Market suggests ideal time to upgrade Property buyers can generate long-term wealth through buying a property in a high capital growth suburb. By CARMELLE SANDER OVER the past two years, there has been a major correction in the prices of more expensive Perth properties, especially in the price range above $700,000. However, during the same period, the values of more affordable properties have remained relatively stable, which means that for many property owners it is now an ideal time to upgrade their property, especially while interest rates remain relatively low. Buying real estate is one of the most effective ways of creating wealth. Astute property buyers can now generate long-term wealth through buying a property in a high capital growth suburb. Principal of O’Rourke Realty, Rory O’Rourke, said anyone considering upgrading their home should consider the following key

issues before purchasing a more expensive property: ■ TRY ESTABLISHED, NOT NEW Considering buying an established property, rather than building a new home. If you build a new home there are many hidden costs such as renting another property while the new home is being constructed, fitting out the new home which can cost more than $30,000, as well as possible time delays in constructing a new home. In contrast, when you purchase an established property you can move directly into the property and you have a finished home. ■ CHECK ANNUAL CAPITAL GROWTH Buying a more expensive home

does not automatically mean that your new property will increase in value at a much higher rate. The annual Rory O’Rourke capital growth rates of suburbs with properties priced above $700,000 can vary as much as 5 per cent to 10 per cent depending on the location. It is wise to check the annual capital growth rate of the suburb for the previous 10 years before making a final decision on the property. ■ PARKING WOES The property should have a triple garage if you have children planning to go to college or enter

the workforce, since they will need a car. Concerns over security means that second and third homebuyer properties with triple garages can have a higher resale value than homes with a double garage or carport. ■ CONSIDER BUYING AN OLDER-STYLE HOME ON A DUPLEX BLOCK You can renovate and improve the older home and then sell it at a later stage and build a smaller property at the back when you no longer require such a large property. ■ RENT-BACK ARRANGEMENT If you have not found another home and would still like to sell your home, consider a rent-back

Summer arrives with a burst of new energy These apartments will require less than half the energy to heat compared to others BOUTIQUE property developer Match has officially launched its South Beach apartment building, Summer. The property has already created quite the stir. The Green Building Council of Australia recently honoured the building as Australia’s first “best practice” rating for multi-unit residential projects, setting it as a benchmark for other developments across the country. The widely acclaimed design resulted in the sale of 20 per cent of the apartments purely by word of mouth. Match managing director Lloyd Clark said these achievements were

not only promising from a sales point of view, but also showed how Perth was leaning towards well-designed signature properties with an environmental conscience. “It’s a stunning beachside property just minutes from Fremantle and, best of all, it will be a leader in environmental sustainability Australia-wide.” Summer is located on South Beach Promenade, South Fremantle, 100 metres from the beach and opposite parkland. Some apartments have sweeping ocean views while ground floor apartments feature direct street access through large private courtyards. “High ceilings and generous

balconies are included in all Match projects because we find they have broad appeal,” Mr Clark said. “Being able to offer a beachside environment just adds another level to the concept.” Summer has been designed to save the equivalent of six swimming pools of water annually. “Apartments will require less than half of the energy to heat compared to the typical apartment elsewhere which, in view of the energy price rises, will result in maximum savings in running costs to owners,” Mr Clark said. Summer one-bedroom apartments start from $495,000. Prices for twobedroom apartments start from $785,000 and $1.19m for two-level, three-bedroom apartments. arrangement with the new home buyer. This will allow you to remain in your property for a number of months until you have found the right property. ■ CHECK UNDERVALUED SUBURBS Coastal and river suburbs have traditionally been the most sought after suburbs for upgraders. Currently, there are a number of undervalued suburbs, where those wanting to upgrade can still purchase at a competitively priced property. These suburbs include Scarborough, Doubleview, Sorrento, Hillarys, Duncraig, Karrinyup, Ocean Reef, Mindarie, Fremantle, Coogee, Beaconsfield, South Perth, Como, Manning, Maylands and Guildford. ■

Billy has a birthday THE bookcase affectionately known worldwide as “Billy” turns 30 this year. To celebrate, IKEA is releasing two limited edition Billy designs; one with quotes from William Shakespeare’s love sonnets and the other inspired by Japanese Manga. Billy was designed by the fourth employee to join IKEA, Gillis Lundgren, who drew the initial sketches of the bookcase on the back of a napkin before working them up into the final design. Over 41 million of the bookcases have been made since they were first produced in 1979 and if laid in a line they would stretch for over 70,000 kilometres. Also celebrating its 30th anniversary is IKEA’s Klippan sofa, which first sold in Perth in 1987 for $769. Thanks to a system that allows the sofa to be flat packed, in 2009 its retail price starts at $299. The limited edition Klippan will be available in its original Bladhult cover, which was first designed back in the 1970s. ■

Luxury on the water’s edge This East Fremantle home combines form and function for a growing family. By JANE EVANS THE view of the harbour, the ocean and river from this East Fremantle home is akin to that of a movie set – almost too beautiful to be real. The river looks so close you could touch it from the lounge room, and the panorama can never be built out. The owners of this magnificent architecturally designed home bought the 782sqm block 15 years ago. In 2004, Ashley Richards designed them a home to take full advantage of their elevated, northerly position. The interior of the home reflects the owners’ travel experiences – it is part English, Thai and

Australian-inspired. European oak flooring flows throughout the home. The sprawling residence has six bedrooms and three bathrooms with a separate wing for the owners’ three teenage sons. Upstairs comprises a lavish master bedroom and ensuite, two guest bedrooms, a bathroom and a study/adult retreat. The central living area features an open-plan galley kitchen with a walk-in pantry, stainless steel rangehood and appliances, and a long breakfast bar. Bi-fold doors open out to merge internal

living with a generous front terrace and lawn area where the harbour is the backdrop. The back yard features a terraced plunge pool, expansive lawn and entertaining area. There is also a double undercroft garage with a cellar. The owners said they designed the house to be highly functional. The position of this fine home is like no other in Perth. As the owner said, you could build another home just as nice, practically anywhere. “But you will be hard-pressed to find a more beautiful location,” she said. ■

THE PROPERTY EXCHANGE Your real estate questions answered by Niki Peinke, director of The Property Exchange in Subiaco Q: How does buying “off the plan” work, and what are the advantages of doing this? A: When you buy “off the plan” you commit to a property before it’s built – you pay a deposit up front and the balance when the building is complete. The benefits are: 1. You pay a lower price, because the developer offers a discount in order to achieve pre-sales, which they may need to finance the project. 2. You lock in to a price which

includes all the finishes and fittings as outlined in the contract. 3. In most cases, by the time the development is built, the property is worth considerably more than the price you purchased it at. Q: I got three real estate agents to appraise my property and got three completely different values. How do I know which one is correct? A: Well, putting a price on a property is an inexact science

because really, a property is worth whatever someone is willing to pay for it! However you can get a good idea of market value by looking at comparable sales in the area. Beware of agents putting high prices on your property just to get the listing – this will cost you money in the end. Q: Why am I being asked to pay for advertising when I sell my home, on top of the agent’s fee? A: The agent’s fee is for their service and expertise, and is only received

when they sell the home. Advertising is an out-of-pocket expense that may not be redeemable by the agent if the property does not sell. So when the seller contributes to the costs, both parties have an interest in the sale, giving you the best chance of success.

Beauty by the bayside The sophisticated residence combines designer aesthetics with stunning ocean panoramas, writes SAMANTHA JONES A SLEEK fusion of sweeping light filled spaces and effortless connectivity between indoor and outdoor living creates a sumptuous living environment for families. The sophisticated residence combines designer aesthetics with stunning ocean panoramas over a yacht-studded bay to the landmark Busselton jetty. Modern and striking, its facade features predominantly neutral tones with a splash of red for an effective contrast. The surrounding gardens are minimalist and low maintenance, allowing the stunning aquatic surrounds to take precedence. Once inside, three bedrooms and two bathrooms provide ample accommodation and includes an enviable master suite with stylish ensuite, private balcony access and breathtaking coastal views.

The remaining minor rooms are serviced by the second bathroom and a separate powder room is suitable for guests. Features such as top-of-therange Blanco appliances (including dishwasher) are a highlight of the kitchen, which is tiled and has a ceasarstone bar and bench as well as ample storage space. The kitchen overlooks the lounge and dining area, which flows through to the exterior via sliding glass doors. Tasmanian oak flooring features throughout the living areas and complements the crisp, white decor. An outdoor shower is a clever external attribute while a side courtyard would suit outdoor entertaining purposes. A rear double garage is secure and has internal access. ■

STREET LIFE Hampden’s lure lies in diversity THE landmarks that surround a street often influence it and this is certainly the case when it comes to Hampden Road in Nedlands. The street is a hub of activity, acting as a thoroughfare between The University of Western Australia and residential colleges at one end and Sir Charles Gairdner Hospital and QEII Medical Centre at the other, while locals in the know swarm to the Hampden Village precinct in search of great food and shopping. Kempton Azzopardi Real Estate has had an office on Hampden Road for the last 25 years. Director Karen Azzopardi said the agency’s proximity to UWA and the hospital generated a substantial part of their client base. “The street has a friendly, local feel and both the university and hospital have an influence on the culture of the area,” she said. “It has an eclectic mix of old and new buildings creating a unique character which we believe contributes to consistent growth in property values.” Karen said she loved and frequented many of the shops along Hampden, going to Six Clicks West for great coffee and friendly staff or Lambretta Cucina for yummy Italian food.

“Lindy Rosenwax is a gem where I can always satisfy my shoe fetish and Educational Art Supplies is great for my children,” she said. “Then there’s always Devine Flowers or Poppy’s for fantastic flowers.” Devine Flowers florist Libby Devine has been open on Hampden Road for 13 years after making the move from Hampden Lane when the old petrol station site was redeveloped. “It was such a central location for my little business to grow in and still holds its village-like community atmosphere where everybody knows everybody,” Libby said. “I have watched mothers who have brought their babies into the shop who are now ready to go to high school and I’ve done weddings for girls in the area who are now mothers themselves. “My favourite shop on the street is Lindy Rosenwax – you go up to Spices to get the milk and come back with that and a dress.” Libby said the vibrant, bustling street had changed immensely over the years, transforming from a sleepy old hollow to a place where businesses wanted to be located.

Beautiful blooms... Libby Devine of Devine Flowers.

One such business is the gorgeous gift shop Wild Lily Empire, originally opened in Leederville in 2007. Mother and daughter co-owners Liz Thomas and Ellie Farnhill opened their second store along Hampden Road in October last year with manager Alycia Maslen. Liz said they chose the location for the diverse mix of people who visited, from students to medical personnel, professionals and other local residents. “It’s a well maintained street with interesting stores and excellent restaurants,” she said. “The Vietnamese rolls from Spices are possibly the best in the west.” Liz said Hampden Road was fast becoming a significant retail strip. “The redevelopment of the hospital and proposed new residential accommodation for UWA will increase traffic along the road,” she said. “So we are very optimistic.” ■

Great gifts... Wild Lily Empire manager Alycia Maslen.
