Upgraders and investors assert authority UPGRADERS and investors are returning to the market in the wake of the scaled back First Home Owners’ Grant, accounting for an increasing majority of land sales, says one of the State’s leading residential developers, Mirvac. Mirvac WA chief executive Evan Campbell said since the end of the first-home owners’ boost last year, second-home buyers, investors and retirees had come back to the market and were dominating sales, taking over from first-home buyers jumping into the property market. Mr Campbell said while sales to first-home buyers were still strong, the pendulum had started to swing towards those looking to invest or upgrade, particularly at Mirvac’s residential communities in Mandurah.
A scaled back first-home owners scheme has started to normalise the property market, with other sectors becoming more prominent. By CARMELLE WILKINSON “First-home buyers were snapping up land in our Meadow Springs and Seascapes communities last year, but this year there has been a definite shift towards second and third-home buyers and investors,” he said. “Of our last 25 sales at Meadow Springs, three-quarters have been either upgraders or investors, while all sales over the last three months in Seascapes have been to this market.” Mr Campbell said the change was a result of increased confidence in the property

According to Todd Allender, managing director of Home Owners Utility Services (HOUS) – an emergency breakdown electrical and plumbing service for property owners – research showed that historically, more people died from house fires during June to September. “There are generally more house fires during the winter months because with the arrival of cooler weather, appliances such as electric blankets and heaters get pulled out of storage and used in many homes in Perth,’’ he said. “These appliances may be faulty or misused, with the result that a house fire can easily start, especially during the early hours of the morning. “Also, home owners with open fires are at risk if they do not properly screen embers falling from the fire. “House fires are particularly prevalent in rental properties and some tenants do not exercise the same level of care as owner-occupiers during the winter months.” Mr Allender said it was imperative that property owners checked that their smoke alarm systems were working. ■

Oh, and how quickly she can get it for you. The interiors enthusiast and her husband David are the owners of the Wall Candy Wallpapers stores in North Fremantle and Highgate. Renowned for their colourful and sometimes eccentric window displays, the stores are impossible to miss (especially with a large, hot pink Buddha statue guarding the Beaufort Street store.) It also offers interior design consultation. “It’s hard to find something different and unusual,” Wendy said. “So when I do I get quite excited.” Wendy admits her and David’s home is “covered in wallpaper” and that she likes to constantly experiment with new designs, especially as wallpaper is so easy to apply and remove these days. “People are really embracing colour at the moment,” she said. “We’ve moved on from that neutral, beige phase and I now
encourage clients to combine patterns with stripes – it’s fantastic.” The couple have three children but it is their middle son, Michael, who has taken the keenest interest in the family business. The 20-year-old manages the Highgate store, which opened last year. In addition to the two stores, Wendy and David are hoping to expand the business and open stores interstate next year. They currently supply 99 wallpapers – at $99 a roll – to Bunnings Warehouse stores through the special orders department, where customers can order the paper as well as samples. In addition, they have assisted with the interiors of countless nightclubs, bars, shops and hairdressing salons across Perth. With the wallpaper trend seemingly cemented in the ground, it does not look like Wallpaper Candy Wallpapers will be heading in any direction other than up any time soon. ■
