Renovations booming as owners avoid weaker market Quality upgrades the key to significant capital gains over medium term. By CARMELLE WILKINSON WITH the slowing Perth property market, many property owners are choosing to stay and upgrade their properties rather than sell. According to Jones Ballard Property Group director Adrian Ballard, the latest ABS figures for building approvals show that during the first eight months of this financial year, residential building approvals in the City of South Perth jumped to nearly $100 million, compared to about $65 million the year before. “This trend was also evidenced in other premium property markets, with the ABS figures showing that during the same period, residential building approvals in the central Perth area, which includes the western suburbs, jumped by over $65 million to $378.5 million,’’ he said. “These property owners are looking to the future because they understand the premium

property market is now at rock-bottom and they can achieve significant capital gains over the medium term through upgrading their homes. “Typically, original character homes in the older suburbs of Perth such as South Perth, Como, Kensington, North Perth and the western suburbs are high in land value and are currently ripe for upgrading if the property owner is looking to sell in the medium term. “Many properties in these older areas of Perth have under-performed in terms of their long-term average capital growth. Over the past year, for example, the median price of a home in Como has increased by just 3.5 per cent, however, over the past decade, the median price of a home in this suburb has risen each year on average by 11.7 per cent.”

Mr Ballard says he expects the trend of upgrading older homes in prime areas of Perth to increase over the coming year as confidence returns to the property market and owners take advantage of competitive building costs. “While now is a prime time to purchase an older home for upgrading purposes, buyers have to ensure they undertake the necessary research before making a final decision to buy,’’ he said. “They should have a realistic budget and get an appraisal from a qualified builder regarding improvement costs as opposed to constructing a new home on the block.” Mr Ballard said high-quality renovations in keeping with the original character of the home sell for a higher price than homes upgraded to suit an owner’s personal taste. ■

But he was familiar with project management which led the Cottesloe resident to start up his own landscape architecture and construction company, Living Environs. Formerly from Adelaide, Sam moved to Perth four years ago and was called on by friends to help them when a few things went wrong with the installation of their pool and outdoor area. Sam said working with different contractors can be problematic which is why Living Environs offers a unique “concept to com-

pletion” service to clients wanting to revamp or create a back yard. “This means we can organise everything from the concept and design to getting plans through council and subcontracting all of the work,” he said. “You can engage us to manage your entire project, or we can focus on specific aspects.” Living Environs works with home builders, residential and renovation clients and is starting to work on small to medium commercial projects. Some of their work has included the design and construction of swimming pools and spas, outdoor rooms, pavilions and porticos, outdoor kitchens and bars,
