly’s own home confirms her argument.
