Western suburbs bouyed by show of confidence TAKING STOCK OF THE PROPERTY MARKET: NOV 08-JUL 09 STOCK OF LISTINGS

Sales up 50 per cent in six months.

BUYER confidence has returned to the western suburbs, with property sales increasing more than 50 per cent, according to recent REIWA figures. In May, 126 houses were sold in the western suburbs compared to just 59 last November. Likewise, the sale of units and land has also increased steadily over the past six months, proving the market is bouncing back. REIWA reports that a surge in overall sales activity, driven by first-home buyers, has restored market turnover to a 15-year average after sales slumped in 2008. REIWA president Rob Druitt said the median sale price grew by a healthy 4.6 per cent in the June quarter, lifting by $20,000 on March to $450,000. Mr Druitt said the flurry of first-home buyer activity had had a significant knock-on effect on trade-up buyers and the overall market. “Trade-up buyers generally need a firsthome buyer to buy their existing home, so they can sell and upgrade,’’ he said. “The current demand by first-home buyers has therefore resulted in trade-up buyers storming back into the market. This means that an increased number of buyers are now purchasing more expensive properties.’’

William Porteous of William Porteous Properties International said interest in the marketplace was definitely improving in the western suburbs. “Silly offers are not being received any more,” he said. “The buying public are now seeing that if they don’t take a position now, the advantage will then go back into the hands of sellers.” According to Linda Sullivan from Mack Hall & Associates, increased sales indicate that buyer confidence had finally returned, as they saw the current prices as value. “This, combined with low interest rates, is

certainly proving attractive enough for buyers to make the buying decision now,” she said. “In July we sold 26 properties for a total of $69.642 million, in August to date we have sold 17 properties for a total of $35 million. “Personally, in 33 days I have sold $33 million worth of property.” Ms Sullivan said Dalkeith was a top performer, with sales both at the high end as well as land-value sales. “Dalkeith has always attracted families due to the larger land sizes, good infrastructure, river and sporting lifestyle, close access to the private schools and Perth central business

district. It also has a low crime rate,” she said. “We are moving into a stronger selling period, as families looking to move into the area ready for the start of the new school year usually generates an increase in sales throughout the spring and summer period – so we should see continued sales.” Scott Banister Jones from Core Real Estate said the combined effects of low interest rates and high rents were contributing to the greater number of sales in the western suburbs. “Not only does this restore confidence in those looking to purchase a home to live in but provides an attractive option for investors looking to capitalise on the current situation,’’ he said. According to figures from REIWA, there was a stock of 1225 listings in the western suburbs in November last year, compared to just 679 last month. The Perth metropolitan region recorded stock of 18,383 listings in November, compared to 12,077 last month. Sales across the region have also increased from 3177 in November last year to 4057 in May. The Property Exchange director Niki Peinke said she believed the gloomy period was behind us, and that more properties would start to come on the market midspring. “In three months we will be back to a ‘normal’, well-balanced market, with good numbers of sellers and buyers,” she said. ■
