Patience urged with seasonal transience
Ashely Andrews follows in footsteps of his mum and dad in the property game ASHLEY Andrews from Liquid Property in Subiaco is one of the youngest graduates to achieve the nationally accredited Diploma of Property qualification. At just 20, he is an aspiring property agent, working alongside his parents Richard and Eva. “I was brought up with real estate. Both my parents have been involved in real estate since before I was born, and I’ve been going with dad to appointments since I can remember,’’ he said. “By the end of high school, I was going into the office a few hours a week to help out with filing and data entry, and it was while I was in my first year at university in 2008 studying IT that I took the opportunity to do the property management course. “This allowed me to work part-time in the office handling mostly property management during the week and doing home opens on the weekends. “I enjoyed it so much I enrolled in the Diploma in Property (qualification to become a licensee), which I

finished in 2009 after taking a year off uni and working full time in the office.”
Richard is first to recognise the value his son brings to Liquid Property.
“Apart from Ashley’s youthful enthusiasm which complements my 28 years in property, his university studies in IT have revolutionised our systems here, giving us much more time to attend to our clients’ requirements,’’ he said. “Ashley doesn’t just talk the talk he has just purchased his own investment property, selected the tenants and gained hands-on experience with its management. “He is more than happy to pass on the knowledge he has gained from his personal property investment and would especially recommend a property portfolio to other young people.” Five years from now, Ashley said he hoped to have completed his degree in IT and hold a triennial certificate, which will let him become licensee of an office. “I’m not sure which path I’ll take but I’m keeping my options open at the moment,’’ he said. ■
‘Balanced’ market expected in western suburbs Agent believes buyers and sellers will be evenly matched on price expectations THERE is an increasing expectation that interest rates will remain steady due to a slowing of the rampant real estate market in the eastern states. According to Caporn Young principal Richard Young, over the past several months the Reserve Bank cranked up interest rates to prevent a bubble in the eastern states market, where property values were surging to record levels. Because of the higher rates, auction clearance levels in Sydney and Melbourne are now falling to below 60 per cent and house price growth, on a monthly basis, is
now between 0.2 and 0.5 per cent. The Perth market did not experience the same surge over the past year, with parts of the western suburbs experiencing a fall. Overall, the median price of a home over the past year increased by 4 per cent, which is well below the long-term annual growth rate of 12.1 per cent. “There is clearly the potential for a strong upswing in property prices in this area, which makes it an excellent time to purchase or upgrade your home in the western suburbs,’’ Mr Young said. “With the lowest unemployment rate
in Australia and strong wage growth levels, it is likely that the overall Perth real estate market will absorb these higher interest rates much quicker than the major eastern states capitals. “The outlook for the western suburbs market remains positive. Sellers have had to moderate their prices and the expectation of steady interest rates will give buyers confidence to purchase. Mr Young predicts 2010/2011 will be be a “balanced” market in the western suburbs with buyers and sellers evenly matched in terms of price expectations. ■
AS the temperature drops, so too does the number of people looking to rent apartments. According to Jones Ballard Property Group’s client relationship manager Siobhan Payne, it was generally more difficult to rent an apartment during the winter months because fewer people tended to move into new rental properties during the June to September period. In addition, the inner and near-city rental market was still digesting a large number of new apartment developments which were completed at the end of 2009. Ms Payne said apartment owners should be patient at this time of year, when vacancy rates tended to rise. “Unfortunately, many first-time investors who manage their investment property begin to panic when vacancy rates rise and focus on making sure the property is leased as quickly as possible rather than taking their time to select the best possible tenant,’’ she said. “Jones Ballard Property Group has found that properties are taking slightly longer to rent than one year ago, but we ensure that thorough checks are undertaken before leasing a property. “It is better to wait one or two weeks longer to find a good tenant rather than pick someone quickly and then find that they do not pay the rent on time or even damage the property. “Unfortunately, there is a segment of the Perth rental market which contains people seeking to rent homes who have a history of 'squatting' in properties until the landlord is forced to take court action to evict them, which can only be a lengthy process.” Ms Payne said this was a matter of good tenant selection, and professional property management would become even more important during the coming months as more first-time property investors bought apartments to coincide with the start of the new financial year. "Many of these investors are hard working people who want to use property to secure their financial future,’’ she said. “In many cases, they do not understand that selecting the right tenant can be just as important as selecting the property itself.’’ ■
