Variety WA home open for inspection Proceeds from the sale will go to support good causes, reports SCOTT WOODSIDE THE 2011 Capricorn Yanchep Variety WA Charity Home built by Gemmill Homes is now open for inspection. A joint partnership with Gemmill Homes and Capricorn Yanchep and supported by the team at Century 21, the home will be open for inspection every Monday and Wednesday from 2pm to 5pm and Saturday and Sunday from 1pm to 4pm until the auction at 11am on Sunday, July 31. Variety WA chief executive officer Michael Pailthorpe said net proceeds from the sale would enable the charity to provide much-needed equipment and programs to help sick, disadvantaged or special needs children in both metropolitan and regional WA. “We are incredibly grateful for Gemmill Homes, Capricorn

Yanchep Estate, Century 21 and the many generous suppliers and tradespeople who made this project possible,” Mr Pailthorpe said. The four-bedroom, two bathroom home has all the architectural flair, space and designer features every family could wish for, including a magnificent alfresco area, outdoor kitchen and pool. The home has well-designed living areas, including an activity space to service the rear bedrooms, a private home theatre, master suite with huge concealed walk-in robe and large ensuite. The stylish kitchen has direct access to the dining, family and undercover alfresco area. The home also comes with roofmounted solar panels, a solar hot water system, landscaped water wise native gardens and a fencing

and technology package. “But unlike many other properties, there is one unique bonus – the opportunity to help Variety the Children’s Charity empower WA kids in need to live, laugh and learn,” Mr Pailthorpe said. The home is at Lot 311, 33 Viridis Street, Yanchep (off Two Rocks Road). ■

Owners of investment properties need to focus on depreciation claims, writes SCOTT WOODSIDE can be equivalent to 60 per cent of the total purchase price of the property. “For example, under taxation ruling TR2006/15 garden gnomes are depreciable as plants over their economic life.” Mr Bennion said that for an average residential investment property in Western Australia this can equate to over $100,000 in possible tax benefits through depreciation. “A large proportion of these tax benefits are never claimed, which means that each year hundreds of millions of dollars in tax benefits are lost every year by investors not claiming their legitimate entitlements,” he said. “As part of its service to owners of rental properties, DEPPRO searches for a large num-

Tax refunds could be there for the taking THOUSANDS of WA property investors will receive large tax refunds during the coming financial year after obtaining a tax depreciation report for their properties. “Despite this, there is still a large number of investment property owners in WA who do not understand that they can significantly boost their cash flow by claiming tax deductions for a large number of items through depreciation benefits,” Paul Bennion, MD of tax depreciation specialists DEPPRO, said. “In particular, property investors fail to understand that the tax benefits from depreciation can be just as important as rental income and that tax benefits obtained through depreciation

ber of items that could be claimed in a depreciation schedule. Depreciation is a complex area of taxation that requires a professional company to undertake a depreciation schedule because of constant changes in rules.” The ATO is now taking a more aggressive approach to tax deductions made by residential investors and has asked a large number to provide more details about their claims relating to property investments. “Property investors should check that the company undertaking their tax depreciation schedule is a member of the The Australian Institute of Quantity Surveyors (AIQS),” Mr Bennion said. “Employing a company who is a member of AIQS such as DEPPRO gives protection to consumers that their tax depreciation schedule complies is completed in a professional manner.” ■

SUBIACO’S newest luxury lifestyle development, North One, has been given final approval by the Subiaco Redevelopment Authority. The boutique development is one of three buildings that form Centro North – a $100 million residential, cafe and commercial hub that lies just 200m north of Subiaco train station. North One is on the corner of Station Street and Salvado Road and blends stylish apartments with new boutiques and high-end business space. It is being funded by Otan Property Funds Management and ISPT, built by Pindan and designed by Sydney-based architect William Smart from Smart Design Studio. Pindan Realty sales consultant Matthew Smith said the official launch was now imminent. “The finer details of what North One will encompass will be unveiled early next month at a VIP launch, with more than 700 people invited who have registered their interest in the 88 apartments in the development,” he said. Abundantly appealing Touches of art deco elegance were retained in an extensive upgrade, writes JANE EVANS EXTENSIVE renovations to this circa-1940s home transformed it from ordinary to extraordinary. Exposed aggregate steps flanked by water features lead to a striking stone-cladded entry. The two-level home on a 723sq m block offers an abundance of living both inside and out. The original portion has been retained beautifully and features art deco-style doors and gas fire in the lounge. The adjacent dining room is open and light filled, and connects to the modern kitchen at the rear. Under the dining room, a below-ground wine cellar has been fitted with racks. The kitchen has stone benchtops, a Miele dishwasher, and a Smeg five-burner gas cook top and oven. A multipurpose activity area runs between the kitchen and a separate study, providing additional room for little ones to play, do their homework or watch television while mum cooks. Glass stacker doors open out to a fabulous cedar-lined alfresco area complete with down lighting, an outside kitchen with a built-in bar-

beque and bar fridges as well as a beer tap fitted to the granite bench top. The area overlooks a fenced swimming pool, and vast back yard with a clever weatherboard cubbyhouse. Two of the bedrooms are on the ground floor along with a study. On the second level, via tasmanian oak timber stairs, are the other two bedrooms, including the main suite, which has a lovely treetop aspect towards the city, a walk-in robe and ensuite. A dedicated home theatre is between the two bedrooms. The home also has Daiken reverse-cycle split-system airconditioning units downstairs, alarm sensors and three toilets. In walking distance of schools, Floreat Forum, Wembley shopping precinct, and close to the city and beaches, this is a great family home, with all the work done for you. â–

NEDLANDS 59 LOFTUS STREET AGENT Browne Grove & Associates CONTACT Jennifer Rosenstein 0419 907 628 WEB www.brownegrove.com.au DETAILS http://tinyurl.com/63dpkpd

Return to elegance and stateliness of past Owners stay true to finest traditions of European styling, writes JANE EVANS THIS circa 1930s Nedlands residence is far from the typical character home-meetscontemporary renovated interior. Instead, the owners have embraced European elegance and retained the stateliness of a bygone era. The interior has been exquisitely crafted to combine modern living with classic style. Selling agent Jennifer Rosenstein described the home as “one that will entertain generation after generation in comfort.” The attractive tuck-pointed brick facade with its lovely return verandah is welcoming and is set amongst beautifully landscaped rose gardens. A grand foyer leads into a expansive open-plan living area with high decorative ceilings, jarrah floors, pendant light fittings and a wall of bifold doors to connect the area to a fantastic outdoor terrace overlooking the pool. Mosaic terrazzo flooring in the kitchen spills out to the alfresco area, where a woodfired pizza oven and barbecue make family gatherings a

breeze. The kitchen features the finest in European stainless steel appliances with a commercial-grade oven, giant rangehood and integrated freezer and walk in cool room. The home has four bedrooms and three luxuriously appointed bathrooms. Bedrooms have french doors opening out to the gardens and the home is light-filled and warm. Downstairs, a billiard room and bathroom could also be used as a guest suite or teenager’s den. This is a home for a family of any age, with good separation and plenty of storage. Additional features include custom joinery, lead lights, a pull-down loft, a gas fireplace in the living area, air conditioning, a double carport and ducted vacuuming. The home is also smart wired with a C-Bus electrical system. While it belongs to a quiet, leafy street, it is also just 10 minutes from the CBD and within walking distance of Claremont Quarter. ■

‘Pearl’ of an 1800s modernised mansion Rare and beautiful property overlooks both the river and port, writes JANE EVANS PERHAPS one of the oldest remaining houses in Fremantle, this Federation Queen Anne brick-andtile residence is a treasure of the port city. The beautiful home occupies a prominent position on a limestone outcrop on the corner of Tuckfield Street and Canning Highway, overlooking the Swan River and bustling port. Inscribed into a leadlight pane above the front door is the word ‘Mutiara.’ ‘Pearl’ in Indonesian, legend has it that the house was built in the late 1800s with the proceeds of the sale of a single (rather magnificent) pearl. When the current owners bought the property seven years ago, they retained its period charm and beauty, but also modernised it and landscaped the surrounding gardens, installing a swimming pool at the front. “We brought it into the 21st century,” one owner said. There are four bedrooms and three bathrooms, plus a study or fifth bedroom. With two young sons at home, the owner said the great thing about the home was that it could be as formal or informal as one desired. Stunning crystal chandeliers feature throughout the original part of the home where jarrah floor-

boards, intricate ceiling roses, leadlight windows and soaring ceilings characterise the space. A drawing room with bay windows overlooking the river has played host to up to 50 people for a cocktail party, but is equally versatile as a sunlit room in which to read the morning paper. The rear extension of the home features a large galley-style Caesarstone kitchen with Miele appliances, flanked by a large 7m by 5m dining area. Bi-fold doors open out to the external entertaining areas from here and the rear lounge room. Outside, there is a pizza oven, gas barbecue, and stainless steel sink as well as an expansive lawn area and full-sized children’s playground. An underground billiard room and cellar is the adults’ playground. There is also a huge eight-car garage, which you would never guess exists from the front of the property. The owner believes it may have been formerly used for an antique business of a previous owner. Mutiara enjoys a north-facing aspect, utilising its ever changing views of life on the busy river. As I walk out, the owner says she will be somewhat sad to leave their precious home, in such a premier location. “But whoever buys it will make a lot of wonderful memories here, as we have.” ■

Sprawling, timeless style and luxury Effortless living of the grandest proportions. By JANE EVANS A SPRAWLING home of grand proportions and style, this Browne Avenue residence will impress everyone that walks through its doors. The stately six-bedroom, four-bathroom home was extensively refurbished in 2005 and offers a clever floor plan and modern conveniences. The grand entrance flows into a striking formal lounge with a fireplace and large windows which capture the tranquil street aspect. An adjacent dining room offers another sophisticated entertaining option – away from the children – with a wine cabinet, icemaker, wet bar and custom timber cabinetry. The heart of the home is towards the rear where an open plan kitchen featuring the latest in Miele appliances including an induction fourtop burner and teppenyaki burner, is flanked by a living room, home theatre and meals area.

All feature cedar-framed bi-fold doors opening up to a fantastic alfresco terrace overlooking the swimming pool and split-level landscaped grounds. Beautifully shaded by lime trees and other foliage, this stunning outdoor area is the perfect place to share long lunches with friends and family. When night falls, the wood-fired pizza oven, gas barbeque and wok burner make outdoor dining both effortless and enviable. A guest suite and semi-ensuite is in the southern wing of the home on the ground level, next to a dedicated home office. The remaining bedrooms, including the master bedroom with its lavish his and her walk-in robes, designer decor and lighting, are upstairs. The minor bedrooms are all spacious and

light-filled and have built-in robes and ceiling fans, and most have built-in desks. STRATA TITLE ADVICE

John Angus

Providing a proxy JOHN Angus – author of Understanding Strata Titles - an A to Z on everything strata – is offering valuable advice on the complex procedures of strata title management. “Before every general meeting, co-owners of a lot – whether they both attend the meeting or not – are obliged to complete a proxy form granting the proxy to either or any one of them (or a third party) in order to vote at that meeting,” he said. “The standard schedule 1 by-laws – which apply to almost all strata companies – stipulate this very clearly. “The by-laws go on to say that, the instrument of proxy must be in writing.” A proxy should be presented before the meeting commences. Mr Angus said experience suggests that many owners are unaware of this requirement. “Make a note next time you arrange a meeting and be sure you send out a blank proxy form with the date and type of meeting for co-owners to sign,” he said. “If you are unsure where to obtain a suitable form of proxy, contact a strata manager or the Strata Titles Institute of WA.” ■
