By COURTNEY NOTTE THE mixed use CeVue Scarborough Beach development is one of six WA projects vying for the top gong in the 2011 Property Council of Australia Rider Levett Bucknall Innovation and Excellence Awards. The development is a finalist in the Best Residential Development and Best Australian Development categories of the awards, which recognise excellence in the built
environment, and celebrates the achievements of the sector’s finest professionals and companies. The CeVue development was one of the catalysts for the redevelopment of the Scarborough foreshore and is expected to invigorate the area. It is the first new project on the foreshore in 17 years, and incorporates 78 permanent apartments, two
eateries, four commercial tenancies and 21 serviced apartments. Architectural firm Woodhead designed the complex to offer originality and diversity in the layout of the apartments, of which there are a range available, from 85sq m twobedroom apartments to penthouses and serviced apartments. The construction of CeVue was managed internally by Cape Bouvard
and completed on budget. The CeVue development has become the group’s iconic project. It generated an overall rate of return in excess of industry benchmarks to create significant interest in further proposed developments that Cape Bouvard will be undertaking in Scarborough and other desirable areas. According to Smartline Personal Mortgage Advisers, many who bought into the property market in the past five years or so and have built up substantial equity in their home may now be well placed to purchase a second property. This – coupled with flat property prices,
a buyers’ market nationally and increasing rental returns – could put many people in the ‘box seat’, according to Smartline corporate services manager Kevin Cottier. “It could be that the first-homebuyers of recent years are now well placed to become the first-investment property buyers of 2011,” he said.“These are the people who bought within their means, have been working hard to pay down their mortgage and have benefited from steady increases in property values over the ensuing years, and

Rental pressure lifts sales PRESSURE on the rental industry and the resulting rent increases are having a positive effect on the real estate market, according to real estate agencies. RE/MAX WA managing director Geoff Baldwin said the vacancy rate had dropped from more than four per cent in January to 2.8 per cent. This, combined with the static interest rate and the drop in property prices, was causing renters to consider entering the market, causing sales volumes to lift significantly in April. “A tightening rental market has been a strong indicator of improving sales conditions in every cycle over the past 50 years, and this cycle is sure to be no different,” he said. ■
