NEWS

Appealathon home is one out of the box All proceeds of sale of this stunner will go to charities THE 2009 multi-million dollar Appealathon home in Dalkeith is undoubtedly a spectacle for the eye. Located in one of Australia’s most prestigious streets, Jutland Parade, the home was unveiled to the public last week to many ooh’s and aah’s. Following on from a long history of crafting beautiful homes for Channel 9’s Appealathon charity, Zorzi Builders have done it again, with a standout residence that epitomises luxury and outstanding workmanship. Taking the European and Asian concept of “intergeneration housing” where generations can live together in harmony under one roof, the home has been designed to facilitate the needs of three generations. Sprawled over two storeys, it features four double bedrooms including a private master

bedroom wing, three bathrooms, powder room, four-car airconditioned garage and a huge kitchen with walk-in pantry. It also features finger-touch security and technology, home cinema, study, spacious indoor/outdoor living areas, a landscaped pool and sustainable gardens. There is also a single storey “pod” on the property, which can be used as a teenagers’ retreat, guest room, gym or granny flat. The floors of the home are connected by an internal lift making the house completely accessible by wheelchair. The residence has been constructed with quality in mind and this extends from the high standard of fittings and fixtures to the fabulous landscaped gardens, which resemble a five-star resort.

Go west now to secure long-term wealth A SIGNIFICANT market correction in property values in the western suburbs over the past year has given property buyers a golden opportunity to purchase a home in the prestigious area. Principal of Caporn Young Estate Agents Richard Young said buying a home in the western suburbs was one of the most effective ways of creating wealth over the long term, as capital values in the area had outperformed the overall real estate market during the past two decades. “While many people may focus on the fact that house values in some western suburbs fell by over 15 per cent during the past year, the reality is that over the longer term this area of Perth is a price leader in the property market,’’ he said. “If you take the top five most expensive suburbs and examine how much the median price of a home has increased during the past 20 years, an astute property buyer will find that overall property prices have increased from between 429 per cent ( Claremont) to 639 per cent (Cottesloe). “During the same 20-year period, the overall median price of a home in Perth

has increased by 360 per cent which is an outstanding result for property owners.” Mr Young added that property owners who bought a home in the western suburbs 20 years ago would, on average, have achieved even higher rates of capital growth and many would be property millionaires. “For example, 20 years ago, the price differential between the median house price in Perth and the median house price in Dalkeith was $281,000,” he said. “Today the price differential is nearly $2 million. “The western suburbs has historically outperformed the overall Perth real estate market because of the strategic location of homes in the area which are close to the beach, river and city. “The area also has outstanding schools and also has easy access to the University of WA. “Anyone who is considering buying a home in the western suburbs should now take advantage of very competitive home prices before property values begin to rise again due to falling stock levels.” ■

Inside is beautifully decorated and there is an incredible sense of space, with ample windows and plenty of sunlight streaming in. Zorzi Builders have long recognised that housing should be about making the best use of a site with the accommodation specifically designed to suit the lifestyle of the owners with a degree of future proofing built into the home for changing trends. Over the years the company’s outstanding level of workmanship has led the market into the incorporation of luxurious theatres, wet

kitchens tucked out of site off the main kitchen, alfresco areas that seamlessly blend the indoors with the outdoors and a general resort feel that makes people want to holiday at home. All money raised from the sale of the home will go to Appealathon’s founding beneficiaries and the Civilian Maimed and Limbless Association of WA and the Paraplegic-Quadriplegic Association of WA. The Appealathon home is open to the public on Saturdays, Sundays and Wednesdays from 2pm to 5pm for the next few months.■

Land prices send ‘the true market barometer’ rising A SUBSTANTIAL rise in land prices is main theme to emerge from the September quarter data issued by the Real Estate Institute of Western Australia. REIWA’s data for the quarter showed that the preliminary median price for land grew by just over 11 per cent in the quarter ended September 30. The median lot price in the metropolitan area is $250,000 – up $25,000 since June. Hegney Property Group chairman Gavin Hegney said the increase had resulted from a shortage of land. “Land is the true barometer of the market,” he said. “But the impact of bankers not lending buyers money for land is also creating a blockage that will continue into 2010.” REIWA President Alan Bourke said the data showed an increase in the median

FOR SALE

price of existing houses of 2.2 percent – up from 450,000 to $460,000. He said the other key theme to emerge was an increase in the number of rental properties in the market, with the rental vacancy rate at its highest level in 14 years. The data also showed the number of properties for sale had dropped from 12,800 to 11,200, a fall of 12 per cent – well below the historic average for Perth. The average number of selling days had come down from 69 in June to 64 in September, almost two weeks less than at the same time last year. Mr Hegney added some potential sellers had taken their homes off the market recently, believing they will get far more money in 12 to 18 months. ■

WEMBLEY DOWNS 30A KYLIE STREET

Brand new home in a desirable suburb wins on all counts, writes AMANDA RANKIN CONTEMPORARY designer homes such as this In Vogue designed two-storey residence are cropping up all over the quiet suburban streets of Wembley Downs. Sprinkled generously with parks and close to both the city and beaches, this established suburb has a lot to offer in terms of lifestyle, and the location of this brand new home is no exception. At the end of the street are the playing fields and tennis courts of Empire Avenue Reserve, and across Empire Avenue is the large green expanse that is the City of Perth Golf Complex. There's certainly no work to do around the house, which is sparklingly new with a fresh, neutral colour palate and white plantation shutters throughout. A glass and timber double front door opens to a long hallway lined with stunning ivory

2

porcelain tiles that flow down to a huge open-plan living area. Cream Caesar stone benches and glossy white vinyl wrap cabinetry in the kitchen contrast beautifully with the ivory floors and the kitchen has a fabulous outlook over the living area to the garden beyond it. A separate scullery provides a huge amount of pantry space and a place to hide all the appliances, keeping the glamorous kitchen free from clutter. High ceilings and generous glass doors and windows give the family and meals room a lovely sense of space that continues outside where there is a covered entertaining area cooled by a ceiling fan.

Also on ground level are a home theatre, powder room, spacious laundry and a three-car garage with extra storage space. All four bedrooms are on the second level where crisp white walls and soft New Zealand wool carpets continue the neutral colour scheme. The master suite has a park outlook from its own balcony and an ensuite bathroom with double vanities and a double shower. Three other bedrooms share a stylish bathroom and there is a neat study nook or sitting room at the top of the stairs. ■

Complete beachside lifestyle package Metres from the beach, with a fantastic pool area, it will be hard to find a home more appealing than this, writes JANE EVANS JUST metres from South Cottesloe Beach is this charming Mediterranean-meets-Federation style beach bungalow. Terracotta roof tiles complement the creamy coloured facade and limestone paved terrace with french doors opening out to this enticing area from the formal dining area. Barbecues on balmy summer nights are perfectly suited to the private front courtyard. Inside, the home features jarrah floorboards and terracotta tiles. A neutral colour palette has been used. A formal lounge at the front of the home features a decorative fireplace and picture rails. Stained timber plantation shutters on the northern facing windows and doors block out the sun and give these rooms a rustic charm. There are four bedrooms and

two bathrooms. The master bedroom has built- in robes and a recently updated ensuite. Each minor bedroom has a built-in robe and the elevated fourth bedroom has a loft-like floor plan. At the rear, a modern kitchen features stainless steel appliances and timber-look cabinetry. Four steps down is a casual living area with a slow combustion heater and french windows and doors with a vista of the back yard. Tropical palm trees surround a fantastic swimming pool, cabana and rock feature. There is also an abundance of storage space within the home, with a wine cellar built in to a cupboard upstairs. The prime beachside location and clever floorplan of this renovated home make it a rewarding buy â–

Townhouse with executive appeal Things are sleek and low-maintenance in this modern townhouse in an enviable location, writes JANE EVANS THIS classic two-storey townhouse is the ideal home for those wanting to downsize. With three bedrooms and two bathrooms, the strata home is at the front of the block with a pleasant street outlook. The driveway is framed by white roses and neatly kept hedges. A balcony from the second storey overlooks the front courtyard. Built in 2004, the interiors are sophisticated yet neutral with latte coloured walls complemented by timber floorboards. The master bedroom is on the ground floor and has access to a private landscaped garden. Around the corner, the modern kitchen with stainless steel appliances overlooks an elegant

Bifold doors open to a stunning limestone alfresco area with a vine-covered arbour and shade sails, the perfect spot for enjoying a glass of champagne on a warm summer afternoon. Practical touch to regal manor Sweeping staircase divides two exceptional levels and there’s much more, writes AMANDA RANKIN TUCKED away at the end of a vine-lined driveway, this elegant residence is big on space, parking and storage; practical features that really matter in a family home. A double garage and a double carport take care of any parking issues while storage spaces abound inside the home, including a 1200 bottle wine cellar, a massive under-stair storage room and a walk-in linen closet in the laundry. Built in 2000, the home exudes an old world air starting with the regal staircase with a wrought iron balustrade that takes pride of place in the soaring entry. Gleaming jarrah floorboards, high ceilings with decorative cornices, archways and chandeliers add to the regal feeling, as does the gas fireplace in the formal lounge. A more casual open-plan family room is at the rear, facing north and opening to tranquil gardens through two sets of french doors. The kitchen has stunning silver flecked black granite benches and splashbacks, an extremely useful central island, and white and glass cabinets that contrast beautifully with the black stone. Also on ground level is a spacious bedroom with an ensuite bathroom and its own garden access, providing a very private space for a teenager or guests. The sweeping curved staircase leads to the upper level where the void provides the perfect place for a stunning chandelier. Two front bedrooms have lovely Juliette

balconies and share a bathroom with the fourth bedroom. There is yet another living area and a wall of storage and a laundry chute line the hallway. The master suite is grand in proportions with its own large terrace overlooking the gardens, an equally expansive walk in robe and ensuite bathroom and enough space for a private sitting room. Ducted vacuuming, full security plus ROW access all add up to a fabulous family home in this prime location. ■

A: Regardless of the type of property, its location and the rent return it provides, we recommend all landlords protect their investment by taking out landlord insurance, even if they are managing it privately. There are many circumstances beyond the control of you and your property manager, including job loss, domestic disputes, separation (if the party remaining in the premises is unable to keep up the rental payments), financial stress and other changes in a tenant’s personal situation. It is often not until an issue arises that owners consider landlord insurance. Unfortunately by this time considerable loss has usually already occurred. It costs only as much as a cappuccino a week, and the payments may be tax-deductible.

Q. Why should I employ a property manager? A. There are many benefits an agent can offer you. Firstly, agents work in the rental market every day, and are in touch with market changes. It is their job to provide you with the best possible advice based on the current climate, and to suggest what can be done to achieve the highest rental return. It is not uncommon for agents to receive calls from distressed landlords who are managing their own tenancies asking for help with managing or terminating a tenant who is not meeting their lease obligations. An agent’s services are also tax-deductible, so it’s a financially effective way to relieve yourself of time and worry.

Q. Can I stipulate against having pets in my rental property? A. Yes, you can. However, it cuts down your market. You can lose a great tenant by simply saying no upfront. We always suggest owners consider pets, and let the type of property determine the type of pet. It is also important to look at previous rental references, and assess whether any damage was done by a pet, or any other reasons for concern.

Q. How much security bond can I charge my tenant? A. Generally, the allowable amount an agency is permitted to collect is equivalent to four weeks’ rent. However, there are circumstances in which an owner may request more bond money. One such example is when an owner has occupied the property for three months immediately before the start of the first tenancy agreement. Another example is if you were leasing out a fully furnished and equipped modern residence, you could certainly justify seeking a higher security bond, as there is more in the property that could be damaged. The amount of extra bond is usually negotiated between applicant and owner. However, regardless of the amount of bond

LUXURY LIVING Furniture fit for an emperor Perth designer Christian Lyon joins Japan’s Matsuoka, writes CARMELLE SANDER

HE is one of Australia’s most sought after interior designers, and now Perth’s very own Christian Lyon has taken his talents abroad. Teaming with celebrated Japanese furniture firm Matsuoka, Christian recently launched an exclusive collection at America’s biggest interior furnishing exhibition The Fall Market in North Carolina. With a tradition that spans 150 years, and a reputation for producing Japan’s finest furniture, Christian said he embraced the chance to work with Matsuoka. “I relished the opportunity to collaborate with them,” he said. “Their honoured traditions of excellence and unsurpassed craftsmanship, combined with a library of rare

and exotic timbers, presented me with the incredible chance to innovate and create. What evolved were two distinct yet complementary collections (Metropole and Moderne), both comprising unique assortments of undeniably cosmopolitan designs.” Christian said Metropole was designed for the sophisticated, chic, independent, discerning lover of luxury and is grounded in a keen, international sensitivity, inspired by travels to Europe, Asia, Japan and the United States. “It is infused with an appreciation of the softer, gentler side of human nature, and showcases designs that celebrate rich textures, luscious curves and beautiful subtleties of colour and plays of light,’’ he said. “Moderne is stylishly outfitted for the suave, self-assured, confident, urbane connoisseur and is a celebration of Deco inspirations.” Rich ebony timbers and glamorous gloss finishes combine with jewel-like nickel mounts to create a chic, elegance evocative of New York after dark.

17

Renowned for his elegance and luxurious style, Christian has carved an enviable reputation over many decades with a classic, contemporary and unexpected look. “My inspirations come from a multitude of sources. I am particularly influenced by modern creators who blend design with art, fashion and architecture, utilising traditional and contemporary techniques,’’ he said. “Elizabeth Garoust, Mattia Bonetti, Hervé van der Straeten, R&Y Agousti, Zaha Hadid and Mark Brazier-Jones to name a few. “Whether I’m strolling the boulevards of Paris, the streets of New York, the alleys of Marrakech or the beaches of the Hamptons, I remain on the lookout for beauty and inspiration.” He mastered his craft at the prestigious Curtin University School of Design and in the early 1980s established a boutique practice that became the leading Australian design firm of the era. At the heart of his design is a belief that any creation is only fit for a client

if it’s also fit for a king. “My style is classic, contemporary and unexpected – It’s haute couture for the home,’’ he said. “The aim is always to create a space that functions. It’s versatile, simple, luxurious but never glitzy.” Already working on additions to the furniture collections, as well as designing a range of accessories including rugs, there is no slowing down for this Lyon king.
