THERE are homes, and then there are works of art. These magnificent western suburbs homes are up for a WA Architecture Award at the end of the month and it is not hard to see why. A few of my favourites include 39a The Avenue, Nedlands by GHD Architecture, 202 Broome Street, Cottesloe by Richard Szklarz Architects and 4 Olinda Avenue, City Beach by Q3 Architecture. Located one street back from the Nedlands river foreshore, the key objective behind 39a The Avenue was to provide a home as spacious as possible within planning constraints. GHD Architecture

Perth’s average home price eclipses London and New York Overseas and interstate migration underpins population growth and housing demand THE average house in Perth is more expensive than its counterparts in London and New York, according to a comparison of real estate prices in the biggest cities around the world. Figures released by property analysts RP Data and Rismark International show the average price for a home in the Perth metropolitan area in April was $475,000. That’s $13,000 more than London, where the average price for a two- to three-bedroom house is $462,000. A two-bedroom, free-standing house in the New York City metropolitan area (not including Manhattan) is $460,000 Residex head of research John Lindeman said London and New York homes were
cheaper than Perth because demand keeps outpacing supply “and that's not going to change any time soon”. In Los Angeles, it costs almost $75,000 less than in Perth to buy a house. The peak US industry body, the National Association of Realtors, puts the average house cost there at $401,000. Las Vegas is even more affordable, with an average house price of just $166,000. Perth property prices are largely being driven by population growth, as Australia is the fastest-growing Western nation. Estimates released by the Australian Bureau of Statistics show the Perth metropolitan area’s population grew by 3.2 per cent in 2008-
09 – the fastest of any metropolis in Australia Most of Perth’s growth is due to overseas immigration, followed by natural increase, then interstate migration. Still, even Perth prices have to make a considerable leap to match those of the average dwelling in high-rise Manhattan, where condominium-style apartments have an average value of just over $1 million. In densely populated Hong Kong, the average price for a 45sqm flat is $340,000. That means Hong Kong is even more unaffordable than Perth, because people pay more than 10 times the average income of $32,600 to buy an average-priced apartment. ■

I want to list my house with an agent I know and have dealt with before, but the agent selling the home I want to buy said that, as it was a “subject sale”, I had to list with him. Is this correct? A: No, it’s not correct. You are under no obligation whatsoever to sell through the agent you are buying through. You can list your property with whomever you wish. Q: I’m looking at buying a home in an area I’m not familiar with and would like to know if there are any developments planned. How can I find this out? A: Call the local council on this one, and ask for the planning department, of any developments which have been approved, or applications that are currently under review. Q: When negotiating the Selling Authority for my home, it was agreed that if my friend bought the property (which she was considering), I would only pay 50 per cent of the commission. My friend did buy the property about
