Utmost care needed in selecting good tenants Higher vacancy rates can tempt anxious landlords to rush into a poor decision HIGHER than normal vacancy rates, increase the chances that private landlords will select a bad tenant. According to CEO of The Limnios Property Group, James Limnios, the latest REIWA figures showed that the rental vacancy rate in Perth jumped by 1.3% to 4.8% during the September 2009 quarter. This was the highest rental vacancy rate recorded in Perth since December 1995. “Higher vacancy rates increases the temptation for some landlords to become more lax about selecting a tenant,’’ he said. “This is particularly the case with private landlords who do not have the

necessary experience or facilities to undertake thorough background checks on tenants. “There are currently around 100,000 private landlords in WA and this figure is rising due to renewed confidence in the property market over recent months. “Unfortunately, many first time investors who manage their investment property begin to panic when vacancy rates rise and focus on making sure the property is leased as quickly as possible – rather than taking their time to select the best possible tenant.” Mr Limnios said it was better to wait one or two weeks longer to find a good tenant rather than to rush the process

and chose someone who doesn’t pay the rent on time or even damages the property. “Unfortunately, there is a segment of Perth rental market which contains people seeking to rent homes who have a history of 'squatting' in properties until the landlord is forced to take court action to evict them – which can only be a lengthy, stress-filled process.’’ Mr Limnios said this issue of tenant selection and professional property management would become even more important during the coming months as more first time property investors enter the local real estate market because of an expected increase in property values. ■

Old fashioned maybe – but oozing charm The whole street, business owners and shoppers, seem to know one another on a first name basis, discovers JANE EVANS

WHILE brand new multi-storey shopping complexes are popping up all over Claremont, just around the corner lies a street that does business the old-fashioned way. There is an undeniable vintage charm about Claremont Crescent in Swanbourne. Perhaps it is that many of the shop fronts have their original signage in bright traditional fonts, or the fact that the whole street seems to know each other on a first name basis. Opposite the Swanbourne railway station, the Swanbourne village strip is made up of several small businesses, including a newsagency, barbers, food store, book cafe, butcher, hardware and home-wares store,

post office, bottle shop, nail bar, and several fast food outlets and offices. Beaumont apartments, a 52-unit retirement complex, also adjoins the village and Scotch College is at the opposite end of the street. Marilyn and Peter Wilson have owned Swanbourne Hardware store for almost 30 years. Having previously stocked a small range of kitchenware, five months ago Marilyn decided to branch out and open Swanbourne Homewares upstairs, in the space that was once the Wilsons’ family home. “We lived up here with our two daughters when we first bought the store,” she said. “The register is where our lounge room was.” Having been permanent fixtures of the village for so long, Marilyn said the couple’s clientele were mainly local. “Such a special lot of people come through
