THE latest REIWA rental figures show that weekly rents in Perth are beginning to rise and this could boost property investment. According to Professionals Real Estate CEO David Hobbs this will give further stimulus to the 2011 property investment market. Mr Hobbs said that the latest REIWA figures show the rental vacancy rate in Perth is now around 3.4% compared to 4.6% for the beginning of 2010. “Professionals, which manage several thousand rental properties throughout Perth, has also recorded a major fall in rental vacancy rates with a growing number of areas in the northern, eastern and southern suburbs now registering vacancy rates less than 3%,” he said. “Traditionally, when vacancy rates fall below 3%, landlords begin to increase rents and this trend is reflected by a $10 rise in the Perth median weekly rent to $380 over recent months. Based on current trends, Professionals expects median weekly rent in Perth could easily rise above $400 this year. “The strengthening of the WA economy during 2011 will mean that the demand for rental accommodation will increase over the coming months and this will put even greater pressure on vacancy rates and rental prices.’’ Mr Hobbs said that rising weekly rents were occur-

ring during a time when property prices were at rock bottom in many lower priced suburbs. “As a result of rising rents and very competitive property prices, Professionals has recorded a 30% jump in enquiries during the past month from investors looking for properties in lower-priced suburbs. “Professionals are finding rising levels of interest from investors because the underlying value of properties that are favoured by investors can be largely determined by the weekly rent a property delivers.” For first-time investors, he said the challenge was to select rental properties that would deliver high levels of rental returns as well as high rates of capital growth. “Traditionally, properties located close to the river, ocean and city centre deliver higher rates of capital growth than the market average over the longer term,’’ he said. “Properties in these locations can also deliver high rates of rental returns – but the investor has to carefully look at the supply of rental properties in the area. “A good tip is to check newspapers and the internet for the number of properties available for rent in the local area you want to buy an investment property. “It is also worthwhile comparing these rental figures with surrounding areas.” ■
