Market makes ‘astounding’ comeback Prices jump by $10,000 compared to December last year as trade-up buyers return to the market THE Perth property market has staged a strong comeback, with median house prices jumping $10,000 since December last year. According to recent figures released by the Real Estate Institute of WA, the current median price now stands at $430,000 and sales volumes have returned to a 15-year average following the lull of 2008. REIWA president Rob Druitt said WA’s property market experienced its strongest turnover since September 2007, with the number of sales increasing by more than 40 per cent since December. “While the Federal Government’s first-home buyer boost has been a major reason behind this renewed activity, there is also evidence that trade-up

buyers are returning to the market,” he said. In addition, Perth recorded an increase in unit prices, lifting by just under 2 per cent to a median of $348,500. Blocks of residential land also saw growth in the March quarter, increasing by 4.5 per cent, or $10,000, to a median of $230,000,

largely driven by first-home builders. Mr Druitt said the turnaround in house sales during the quarter was astounding, with evidence suggesting that the number of sales for the month of March was 85 per cent above December last year. “This increase in sales was experienced across all market

sectors, particularly the coastal region from Scarborough to Butler and in the south-east corridor in the Canning and Gosnells local government areas,’’ he said. “Much of the increase in the overall median was driven by price growth in the middle ring and coastal markets such as Wanneroo North-West (5 per cent), Wanneroo South (7.6 per cent), Stirling West (4 per cent), Bayswater-Bassendean (1.9 per cent), Gosnells (3.6 per cent), and Cockburn (3.3 per cent).” Mr Druitt said in contrast, some inner markets saw a fall in prices, including the western suburbs (12.5 per cent) and Vincent (-3.1 per cent). According to REIWA, there were about 15,000 properties on

the market during the March quarter, down from about 16,000 in December. “The number of selling days is steady at 76, meaning it’s taking about two-and-a-half months to sell a property in the current climate,’’ he said. “This is five days more than the same time last year. “However, it is a patchy market and some areas such as Armadale, Gosnells and Wanneroo South have seen selling days come down quite a bit.’’ Mr Druitt said it was very hard to predict how the June quarter might fare, as the winter months were traditionally very quiet for the sector. ■

New initiative promises home maintenance on tap 24/7 New service promises no call-out fee, no hourly rate. By TANYA MACNAUGHTON TAKING the stress and hassle out of home repairs has been made a little easier with the launch of the new Home Owners Utility Services (HOUS). For as little as a dollar a day, property owners can have an electrician and plumber on call 24 hours a day, seven days a week for any breakdowns from the meter to the outlet. The service uses plumbing and electrical contractors with no call-out fee, no hourly rate and only payment for parts. The idea for HOUS began eight years ago when founder Todd Allender went to a pensioner’s home to fix a badly-wired airconditioner. Without even charging the after-hours rate, the bill for the repair was still almost the amount of the homeowner’s entire pension cheque. Mr Allender thought there should be a fairer way for home repairs and, after a great deal of background research and brainstorming, HOUS was founded. The service will be available to both

investor landlords and owner-occupiers in the Perth metropolitan area from July 1. Former Fremantle Dockers captain Peter Bell was so impressed when he first heard about the service that he has now become an integral part of the company. “I had a good, hard look at the service and the company as a whole and I just see it as becoming the norm for every property owner,” Mr Bell said. “It is the breakdown service for property.” Professionals Real Estate Group has been quick to support the innovative service and Professionals Fremantle principal John Alberti is excited about the prospects for its clients. “It provides peace of mind for investment property owners as well as tenants,” Mr Alberti said. “HOUS is now part of both our property management and sales packages, so that in the future, all of our properties will have the benefit of 24/7 electrical and plumbing on call.” HOUS is also providing a membership

and safety product installation package, with pending new State legislation expected to see the requirement by the end of the year for properties to have two safety switches and two mains-powered smoke alarms installed. Once the legislation is enacted, a house cannot be sold or re-leased until it is compliant. Professionals state office training and development manager Jenni Wood has been involved with industry input for the drafting of the new legislation and supports the HOUS service. “While the legislation has not yet been gazetted, I believe it is a common necessity for all of us to be protecting our homes, as well as those that have been entrusted with our care and management,” Mrs Wood said.
